“The office manager, ---------, is a nightmare of a human being. When we first moved in, she had office hours TWO DAYS A WEEK from was almost never there. Recently she posted "new" office hours that she'll be in 4 days a week from , unsurprisingly, she is still never there. She does not post when she will actually be there or even a courtesy note that she's out. She does not return phone calls and rarely provides helpful information when she actually takes the time to respond to an email. There was also no notice given that the costs for laundry cards would be raised. In addition, at least one washer/dryer is usually broken. The elevator has broken frequently. We had several mail thefts last summer, which includes the mailboxes being open and mail/packages thrown about the elevator and parking garage floor.”

The manager lies about everything,!!!!! catching her lie about them paying for the trash was only 1 thing, even when I sent her proof she still denied it. Katherine shouldn't be a manager ever. She argues and says she's not wrong about anything. There's a scam they show a nice apartment then say it's now not available... The termite damage is so bad they try to cover it up by repainting and saying they up graded the apartments. My roommate is in construction and these are so poorly done if I would have known any of this before I moved in we would have never moved in. Water Damage is bad there's mold in the bathroom & kitchen. You can hear all of your neighbors, I mean you can hear everything, because the Windows and doors don't close right.big issues. They spent tons of money fixing the front of this building to fool everyone. We can't wait to move out in a couple of months. We have seen more people move out of this place in the past 3 months then move in since we have been hear. The manager is never in the office, and breaks the law !! She won't answer your calls or emails. Elevator breaks down and she lies and says it's being fixed. 2 weeks no elevator, no way!! All I can say is if you have a bad feeling don't move into a place, this place is by far the worst in every way. You will not get your deposit back no matter what. Do not move in to the worst place in Hollywood. I'm very serious go anyplace else. There's dogs in the building but says none aloud, kids running in the halls at all hours, sounds from all apartments and they can hear everything I do as well. I have lived in many apartments over 25 years but this really truly is the worst. No office hours and the front door security call box has never worked so getting packages are very hard, someone stole 1 so I stopped getting them hear. Very very bad place”
“When you live in an apartment building, it is important that there is someone you can call or rely on when something happens. Here, there is nothing. You call the manager's (Katherine) cell and she would never respond. When you try to meet her, she gives you 1-2 hours slot during the day like 1-3. When you tell her you work so you can't come in to the office that time, she says she has other "appointments" that she cannot accommodate. She is an on-site manager but she pretends like she is not home when water leaks and you need help. You call her to see if she got the check and she never responds. You try to buy a laundry card, you have to make an "appointment." I had been miserable living in this building. Now they are raising the rent. Not worth it. If you are considering moving into that building, go somewhere else. It's not worth your money living there with no life support. Don't hope things will go smoothly. Things will go bad in your room and the public area and you will feel miserable. Good luck dealing with it.”

In the last three months ive delivered 3 fridges. All three times i was shocked at how crappy the "new" tenants apartments were put together. Rusty kitchen flourescent lights, loose kitchen counter tops, peeling bathroom sink glaze, etc...oh and the spot to put the fridge is really tiny. On the 1st time i delivered a fridge here, i got to the front door & the fridge woukdnt fit in. So as i was attempting to open the other door a tall brunette said to me "that door doesnt open". I responded. "Yes it does. Watch me open it". She said " no im the manager. I dont allow it to be opened". I thought it very odd...abd as soon as i brought the fridge to the tenants apt (had to go through garage) i told him im an apt manager & this manager is bad & doesnt care about her job. Its easy to tell. Then i showed him all the dangerous things that needed repairs in his apt. As an apt mgr myself, its sad to see owners & an apt mgr who doesnt care about their tenants.”

She doesn't respect the office hour, she doesn't keep her appointment because she has other personal stuff to deal with such as getting her nails done. She doesn't return phone calls even if it is an emergency situation like major water leak or an accident at the garage and people are stuck, or a serious fight with police and ambulance.. The only "emergency" number you get is her cell phone and she doesn't deal with it simply because she doesn't care. She would ask you to leave cash at the door for a laundry card and you have no proof that you left the money. You cant expect anything real from her and you are giving out a lot of your life as she deals with our money and our lifeline. I always wonder how someone like her can still not lose the job and keeps getting paid. Live-in manager you can't get hold of is really useless. Avoid this apartment if you don't want to get in trouble and have no help. Don't trust the city of LA so much. There's not much they can do for you if management screws you. If you are planning to move in, good luck on the elevator. It often stops working and it scares me what if it was my moving day. Somebody has to fire her but so far no success.”

I've seen a lot of reviews that say she's awful. I have not experienced this. She's always been pretty helpful and I have no complaints. I've had ------ landlords before. She is not one of them. The tenants on my floor are pretty quiet and nice. Some are even friendly without crossing boundaries. The elevator is frequently broken which made me nervous about moving, but the bed bug situation forced me to move. They didn't let the rest of the building know about the bed bugs so the bugs just keep moving around. So happy to be out of there but I don't know if I'm safe in my new place yet. The maintenance guy Francisco is a really nice guy but the landlord just doesn't put money into the building. There were cracks in my apartment which I think made it easy for the bed bugs to travel in the building.”

Also notice on the reviews that say "Yes" they would rent here, it has the same date I really find it hard to believe that all those people would write a good review on the same date, I honestly think those reviews are from management. Be careful, don't be fooled and once again do not rent here.”

I think I was paying more than others in my building with similar units. This place is what you make of it. For the price, you get a fantastic location and good basic amenities like central a/c, a dishwasher, and every unit has a patio or balcony. The fixtures and things in the apartment are usually old and breaking down. It can be very difficult to get management to replace something that is old or broken. Instead, a temporary patch is put on that has to be redone a few months down the line. (The maintence person is very good, but you can tell the management company is too cheap to pay to have broken items replaced.) You can also tell several corners were cut when the building was remodeled. The biggest problem is, though, that the residents do a bad job of keeping the place clean and nice, and management does little to help this. For instance, residents leave trash outside, in the halls, and covering the trash rooms. Then, management lets it stay that way for days or even weeks (in the case of trash in the driveway). There are a lot of young people right out of high school/college and a lot of current MI students who trash this building like it is a dorm room, and since they typically move out in a year, they don't care if they do. The manager is very difficult to reach and rarely does much to try to help you. If you need a laundry card or something, prepare to wait a long time for it and to continue to follow up with management. She really needs to post office hours and then be available in person/ on the phone during those times. They also need to do away with laundry cards in general and just use quarters; it makes trying to do laundry much more difficult than it needs to be. The parking spaces are large and easy to navigate, but there have been car break-ins. Management does nothing about the break-ins or trying to make the building more secure. Residents can be very inconsiderate about blocking others in or parking in the wrong spots. There is no guest parking, and I don't know if you can get permits to park on the street because the manager isn't very helpful with things like that. Certain floors are quieter and better taken care of than others. If you have a pick and choose to live her, definitely go with a higher floor. I also wouldn't ever live in an interior apartment because they tend to get very loud since the balconies face each other. A lot of websites have the building listed as accepting pets, but they only accept cats. The real perks of the building are the location, that it has basic essentials like a dishwasher and underground parking, and that the units are all decently sized. My wishes would be for the manager to keep office hours and return communications faster, that the building would use quarters for the washers and dryers, that management would be better about paying to replace items when they break, and that the fellow tenants would treat the building with more care and respect. Edit: Recently found out that I was paying much more than my neighbors for similar units, and I'm very angry about it. It seems that everyone is paying something different for rent, and there is no consistency.”

IT ALL PROVED TO BE A LIE TO TAKE THE MONEY AND RUN. WE LIVE IN NORTHERN CALIFORNIA AND TRIED TO ASK AS MANY QUESTIONS AS WE COULD TO MAKE SURE WE WERE GETTING A SAFE CLEAN APARTMENT AND THAT WE COULD GET THE HOLDING DEPOSIT BACK IF IT PROVED TO BE ANYTHING LESS THAN WHAT SHE HAD CLAIMED IT TO BE. WE TRUSTED HER AND SHE DID NOTHING BUT LIE. AND DONT BOTHER TRYING TO CONTACT ANYONE IN HPG MANAGEMENT. NO ONE AT ANY NUMBER WILL EVER CALL BACK. I'VE ALSO CALLED SEVERAL OF THERE PROPERTIES TRYING TO GET A CORPORATE PHONE NUMBER TO CALL AND CAN'T GET THAT EITHER. GOOD LUCK. IF YOU HAVE HAD SIMILAR PROBLEMS AND HAVE FOUND A CONTACT NUMBER I WOULD APPRECIATE THE HELP.”

All in all for a place in the middle of a city that has good rental rates (especially for a bunch of guys just out of college) you could do a LOT worse.
