Matinance hotline says that resident will be contacted to schedule matinance appointment if resident would like to be home. Matinance shows up unannounced and enters if resident is not home. Can take 2 weeks or longer for simple requests. They also back-date memos. For instance, on Monday 6/25, several palm trees were cut down as well as the entire courtyard. This created a lot of noise and debris on all courtyard balconies. A memo was issued on 6/27, (dated 6/25) saying that repairs would happen M-F 6/27-7/6 with exception of 7/4. There has been no progress over last 3 work days and no updated memo. Likely to see one next week with today's date on it. Elevators are past the safety inspection date and have a tendency to stall. Leasing Office staff changes more frequently than residents.”

Doesn't really make sense to constantly raise the rates of good tenants. It's like they think it's blasphemy to maintain your tenants' rent. Oddly enough Essex peeps, they would be happy if you did. Overpriced to begin with, I cannot wait to move into my next apartment that is the exact same square feet, practically the same layout, but $500 a month cheaper. Also, pretty sure the "security guards" were behind 3 automobile break-ins in my parking garage, can't prove it, but it felt pretty shady.”

They are doing a major renovation, and STILL raised the rent during construction. The people who work in the office are rude, condescending, and take their sweet time to fix any problem you might have. The walls are paper thin, and you can hear everything that goes on in the apartments around yours (not to mention the street). I would not recommend living here under.”

I paid $1195 when I first moved in, when it was sold to Essex, they bumped it up right away to $1222. Now I think a 6-mo lease will go for $1300 or $1350. But they are renovating the place, so I think it may go even higher. <br><br>Try to stay away from the courtyard units. My bedroom window faces the inside of the complex and you can hear EVERYTHING that goes on in the middle area of the building, people talking, walking around etc. Also, my bedroom is on the other side the bathroom of the next apartment, so you can hear EVERYTHING that goes on in there too. Hair drying for 30 min. straight, urinating, going through drawers looking for god knows what. <br><br>Other than that, it's not a bad place to be.”

— 600 S DETROIT ST · Fairfax“Let me start off by saying that I have no serious issues with this apartment, mostly I'm writing just to help people be informed rather than rant. I lived here for close to two years without any major problems. I'll start with what's good about the marbella. The walls seem fairly thick, or my neighbors are quiet since I never heard them throught the walls, which is nice. (I'll get to the windows later) The location is quite good in terms of proximity to restaurants, grocery stores or other stores in general. If you want to go hang out in the hollywood area you can do that too. I used to go out at 10 or 11 pm and jog alone and never felt in danger although my friends think this practice was dangerous in most LA neighborhoods. The laundry facility is open whenever you need it but on one occaision someone tried to break open the card reader where you pay to put money on your laundry card. I guess there is no camera in the laundry room. There are cameras elsewhere in the building though which appear to be working since you can see them in the manager's office. My place was very large and had 2 bathrooms which is great so no complaints about space constraints. The "patio" is very small though so don't plan on having dinner out there unless you enjoy standing. The parking for tenants is decent with two spots for each place. The pool on the roof is usually taken care of and the central air is nice to have.The rent is on the high side but I suppose that is due in part to the location.<br><br>Onto my dislikes. Visitor parking is very difficult after 5 pm because your visitors must park on the street which fills up quick. Not the owner's fault I guess, but it is a pain. Plus you have to buy permits to use the street and believe me they will ticket you if you don't have it displayed. Remember how I said the location is pretty good? Well, it is, except that being on the corner of detroit and 6th you face a very busy intersection with a no left turn sign during rush hours. People still try to turn but everyone behind them gets upset and honks. So, if you face the intersection, I promise you will be hearing horns from 4-7pm weekdays. I also had a serious ant problem in my place which took me 8 months to deal with. I called the management and they put down poison which worked but the ants came back a few months later. You have to keep your place clean...no food overnight on the counter. I eventually got some ant poison from a friend in the business and left it out all the time in my bathroon counter. That solved the problem but they would probably come back with a piece of fruit left out for too long. Speaking of bugs, in my two years there I probably killed 9 or 10 spiders. They were small (3/4 inches) and obviously non poisonous since I was bitten twice while sleeping and suffered a small irritation both times. I'm not a big fan of spiders. <br>The elevators are a dismal failure in this buidling, every tenant thinks so. They often both go to the same floor when called instead of just one which means it takes longer for other floors to get one. They freeze up from time to time and you must take the ill positioned stairwells instead which is frustrating. One time, one of the elevator engines began emitting gray, foul smelling smoke. Something was burning from what people were telling me so that really got to me. There have been big repairs done so maybe it will be fine in the future, who knows?<br>LaBrea is used as a major road for cops and firetrucks so get used to sirens at night facing that street, not to mention harleys and so on. The windows are thin and let street noise in quite readily. <br><br>The rent is a bit high but at least it is pretty safe, the other tenants are pretty well behaved and the rent didn't go up on me in two years. For 2 people I think the rent is manageable and it is a pretty good place to live.”
