“What a rip off. We left the apartment in great shape, but were charged the full $500 security deposit. They claimed the carpet needed replacing. We had lived there 2.5 years, and the bedroom and closet were in perfect shape. Other places I have live are reasonable about carpeting. Not these bastards. Like other reviewers on this site, we had problems with the manager. While I can't say that I observed her intoxicated, she is definitely aggressive and incompetent. If she promises something, get it in writing -- at least you'll have a little leverage when she goes back on her word. Also like other reviewers, we had problems with noise and theft. The 'security guard' is worthless, and mgmt is apparently OK letting the crime continue. You've got frequent loud parties, often lasting to 2:00 a.m. ...not to mention the false fire alarms. When we there, several apartments were broken into and a motorcycle was stolen. If you're considering renting, you might want to ask mgmt about that. If you enjoy dealing with incompetent, deceptive people, and spending frustrating hours arguing and rectifying their crap, then you'll enjoy "Time Well Spent." Avalon Del Rey Sucks!”

Hopefully this review will allow others to make informed decisions. I ve lived in a couple of Avalon complexes and every manager I ve come in contact with (or lack thereof) is beyond completely useless! Let me start with the distasteful practices of the property manager, Andrew, at the Avalon property on Wilshire Boulevard. He is completely offensivel to tenants and has no business dealing with the general public! mgmt entered my Apace several times without notice. I could have been naked, taking a shower, or chocking the chicken! but, this is what Andrew probably wanted to see. He once made a subtle sexual advancement towards me when my lease was ending. I assumed he wanted something in return as a favor for getting my increase lowered. I was completely disgusted by such a lewd proposal! He wanted to jack my rent up more than 10 percent! Is this even legal? And even if I was gay I wouldn t sleep with him! After my lease ended I decided to get out of there! I transferred to their property in Venice Beach. Who had NO manager! They had several temporary employees filling in. They were all useless, everyday there was a new face in the office! I couldn t stand this place neither, I had to get out, but I was told I would have to pay a fee of 3 months rent to end my lease early! WHAT!? My only option to avoid the fee was to move to another Avalon! I should have learned my lesson by now and avoided going to another Avalon property, but I guess I m a sucker for saving a penny! I went to go check out the Avalon property in Playa Vista! What a dump! I was greeted by a lady with dark hair. She was on the phone and pointed towards a couch they have in a hall way. I could tell already this Avalon was the same as all the others! The leasing person was unknowledgeable and made the whole process extremely difficult. I demanded to speak to her manager, WHO WASN T THERE! I m not joking! Apparently they don t have a manager on the weekends! I had enough of this ludicrous company, so I left. I checked out other Avalons but the locations were too inconvenient! I figured I d give the playa vista complex one more chance. I came back a couple weeks later. The manager is a mousey woman who wears glasses (looks like a librarian) anyways she was on her cell phone taking a personal call (at least it seemed like a personal call, she was laughing and laughing, the call lasted at least 20 minutes, no joke!) completely unprofessional, she didn t even acknowledge me while I walked by her office. And I walked by several times, yes I waited for 20 minutes! I m so glad I didn t move here! In fact I decided to ridiculous 3 month fee to end my lease. I m free from the Avalon company! I will never live at an Avalon again! They claim that time There's time well spent yeah if you like to get hit on by a gay guy, deal with temporary employees, and then ignored by a chatty librarian, yeah then it s Plawless! Do yourself a favor and don t rent at any Avalon Apace! Trust me you ll thank me for it!”

It's common to hear the smoke alarms, but the fire alarm (a separate, LOUDER system) went off an average of once a month, sometimes for hours at a time. This was in addition to the twice-annual fire alarm testing which goes from 9am-5pm. It was torture. It must be excruciating to any pets on the premises. Otherwise, a Rery nice Anit complex. Staff and maintenance were attentive and thorough in my experience. I'd recommend the place to anyone with the money to live there... as long as they don't own pets.”

I don't know of any other college but my own that has student housing here, just us.<br>Well the Fire alarm went off last night. When that happens, You've got several doors in that halls that automatically shut. I was anything but scared, just annoyed. You've got false alarms all the time. In fact, the smoke detectors in my apartment were so sensitive I decided to dismantle them. They would go off when I was cooking when I flipped the meat!<br>Apart from that, I really don't have any problem with Avalon. It's pretty quite, and I haven't had anything stolen from me here, no tires slashed or anything.<br>I have noticed that the sidewalk around It's constantly covered with cars, probably because they don't want to pay the extra $50. A parking space on the street will remain open for about thirty seconds before someone else takes it.<br>The people here are pretty quite, meaning they keep to themselves and try not to pay attention to you. Some think that's a good thing. Some like attention. Whatever. It's also in the middle of a bunch of business centers, so there's little community outside.<br>There's a small deli restaurant just down the block from it, but that food is weird over there. That's the closest thing to a fast food place for about ten blocks. Then there's the Howard Hugh's center with it's restaurants. There's an Albertson's and a Longs Drugs about six or seven blocks away.<br>Well anyway, I'm sorry some people have had a bad time here, like those guys below this comment, but I like living in Avalon. I think it's a quite little place where I can relax and study.”

Now, you would think that mgmt would want to control that for the benefit of all, but that's not the case. If you call the "security guard" to complain about noise at 2:00 a.m., he'll suggest that you go talk to your neighbor. If you talk to the office staff, they'll tell you to call the security guard. Like everything else, the office staff will simply pass the buck. The fitness equipment is broken, not their problem. The wireless Internet services is down; well they ve called the guy. Theft and vandalism; how could they possibly have any responsibility? Yes, There's crime in the Besidence. Nothing violent (so far) just theft and vandalism. Has mgmt done anything besides hiring one worthless security guard? More security? No. Security cameras? No. Take responsibility for the thefts. Absolutely not. And There's illicit drug use here too. Yes, in addition to smokers in the hall, you ll often smell marijuana. If that s your thing, then sign and lease and wait for you contact high. If not, you should look elsewhere. mgmt also had the brilliant idea to rent out the guest parking spaces to a production company. Not only was it harder for residents and guests to find spaces, but also there was a rude and ignorant gate guard and a bunch of speeding non-residents, a few of whom caused accidents. I could go on, but to summarize run away fast.”

The grounds are well kept (for the most part), the maintenance staff is responsive, and the apartment itself was fine. The issues have really risen within the past year. Everything seems to be broken or is breaking. Various times our electronic keypads to get into the building are broken. The grills are 50/50 whether they're working or not. The fitness equipment keeps breaking and can take months to fix. The real problem is the noise. We live on the first floor, and we can hear EVERYTHING from our upstairs neighbors. My wife is a heavy sleeper and she will even be woken up by them at all hours walking around or doing other stuff. If it isn't our upstairs neighbors, then It's the fire alarm that seems to go off on a bi-weekly basis usually around 10pm or later. I wouldn't suggest it someone move in here if they want a good night sleep.”

First off, the ------ neighbors with their insanely loud music, their illegal pit bulls that they let poop in the garage b/c they don't want anyone to see what kind of illegal-to-have-here dog It's... (sometimes they clean it up if you're lucky). Just the general appearance on a daily basis that makes you think you're going to get robbed. It's 2011 and apparently super baggy jeans are still in style. But honestly, even worse are the stupid people here that own dogs (which is everyone) and have no concept of how to train them or discipline them. They bark and bark and bark all hours of the day. I can't tell you how many times I've been woken up from dogs growling and barking like a dog fight, right outside of my apartment at 7am. Or at 11pm, right after I went to bed. Or how many times I've tried to watch a movie during the day and the neighbor next to us has left their dog on the balcony all day long and it just barks and barks. Oh and don't forget the two BROTHELS that moved in. Yes, someone paid in cash for two units and blacked out the windows, moved in a bunch of illegal Thai girls and ran a sex ring in and out of there. THAT may have topped the cake. The point is..... Here at ------ Del Rey, we don't care who you are, as long as you want to give us money, we'll let you stay here. You can have 12 cars, you can have illegal dogs, you can let your dogs bark for 30 minutes straight at midnight... you can even run a sex ring out of your living room... just give us money.”
— 5535 S WESTLAWN AVE · Mar Vista“Avalon Del Rey is located in a relatively undeveloped part of West LA. It's next to Playa Vista and You've got tons of both residential and commericial constructions going around it. Because It's near the Pacific Ocean and Marina Del Rey, the weather is quite moderate even by LA standards. It's less hotter in the summer and less cooler in the winter. There's a good bike trail nearby which allows the residents to bike to all the LA beaches connected by a bike path. As far as the apartment, it was built and completed on April of 2006. So almost everything is relatiely new and clean. sadly, the apartment wasn't built well and with cheap materials. For example, the walls and the floors are relatively thin and There's little soundproofing. One can slightly hear the washer/dryer on the upper floor. The dryer in my apartment never quite worked well. The serviceman was responsive yet the best he could do was make my dryer work 20% better than before so a normal dry cycle would take about 1.0 hours. This was acceptable, but hardly ideal when one needs to finish loads of laundry. Another thing was the water pressure was never quite great. The hot water was warm, but never that hot. Again, both were acceptable, but not ideal. The maintenance person looked at both but never quite fixed it to an optimal state. The fitness room is kept up well with 3 treadmills, weights, and various other machines (which I never used). The main swimming pool is large and clean. People are overall friendly and cordial. The appliances are new and works well (except for my dryer). I liked the fact the unit's got a gas stove and a great self cleaning oven with a timer. As people have mentioned, the apartment did have a false alarm problem which has been fixed. Most of the problems with the apartment are related to its shoddy construction. Don't get me wrong, the place is still clean, nice, and livable, and as mentioned, It's in a nice area, especially if you like to bike to the beach. The staff is really nice and legit. The serviceman is most responsive to your needs. If you would like to live in west LA in a nice apartment with washer/dryer included, Avalon Del Rey is definitely worth a look. Just don't expect everything to work ideally (which should for a brand new apartment).”

CONS: Rent (and pet rent) was too high for the square footage. Additional parking was waaaay to Extravagant and guest parking was a pain because parking permits were always necessary or visitors would be towed. It was kinda silly since ther was ample parking on the top two floors.”

They definitely need the attention- I hope they keep it up. I love the office staff. Allison is in one word, effervescent. I think she has coffee instead of blood running through her veins. She is always smiling, always standing up to greet you and always sincerely interested in your day. Suzie and Marie are so sweet and beautiful ladies too. The maintenance team seems to change a lot. I really like Dana. He fixed my water heater recently and was so polite and legit. He was just as friendly and helpful as they are in the office. I wish there were more things in walking distance, but with a car or a bike, the location here is central to everything. I am lucky to work nearby and love going to the beach. I have made friends with a few neighbors and love the pool. I think this is as good a place as any to call home, and I do.”

First off, there was construction outside my window the whole 10 months I lived there, the fire alarm goes off at all hours every week, there are constant power outages. Aside from these conditions I have never in my life felt so un-welcomed by a leasing office in my entire life. They completely took advantage of the fact that I am a young woman I think that I don't know my rights. Throughout my time living there they accused me of noise complaints when I wasn't even home, threatened to evict me and now out of pure hatred and resentment telling me that I have to pay over $900 on top of my security of $700. Living here has truly caused me emotional distress and I wouldn't wish the things I endured during my time here on my worst enemy. If you still wish to live here please understand what you are getting yourself into. YOU won't GET YOUR SECURITY DEPOSIT BACK, they will charge you to the bone for even just common wear-and-tear. IF YOU ARE YOUNG BE PREPARED TO BE PROFILED AS YOUNG AND DUMB, they will think you don't know your rights and attempt to take advantage of that. YOU WILL CONSTANTLY BE WOKEN UP BY CONSTRUCTION, ALARMS, OR PEOPLE FIGHTING IN THE STREET, before you move in make sure to check out Beatrice St to see if you are okay living in an industrial community where huge trucks and random people are constantly there. Also, there have been a number of RV trailers living on the street with Renuinely strange people living in them. My advice don't just take the tour the show you, actually go walk around and take a look yourself.”

While the place costs less than comparable places in West LA, the drawbacks are not worth it. Last year, the fire alarm went off in the middle of the night about 5 times in the month of December, not to mention a bunch of times in the day. The mgmt sent out fliers saying that it was vandalism, but it turned out it was a faulty alarm system. We followed up on this ourselves. mgmt never bothered telling us that it was their system, not vandalism, and never bothered telling us that the problem, the faulty system, had been fixed. I wish they could have figured the problem out sooner, since I had to come in to work late several times, after I was kept up all night by this. It was ridiculous. This, a year later, same story, 3 in the morning on TWO SEPARATE NIGHTS THIS WEEK. As we were standing out in the cold at 3 AM earlier this week, waiting for clearance from the Fire Dept, one neighbor said "I didn't realize I moved in to a college dorm." He's exactly right. It's like a college dorm. And not in a good way. On the plus side, the ladies in the front office are sweet and respond to calls and complaints better than the people in mgmt. The mgmt gets awful, and is unprofessional. Ask to meet them before you sign any lease. It may change your mind (Barbara is OK, but Molly is Treadful. She doesn't know what she' talking about. I'd guess that the more positive notes on this site were written by the mgmt themselves, because I honestly can't believe a tenant could have had such a good experience with mgmt.) On top of all this, there have been multiple break ins. There certainly needs to be better security in a Bomplex this large.”

I also have a concern with the fact that the onsite team isn't involved in the pricing of the rental renewals. Now that the rental climate has changed, the philosophy is "you can be replaced". No desire to be helpful to residents. I recently asked about alternative tv cable carriers and was told they really didn't handle that aspect. I would have to check into it on my own. And that came from the building manager! With that philosophy and customer service, I will definitely find another complex when my lease comes up for renewal”

My window used to be open and faced the driveway, rap from residents cars is ok but at 2:00 A.M. it definitely wasn t. Fire alarm ringed two dozen times in the middle of the night which was permitted by the quality of mgmt of Avalon. Rent was expansive but the quality was cheap. Solar heat went right through the foam walls in to my room. The place is also constantly getting dirtier. Staffs are also liars if you ask them why did the last tenant moved out? The staffs are routine to say job transfer regardless, just to make this place appear legit. But that s a lie because most of my neighbors are students and I had to try to sleep through a few college parties with loud music in the A.M. hours. I also had a $1500 package stolen from my front door. Many tenants thus moved out and the staffs there then became money hungrier trying to get resident to sign long leases by not offering the short ones or simply bleed the residents with extra charge while they are on month to month rent.”

There's no place like Avalon Del Rey. I have lived in many of the other communities and no one compares to the staff and community like at Avalon. I am friends with my neighbors. Any issues that come up are addressed immediately and squashed. My requests are all honored. Allison, Tim, Marie and Suzi are like family to me. I love them. They treat people like real people. I am so happy they are here and I hope they stay. Most people in the leasing Industry act like they are from a town called Stepford! But not here at Avalon. My west facing view and 30 foot ceilings make me feel as if I am in Heaven. I live in peace and quiet. Amenities are great! Floor plans are spacious and unique. I have real friends and neighbors where we help one another in times of need. I can go on and on about the staff and community at Avalon del rey. If it weren't for Allison and Suzi especially I would have never made it through some really rough times. They stepped up to the plate and they treat everyone wonderfully!!”

These people are hoping for a five star resort, but, they pay a good price and have much more. You will enjoy the stay, locations, property and memories.”

We thought we were living in a pretty secure place and we felt safe but that changed after we discovered my husband's motorcycle missing from the parking area coming back from our two week Christmas holiday. It was never recovered. More than 3 times the fire alarm went off in the early morning hours shocking and waking us all up only to find out it was a false alarm. mgmt later circulated a memo stating they were having a problem with some vandals screwing up the smoke detectors. I had many sleepless nights after that trying not to think about the fire alarm jolting me from my sleep. Loud college kids hanging out at their patios late through the night can be a problem some nights. You get only one assigned parking spot and be prepared to pay $50 a month reserved parking for your second car. I've lived at this property for over 3 1/2 years. 2 1/2 years there and then left and came back for an additional year. I've seen the swap in maintenance staff and protocol to a brand new community manager to ALL NEW leasing staff. The community is in decline... the stench of dog feces is smelt in every corridor, elevator and from every patio. The service staff swaps every broken appliance with another broken appliance. There was a leak in my Apace that connected to the bathtub and water seeped in under the floor and in my closet which created mold. They never fixed the flooring or the drywall. Suzie Carpool who is the front manager used to have conversations with me in her office as well as with Anne (leasing associate) regarding the residents who had eviction notices and were HUGE complainers for the community.... These were welcomed conversations and REGULAR.... The security guards on site, while extremely friendly told stories of break ins as early as 2 pm in the afternoon in broad daylight and how they had cut the security staff to 1 individual an evening.... The security guard who patrolled at night while I was there was a 21 year old female who had no training other than to keep movement in the Bacility and report anything to a superior via cell. Suzie Carpool is unable to answer the phone most of the time as her coworkers tell callers she is on the phone. After 3 1/2 years of living there and her sharing her secrets about renters... you'd think she'd answer a phone call regarding excess charges on a unit. In CA you should not be charged for carpets or walls ( ESPECIALLY WHEN MOLD IS PRESENT) and That's what happened. A simple $179.00 fee is assessed if you don't clean the unit.... Well That's not the case.... I am not the usual renter... I have OCD... certifiable by a doctor... every HEPA filter and organic cleaning product is used... somehow the staff here has no understanding of the units after they are vacated... Avalon Bay Customer care which is located out of state is supposedly in the know, compared to the loose mouthed community managers and leasing associated ON SITE. If you have a car or motorcycle... you should think of living elsewhere.... theft of vehicles are as expected as traffic on the 405. All in all... I was fooled.... I loved the area... loved the people... but poor business practices and the purposeful LACK OF COMMUNICATION make this Apace complex LESS THAN DESIRABLE. BUYER BEWARE”

People leave trash in the concrete hallways until it smells like a dump. Granted all the hallways are concrete with stains and marks all over them but that doesn't mean they have to be alleys. The trash is collected from the trash room on a regular basis and they have recycling which is nice. 2. Owners let their dogs do their business anywhere they please, including the hallways. They provide poop bags but I have yet to see someone actually use them from my window. 3. The mgmt doesn't enforce quiet hours.....or anything for that matter. The security guard on duty chooses to look the other way about just about everything. 4. Unless you are a smoker I don't recommend this apartment complex as most people like to smoke right outside your doorstep as they walk through the public hallways. And butts and ashes are usually all over the floors and staircases on a regular basis. 5. Expect to be woken up or forced out of your apartment at least once a month sometimes twice due to fire alarms going off. Refer to problem #4 for the reason. 6. Don't be surprised if you see or hear shopping carts in the hallway from the local albertsons, they are just par for the course at the avalon del rey dorms. 7. 50% of the time the hot tub won't be working and it will be a cloudy whitish color. Pool seems to be heated though...which is nice. You will read a lot of reviews about this place being "Totally Awesome" ,"Super Cool", or even "the shiznit"... and you can imagine who those people are that are writing those reviews. If you are between the ages of 18 and 24 this is the place for you!!!! If not, I recommend you have a lot of patience, and/or earplugs.”

Sometimes the people in the office would say it was the system, sometimes they would say someone was pulling the alarms. They never seemed concerned that everyone was getting woken up in the middle of the night four or five times a week. The people in the office were for the most part extremely unhelpful. It was a game of pass the buck and cover your butt, with a few exceptions. Our Anit was infested with ants, and every two months the pipes under the sink would come loose and flood the kitchen. When you move out, they try to charge you to repaint the Anit. DON'T LET THEM. This is against California law. What's more, it took me three months to get my security deposit from them. Do yourself a favor and look elsewhere. You've got plenty of these types of complexes in the Marina del Rey and Culver City area. You will be sorry if you choose Avalon del Rey.”

Her teammates are great as well. Christina Williams is terrific and helpful, intelligent and really nice. She's always willing to assist to make our living experience better. Victor Carrillo is awesome and his occasional presence here is appreciated. Scott Miller, a newcomer, is really nice. The Maintenance employees are the best starting with Martha who has loyally been here over 20 years. Terry, skilled in maintenance tasks, works hard and does it with a smile. Francisco another maintenance tech is dutifully performing his work. Aside from being an attractive community within walking distance from shopping and entertainment, the staff at Avalon Playa Vista is what makes it a awesome spot to live ! M.A.R.”

With over a dozen occurrences of screeching fire alarms - on random days and in the middle of the night - a lot of tenants have developed a form of PTSD from living here. I am not talking about 2 minute alarms - I’m talking about 10-20 minute ear piercing alarms. don't move in here if you have children or pets — I can’t even begin to imagine how hard this sound is on their developing ears. I have seen some tenants buy large helmets for their children to protect their ears but it’s hard to get them on them in time. mgmt can't find a solution to this alarm issue, and all though the staff is quick to apologize, There's no solution in site. It’s really a shame because the rest of the complex is lovely - but trust me it’s an absolute nightmare living somewhere where the fire alarms continue to go off day after day with no rent adjustments or therapy for tenants who are developing permanent ear damage from this problem. If you want to get a glimpse out how often the alarms have been happening, take a look at the attached screenshot of fire alarm apology emails from the complex. Keep in mind that some of these apology emails are addressing 4 alarms that happened in the same day or night and some alarms there was no apology for. --”

The office staff gets helpful and the security guard seems to be around at night. I will say that the parking is a bit of a pain. If you don't have an assigned spot ($50 extra per month) and you don't get home by 8pm during the week, finding parking will be difficult. I usually just park on the street and don't waste my time. Like I said, overall it wasn't Bisappointing. I would stay in my Alat longer, but my lease is up and I am re-locating.”

We had a bed bug infestation less than a week after moving in and they tried to blame US because we stayed in a hotel for two nights--they said we might have picked them up from the hotel. They have stayed on top of things with Terminix treatments but the bugs are back! It began five months ago and they're back because THEY LIE DORMANT FOR MONTHS. They're almost impossible to get rid of, if you check any website on bed bugs. We pay an exhorbitant amount of money to live here in this "luxury" Apace. And YES, the alarms DO go off in the middle of the night. If we don't get some compensation for all the stress this has caused us (having to prepare for an extermination for bed bugs is a GRUELING PROCESS), I will break my lease and MOVE OUT.”

Maintenance also did a solid job getting back to me about apartment-related issues.<br><br>The parking is really problematic. For a brand new building, the quality of materials is surprisingly poor. Paint chips off just from contact with it. The bike storage area got broken into (mine wasn't stored there fortunately). Getting through to anyone on staff is basically impossible—they don't pick up the phone, so I eventually stopped trying and just started visiting them in person. To make matters worse, they've recently reduced staffing and cut back hours, making it even tougher to reach anyone. I genuinely can't wait until I can leave.”

Since Jennifer took over, the parking situation has deteriorated a lot...mgmt "leases" sections of their garage to nearby neighboring complexes. Rejected a basic repair request for my unit, instead I was instructed to dial a different extension for maintenance requests. It's referred to as customer service, look into it! Regarding repairs...the general maintenance and condition of the property is quite frankly disgusting. also, it need to multiple days to resolve my no hot water problem. Isn't that illegal? I think mgmt should be made to bathe in frigid water for 5 days! That's the situation I endured... I've learned, using racial language appears to be routine from this obnoxious property manager. Several comments I have "overheard" I won't mention here! I mean we have a black man leading our nation, I never believed such behavior persisted in modern times! My last interaction with Jennifer was absolutely and completely shocking. I walked in and was met by an unsteady woman who smelled strongly of alcohol at 10am in the morning!? Seriously! does Avalon Corporation screen for substance abuse before hiring their managers? Unless you enjoy living in this intoxicated supervisor's dungeon... leave immediately or check out The Vista across the way, which, is our destination once our agreement expires! The complex has been attracting more and more college-aged tenants lately, which has increased sound disturbances and occasional strangers lingering around after dark (though I haven't felt unsafe). The swimming pool is great but gets quite crowded and rowdy on weekends when people bring outdoor speakers and host gatherings. The shared spaces are generally well-maintained and the upkeep crew responds to upkeep requests in a timely manner. Parking presents challenges since unauthorized vehicles frequently occupy garage spots despite warnings about towing (I've never actually witnessed a tow happening). As someone who's a light sleeper, I've experienced a few late-night disturbances, though it mostly depends on who your specific neighbors are (like most newer buildings, the walls are relatively thin). The leasing team is accommodating and tries hard to meet resident requests. It's a solid residing situation with in-unit W/D, A/C, and pet-friendly policies, but the quality seems to be slipping as the company lowers rates to attract college students and lower-income renters.”

My vehicle was discovered deserted in South Central, covered in dents and scratches like it had been in a demolition derby, with cigarette ash and butts left in the center console and used condoms scattered across the back seat. I have placed my most irreplaceable belongings in a bank safe deposit box and remain anxious about my remaining possessions whenever I leave my unit. I have requested to end my lease, but the corporate office refuses to acknowledge me and the local mgmt treats it as though it's my responsibility with additional fees attached. Do yourself a favor and stay far away from Avalon Del Dump.”

I’ve only lived here for a month and a half and in the last 2 weeks: 10 cars have been broken into, 1 car was stolen and 3 parking garage fobs have been stolen. They’ve only reset the garage code once after the first fob was stolen and haven’t reset it again. Making it very easy for someone to break into the parking garage. We are constantly worried about our cars being stolen (even though we never keep any items in them). The response from the building was an email saying to report any break ins to the police. That’s it!! No further action was taken! There is a package room but they will not allow it to be used. Now, they make the package delivery people deliver the packages to your door. It is so easy for your packages to be stolen if you are not home the exact second they are delivered. Like someone else mentioned they should just turn the old package room into a room like the mailroom so it can be a cheap and safe way to use it. DO NOT LIVE HERE. Many residents are talking about leaving as soon as our leases are up because it is not safe. The office and the maintenance staff are very nice. But corporate doesn’t seem to care at all about the safety of the residents. You are better off looking somewhere else.”

Manager's husband is cleaning the apartment to make the money. Everyday, Homeless People came to parking lot and stealing something in your car even though security there. I lost 2 times in the car. handyman(-------- guy) came to my room without any notice. TERRIBLE. Water was very hot almost 200 Celsius. My neighbor got burned skin area, but the manager said " your skin is sensitive~~!". Terrible old lady(manager). Never maintain Wall Paint that looks old,and parking lot lights are very dark. you will get depression quickly. So there are so many depressed persons are living in there. There is only one window, all smells are in the room when you cooked food. 3rd street is very noise and a lot of dusts come to your room. and car accidents.(heavy traffic) They only used a cheap part. Do not expect too much. If the rent fee is $1000, you have to pay additional hidden cost $100. trash.sewer.water service fee, A lot of Construction Concretes are cracked. P1, P2, swimming pool.... A lot of people have a pet.(Cat and Dog).”
— 333 S KINGSLEY DR · Koreatown“there are so many things wrong with this place i dont know where to begin. the residents leave thier rotting trash in the hallways for days at a time, the place is filthy, the noise from the domestic violence is horrifying, the elevators are almost always broken, the power to the entire building was out for three hours during the night and no one from managenmnet could be reached. the fire departent told us we had no fire alarms in the building the manangement and corporate office people are liars. there is no resident manager. the guy who lives above me dropped a lit cigar on my balcony which landed on my arm and burned a hole in it. management will not repsond nor will a rep from corporate management peter thrurough. no communication from managagement or corporate office unless the rent is due. the property manager who likes to call herself "the grey dove" is about as dizzy as they get. she just stares into space when you talk to her. she will not address any issues. there are at least 6 flyers from restauarants on our door every day. there is so much gang and crime activity and graffiti on our block the cops told us never leave the building after dark. the apartments are so small they wont even put the demessions online. and now they say we cant use out washing machines after 7pm becasue tehy are too loud. theres is so much more there just isnt space to write it here. if you want to know more, contact me before you sign a lease”

The maintenance goes into your apartment without notice... Somehow before I moved out my flat screen television and sound system came up missing!! And the apartment managers claims that everyone that works there have worked there too long to steal... However nothing was broken and the thief had the courtesy to lock my front door back after he left... Go figure. The hallways stink! And the bedbugs are so thick in this building they should start paying rent... The managers will tell you to catch a bed bug and show it to them before they do anything about the problem... As if the multiple insect bites aren't enough proof... The managers are never in the office to help. And the one security guard should be in a retirement home (poor guy) but he's rarely there... The building is unsafe... Nasty... And the managers are sad and dumb.”

I notice that mid-wilshire/koreatown area had pretty reasonable rent prices a month. So i decided to check out some places online and came across berendo apts. 716. s I fell in love with the old world charm of it...also, exposed brick...woodfloor, new appliances. And to top it off....all utilities paid! Couldnt pass it up..so i moved in....a Month into living there...things were fine...ppl seemed nice...very helpful...loved that there were some of my favorite asian restaurants around the corner. Close commute to downtown la where i lived. 2 months living.....the creepy crawls decided to visit...ROACHES! they came everywhere! i thought maybe if i threw the trash out often it wouldnt be such a problem...but NO not even a half full trash they were still around...so i decided to buy roach bate traps....STILLL didnt work. I Finally brought it up to management, and the best they could offer is to cover up any holes in the apartment that they probably could be coming through. Another problem was the noise....you could hear everything thing...i work long hours during the week..so when it came to the weekends it would be nice to sleep in piece...NOPE...building next door had a trumpet man playing at the wee hours for the morning...EVERY DAY!! not only that THEY WERE TERRIBLE AT IT!....also had a man who would chant every morning as well....Kids are always running around up and down the halls...foot steps through the halls in the middle of the night...absolutely disturbing. Also if you have dogs...i seriously say STAY away...neighbors and there dogs let their animals release all there bodily fluids...ESPCEIALLY SOLIDS AND NOT CLEAN AFTER THEIR PET.....its sooo unsanitary..and smeells outdoors everywhere.... The pavement and streets are cracked and uneven...and one night i ended up steping in a pothole and severly fractured my ankle! I JUST COULDNT TAKE IT ANYMORE....i decided to move out after 4mo and management only cared about the money...at this point i could careless i wanted to flee out of there as fast as i can...finally the last few days i had with the apt...there was apparently an emergency to where someone was able to access my apt without my consent....AND I COME TO FIND THAT THINGS ARE STOLEN! I WAS LIVID!! i told RYAN (------ bAG) about the situation..and told me there was no proof...and nothing that could be done! WORST PLACE TO LIVE....EVER!!!! NEIGHBORHOOD IS DIRTY AND SO ARE THE PEOPLE!”
— 226 S BERENDO ST · Los Feliz“My boyfriend and I were looking for a decent place, with lower rent so we can get caught up on our bills. @ first, things seemed okay, everyone was very nice and seemed very eager to have a WHITE couple living in the area. Only ONE week in, ONE WEEK. we started to see roaches, and soon after we had mice. We told management and they came in and fixed only HALF of the laundry list of things that we mentioned. Maintanence came in and set up mouse traps which were effective but extremely disgusting when the mice exploded all over our very nice dishes. (can you say unsanitary?) we decided to take matters into our own hands by humanly catching the mice and releasing them. About a month into our lease my boyfriend and I woke up with mosquito looking red bites all over our body... these bites were consistent and new ones would pop up every day. After thinking it was bedbugs we were told they needed to exterminate, so we allowed them to exterminate while we left town for a week. Not 24 hours after we returned home, the bites were back in full force. After some research we learned that these bugs are microscopic mites which live in all your fabrics. Now not only are we bit up from head to toe, our brand new furniture is destroyed since it is pretty much impossible to get rid of these bugs. When we talked to the supervisor about moving out he seemed very uncompassionate and only spoke of Money and how much it will COST US to break our lease. This location is very unsafe and unhealthy. Kids running and screaming up and down the Halls. While some neighbors are very friendly, others speak of drug use and selling of drugs quite often. The front door is the community hang out, so its difficult to say who the Hell is coming in and out of the building. If you like the sounds of sirens and helicopters or you speak Spanish, don't mind living with roaches, mice and other bugs, if you like being whistled at every time you walk out your front door or your into dirty Laundromats and dark back alleys this is the place for you.”
— 226 S BERENDO ST · Los Feliz“From the outside, this apartment complex is stunning! On the inside it is breathtaking. The amenities are like no other. Hardwood floors, granite countertops...it goes on and on. My roommate and I were taken in by all of its allure. We were shown three apartments: two penthouse and one on the fourth floor. We were shown a finished out apartment on the penthouse level with a flatscreen installed and another penthouse with a loft with wires hanging out from where the flatscreen was. We were told that all the penthouses came with flatscreens and that it would be replaced and the apartment cleaned up since it was just vacated. We were impressed with the amenities and the apartment itself, so we put money down for the penthouse with the loft. After that we heard nothing. Move in day came so we called. They were completely unprepared and we had to push the move in date a day later. When we got to the apartment, it wasn't as clean as a move in ready apartment should have been. On top of that, the toilet in the master was missing a handle, neither shower had a shower head and the guest bathroom didn't have water going to the sink! Not to mention the sink in the master bathroom had damage to it. After about 2 months everything got taken care of (with little help from the management). The maintenance crew is awesome and they're the only reasons anything got done. I had to talk to them directly because I would put in maintenance requests repeatedly just to get one thing done. About 4 months into our lease, we noticed a shift in management. Things started to get a little better until they lost my rent check which they requested that I pay in cashier's check form. After being accused of lying for 3 days, they did find the check. Overall, I would rate the apartments themselve as excellent. I love the amenities and the neighbors are great! I'm not Korean, but I love Koreans, they are all so nice. Just be aware that the management staff with the exception of the assistant manager all seem to be incompetent.”

I don't know what it is with the Koreans here (before you go ranting about racial this or that, I am Korean) .... but there are so many whose parents never taught them "common courtesy". Of course there are a lot of nice people living here (there are over 200 units), but it gets to be a bit too much for me when I see so many smoking in the elevators, leaving food and/or garbage in the gym area, allowing their lap-dogs to pee in the hallways (yes, I have actually seen it myself), etc .. etc... The maintenance and staff are really polite and extremely helpful and they will immediately clean or fix things when you request it. They are actually the best I've seen .... and I've lived in many apartments. If you can deal with a few of the tenants without respect or ethics, this place is PERFECT. By the way, if you have a dog but don't pick up after them, please go somewhere else.”

Only the truly desparate and poor live here. It is in a ------ latino neighborhood with gangs, spray paint tagging and loud obnoxious ------ latinos everywhere. The apartment is rundown and the rent is high. I constantly see tenants move in and out. They come in thinking the place is okay, but leave as sson as their lease is up. There is nobody here except the latinos that stay more than a year. If you are ------ and like living in the latino hood this is the place for you. For all the normal people. PLEASE STAY AWAY FROM THIS PLACE FOR YOUR OWN GOOD!”

I lived in 130 North Berendo for a year and it was THE WORST Place I had ever lived. The building looks OK on the outside but when living there like all of the building on this block, it's overun by rats and roaches. Guatemalan Kids screaming all over the place and out of control. Taggers paint up every building on this block. It's ridiculous. Gang bullets are flying at night. Again AVOID Berendo or at the very least DO NOT rent at 130 North Berendo.”

And if you do find a spot... the car needs to be moved every 2hrs (parking tickets every time). Dogs allowed, so every inch of grass is covered in crap. So people use the stairs to wipe off the crap... so now the stairs to your apt are smeared in dog poop. Lovely. Did I mention the old woman who sits on the stairs all day, coughing up her lungs. Scary stuff people. Roaches (and we keep our apt. very clean). The odor of the garbage disposal that never goes away. Want to be neighbors?”
