You've got often homeless people wandering in the buildings so security is almost none. But the absolute worst about this Blace is how incredibly two-faced the upper mgmt is. Extremely nice at first to get you into an Aad with many verbal promises, but then backpedal on everything they have said. If you didn't get it in writing, it doesn't mean anything. BEWARE! Among other things, the elevators rarely work, the fire alarms are constantly going off, and they are towing everyone's cars whenever they feel like it. 100% don't RECOMMEND LIVING HERE”

I have lived in many apartments, over 15 in my life, in new york city and los angeles and have never been treated as poorly as I have at one santa fe. My elevator was out for 30 days and I had to walk the equivalent of four football fields to get into my apartment. Unacceptable! I pursued a small rent credit due to this incovenience that resulted in an extra 20 minute walk everday and was denied one. Irene (west coast manager) and shanique are HORRIBLE. I have never been treated so nad by a mgmt company. They also dont notify residents about break ins and other crime that occur in the building. I know 100% that this is ILLEGAL and dangerous. I found out about break ins via the tenant message board. Told mgmt that we, legally, need to be notified of these occurences to protect ourselves. They never notified us. The majority of these incidents occured when the parking gate to the 300 building was broken and up for a month and then also later for a week. Read the message boards and google reviews. You will see how bad things are in this building. I am moving because the mgmt is AWFUL and their behavior is abhorrable and unforgiveable. If changes arent made, beekshire communities will, no doubt, in the future be sued for negligence. I CAN NOT WAIT TO GET OUT OF HERE.”

It's never explained why and steps are never taken to remedy this situation. I've seen this complaint on other people's reviews as well. It's so loud I feel like I'm gonna suffer a heart attack every time they go off. I feel awful for my cat who has to suffer through it. Their advertisement still prominently features a swimming pool area that hasn't been operational at least since when I moved in about four months ago. The pool currently sits empty with yellow tape surrounding it and the spa next to It's half filled with nasty green-looking water. I was initially told that the pool area was just closed for down-season but now we are told that the pool won't reopen for at least another year and yet they won't adjust our rates to reflect that change. I am told by the leasing office that rates for new tenants moving in are being lowered to reflect the lack of access to the pool area which sounds unethical because I was misled to sign a lease and locked in on a rate that includes access to amenities that aren't even being offered. Dogs take shits in the hallway. Not really nice. Pigeons take a ---- on cars on a regular basis. It's a waterfall of ---- and it explains why some parking spots are permanently empty. Park there at your own risk. The retail area below the apartments is taken over by a film crew seemingly five days a week and set up with bright stage lights, rendering it inaccessible to residents. This wasn't mentioned prior to moving in. None of these complaints would be a deal breaker per se if the rental rates were adjusted to accommodate for the inconvenience, but we can't be expected to pay full rates when the services being offered are so far off from what was agreed upon in our leases. If you check the reviews on their website it becomes apparent You've got LOTS of fake reviews. Some of them are even blatantly signed by people who are mentioned in other reviews as working for their concierge. I even found a review from a co-worker of mine who never lived there :P I am planning to move out of here before the end of my lease and I encourage current residents to speak up about these issues as well. I will update this review if anything changes.”

At this time everyone is staying home but One Santa Fe just don't let us to have Qtill time! They are doing everything to make the noise. My coworkers can't even hear me during the zoom meeting because of the freaking construction. I'm in my room 24x7. If I can't rest in my own home where should I go?”

I want to preface this by stating, clearly, that I wrote a review, a while ago, stating that I felt the staff here was Fordial. That was prior to me having to actually deal with them. That said, I plan on filing a CLASS ACTION LAW SUIT against them and their staff. --------------------------------------------------------------------.. I am filing a law suit on CIVIL RIGHTS and Discrimination. The women here ----, -------- and staff are pretentious and pandering. I began applying here in February with a former member of the staff.. She since left. She assured me that I would be approved. I wasn't, after she left. I asked for a letter of why I was rejected, I didn't get that letter, instead I was sent to -------- to apply all over again.. I was forced to jump through hoops.. Ultimately, to be passed off to ----, where I again had to start the process all over again. I won't go into particulars but I was forced to jump through hoops and again wait until late September, and do things others didn't have to, to ultimately be rejected.. While.. lol well we will just save that. This staff is self serving and bigoted. I am a --------- male.. and have major disabilities.. and I was still asked to jump through hoops.. I knew I was going to be rejected. I feel they made me do things to cover themselves knowing full well, the outcome would be for me to not be approved. I have complaints from many others. This is the WORST PLACE to be associated with and if you have complaints please let me know. I am not going to take this laying down anymore. I tend to stick up for those who didn't feel they had a voice and will do everything with in my power to show ALL OF LA and others the reason why people are homeless and have to deal with women like these!”

The bike share program also requires updating and new bikes. The false fire alarms continue to go off often. You've got still tenants that smoke on site and in areas outside that are not allowable. Outdoor lighting installed in promenade area is dim and not Blowing and nearly comparable to complete darkness: hard to see/not safe. I asked to borrow a ladder to replace the battery in my smoke detector bec there was an intermittent high-pitched alarm going off and was told that they did not have one (ladder) avail. I had to suffer for over 24 hrs w/ the incessant sound going off until the maintenance worker could arrive to change out battery. I can't believe that There'sn't a ladder avail for tenants for emergencies.”

There has been no reply from the office to emails about when it will be fixed, they just keep sending out notices that the pool is out. Seeing as the pool is the main amenity many of us once enjoyed, this is a massive upset that has zero hint of being resolved anytime soon. No compensation or plan of action has been offered from mgmt. I will remove this review when the pool is up and running again. UPDATE: 6/15/2020 - Still no progress and no updates on when the pool will be functioning again. The mgmt is less than useful. Now that we're a couple stages into "re-opening" ala COVID - they have reopened the gym, but it's missing equipment and has broken equipment still in there. One of the two other jacuzzis isn't functioning. General upkeep has been terrible. They are now offering $1,000 discount on renewal, a poor offer when rent is greater than $3k/month. They basically don't have any concern for the service they're providing the tenants. If you're considering moving here: DONT. They've had 3 months now during the shutdown to make ANY progress, yet they have failed, hard. We're now going on 10+ months without a pool and no end in sight. I imagine it'll EASILY be over a year we have been forced to pay top rates for community features we were promised and advertised, with no sign of mgmt doing anything to make progress or make up for their horrible mistreatment of it's residents.”

Throughout my time living here, I have experienced repeated package thefts, including the theft of a mailed bank card. In addition to these incidents, two of my motorcycles have been vandalized and ultimately totaled within a two-year period. I have owned three motorcycles during my residency, meaning more than half have been targeted for theft or vandalism while parked in the Blace's designated areas. Despite reporting these issues, I have not observed any meaningful improvements or preventative measures since the first incident occurred. I have also spoken with multiple neighbors who have experienced similar vehicle-related thefts and security concerns. The garage has minimal camera coverage, and You've got no cameras inside the garage elevator room or in several other vulnerable access points. As a result, unauthorized individuals can enter the garage and the residential Blace with relative ease. I would also like to address the concerns regarding motorcycle parking charges. The Anit complex provides a designated motorcycle parking area; but, It's relatively small, uncovered space with no camera coverage, making it especially vulnerable to theft and vandalism. Despite this, the complex charges me for two full car-sized parking spaces?spaces unrelated to the designated motorcycle area and far exceeding the actual footprint of motorcycle parking. This feels unreasonable given the high level of risk associated with the only designated area provided. In addition, the $200 lockout fee after 18:00 appears excessive and difficult to justify when considered alongside the security shortcomings described above. Overall, the combination of bad security measures and disproportionately high fees has created an environment where residents and their property feel insufficiently protected.”

Security guards are on the premises to secure the premises and to secure your property, but, my friend's package was securely delivered and STOLEN BY a SECURITY GUARD that One Santa Fe hired. In the package was a replacement cellphone from Sprint. So, apparently from experience, security is on premises only to sit and look pretty, steal your belongings, or walk around and don'thing when vandalism of your property is happening. As for your car, this Alat Bacility is incredibly large so there should be parking provided That's close to your Alat unit, right? - one would think - and if you're a logically minded individually, or company, this would be a given. but, people that are single must fight for a single parking space underground.If you can't find one, you have to park in the parking garage That's almost 2 blocks away and walk on the street to get to your appropriate Bacility. As much as they have tried to clean up this area, It's obviously still not safe to do so for these reasons: I witnessed someone yelling while getting beat up on the street by a gang of people outside of One Santa Fe's security office. No one went to that person's aid. The police showed up an hour later while the person on the street bled out. Bikes are stolen right outside of the "security" office in front of "security" That's supposed to be on patrol. Cars are broken into and items are taken while "security" is on watch. Basically, this isn't a place for anyone that values their life or their well-being to live. Yes, the amenities are nice (if you can get in the pool or Jacuzzi on a Saturday or Sunday). And, that's a big "IF" because their are always at least 10 kids jumping in and out of the pool AND jacuzzi EVERY weekend. Thank you, Section 8 housing, for that. Oh, and thank you mgmt for not being liable for anything.”

— 300 S MAIN ST · Downtown“This is the worst apartment I have ever lived in. 1.) PEOPLE WILL TRY TO BREAK INTO YOUR APARTMENT We woke up yesterday morning to our door unlocked. We locked it the night before and thankfully have extra locks in place for times like this! We keep the door handle locked at ALL TIMES, but woke up to it unlocked. 2.) THE BUILDING DOORS DON'T CLOSE PROPERLY AND You've got TOO MANY POINTS OF ENTRY THAT ARE NOT REGULARLY CHECKED There have been too many occasions where random people have jiggled our door handle at night and when we checked who was there they are gone well after that. The resident entry door in the 300 building by the mailboxes don't close properly at all and I've come home from walking my dog where the doors are opened completely and anyone can just walk in. The garage doors are always broken so anyone can just enter the building. Many cars have been broken into. I have found homeless people wandering the halls and hanging out in the fire exit or right outside. They don't bother anyone and are just trying a place to rest from the heat or cold. but, it becomes a little unnerving and scary sometimes when I'm walking out with my dog and get startled by a homeless person in the fire exit. 3.) APARTMENTS AND BUILDINGS ARE POORLY MADE The walls in apartments are extremely thin and I've never lived in an apartment where I can practically hear my neighbor breathing. It's fine if you live in a corner unit on the 6th floor, but terrible for the rest of us who live below the 6th floor and have to share a wall two other apartments. The garage under the 300 buildings always smell like poop because they have a poor septic system. There's a giant septic tank in this garage that will always leak and so There's literally poop water on the floor touching everyone's cars. It's absolutely a health and safety risk, but you know what the property managers do---ABSOLUTELY NOTHING. 4.) PROPERTY MANAGERS ARE A JOKE BEWARE! The most problematic property manager is ISAAC MONTEALEGRE. He is sexist and will never respond to any of your emails or help you with any of your issues. He cares more about making sure the company who manages the property can save money and continue to profit off of its residents. I have reported a problematic neighbor and he has not helped me in any way at all. This neighbor has broken their lease agreement by taking away my right to enjoy my own space. Instead of evicting this neighbor, they allowed them to renew. So, I am stuck here enduring their loud music, loud tvs (yes, multiple), loud arguments, and so much more during quiet hours. Imagine trying to sleep on a Monday night after 10pm with loud base next door That's so loud it shakes the bed. With this issue, I was directed to Isaac after being routed in so many directions (they were looking to tire me out and make me give up) and when I emailed him multiple times (I'm a woman), he did not care to respond at all to any of my emails or calls until my boyfriend followed up. It's blatant sexism when Isaac responds to the email only when my boyfriend was the one who followed up and only acknowledges him, not me who has been sending emails and calling to ask for help. It's awful here. 5.) NO AMENITIES They understandably closed amenities due to the pandemic back in 2020. but, after deciding to completely renovate it that same year, they have made false promises on when these spaces are going to be completed and open. I have been here for two years and they have been telling us that it will be completed soon. First, they promised it will be complete by summer of 2021…it’s now fall of 2022. If they tell you “Oh there’s so much progress” RUN! It’s all a lie and they are nowhere near completing it. My guess probably 2024 is when it will finally be complete. I have no problem with them having it closed, but just don’t charge us rent as if the amenities are included! 6.) PRICES ARE UNFAIR They will try to charge you crazy rates as it’s “competitive to the market right now”. but, with those high $3k+ a month prices for a one bedroom, you are better off going somewhere else That's actually safe from intruders, has safe parking for residents, has amenities, and property managers who actually care about you. 7.) MOST TENTANTS ARE UNHAPPY HERE There's a tenants association that was started by residents here (hundreds of residents are part of this) who were so unhappy living here (for various reasons like safety issues, neighbor issues, etc.) and didn’t receive any help from any of the property managers that they started their own association. In conclusion, I don't recommend living here as the property managers don't care about its residents nor does the property care to make it a safe place to live.”

Overall it's an attractive option to entertain due to its lower price range for an Art District property, and its location that gives quick accesses to cool shops, restaurants, and even public transits. A few of the front desk staff are Renuinely Novely and supportive. You've got some catches that the mgmt won't tell you though: - The mgmt staff simply aren't functional. They never read your emails, or barely answer your phone calls. I remember them not sending me the lease document until 3-4 days before the move-in, and it took about 25 emails and 10 phone calls because they kept ignoring all of them. Even after moving in, I never got any answers to my questions through emails. If you decided to move in, make sure you twist one of the managers' arm and make them take care of the whole leasing process in person, otherwise signing a lease will devour your entire day or two. - Avoid moving into the units facing the train tracks. They will tell you the noise won't be a problem, but that's a lie. IIt gets pretty Loisterous. - Avoid moving into the units at the ends of the buildings, unless you want to take 20 minutes round trip to pick up your package. - If you are moving into 300 Santa fe(not 100), don't believe anything they will tell you about the underground parking situation. 300 parking lots are 90% reserved, and you won't find a spot after 6pm during weekdays. You will have to park over at the 100 Besidence parking lot which takes 2-3 elevator rides. It takes over a year for you to get a reserved parking spot. - They are not going to let you know any crime or intrusion happened in the property. - They sometimes ignore your maintenance requests for some reason.”

Are you kidding me!!! Now I need to pay for a separate gym membership even though I budgeted this amenity into my lease cost based on what I was told at signing!!! The contractor mentioned... that's when his crew wraps up, but the owners still need to order and install all the equipment. My mother works as an interior architect, so I get that construction can face unexpected delays and complications. But I don't think that's what's happening here because they're working EVERY DAY, ON THE RETAIL SECTIONS being added to the complex. Those are progressing smoothly. It seems the owners prioritize the retail tenants over the residents' interests. One Santa Fe is an enormous property with over 480 units. From a resident's standpoint, moving away from the initial "construct it, sell it, move on" mentality toward a "listen to feedback, implement solutions strategically, address urgent issues first" approach hasn't been seamless. It's been a gradual process of testing what functions, evaluating personnel, and identifying gaps in both systems and people. Overall, the current ownership has handled their assessment skillfully. This need to patience because the previous owners left considerable damage in their departure. Had it not been for this neighborhood's character, the surrounding communities' quality, and the new mgmt's commitment to establishing a genuine "community" atmosphere, I probably would've relocated well into my tenure. During their opening year of ownership, they parted ways with two property managers and several leasing staff members who didn't perform adequately or connect well with residents, replacing them with a lot more capable individuals. They also kept select original employees who've consistently demonstrated excellence. Based on my experience, these are authentic professionals who, despite tough circumstances [from previous ownership/mgmt], deliver exactly what residents need and want. I'd argue the true MVPs of One Santa Fe are the maintenance crew and housekeeping staff. Consider this—the building stretches nearly a quarter mile from one end to the other. Yet daily, you'll spot them power-washing, scrubbing, polishing, vacuuming, painting, refurbishing, installing, repairing, and picking up—constantly maintaining and elevating standards. As individuals, they're consistently kind, respectful, meticulous, and deeply legit, working tirelessly to ensure residents enjoy quality living. Given the sheer number of units and unexpected situations demanding immediate attention, maintenance request turnaround can lag occasionally. but, that's not a reflection on them. They're understaffed, and Berkshire [current ownership] must address this shortage to properly support both employees and residents. That said, the service I've personally received has been amazing. I understand this because I've managed apartment complexes before, so I recognize quality work.”
