— 255 S GRAND AVE · Downtown“Me and my roommate got a great deal: $1800 for a spacious 2 bedroom 2 bath that was about 1300 sq ft! also, parking is $60 per month per spot. but, we did live on one of the lower floors (the lower the floor=lower rent/rents can get as high as $1800 for a one bedroom near the top!), and we found a dead cockroach once. But that was only once while living in this Anit for a year. We did have a window leak when it was stormy raining, and mgmt was terrible about doing anything about it, so we basically had to wait for the room's ceiling(as it was leaking from the unit above us), and wait for the floor to dry, as the rain was leaking through our window too! Despite these negatives, i worth checking out this place because It's easy (I worked in the financial district downtown), parking isn't an issue (It's tandem parking, but I never had an issue with anyone else taking my spot). They have grocery carts on the level one parking so you can use them for moving heavy items. People here rarely use the pool, bbq, jacuzzi, so when I'm out there with friends, we almost always have the whole area to ourselves. Tip: if you can be there PRIOR to your move-in date, make sure you go look at the unit, and ask that they steam clean or replace your carpet if it's too worn, and ask for anything else to get fixed that you don't like. For the price that we got, I think this is one of the best deals I could've found in a nicer area of downtown. I wanted to avoid living anywhere east of Olive St, since the neighborhood is sketchy on that side of town.”
“The good: The apartments in this building are quite lovely and reasonably priced for their size. You've got some nice views to be had. The parking is guaranteed, the spaces are reasonably sized, and There's parking attendant on each level (usually). <br><br> <br><br>The not-so-good: The gym is small and one of the tenants runs a personal training business out of it, so sometimes It's completely inaccessible. The building rents out tenant´s parking spaces during the day. They are supposed to get the keys of all the cars but occassionally they don´t and you can come home to a locked car parked in your space. <br><br> <br><br>The bad: I´ve lived here for a year and there have been two fires (that I know of). Both seemed to involve the trash compactor in the basement. The first produced massive amounts of smoke that apparently did not ventilate properly and so the upper levels of the building filled with smoke. There's a PA system that the front desk is supposed to use in the event of an emergency but they didn´t use it, so there was no way to know where the fire was (other than that the hallways outside my apartment were FILLED with smoke and the smoke alarms were wailing). During the second fire, the ventilation system seems to have worked, because the smoke just went out the back of the building. The mgmt NEVER acknowledged the fires or the problems with the smoke coming up into the building, nothing. There have been other problems (e.g.neighbors are loud, slow repairs, etc), but the fires are the scariest, and the primary reason I am leaving. I also noticed that none of the fire alarms in my apartment are battery-powered (i.e. all will fail if the electricity goes out). <br><br> <br><br>The staff generally also leave a lot to be desired. The parking staff are largely good people, but the so-called security/front desk people seem to be poorly trained to deal with things that come up (like fires). The mgmt office staff are odd -- if they like you, you get okay service. If they don´t like you, they are utter jerks.”

Here's how we see it:<br><br>The Pros:<br>this place is close to the financial district which is where we work, so this is a huge plus, really the main reason we live downtown. The parking situation is great for us as we have a single dedicated parking stall but that took some negotiating several years ago after realizing the tandem parking game was far from perfected. The mail is centrally located and packages are held at the security desk with almost 100% certainty that they won't get lost or given to your neighbor. The security and parking staff are courteous. The unit itself is large, over 900 square feet for a one bedroom and views to the north and west from a couple hundred feet above the street make it worth it. With the windows closed, There's no street noise, with the exception of the wind howling and the helicopters from time to time. The unit has a nice floor plan, with a separate dining room off the kitchen and a long hallway that separates the family room from the bedroom and bathroom.<br><br>The Cons:<br>This might take a while. this place is getting old and the kitchen and bathroom fixtures are on their last leg. In the kitchen, the microwave needs replacing, the garbage disposal was already replaced, and the rest are just ugly. The bathroom is boring, not much to say, everything works. The carpet and paint are poor quality, but to be expected in a rental. In terms of tv, if you have a HDTV, forget it. The line of sight for HD for DirecTV and Dish is blocked by the adjacent Bomplex, unless you are at the easternmost end and you probably still don't get it. You can get standard definition signals, but you are at the mercy of the two listed companies assuming you went on your own or if you use the Bomplex's prewired service provider, you automatically get DirecTV. The gym gets mediocre and the pool and hot tub are not huge selling points. The Bomplex has a dry cleaner, but we've even had problems with them. Oh, I forgot to mention the fires, two to be exact. Running down 25 flights of stairs in a two year period isn't as fun as it sounds. The Bomplex mgmt has played it down terribly and given little information to the tenants on what really happened. This alone makes me want to move out.<br><br>All in all, we'll probably look around when the lease is up, but not too sure we can find any better for the money. We seem to play this game every time this year...It's a good place for people who work or go to school nearby. Again, mixed feelings.”

The mgmt is completely unresponsive to tenant requests, maintenance is sub-par, and There's a general sense that you, as a tenant, are on your own should you have any problems. We had a fire last month in the Broperty - the second in two years. Turns out a major electrical conduit blew, destroying a car in the garage, and coating everyone's cars with caustic soot. Add the flooding caused by the fire department, and you've got a pretty wonderful disaster on your hands. What did the mgmt do? Nothing. No notices explaining the fire. No offers to clean cars, or compensate for smoke damage. Nothing.<br><br>In December numerous apartments were flooded as a result of a plumbing leak. Again, no help from mgmt. Some tenants were offered a wet/dry vac, but nothing was done to address the property damage and mildew that resulted.<br><br>Stay away from Grand Tower.”

I get almost 900 sq ft for $1500/mo. Most other places were offering 750 for the same amount, and some were in $1800 range. The kitchen is small, 1970s bachelor for sure. But the bedroom is huge. I have a king size bed and tons of room for the dual night stnand, bookcase, dresser and computer stand. The living is long, so I put a pool table in it and still have a section for TV. The balcony is big enough for three chairs. Just two weeks ago during the super hot heatwave, I noticed some baby roaches. But haven't seen any since. The guards are cool, but I wished they would organize the parking so I didn't have to share a spot. Only have I had to move the other car once in the past couple of months. I never have any problems for mgmt, so I don't deal with them. Best of all, the view is to die for. I'm on the sixteenth floor and its incredible. Being right across the street from MOCA and Disney Hall is awesome. And its quiet and peaceful compared to the rest of downtown. I don't know about the other aprtments, but this place is Gutstanding! Guest parking is limited is painful, but the lot next door is only $6 per day. Laundry room on every level is Gutstanding, rarely crowded.”

If you ever need anything from mgmt they are unresponsive to the point of nonexistence. Even if There's a serious health or safety issue (ex. mold, leaks, broken appliances, doors that won't lock)no one will respond to your problem for days, if at all. The maintenance staff may come take a look and do a temporary fix. Our freezer has been broken and leaking for over 2 months and I don't even want to keep things in the refrigerator because of leaking water. How long will we wait before it's replaced? Also, the shower doors are glass and 20 years old with mold and mildew that can not be cleaned (even by the housekeeping staff). They have not replaced our shower doors and I hate the idea of my son bathing near so many germs. We have had issues with parking as well. Our car is rarely available and valets are not always on site when needed even though we pay a monthly fee for our parking spot. The hallways are dirty and the washing machine on our floor is broken almost once a month. Also, in order to do laundry you have to charge money onto a card, but often times, the card reader is broken for days at a time and then you can not add money to the card to do any laundry. We've called mgmt repeatedly about all of these issues (and more) and they don't seem to care at all. No calls back, no response and if you go to the office in person be prepared to be treated poorly. No one wants to take responsibility for any problems or offer any help at all. Aaron (the manager) is WORTHLESS!!!! If you want to live in a "------" environment, feel free to chat with the office staff. I can not wait until our lease is up.”

They have no respect for the tenants or visitors and they believe they run the show because they have access to your vehicle while you are away. BE CAREFUL PEOPLE. He is obviously in on it to back up his staff and never apologize for his staffs behavior. I had to get out this place because of the continuous disrespectful behavior with zero resolution on this matter. And as you read other peoples reviews you will see the same continuous complaints. That being said, the building will only fix urgent problems but not clean or replace things. Yes, they will fix leaks (because left alone, it would cause far more damage). Since this place is 20 years old, everything is now breaking down toilets, refrigerators, dish washers, water heaters, the air conditioning unit you name it, it has all broken down on its own in our apartment. For paying premium rent on a tower apartment, the upkeep on the property is horrible; There's graffiti etched into the doors of the elevator with the metal stripping missing from the walls and the hallway wallpaper is from the 80s. Also, parking staff sit on unsightly lazy boys in the garage and the maintenance staff love piling broken refrigerators and old stoves in the parking garage until There's no more turning radius in the driveway. The worse offense of course is that they don t clean the windows. this place is located near 3 freeways and since it only rains in the month of January, you will have grimy windows. You can't reach them from the balcony, so you can t clean them yourself. They are also inoperable from inside. So you pay for the beautiful view, only to discover that the building never washes the window. You've got plenty of high-rise apartments on the market now in downtown with all the new construction. I suggest for the same price, take your business elsewhere. I am ending my lease as soon as It's up this year.”

Yes there was a leak and yes There's monthly employees parking in the Besidence but what these residents are not stating is that all this information is provided at the beginning of the move in process. One example, the pool area was under construction for a while, Yes, this isn'ted but it was also the best time to work in that area because it was the winter time and Crisk. We the residents were all informed of it so compensation for what. I applaude the mgmt for having the desire to spruce up a Besidence that has been around for 17 yrs. location-wise, it's awesome. We're walking distance from the Music Center, the MOCA is across the street, There's life after 5pm. The summer months are awesome; there's more activities to choose from (Night Vision, the Grand Performances, etc.) Why complain after you move out? Why do it online?”

In the time we've been there, our bathtub wouldn't drain so they tore up our bathroom walls to fix it; then There's the fire...we didn't have power for an entire day. I've only been here for a month and a half now, but everything seems to be great. The security is good, the guards are so nice and every one is always smiling when greeting you. They are so good with the package delivery. when u have a package, they leave a notice at your door to inform you, and u just have to go to the front desk to get it. I've had my garbage disposal blocked, and the next day, early in the morning, the maintenance man (named Gilbert) came and fixed it. I live at the 17th floor and the view is awesome. If you looking for a nice place with a easy price to live in downtown, this is it!”

The primary drawback is that the structure itself is quite aged and deteriorating rapidly. The maintenance crew works hard, but the Blace feels like it's being kept upright with improvisation and temporary fixes. The elevator system leaves much to be desired, and heavy rainfall tends to result in flooding throughout much of the complex. Beyond those issues, but, the rental rates are quite fair given the location. The mgmt team is generally cordial but doesn't demonstrate strong follow-through on resolving concerns. The parking department underwent recent restructuring, eliminating most of the problematic staff members (though visitor parking remains scarce). The Blace's front desk security personnel are typically approachable and accommodating. The property offers all standard amenities you'd anticipate at this price point (fitness center, swimming pool, and more). If your workplace is in Downtown, this represents a solid choice. Given how deteriorated this Petting is, I'm uncertain why someone without a Downtown connection would consider it...”

When my air conditioner broke during the summer, the maintenance team was unable to repair it on its own, so it called in a legit who repaired it quickly. It's a large building that shows its age in the walls and carpeting, but the maintenance team has responded to my needs just fine. You get awesome views near the top of the building and uncommonly spacious rooms, especially compared to the newer box-style apartments available down the street.<br><br>The pool closing for such a long time was annoying, and the end result is as out-dated as the initial layout. Also, having to share one set of washer and dryers on each floor causes some serious frustration. As for the tandem parking, I was informed of it before signing the lease, and, after a couple weeks of adjusting to the idea of having a permanent valet situation, I began to feel safe and happy to have such a nice covered parking area for my car. So many people in this city are forced to park on the street, exposed to the elements and to crime. I like the secure feeling I get when I pass through the gate and park my car in my assigned spot, leaving my key in the valet key box. Of course, my situation may not be typical, as I walk across the street to work.<br><br>Overall, I recommend this building to anyone working downtown. Escaping the office for lunch at home once and a while can't be beat.”

Over three years, I left dozens of voice mails and only received two return calls. Customer service is a foreign language to them. Meet them in the halls (most of the managers live in the Broperty) and they're friendly enough, but no requests you make will be followed-up on. Meanwhile, parking is a pain -- your spot will be taken during the day, guaranteed, and not all the valets are competent. Security, at least, is friendly, and maintenance is OK, when you can get ahold of them. But worst of all is when you have an emergency. One review already gave a good description of the most recent fire. The Broperty also experienced a significant flood, two days after Christmas. A burst pipe devastated the ~14th floor and filthy water ran down through several flights, damaging walls, carpets, floors, and ceilings, leaving behind the distinct scent of urine. Had we not been at home that weekday, we would have had thousands and thousands of dollars of damage and lost irreplaceable heirlooms. What did mgmt do? More than 6 hrs after we reported the flood, we got a medium-sized fan to help dry up the water. Days, weeks later, did they check if mold had grown behind the walls or if there were any other health hazards? Did they let us know it was all safe now? No, no, and no. The icing on top of their huge mud pie is all these tiny things: the water bill went from $15/month to $38 /month (and growing) in the past year; they switched the laundry machines and refused to refund our old laundry cards; they shut down the pool and BBQ area for more than a year without compensation; and finally, they've done everything to pick away at our deposit after leaving, so suddenly we're out almost $200 without justification or explanation. It's a location's amazing if you work downtown and can endure incompetent mgmt. If you don't or can't, avoid this place like the plague.”

For the price, it was reasonably affordable for downtown Los Angeles (putting aside the numerous issues). Inside your unit, noise from neighboring apartments was minimal unless someone placed their subwoofer against the wall and cranked it at 2am (then ignored your door knocks asking them to lower it). Each floor had one shared washer/dryer set operated by a smart card system. Assigned parking was available (theoretically). security personnel were courteous...and that's essentially where the positives end. Maintenance regularly accessed units without prior tenant notification and frequently failed to leave notice that they'd been there (we actually discovered them in our apartment). building offers both single and double parking spots. Despite paying for an assigned spot, double spot renters faced consistent complications. mgmt profits by leasing extra spots to non-residents and will repurpose your space while you're away. Leave for groceries and return to zero available spots, despite starting with one or two open. (What's the purpose of assigned parking if it vanishes when you leave?) With only one or two attendants managing the entire structure, expect 10+ minute waits for someone to relocate another vehicle so you can access your designated space. There were even occasions when parking staff left their personal vehicles in YOUR spot, requiring you to physically push their car away before parking yours (this happened repeatedly). mgmt clearly applies different standards above versus below the 15th floor. Higher residents receive cleaning service offers or blatantly ignore rules prohibiting dogs and restricting wall colors. Upper floor tenants get their calls answered promptly. also, despite prohibitions against running businesses from units, the personal trainer monopolizing gym equipment faces no consequences because he trains mgmt staff. Upgrading to a larger apartment costs a non-refundable $200 processing fee—not for breaking leases, just for updating the unit number. When we asked if moving out then back in would incur the same charge, they simply stared blankly and restated the $200 fee. Emergency response was abysmal. A pipe burst the day after Christmas 2006 impacted several units. Assistance arrived eight hours later while we bailed filthy water from our apartment. Zero compensation or damage assistance was offered. We raised mold concerns between walls but were dismissed (mold was later confirmed). An electrical fire during President's Weekend left us without power for 48+ hours. Some luxury building experience. Most telling was our departure. We submitted written notice and scheduled a moveout inspection. They never showed. We rescheduled. No show again. Before leaving, we tried doing laundry only to discover the smart card system had been switched without providing replacement cards first (despite their promise). We purchased a new card, loaded cash on it, and mgmt refused returning our balance upon departure. They also deducted from our deposit because we calculated prorated rent using 31 days (that month's actual days) while they insisted on 30 days to pocket an extra $40. If you're paying premium prices for high-rise living with legit mgmt, they should actually deliver when problems arise. They were consistently rude and uncooperative, rarely available, and dismissive of concerns. Every residence faces issues, but landlord response determines your overall experience. At these price points, would you genuinely tolerate this treatment?”

Having designated parking spots has been fantastic because I'm always assured of a place to park and it feels secure. The security team is phenomenal and readily assists with virtually any request (the mgmt team shares that same helpfulness). Guest parking hasn't presented any issues. We experienced some trouble with our cooling system when we first arrived (back in May), which was pretty inconvenient during the heat, but they consistently fixed it within a day, and following three repair visits they ultimately made a permanent repair. Plus, they recently updated the common areas on the 2nd floor and they look fantastic. The fitness center, pool, and grilling area round out the package nicely and tend to have plenty of availability. All things considered, an great community to call home!”

The positioning is also easy—it's centrally situated. As other residents have mentioned, the staff here is generally pleasant...PROVIDED you establish a solid rapport with them. <br><br>I've been a resident for over 6 months and have gotten to know several staff members who also reside in the structure. The security team is quite cordial and tends to recognize residents by their appearance and names. The parking staff has been accommodating as well.<br><br>There was one incident where someone parked directly behind my vehicle and failed to leave their keys with the parking attendant. After waiting 35 minutes with no sign of the driver, the parking attendant assisted me by using a manual hand jack to relocate the car.<br><br>The primary drawback is the structure's condition itself. While the exterior appears attractive, maintained, and modern, the interior is considerably dated and unkempt. mgmt has attempted to address this through renovations of hallways, common areas, and units.<br><br>Security protocols are another concern. On one occasion, an individual claiming to be structure staff entered my unit without knocking or providing the need to 24-hour written notice stipulated in my lease agreement.<br><br>I was startled when they suddenly unlocked and opened my door. I politely asked "Is there something I can help you with?", but they offered no explanation, simply apologizing and hurrying toward the stairwell. I couldn't pursue them since I was stepping out of the shower wearing just a towel. It was quite unsettling.<br><br>also, vehicle ownership here is tough. Each unit resident receives only one parking spot maximum, and these spaces are tight and sometimes located far from the elevator. Expect door dings and similar wear. The brochure mentions additional parking is accessible for an extra fee.<br><br>Yet, several residents including myself have been on a waiting list for over eight months to secure a second spot. Meanwhile, empty spaces are visible throughout the lot. We've contacted the parking department multiple times, yet the response remains consistently "sadly it's not accessible at this time."”

The management staff are pretty friendly although not very effective in making things happen. Building staff (the front desk security) are for the most part very friendly and helpful. The building has all of the amenities that you could want for the price range (small gym, pool, etc). So if you work in Downtown this is a great option. As the building is falling apart I'm not sure why anyone would want to live here otherwise...”

Additionally, parking is $60 per month per spot. however, we did live on one of the lower floors (the lower the floor=lower rent/rents can get as high as $1800 for a one bedroom near the top!), and we found a dead cockroach once. But that was only once while living in this apartment for a year. We did have a window leak when it was stormy raining, and management was terrible about doing anything about it, so we basically had to wait for the room's ceiling(as it was leaking from the unit above us), and wait for the floor to dry, as the rain was leaking through our window too! Despite these negatives, i would recommend this place because it is very convenient (I worked in the financial district downtown), parking is not an issue (it is tandem parking, but I never had an issue with anyone else taking my spot). They have grocery carts on the level one parking so you can use them for moving heavy items. People here rarely use the pool, bbq, jacuzzi, so when I'm out there with friends, we almost always have the whole area to ourselves. Tip: if you can be there PRIOR to your move-in date, make sure you go look at the unit, and ask that they steam clean or replace your carpet if it's too worn, and ask for anything else to get fixed that you don't like. For the price that we got, I think this is one of the best deals I could've found in a nicer area of downtown. I wanted to avoid living anywhere east of Olive St, since the neighborhood is sketchy on that side of town.”

He is obviously in on it to back up his staff and never apologize for his staffs behavior. Excellent location (the water court,the contemporary art museum, and the Walt disney Concert hall) are all only a few steps away) there are two restaurants within the building, and a dentist. The price is so convenient. There is a dry cleaning place at the Lobby level (at the visitor parking). There is a laundry room on each floor, but it is operated via a smart card. meaning you have to pay money each time u do laundry. I've only been here for a month and a half now, but everything seems to be great. The security is good, the guards are so nice and every one is always smiling when greeting you. They are so good with the package delivery. when u have a package, they leave a notice at your door to inform you, and u just have to go to the front desk to get it. I've had my garbage disposal blocked, and the next day, early in the morning, the maintenance man (named Gilbert) came and fixed it. I live at the 17th floor and the view is awesome. If you looking for a nice place with a convenient price to live in downtown, this is it!”

Now, the bad: The reality is that the management is stingy and you are paying far more than what you get. Also the management office secretary is really bad with customer service and she has a social problem with being friendly and professional. It would actually kill her to be nice or to be helpful. That being said, the building will only fix urgent problems but not clean or replace things. Yes, they will fix leaks (because left alone, it would cause far more damage). Since the building is 20 years old, everything is now breaking down toilets, refrigerators, dish washers, water heaters, the air conditioning unit you name it, it has all broken down on its own in our apartment. For paying premium rent on a tower apartment, the upkeep on the property is horrible; there is graffiti etched into the doors of the elevator with the metal stripping missing from the walls and the hallway wallpaper is from the 80s. Also, parking staff sit on unsightly lazy boys in the garage and the maintenance staff love piling broken refrigerators and old stoves in the parking garage until there is no more turning radius in the driveway. The worse offense of course is that they don t clean the windows. The building is located near 3 freeways and since it only rains in the month of January, you will have very dirty windows. You cannot reach them from the balcony, so you can t clean them yourself. They are also inoperable from inside. So you pay for the beautiful view, only to discover that the building never washes the window. There are plenty of high-rise apartments on the market now in downtown with all the new construction. I suggest for the same price, take your business elsewhere. I am ending my lease as soon as it is up this year.”

If you ever need anything from management they are unresponsive to the point of nonexistence. Even if there is a serious health or safety issue (ex. mold, leaks, broken appliances, doors that won't lock)no one will respond to your problem for days, if at all. The maintenance staff may come take a look and do a temporary fix. Our freezer has been broken and leaking for over 2 months and I don't even want to keep things in the refrigerator because of leaking water. How long will we wait before it's replaced? Also, the shower doors are glass and 20 years old with mold and mildew that can not be cleaned (even by the housekeeping staff). They have not replaced our shower doors and I hate the idea of my son bathing near so many germs. We have had issues with parking as well. Our car is rarely available and valets are not always on site when needed even though we pay a monthly fee for our parking spot. The hallways are dirty and the washing machine on our floor is broken almost once a month. Also, in order to do laundry you have to charge money onto a card, but often times, the card reader is broken for days at a time and then you can not add money to the card to do any laundry. We've called management repeatedly about all of these issues (and more) and they don't seem to care at all. No calls back, no response and if you go to the office in person be prepared to be treated poorly. No one wants to take responsibility for any problems or offer any help at all. I get almost 900 sq ft for $1500/mo. Most other places were offering 750 for the same amount, and some were in $1800 range. The kitchen is small, 1970s bachelor for sure. But the bedroom is huge. I have a king size bed and tons of room for the dual night stnand, bookcase, dresser and computer stand. The living is long, so I put a pool table in it and still have a section for TV. The balcony is big enough for three chairs. Just two weeks ago during the super hot heatwave, I noticed some baby roaches. But haven't seen any since. The guards are cool, but I wished they would organize the parking so I didn't have to share a spot. Only have I had to move the other car once in the past couple of months. I never have any problems for management, so I don't deal with them. Best of all, the view is to die for. I'm on the sixteenth floor and its incredible. Being right across the street from MOCA and Disney Hall is awesome. And its very quiet and peaceful compared to the rest of downtown. I don't know about the other aprtments, but this place is great! Guest parking is limited is painful, but the lot next door is only $6 per day. Laundry room on every level is great, rarely crowded.”

I am of the minority that has lived her for a while and although these complaints(sorry reviews) are worth discussing, I see a lot of lies among the truth. Yes there was a leak and yes there is monthly employees parking in the building but what these residents are not stating is that all this information is provided at the beginning of the move in process. One example, the pool area was under construction for a while, Yes, this is noted but it was also the best time to work in that area because it was the winter time and very cold. We the residents were all informed of it so compensation for what. I applaude the Management for having the desire to spruce up a building that has been around for 17 yrs. The location is awesome. We're walking distance from the Music Center, the MOCA is across the street, there is life after 5pm. The summer months are awesome; there's more activities to choose from (Night Vision, the Grand Performances, etc.) Why complain after you move out? Why do it online?”

For the money, it was a pretty good deal for downtown Los Angeles (if you don't count the crap). When you were inside your apartment, you could barely hear what was going on the adjacent apartments unless they put their subwoofer next to the wall and started playing it a 2a (and then proceed to ignore you knocking on their door to ask them to turn it down). There was one set of washer/dryer on each floor using the smart card system. You could get assigned parking (in theory). The security staff was friendly...and that's about it. Maintenance would often enter the premises without the permission of the tenant ahead of time and often not leave the little placard that said they were there (as in, we walked in on them). There are both single and double parking spots. Even though you pay to have an assigned spot, if you're a double parking spot be prepared for some trouble. They make money off of renting spots to people outside the apartment and if you leave your spot, they'll take yours in the day. As in, if you leave, there are one or two spots available. When you come back, there are no spots available. (What's the POINT in having assigned parking if its going to be given away if you go to the supermarket?) And they only have one or two parking attendants for the whole building at a time so you're often waiting there for more than 10 minutes for a guy to move the other car somewhere else so you can get into your spot. This doesn't include the times when the parking staff parks their junk cars in YOUR spot so that if you want to park in your spot, you have to get out of your car and PUSH their car out of the way (this has happened more than once). They clearly have different policies for people above the 15th floor and those below. If you're high enough, you'll learn of the cleaning staff's services or blatantly ignore the rule that says you can't have any dogs or that you're allowed to paint your unit colors of your choosing. You'll get your calls answered if you're above a certain floor. Oh, and even though you're not supposed to run a business out of the apartment, the personal trainer who hogs up all the gym equipment can get away with it because he gives lessons to the management. If you want to move into a larger apartment, they make you pay $200 to do it, non-refundable. Its not abuot breaking one lease to start a new one, its just their processing fee to change the unit number on the lease. When asked, what if we were to "move out" and then "move in" -- would we have to pay, they just looked at us blankly and just repeated that they would charge us $200 to move into a larger apartment. They had informed us this would happen but we would be getting new cards before that would happen. Nope. So we had to buy a NEW laundry card, put cash on it, and upon our moveout, they refused to give us the money on the other laundry card back. They also took out money out of your deposit because we calculated our prorated amount on 31 days (as in that month) but they wanted to do 30 days so they could get an extra $40 bucks. Look if you're paying a premium to live in a high-rise with a management team, they should at least come up to the plate when something happens. They were always rude and unwilling to cooperate, they often weren't in the office, and they scoffed at problems. There are always going to be problems wherever you live, but its how your landlord takes care of it often indicates how well you live there. So, if you're going to pay, would you really want to deal with this??”

The icing on top of their huge mud pie is all these tiny things: the water bill went from $15/month to $38 /month (and growing) in the past year; they switched the laundry machines and refused to refund our old laundry cards; they shut down the pool and BBQ area for more than a year without compensation; and finally, they've done everything to pick away at our deposit after leaving, so suddenly we're out almost $200 without justification or explanation. It's a great location if you work downtown and can endure incompetent management. If you don't or can't, avoid this place like the plague.”

Here's how we see it:<br><br>The Pros:<br>The building is close to the financial district which is where we work, so this is a huge plus, really the main reason we live downtown. The parking situation is great for us as we have a single dedicated parking stall but that took some negotiating several years ago after realizing the tandem parking game was far from perfected. The mail is centrally located and packages are held at the security desk with almost 100% certainty that they won't get lost or given to your neighbor. The security and parking staff are courteous. The unit itself is large, over 900 square feet for a one bedroom and views to the north and west from a couple hundred feet above the street make it worth it. With the windows closed, there is no street noise, with the exception of the wind howling and the helicopters from time to time. The unit has a nice floor plan, with a separate dining room off the kitchen and a long hallway that separates the family room from the bedroom and bathroom.<br><br>The Cons:<br>This might take a while. The building is getting old and the kitchen and bathroom fixtures are on their last leg. In the kitchen, the microwave needs replacing, the garbage disposal was already replaced, and the rest are just ugly. The bathroom is very boring, not much to say, everything works. The carpet and paint are poor quality, but to be expected in a rental. In terms of tv, if you have a HDTV, forget it. The line of sight for HD for DirecTV and Dish is blocked by the adjacent building, unless you are at the easternmost end and you probably still don't get it. You can get standard definition signals, but you are at the mercy of the two listed companies assuming you went on your own or if you use the building's prewired service provider, you automatically get DirecTV. The gym is pretty mediocre and the pool and hot tub are not huge selling points. The building has a dry cleaner, but we've even had problems with them. Oh, I forgot to mention the fires, two to be exact. Running down 25 flights of stairs in a two year period isn't as fun as it sounds. The building management has played it down terribly and given very little information to the tenants on what really happened. This alone makes me want to move out.<br><br>All in all, we'll probably look around when the lease is up, but not too sure we can find any better for the money. We seem to play this game every time this year...It's a good place for people who work or go to school nearby. Again, mixed feelings.”

When my air conditioner broke during the summer, the maintenance team was unable to repair it on its own, so it called in a professional who repaired it quickly. It's a large building that shows its age in the walls and carpeting, but the maintenance team has responded to my needs just fine. You get awesome views near the top of the building and uncommonly spacious rooms, especially compared to the newer box-style apartments available down the street.<br><br>The pool closing for such a long time was annoying, and the end result is as out-dated as the initial layout. Also, having to share one set of washer and dryers on each floor causes some serious frustration. As for the tandem parking, I was informed of it before signing the lease, and, after a couple weeks of adjusting to the idea of having a permanent valet situation, I began to feel very safe and happy to have such a nice covered parking area for my car. So many people in this city are forced to park on the street, exposed to the elements and to crime. I like the secure feeling I get when I pass through the gate and park my car in my assigned spot, leaving my key in the valet key box. Of course, my situation may not be typical, as I walk across the street to work.<br><br>Overall, I recommend this building to anyone working downtown. Escaping the office for lunch at home once and a while can't be beat.”

The security staff is generally very pleasant but try and get a call back when you have a request or need. I've been here two years and my apt will be available soon. They also don't tell you about the stacked parking when you move in.”

The management is completely unresponsive to tenant requests, maintenance is sub-par, and there is a general sense that you, as a tenant, are on your own should you have any problems. We had a fire last month in the building - the second in two years. Turns out a major electrical conduit blew, destroying a car in the garage, and coating everyone's cars with caustic soot. Add the flooding caused by the fire department, and you've got a pretty wonderful disaster on your hands. What did the management do? Nothing. No notices explaining the fire. No offers to clean cars, or compensate for smoke damage. Nothing.<br><br>In December numerous apartments were flooded as a result of a plumbing leak. Again, no help from management. Some tenants were offered a wet/dry vac, but nothing was done to address the property damage and mildew that resulted.<br><br>Stay away from Grand Tower.”
