Policies are all intended to limit Essex's liability in every way imaginable, even if you have a crazy neighbor knocking on your door yelling at you on multiple occasions. Clearly, resident safety is not a concern. They built the apartments in such a way that you hear everything going on in other apartments, and so everyone hears you too. If you are unlucky enough to have a sensitive neighbor, you have to tip toe around your apartment to avoid issues for normal use of your apartment. Outside of the building there are always homeless people, sometimes releasing themselves (both ways) publicly and flinging toilet paper. You hear them at night too. Yet Avant somehow thinks they can charge comparable prices to much nicer apartments with more security and better policies. Do not move here.”
“In all honesty, the apartment itself was great, minor flaws, but it was fine until COVID. The residential service and maintenance became disgustingly TERRIBLE AND RUDE. The trash chutes are ALWAYS overflowing. There are numerous maintenance requests that just get forgotten. The 4th floor smelled like animal piss for over a month. The worst is the people working in the residential offices on the 1st and 2nd floor (lobby included). I've had problems with the garage clicker for a while and sent in requests to get it fixed but they don't even answer! I stood outside their office, calling them (due to COVID-19, to speak to someone I need to call first), I see them in their office through the windows and watch the phone ring as they don't answer.”

They were friendly over the phone, but once I came in for my tour? RUDE. The leasing agent barely acknowledged me, and once he was done writing his email he called me over with a "Yes?". His attitude was SOUR during the entire tour, and their elevators smell like dank weed. He wrote down the wrong apartment numbers for me when we were done, so once I got home to apply, I couldn't figure out which apartment I viewed. When I asked about it, his response was "Oh it was probably leased." Once I finally applied, I was approved, and a different agent told me to just finish up some paperwork. My original leasing agent came back, saying I wasn't approved, and had no explanation for the mix up. After some more complications, I was finally ACTUALLY approved. I told the leasing agent I would be driving to LA from across the country, and they told me they'd be ready to give me a key and do a walk-thru of the apartment. They said even if it was after-hours, they made sure my key and everything would be at the front desk for me. I got in after driving for two days, and I was unable to access the garage to park my car. Once I finally got the security guard to let me inside, he had NO KNOWLEDGE of my arrival, no key, and no assistance other than a number to call. Finally one of the agents showed up, and gave me a key fob, and a crappy old garage opener. Cool. After dragging all of my stuff up to the apartment, the key didn't work. It didn't work three more times. Apparently nobody reset the door to my apartment to open with the key. I had to wait 30 minutes for a maintenance man to show up to fix my door. Once we finally got inside? ROACHES. Apparently nobody bothered to clean or treat the apartment before I got there. The roaches were pouring out from behind the stove, and crawling all over the floor. They didn't bother hiding when they saw us. So at nearly 11PM, I had to find a 24HR store downtown to buy a bunch of raid and roach traps. COOL. When I notified the leasing agents, they weren't too assed about it. I'd have to wait an entire week for pest control to come out and treat my apartment. When I requested a follow-up treatment, nobody ever showed up to do it. Occasionally homeless people enter the building and wander around. Luckily you can't get very far without a key fob. There's nowhere to really walk a dog around here, and there's no actual dog run. People generally just let their dogs crap on the sidewalk. The Honda dealership next door is super annoying. They like to let their vehicle alarms go off for hours, and are always blocking the alley leading to the parking garage (they find this especially funny). There's NO guest parking. Staff tends to park in the available handicap spaces, which is a huge nuisance for the people who are actually handicap. The package collecting system they have is terrible, and more often than not my packages have ROACHES on them. FAST FORWARD to December 27, my car was broken into in the garage. I notified everyone in the leasing office. Nobody really gave a crap, and suggested I just call the police. The police didn't even bother showing up. The security guards said they would review the camera footage, and let me know about it. When I didn't hear from them I finally asked about it, and they informed me the cameras weren't even working, and there was nothing to be done about it. January 7 - My apartment was accessed unlawfully. Whoever came into my apartment left my fuse box hanging opened. As someone struggling to live with PTSD, this is HORRIFYING. When I brought it to the attention of the leasing office? They said "well nobody was scheduled to do work in there" and suggested the fuse box opened due to construction. The construction is on the other side of the building. My apartment never shakes from it and I can't even hear it. The fuse box LATCHES tightly. It didn't even open from me jiggling it. NOBODY EVER FOLLOWED UP ABOUT THIS. February 17 - My car was broken into a second time. When I brought it to management, they brushed it off AGAIN. I never got an email response, and when I went into the office they suggested maybe a family member broke into my car. First of all, my family doesn't live in California. Second, my family isn't trash? Why would they break into my car? When I spoke to management about the cameras, she simply said they were still broken, and they were looking into having them fixed. Not sure why it takes two months to fix a camera? What are we paying $150/mo to park in secure parking for? She said since I was the only person who had my car broken into, it wasn't enough for them to do anything about. COOL STORY BRO. I feel bad for people every time I see them taking a tour of the building. DON'T WASTE YOUR MONEY HERE. I'm looking forward to taking my rent somewhere else. This place is horrible. BEWARE.”

(is next to 2 huge highways cannot breathe fresh air!) HOMELESS in the front at night, in the backs at night, unsafe, cannot walk outside. FAR walking distance to LA live and every shops! At least have to walk 15 minutes for shops. Everything in buildings is cheaply made and high rent 2700? Facilities is nice, but close 11pm the small gym? NOISE: metro train and highways right next to the buildings! 24 hour noise. PARKING is horrible, there is storage facility and Honda service center right next to the parking garage in alley! Very hard to go into parking with nonstop cars coming and going in the narrow alley, have to wait to weave and let oncoming cars squeeze and go and it is just nightmare. The hallways smell like the marijuana, but is no smoking community? When there is no smell of smoke, there is other bad odors. They clean but it is all over building bad smells all year. Does not feel like a home. More like a dreaded place to come back after work. My lease ended last month. Would not recommend to live, but if you do not mind the stress and overpaying for something not worth, live here. Does not have a happy environment. Just a place for Essex company to make a lot of money because is technically "downtown" but it is at the END of downtown, not anywhere close to anything downtown Los angles. Convention center is in front, nothing. LA live and staples center is 15 minute walk.”

We finished our lease and will not go back. The location is next to the 2 FREEWAYS 10 and 110 (crossing), there is a metro line right behind (the tracks, not the metro stop!), so much noise all day & night. adjacent, there is a Honda dealership and service cars garages! If you want to park, good luck squeezing through the huge trucks that are right next to the garage entrance! Some staff always had a very rude attitude towards us. Also the cost, pricey and not worth that much. You have to pay unnecessary things, such as it is mandatory to pay for Cable & Internet with bad quality company $70 a month added, even if you don't want cable and or wifi you must pay. Parking is $150, and you have to pay for everything, electricity, gas, water, etc. even trash. My husband and I moved further in downtown, where the location is much better and the prices are fairly the same but a much better community and building.”

The rooftop is really nice and you get an awesome view of DTLA. My only complaint is a HUGE ONE about the floors and walls being thin. I am constantly being woken up in the middle of the night by the elephant who lives upstairs. I know that the unit above me is a small studio, and I don't understand why someone would be running around the studio and dragging around furniture in the middle of the night. It honestly sounds like they're having an aerobics class or something. I love everything about this place, but for the price we pay, we shouldn't have to deal with noise from our neighbors at all hours of day. It's really a shame because I would've planned to stay here for a few more years if the noise issue wasn't so bad.”

They design was well thought out and I love showing it off. - Gym - the 'techno' equipment is often not as great in my opinion as machines never seem to work. But overall a great gym with plenty of equipment & weights. - Rooftop - gorgeous. You have to see to appreciate. - Pool - decent. But within the complex, the sun doesn't hit it for super long. - Staff - great. Everyone is friendly but ---- is very quiet. He doesn't speak. CONS: - The CEILINGS!! Oh how I wished they would have spent a little more money on this gorgeous place and put in thicker ceilings/floors. I can hear every single little move whomever lives above me does. Runs to the bathroom, runs to the kitchen, runs everywhere! Stop running in your place and stop slamming your drawers and balcony door. - Flower Lobby. Like someone else complained, the Flower side got the raw end of the deal. We have no security. There are constant teens just hanging out SLEEPING in the lobby. It's a homeless teen shelter at times I believe. The coffee area is always trashed or there is no coffee. But now Flower side has lost the coffee machine rights, so no more. - FOBS - they hardly work on the Flower side door or elevators. You have to rub, hold, try about 5 times to get to work - The alley. Is a NIGHTMARE. It's constant traffic. What bothers me is people don't get it's a 2-WAY ALLEY. They just drive down the middle and won't move for you going the opp way. I've nearly had about 5 accidents myself in the alley just from idiots pulling out of Avant garages at 20mph. All in all, Avant is great for 20-somethings who don't know any better. For anyone who has experienced luxury apartments, Avant is not the place. The new Carmel/Whole Foods place will be opening soon and I will more than likely be looking there, 8th & Hope or Hanover at the end of my lease.”

The wood floors, the appliances, the thick carpet, the walk-in closet,the lobby/fitness center/business center/ etc. - The balconies are HUGE! - Parking is reasonable ($120.00 a space). - Close to freeways. - FOB access to enter building & use elevators. - The rent price is reasonable. But i would not pay more than what i am, for what this is. - The tenant quality varies. You run into college students, young professionals, single people, single seniors, gay, I haven't seen any children, all races, dogs,it's a melting pot here & that is great! - Washer & Dryer in every unit! - Built-in usb connections. CONS: - THE WALLS ARE THIN! I can hear the above unit walking/slamming cabinets/ screaming/ etc. This is a constant struggle in living here & is a HUGE factor in me renewing my lease. There are built-in speakers in each unit. WHY would you install these when the walls are SO THIN! HORRIBLE MISTAKE!!!!! - The alley (I call in the ------ Alley) is not attractive, nor easy to navigate through. There are always cars parked on the side during staple center functions, and this makes it obnoxious when trying to get home from work! The last thing i want to do after a long day of work is wait in the alley for 10 minutes for people to move! - I live on the FLOWER side & i hate that i do not have a front desk officer. This side should be cheaper since we don't have the amenities as the FIGUEROA side. - Living on the flower side, there is a rental apartment company GINOSI. I did not sign up for a hotel/ rental apartment situation. There are always people chilling in the lobby with their luggage & trashing the lobby. If you are going to allow this business, you need to make sure you have more cleaning staff AND SECURITY!!!! - Can someone please install vending machines?! There is not much in this area & it would be nice to have. - With that being said, there is not much to do/go to in this area. If you are thirsty at 10pm, you have to go to Ralph's (5 minute driving) to get Pepsi or whatever your heart desires. - The dog run is a disappointment. It is basically just a walkway from the back to the front of the fig building. Dogs cant even "run" because if you let them offleash, they could run into the street if the front lobby door is open! DTLA is very doggy, & renters really take dog areas into prospective when choosing where to live. APEX has the best dog park! I like this place & the management, but i will most likely be moving elsewhere in DTLA after my lease is up. Why? because the thin walls, the location, the hotel/rental apartment living, & the fact that there will be more apartments to choose from in DTLA next year that have more luxury & more of a young professional tenant.”
— 1360 S FIGUEROA ST · Downtown“Pros: Staff: The staff is genuinely friendly..I've seen places where it feels like the staff is out to get you Amenities: Nice new gym, beautiful and luxurious lobby with lots of sofas, free coffee, computer workstations available, lots of lounging area in the pool area as well as rooftop View: the rooftop has amazing views of DTLA!! Security: I feel safe walking behind and in front of the building, and there's always someone at the front desk. Also, in order to get to a floor you need to scan your key fob, which means strangers can't get to your floor. The parking garage door is remote controlled. New: the property is pretty new and well maintained. Cons: Noise: I am not talking about traffic noise, I am talking about my neighbors. Apparently a bunch of college kids moved in, and that is fine, but they are so loud! 1) I can hear them "walking" (more like stomping) around above me 2) They smoke cigerettes as well as pot and the smell fills my place if I have the balcony door open. Also, I have found cigerette butts on my balcony 3) One time the neighbors above me decided to hold a long conversation at 3:30am on their balcony...um...maybe some people are sleeping at that hour because they have to work the next day?? Parking Situation: The parking fee of $100 a month for one car is a bit steep. While it is not the fault of Avant, as they can't make the alley wider, the narrow alley where residents have to drive through to park is pretty dangerous. Some people apparently feel the need to gun it, and I have been in and seen many near misses. While there are two way mirrors installed, I feel like they need more. They definitely need to install one in the residents parking garage, right when you drive in, because some people turn the corner in the driving garage really fast when exiting without looking. Also, if some huge truck decides to park in the alley you will have to inch your way past to make sure you don't smack off your mirrors. Dog "run": It is just a narrow pathway on the side of the building. I really was expecting at least something bigger and with real or fake grass or something, not a narrow pathway of wood chips with a bunch of concrete stepping blocks on top. My dog hates it and refuses to go there. At least there are poop bags available! I really wish they could take out all the wood chips and concrete stones and put in some fake grass to make it look nicer. All in all, this place is pretty great to live in, I just hope they make some improvements namely: Make the dog park better and more presentable Install more two way mirrors Try to exercise some more control over the rowdy college students (I know this is easier said than done) Otherwise, I really enjoy living here!!!”

There is quite a bit of traffic on Fig when there are events at the Staples center but that is to be expected when living in the direct vicinity.”

The community is very pet friendly and I would gladly recommend a friend to this complex.”
