“Do not rent here- BEDBUGS, BEDBUGS, BEDBUGS! I lived in the Langham for a little over a year and everything went well until about the second month when I discovered my new furniture was crawling with bed bugs!! I had to throw out several pieces of furniture and although maintenance sprays for bugs the building and neighborhood are too infested so it's a lost cause. The staff does not want to admit the problem to new tenants”

They really are beautiful historical buildings one can only dream of if they want to experience the city life. My issue is with the team that runs them. If you call 213-380-0584 you will never get a live person to answer the phone, you will always have to leave a message and worse you will have to wait for Joe to call you back at HIS earliest convenience. Yes, convenience, because when I finally drove to see if they even had a leasing office Joe was enjoying the comforts of sitting behind his desk, playing on his iPhone while the work line rang and rang and rang. I asked if he was open and he said that he'd been busy all day (no he didn't ask me my name, how I was doing, what he could help me with) he simply went on and on and on and on about his day and how busy he had been. Although I was looking for a specific size, I decided to call back (mistake) to ask for a smaller unit (no answer, surprised? a little, yes) but again I decided to drive over because I was told during my first visit to come by during specific hours. When I showed up Joe was walking toward me and when I re-introduced myself he looked at me said said that he didn't know me at that very moment because he was "off the clock". He was coming back from the ER and flat out rude. He was lucid enough to say something professional but rather turned on his Diva / Queen attitude and made me feel like I was an inconvenience to him. He pawned me off to the other offer person who treated me like she was doing me a favor by talking to me. She wanted me to basically leave but not before giving me a piece of paper to the addresses of the rest of the properties. No she didn't help me either. The only person that was respectful was the maintenance guy waiting his turn mouthing "sorry" for the way those two treated me. I called the GM who assured me this was not normal behavior and was going to look into it. He scheduled a walk through of the properties and when I called to confirm I was told he had taken the day off but Joe would be the one to assist. I was beyond angry at this point. I will not do business with a person that treats you like you are not worth his time. In my opinion people that are allowed to live in the properties they are trying to rent should live by higher standards. My best friend is a property manager and her place not only is a lot cheaper than most but she has to use her place as the model. This Joe is rude, a diva, and has ZERO customer service experience. He doesn't deserve his job and neither does anyone on that team that act like they are doing the rest of us a favor by showing us the apartments. I've never written a negative review because I never felt anything was worth the time. Kathleen and Joe do not deserve their jobs. Did I mention that Kathleen chose to play with tenant's dogs while she had people waiting in her office? Yeah. They are way too comfortable in their positions. It would speak volumes if they were to be replaced and notified that their rent is now the same as the rest of the tenants .... Maybe then, these two people would see how they are there to serve clients not themselves. Swel Group - you need a better team representing your amazing properties. And to the GM- the fact that you blew me off was the last straw. Keep your word. So to you who took the time to read all this; if you need someone to pick up the phone call 213-251-9834 - the GM's office will answer their phones. And dont' take how busy their are as a reason for leaving 6 messages. Yes, I left a lot of messages and called even more times. No one is ever that busy to return calls and still have time to play on their iPhone with clients sitting in your office.”
— 715 S NORMANDIE AVE · Koreatown“The first night I lived here, my sofa wouldn't fit through the door, so they told me to leave it in the hall overnight and maintenance would help me in the morning. Well, the sofa was STOLEN that night. The place is also run by HORRIBLE middle-eastern owners who leave all the property management in the hands of a family (two daughters and a mother) who run the place like their own private fiefdom. For example, they don't tell residents about certain public areas of the building just so they can have those areas to themselves. Different rules apply to residents that they favor. The place is just a terrible place to live. There is no parking, you have to park in a nearby PAID structure.”

My apartment that I moved to in July (after living in another studio for a year, which did not have them) is completely infested and Andrea, the manager said she would do an emergency extermination/treatment with a company and didn't. Beautiful building, but bad management, bed bugs and then how do you get out of your lease?”
— 715 S NORMANDIE AVE · Koreatown“I have to say that I love my apartment: the layout, the building, its location and the cleanliness (the hallways constantly smell like pinesol), but I have to move as soon as my lease expires. The noise and loss of sleep is killing me slowly. I am not talking about street noise, for the surrounding streets are actually not so jammed with cars and people. The noise come from weird elements like people digging in the dumpsters throughout the night; the crushing of cans, rattling of bottles and crinkling of plastic bags have woken me up on more occasions than I can count. If no one happens to be diving in dumpsters you are sure to hear the maintanace people busy breaking up old furniture that's abandoned in the alley. This is normally a chore they like to get to as soon as they clock in in the morning. I think that if you score an apartment on the Normandie side--and as high a floor as possible--you might have a better chance of sleeping once in a while, but never ever sign on an alley-side apartment.”
— 715 S NORMANDIE AVE · Koreatown“I lived in the building for 3 1/2 years and I never personally had a problem with the management because they always got things done, and very helpful, she even knows the tenants names. However, Mitch the maintenance guy was a CREEP and told me I could pay him in "other ways" and he did not mean for me to bake him cookies...to let me back into my apartment instead of paying him the money. Thank God I was moving in less than a week. The streets are noise and no air conditioning, however, the neighbors are quite friendly and they are quiet. Parking is horrible, you either park on the street if you can avoid the times when you can't park there, or pay a monthly fee to park 2 blocks from the building...otherwise the parking structure that's closer has limited parking...you can't park there beetween the hours of 9-5. All in all it's not bad, but anywhere in LA if you want something better you have to pay for it!”

Pros: Historic, charming, architecturally beautiful and interesting; convenient to subway, Wilshire Blvd. and the 10 Freeway. Cons: no air conditioning, original casement windows which are a little drafty in the winder; the penthouse and lobby are used for all sorts of film projects, commercials, etc. so there are film crews in the building on the average of once a month and filming sometimes goes on into early morning hours; no on-site parking; and some office staff can be less than efficient. Maintenance has never been a problem for me but some of my neighbors have suffered less than stellar service. The neighborhood is very ethnically mixed and there are lots of children on our block which can be noisy in the spring and summer months. Lots of residents have dogs but the building is very solidly built and apartment noises are virtually non-existent (except through windows if facing the courtyards). We recently had all the washers/dryers replaced and the hallways and floors are repainted and cleaned regularly. The building is historic and is subject to an unusual rental tax which amounts to about $25 per yer. Downtown LA is 15 minutes away and there are many restaurants in and around the neighborhood ranging from fast food to 4 star.”
— 715 S NORMANDIE AVE · Koreatown“As a young girl of five in the 80's soaking up my surroundings my first thoughts return to the langham apartments every time I want to think of happy times I think back to the langham apartments. the front hall was more like a communal living room then a receiption, the Grandeur of the decor & The ambiance of the lighting was like being in a different era. living here was all about the location & the life around it I'v meet all sorts of people, from the crazy guy who liked to watch his feet while he walked down our street ,I know he was drunk now but in those days my mom was more creative.to stars & film crews like M. Jackson, miky rourk, eddie murphy, OH how could we forget that sweet lady who loved to Hang out in the front hall with her blonde beehive & multi coloured nine inch nails, I remember her trying to open a starburst I offered her and she struggled for what seemed like forever .I m so very sorry Lady ! what a place to live .I would realy like to see more and more photo s of the area and building so any tips let me know thanx.”

The management is definitely of the "passive aggressive" school. I had a complaint-- they responded by claiming there was more than one resident living in my apartment. Ummm... no. Actually. The maintenance man Mitch outright told me he would stand outside my door and listen to me and my "guests". What a F-ing creep.”

I never hear my neighbors, the pool finally opened a few weeks ago (though is technically only open on the weekends), and the neighborhood has tons of great food and bars within walking distance. The problem lays mainly on the management, Andrea, who speaks with utter insincerity and a sense of conviction as to make it seem as though everything is your own fault. There has recently been a spate of filming that has not given the necessary 48-hour advanced notice, whereby streets are blocked off and tenants are reprimanded for going about their daily lives and walking their dogs in the way of the film crew. Sensing the growing unrest in the building towards the excessive amount of filming, the Swel Group held a cheesy raffle for renter's credit a few months ago, though, come on, really--WE ALL DESERVE SOME SORT OF COMPENSATION FOR DEALING WITH THIS FILMING EVERY WEEK! Reporting complaints with Andrea thus far has given little solace, as she assures you that you're the sole person who has any problem with the filming. If you're a resident and you're truly sick of it, register a complaint with the SWEL Group's main office in Century City: 310-553-8898. Additionally, parking in the structure across the street was increased to $95/month.”

THE POOL IS BEAUTIFUL, PLEASE LET IT BE OPEN ALL THE TIME so it can be a true beauty to show off and not just the weekends. It's just not right to close it M-F? It's a pool for the tenants, is it not? I don't mind it being closed for filming days but M-F? COME ON! IF MONEY has anything to do with you not leaving the pool open, THEN THAT'S WRONG AND GREEDY AND YOU WILL NOT BE BLESSED WITH GOOD KARMA or REWARD. How about leaving the pool open from 9am - 11pm EVERYDAY? That's fair and fun for everyone. If it needs to be closed for filming, just post a sign of the days you will be filming and no one will use it. Be nice. Be fair. Be giving, so so shall it be given back to you 100 times more. A good management company would let his tenants be happy and enjoy. Remember that.”

When I moved in two years ago, I was told that they have a pool on the rooftop and to this day it hasn't opened once, except for filming purposes. Despite some sad attempts at renovation...ie: painting the elevators, this building is still a mess. People constantly vandalize the insides of the elevators, which is terrible and says lots about the residents...gang element. The street (Normandie) is so noisy that I have trouble sleeping most nights. There is no A/C and the radiator is very loud at night too. I think that paying 1100.00/month for a one bedroom here is way too much, but the location is perfect for me as it's very close to the subway(redline). If I had known that there would be all these problems, I never would have left my apt. downtown at Bunker Hill apartments, which was about 1200/mo for a studio when I left.”

Here are the rumors:<br><br>Built by Al Jolson in the mid 1920's<br><br>The first rooftop pool in the city of Los Angeles, rumoured that the 1932 olympic swim team practiced here.<br><br>Clark Gable lived and threw parties in the penthouse.<br><br>Ronald Reagan lived in the building while being the president of the screen actors guild.<br><br>A 'black shadow' ghost whips around the rooftop.<br><br>Sometime during the 1960's a drunk man locked out of his apartment tried to break in through the well of his bathroom window, but fell to his death.<br><br>A white woman ghost haunts the basement walkway, only seen from behind walking away.<br><br>During the 1980's a famous jazz musician was murdered and left to die in the empty swimming pool, found weeks later.<br><br>Swel bought The Langham and its neighbor building "The Barclay" across the street around 2000 or 2001 for a sum of around 5 million dollars. At the time, the buildings were infested with junkies and squatters and was in poor shape. The previous owners were a brothers in an arguement and neither one wanted to take care of the buildings. They sold the buildings cheaply just to get rid of them. I cant even imagine how much they are worth today.<br><br>The swimming pool has been refinished, but remains un-open. I have heard stories about "The Langham" printed on the bottom of the pool as being a permit issue. Also have heard the lack of lifeguard staff prevents people from using the pool.<br><br>All in all its a great building that breathes history. I have often thought about moving to a new building, but it is the charm and impressiveness of The Langham that keeps me here. The current manager is okay... I much prefered Theresa but a stroke caused her to walk away from the job. <br><br>I would say its a great place to live for those of us that live on the east side of the building. Tennants across the hall from me come and go (greater amount of noise, heat, etc.) Another setback is the contance of filming. This building has been in many tv and motion picture film shoots, and after a while it becomes a pain in the ---.<br><br>Cool place to live though. I have enjoyed almost all of the time I have spent here.”

Just have minimal contact as possible; she doesn't want to hear what you have to say. New leasing is nice and helpful, the old leasing staff was awful and had a bad rep. with the tenants. Everyone is glad their gone except those who miss the gossip. The building has good upkeep; building is cleaned inside and out evryday. <br>On-site maintenance, gym no one ever uses (good!), and pool on the roof that will never open (bad!). concrete floors makes it a quiet building. Film a lot in the building. Hope you can deal. at least parking is at a structure across the street and we're not limited to street parking like every other apt building. Overall a definite YES! cause pets are welcomed! Big thing for me! up and coming trendy area.”

Management is really in their own little world and NOT professional, at all. The common word to refer to them "B***H." This begins with the General Manager, on down. You might even find it written on the elevators. If they don't like you or have "heard something" about you, they will treat you nasty and make your residency at the Langham almost unbearable. Ironically, the maintenance crew is much more professional and much easier to get along than the management team. Gossip is rampant and everyone is sleeping with everyone (including the office staff). It is a true mess. <br> <br>Parking is horrible unless you pay to park in the Public Parking Garage across the street, but now you can't even do that from 9a to 5p. It is funny also that managment was made aware of this MAJOR change a month prior to its commencement and failed to advise the tenants until approx July 1st (the date the new rules began) How's that for professional?<br> <br>Noise is USUALLY at a minimum unless you have the artsy musicians near your apartment. Don't bother complaining. Management won't do anything.<br> <br>Grounds are well kept and the building is clean, basically. <br> <br>Safety is not an issue the area is pretty safe. I haven't heard of any incidents.<br> <br>On the positive, all utilities are included and the apartments are very nice and pretty spacious, but if you expect professionalism in your leasing offce/manager, forget about it. Another good thing is that I do not have any bugs and have never seen a rodent, etc. If you are a dog person, this is the place for you, but make sure your dog can fight, because not all of the dogs are "dog friendly."<br> <br><br>”
