“Waking up to loud noises from neighbors is distracting every morning and yet it happens and goes unchecked. This is what you can expect from entitled neighbors that are not held accountable for their actions. Dated 2/9/26”

“Noises all hours of the morning and night. Management unwilling or unable to do anything about it. Living here is a nightmare and not recommended Quiet hours are supposed to be between 10pm and 8am but that’s when it’s the worse. Management tells you to call the police instead of handling escalated scenarios themselves. They are unqualified to handle crisis management and would rather pay you $500 for a good review so be careful, This place looks good from the outside but it’s bad once you’re in the community”

“We have lived here for nearly a year and here are the reasons I would not recommend Palazzo East. 1. Our neighbor leaves garbage in hallways all the time. 2. Dog Feces are left all over the place. Walk through the community at 6:00 pm and it smells like a dog kennel. 3. Can not open our windows in summer. People do not pick up their dog waste so if we open our windows in summer we just smell urine and poop. 4. People throw water off their balcony. We have had dirty water poured on us and our barbecue 3 times this year from a tenant who lives above us. 5. You can hear the neighbors above you walking. You can complain to managment and nothing gets done! Nothing changes! They do not care at all. 6. During COVID-19 they would not allow us to terminate lease one month early so we could travel back to Florida before. My husband is 69 and I have asthma.”

“Do not move here! they will nickel and dime you on the way out. I was a good tenant who paid on time no issues. They charge a bogus paint damage charge of 160.00. I had 4 pieces of furniture the entire time living there. they're calling 3 scuffs that could be cleaned by the cleaning crew which I paid them 150.00 to do paint damage. the apartments are expensive and they upcharge you for everything and then to use any excuse to keep portions of your security deposit is just bad form. :(”

“The amenities are nice. But all that glitters isn't gold. The upkeep on the apartments isn't as great since it's a large community. I have lived in 2 separate apartments on this property and both have had pest issues with spiders. I constantly wake up with spider bites on me even though they have sprayed my apartment and said its due to all of the plant foliage. Leasing office and regional managers aren't responsive or helpful. However they reach out quite a bit when it's time for lease renewal. Definitely moving soon.”

“First I'd like to say this community pays you $500 to write a good review. Therefore the only reviews that should be considered is the reviews that are not 5 stars. We can start with my move in experience, my first day was horrible. I have no gas due to the palazzo miscommunication with the gas company ( SoCal Gas said this is a frequent issue). Then in the walk through I had, a refrigator that needed a new water filter, a garbage disposal that didn't work, a microwave that they claimed to be new but looking at the handling I could tell otherwise, and the fireplace did not work ( found that out after the gas was turned on). I have now lived here for 8 months and the fireplace is still broken and my car was recently broken into. The interesting thing about having a gated community and 24/7 guards is they are suppose to provide security.... their main and only purpose to stop crime. The guards are only there to observe and report to management. Lastly, I was previously at the other palazzo property next to the Grove where I was forced to leave due to renovations. I was given a 30 day notice and the option to move to the other property for a higher monthly payment!!! Honestly I am going back to Essex, it's down the street and the staff actually cares.”

“The staff is very kind and professional. The Palazzo has so nice and beautiful pool, gym and garden! It takes about 10 minute walk to the Grove and supermarkets. It is so convenient! Security is also good. Living here is so great!”

“I love living here! I love how it is so serene here. The vibe is very calm and Mediterranean. People are so friendly and so is the staff. It is pet friendly so my dog feels welcomed too. The pool is beautiful and there are always things to do there and people to meet. The gym and spa are clean and calming. And there is 24/7 security which is a must in Los Angeles.”

“After being a homeowner for many years, I have just moved to Los Angeles and to Palazzo East. It has been a perfect experience so far. It really is a community in the true sense of the word, with an incredibly friendly staff. The manager of the whole complex, Sean, made a point of greeting me when I arrived. I have a private balcony, cannot hear neighbors, love the lush tropical landscaping and the resort-style pool, where I can swim laps. I could not believe the beauty of the spa right on the premises. My apartment was immaculate when I moved in. I had a plumbing problem the first day, and after filling out an online request form, one of the maintenance staff fixed the problem within 2 hours. An on-site concierge is very helpful with packages and deliveries of all sorts. Communication is first rate. I recommend this community without qualification. And the location is amazing! Close to everything.”

“Im currently living palazzo east. i love the place and apartment but people from leasing office is super rude!!! First they charge me a $1000 deposit for a dog and $150 per month rent which is fine that if everything is great but when i work with my dog night time inside a apartment other resident have a huge dog NO leash on. i have a really small dog and suddenly that big dog attacked my dog! i was so mad cuz my dog were flying a air!! I was calling leasing office right after and they promise me that follow up and call me back but i haven't get any call back from since then. everytime anything happen they say they will call me back and its never happened to me! even tho i gave a moving notice a week ago i went to office today they say they never get a moving notice. and ----------- is so rude. i will never ever wanna rent this apartment. whole experience from palazzo east is not worth it at all.”

“Do not believe the hype. This building is made of paper. You can hear every single sound your neighbor makes. If you live below someone that does not respect the fact that they live in a building and not a house, you are screwed. (the rents are higher than a mortgage), the management will NOT help you. You will be hard pressed to get the "Habitability peaceful quiet enjoyment" that you are entitled to by California law. The fire alarms go off at any hour of the day frequently. A neighbor of mine experienced the person living above her throw his GARBAGE on to her balcony every night; management did nothing. Many of the people that reside @ The Palazzo are self entitled. I've witnessed these people be incredibly rude to the the front gate security too many times to count. These security people are the sweetest hard- working people at The Palazzo. If you have an unusually loud disrespectful neighbor and you complain in-person and in writing enough times, management might offer to relocate you to another apartment, but even with that huge hassle it's still a crap shoot. If your neighbors are courteous (Nice people live there too), you still can hear their washing machine, garbage disposal, music and conversations. The apartments on the top floor do not have the same layout as the floors below them. If you're on the 3rd floor.. the penthouse's kitchen is placed over your bedroom. You'll hear the washer while you sleep. You will hear people walking (kitchen's don't have carpet), and If they're heavy footed your paintings will fall off of the wall. These way-too- expensive apartments are cheaply built. If you do try and relax in the spa, guess what? It is located directly under the gym and you will hear weights dropping during your massage!!!! The Palazzo is a pretty dump. I lived in Manhattan most of my life, so I am not precious about loud noise. This place was ridiculous. I know nobody builds anything as solid as a pre war building anymore, but even the worst post war tenement has more insulation than the HELLazzo! Unless your corporation is paying your rent here for a few weeks -short stay only- don't get a lease here. You will rue the day you move into this place.. Don't do it.”

“I have lived here for about a year and couldn't be happier. My apartment is great, but I'm really impressed with the grounds and amenities. The gym and spa are fantastic, the pool is awesome, the greenery is spectacular. I have had no problems and have been very happy...”

“We just moved our daughter into the Palazzo a week ago. Having to make arrangements from 3000 miles away, it was by far the best experience that I could have imagined. Multiple phone calls to the leasing office at least once maybe twice a week and emails made our move so easy. The leasing staff went out of their way to make sure everything from the apartment date down to the rental of furniture was a smooth transition. The Palazzo has everything you could ever want. A gym, spa, beautiful pool, but most importantly the security 24 / 7 . The grounds are kept manicured. We noticed while staying for the week, that there was someone every day out there cleaning down sidewalks. When we went into the apartment for our walk through, you would have thought we landed the model. It was so clean and spotless. The neighbors that we met were so friendly too. I would highly recommend the Palazzo. If your looking for a great place to live then this is the place for you !”

“I have only lived here six months. So far, I really love it. I have always wanted to live in California and when I got the chance, I jumped at it. The Palazzo East has been everything and more compared to what I thought of when I imagined California Living. They have a fantastic pool and spa, a great gym and beautiful landscaping with waterfalls and tropical greenery everywhere. The staff is personable and friendly and I have really enjoyed my time so far. I don t plan on leaving here or L.A. anytime soon.”

“I have lived at Palazzo East for years and absolutely love it. They have a great pool, spa, and gym. There is safe and convenient parking for you and your guests. It is a safe community and has guards 24/7. Living here is amazing!!”

“The Palazzo East is awesome. After my brunch, I lay by the pool with the beautiful people, then work out at the gym with celebrities, and go to wine and cheese night at the spa. Pretty nice living.”

“I have lived at the Palazzo for over 5 years and just wanted to share my experience with anyone who is thinking about possibly moving in. Palazzo has really become my home. I know all of the staff and their all so kind and treat everyone who lives here like family. The apartments are beautiful ...I've been to a lot of my friends places in LA and nothing ever compares to here. I feel extremely safe with the 24 hour security which is a big deal for me and the underground parking also makes me feel really safe. The pool looks like a 5 star hotels pool and it is always clean. The gym is amazing and so is the womens spa where there is a jacuzzi, sauna, steam room, and showers. You can get a massage or facial anytime you'd like and all you have to do is walk to the spa for less money than most spas around town that you have to drive to. Palazzo maintains the property so well I feel no difference from when I moved in to now. Also, if anything ever breaks in my apartment like the garbage disposal or even if I just need my air filter cleaned out maintenace is here the same day I put in the request. I could go on and on about how much I love it here, but hopefully for anyone interested I've helped paint a picture of what it's like to be a part of the Palazzo Community. It really is upscale resort living to me and I wouldn't be happier living anywhere else.”

“I moved to the Palazzo East almost a year ago from Chicago and just recently renewed my lease for another year. This is not only due to the tremendous grounds and amenities but the overall living experience. From the wonderful people in the main office to the front gate and ground staff, it truly is safe, friendly and active place to live. This is the only apartment complex I would recommend living in Los Angeles.”

“I was referred to this site by someone who knows that I live here and wanted to know what I thought about the reviews. Here is what I think. First, I have been a resident at both the Palazzo and Palazzo East. I have lived in my current apartment here at the Palazzo East for the past two years, and I love it. It has been a very good experience for me overall. I relocated from the Atlanta area not knowing anyone. I have met several friends through brunches and other social events put on by the property. The staff has always been friendly and fair. If I have an issue with maintenance, it has been done the same day and with a follow up call to see if I was satisfied. I personally haven't had that before in my previous places. I sometimes get irritated with the security being strict, but have to remind myself that is one of the main reasons I chose this area and location; safety. The grounds are beautiful and I love having the gym and spa right next door. When I read the other reviews, it seems like this site has become a dumping ground for complainers, some of whom have never even lived here. That has not been my experience, so I thought I would stick up for my property a little.”

“----- S--, one of the women who works in the leasing office, reserved an apartment for me then surrendered it a couple of days later to another person on a whim because I didn't get the ------ reservation fee in immediately. We even told her that the credit card information was on the way ONE HOUR BEFORE SHE GAVE IT TO SOMEONE ELSE. -------ED! YOU'RE DEALING WITH PEOPLE'S LIVES, YOU -----. Now I'm GLAD that it fell through because apparently, according to these reviews, this place's "luxury" is a total illusion. I'm angry at the staff's devious, money-hungry behvior though. No honor anywhere. I hate L.A. sometimes, man....”

“I cannot believe that i have wasted alomst a year living in this place. It is terrible.....terrible.....terrible.... I pay so much money and i cannot wait to move out in 30 days. Do not waste your money to live here. The staff, especially ----, is rude. Just rude. They grounds smell like dog poo. The parking is terrbile. It is not safe here for you or your things. The gate is always broken and they let anyone in at anytime. The walls are paper thin, you can hear everything. Just dont waste the money.”

“I've been at the Palazzo East for almost a year now, I'm 30 days away from leaving which I'm very happy about. I paid $2100 for a 1 bedroom which I later found out was a total rip-off from other offers to other residents. I was drawn to this place because I thought it looked clean and respectable from the outside, but everything inside seemed to be quite different from my expectation for a couple of reasons: 1. My apartment on the first floor got zero sunlight. 2. All the staff are very rude for some reason, minus the pit vipers in the leasing office. 3. All the gated security seems to draw criminals. Just in the span of time I lived there I heard of numerous break-in's to peoples vehicles from fellow residents which totaled about(about 4 or 5). Weird and ------ I know, but they would steal stupid stuff like airbags, radios, purses, anything and everything. The Palazzo never did anything about it. I think they might have added one security guard inside the resident gate, who just falls asleep in his chair, I never saw him move. 4. The fire alarms get pulled about twice a month and sound similar to WWIII atomic bomb sirens. If a fire alarm goes off in one unit in your building when someone burns toast, a personal fire alarm will go off in every single unit in your building at all hours of the night. Your own personal fire alarm is wired into your bedroom to make sure you can't escape it at 3am. 5. I didn't see ants like I saw in another review but I did see a gigantic ----- rat once and I found roaches in my apartment 3 times. Huge and disgusting. I asked for the place to be sprayed but management never responded 6. There are personal trainers in the gym who hog equipment and take up way too much space doing the weirdest exercises. They're rude, inconsiderate, and act as if they own the place. It also gets really packed. Fellas, watch out for a ----- guy who works in the gym named ---------- who is gay. Now I normally don't have a problem with gay men, I have no problem with him people being gay or ------------------------, but this guy will find any/every reason to come into the locker room when its occupied by other males. Very creepy. 7. The decor went super tacky in December of 2008. Because the place gets no sunlight on the ground floors the shrubbery continually dies and needs replacing. Hence the fake grass and bald patchy gardens. Also, people routinely allow their animals to defecate in and around the planters. There is even a little pet area that smells like an open sewage pipe that is on the pathway from buildings 3, 4, and 5 if you want to walk to the pool, gym, leasing office that is unavoidable. It makes the inside pathways smell disgusting and the place is ridden with flies as a result of it. 8. In order to get cable television you have sign an additional contract with this company called consolidated smart systems. Since management wont allow everyone to have their own dish, this company consolidated smart systems will charge you an extra $20/month to use the one dish thats wired into every appartment. Not only is it really annoying to have to pay an extra $20 on top of what DirecTV already charges, it makes changing channels SUPER slow. Its like watching the tv guide in ------ mode or using your computer that responds to a mouse click in 20 minutes. I ended up canceling my direcTV service. The pool was nice on the weekends, but its not worth the money. Also, there's no jacuzzi next to the pool, and there are a million little kids who I'm sure urinate in the pool every day. Overall I had a bad experience. Sorry for it being so long, but hopefully I can help others make an informed decision.”

“the staff is amazingly incompetent and downright rude. the apartments are small with antiquated appointments. if u think you are getting your deposit back, think again. the management will invent fees and penalties at the end of the lease and are known to bill you even after they keep your deposit. I couldn't wait to get out of there and am forever thankful I only signed a 9 month lease. If your ready to be ripped off this is the place for you!”

“I stayed at Palazzo East for 4 through corporate housing. Palazzo East is a very nice and clean apartment community. It's a fairly new complex, around 5 yrs old. The place is up-keep pretty well. I made a service call once, and they came to fix the problem in 1/2 hr. They have community dinner every month and weekend brunch every Sat. Nice perks :) The downside is that Palazzo East is quite expensive to live. Also, you can hear road noise 3rd st and Hauser blvd. Every Sat morning, the garbage truck come and clear out the trash 7am in the morning!! It always woke me up! Overall, it's good apartment that I would recommend.”
