“I wish I could give it ZERO stars! Their maintenance and security team work together to rob the residents. They steal from the garages and the storages. The management knows and does nothing because they are all related and immigrants as well. One of the residents was robbed THREE times and they have yet to do anything or even arrest the maintenance and security. Keep in mind these butt wipes are on camera, full face showing AND with their work shirts on. They wait until you leave the garage and steal. PLEASE don't rent here for your own safety! This building pretends to be safe, but all the dirty work is all an inside job!”

It is convenient to all of downtown L.A., Little Tokyo, and the thriving Arts District. The maintenance crew is excellent and the office staff is unobtrusive and always responsive.”

Staff is very friendly and highly efficient and the apartments are really new and well maintained. The area is quiet for downtown and I have the impression that many more shops will start popping up soon.”
— 236 S LOS ANGELES ST · Downtown“The AVA is a new and shiny complex with a really capable and friendly resident staff. The maintenance crew is attentive and seems to really care about their work. Everything works pretty much as it is supposed to, and the general population of residents is professional and respectful. Downtown LA is very costly these days, and the AVA is a fair value for the price. The units are compact but pretty well laid out, and the fixtures and appliances are nice. Nothing looks shoddy or low end. The location is awesome and the parking garage is roomy and well lit, which means a lot around here! The small downsides are: the overly sensitive smoke alarms- they can be activated from just a hot oven and every single night you can hear one in the complex going off, and the way you can smell the cooking of all the other units through the ventilation. The construction next door and across the street is a constant and really oppressive noise, and the extreme amount of dust and soot it generates is frustrating and seems unhealthy. We will most likely move at the end of our term just because of that. :(”

The community grounds are nice, and there is a two level gym. Amenities are on par with other comparably priced complexes in the area.”

Located in a hip and developing area of the city, various great restaurants, cafes, bars and grocery stores are within walking distance. Units themselves are extremely modern compared to all other apartments in the area, including late model appliances and kitchen designs, bathrooms, washer/dryers and air-conditioning. The apartment complex is clean, vibrant and energetic, with great amenities including one of the best 24/7 gyms I've personally seen in a residential complex, cool study/hangout areas and a pool with a good amount of sun chairs. A little pricier than other apartments in the area, but you get what you pay for. Lastly, staff are legitimately helpful and responsive to any problems, the lease-signing and move-in process was incredibly smooth and stress-free also.”

Price is on the high side but you do get great amenities. Dog friendly community with a Dog Park located within a few minutes walk up 2nd street by LAPD headquarters. New construction is going on constantly with the building up of little tokyo.”

However, the tenants can be a little pretentious at times and the college kids can make the community feel like a frat house. All in all, its not so bad but i should warn you that this is not ideally quiet.”
