We intend to file a formal complaint against April and seek legal action due to her discriminatory and intimidating behavior. Additionally, we will be contacting social services to report the harassment of the elderly and disabled resident. I urge you to take immediate action to address this matter and ensure that the residents of this building are treated with respect and dignity.”

I lived here over seven years and this has been the absolute worst save yourself money and prevent from living here. “I've lived here a little over a year now and I've got to say I'm pretty satisfied. I checked around for quite a few apartments and Mariposa Gardens fit all my needs and the rent is pretty reasonable compared to the other places. Everyone seems pretty nice even in the neighboring apartments. There are two groundskeeper's that make sure everything is clean and good working order. The pool is always a plus in the summer. They also updated the washer and dryers. Marina is always available whether you have a maintenance question or you simply want to say hi. I think I made a pretty good choice moving here.”

Since then, the property has improved. Everything on the grounds is clean, maintenance requests are responded to quickly and nicely and I haven't really had any problems. A/C, stove, dishwasher are older. The paint they used in the kitchen was not made for the kitchen so peels easily and the exhaust fan in the bathroom (after being fixed twice) is so loud and barely works. I'm sure all of the units needs some updating (and some style) Its a 1970's building I think and the walls aren't soundproofed but most people seem to quiet and respectful especially at night. Not the worst place to live, no pests/bugs and the outdoor patios make it enjoyable. Pool was just closed down by the city for repairs but I think that was a left over from the old management company not doing anything about it.”

The property is managed by the owner's own company so there is little incetive to invest in the property. It is turning into a slum, new Section 8 tenants arriving up to 6 persons per apartment in those cases. The place is full of litter all the time, the trash rooms a mess, flies all over now that they allow pets, dog feces in the hallways, barking at all hours of the day. Tenancy has a quick turnaround. Avoid this trap (when you sign a lease). This 72 unit apartment building has no onsite residing manager, is only cleaned once a week by a one man crew and the apartment manager is never onsite even though they post a schedule. The manager claims to live here but can never be reached even in cases of emergency like plumbing problems. AVOID this building. The monthly lease rate is not worth it. — 533 N MARIPOSA AVE · Los Feliz“i have lived in mariposa gardens for almost a year now and the place is one of if not the best place to raise a family in los angeles. there are gates around the area and 24/7 security survelence on the building and compound at all times. the pool is great for the hot days during the summer and the gated parking is good security for my car. i would recommend this place to anyone and everyone. the rent is a great price compaired to everywhere else in LA as well youy deffinately get more than you pay for”
