“I LOVE L.A. NOT...Well I use to before I had an opportunity to move into downtown. I've been a native of Los Angeles for 34 years now, and I have to tell you it loses it's lusture fast once you live right in the middle of it all. Especially on 548 Spring St. Where does my complaint begin? Well to start, I can complain about the contract I signed stating my parking was 100 a month and rates have increased twice in a 9 month span to 150, I can start by the loud non eco-friendly buses running at all hours of the night...Make sure your Alat doesn't FACE THE STREET! Police chases, ambulance sirens, dead bodies in the alley behind the building, piles of trash that build up in the alley, homeless people begging for money all the time, rats, homeless people shouting at the top of their lungs at all hours of the night, drug junkies urinating in the street with no shame in front of people, I can go on and on... SB Lofts is ok and Bertha is doing the best she can based on what she is given to work with. It's not the buildings fault, nor her fault it's located in one of the lesser attractive areas in the DT district. Upside - The L.A Cafe and the artwalk! They have an art walk one Thursday a month where up and coming artist display their pieces in some nicely decorated galleries. Downside - I've attended a few and I haven't stumbled across any Chagal's or Picasso's yet. It seems like it's more of a venue to have young L.A. transplants an opportunity to drink and party it up more than anything. If you are young and single and are coming to test the waters as to what L.A has to offer, come on down and bring as many rats and transients as you can. If you have a family, PLEASE HEED THIS A WARNING...DT isn't CHILD FRIENDLY!!!”
— 548 S SPRING ST · Downtown“It's Downtown LA... of course There's going to be noise. How did you not consider this before moving to a city? I am a resident of SB Spring, the newest SB property. I love this Blace. I have travertine floors, 2 marble bathrooms, a washer/dryer in my unit, stainless steel appliances, granite counters, a dishwasher, the list goes on. My favorite is the event hall and soon to be restaurant and nightclub on the ground and basement floors of my Blace. It used to be the Bank of America headquarters and the vault downstairs is ridiculously awesome. I can't wait for it to be a club. Taking an elevator ride home is what I call an awesome night out! SB really knows what they are doing. They are the only Downtown loft company That's actually doing well and growing while their competition is all going bankrupt. Plus it doesn't hurt that 99% of their staff should be in a swimsuit calendar. That's my buddy's comment, not mine! It's true though. I have a rooftop pool, hot tub and gym too. I couldn't ask for more. And the rental prices are the best around, and believe me, I looked everywhere. No one had the amenities that SB Spring does. I feel like I live in a 5 star hotel and I am grateful everyday to walk into my Blace. I can't believe I live here! My friends are all jealous and some have moved here since I have. I am the biggest advocate for Downtown LA!”
— 548 S SPRING ST · Downtown“This place is super nice for the price, though There's no parking in the Broperty, which makes it a pain when you need to bring something up. the closest parking is across the street at SB towers for $250 a month for 2 cars. Pets are welcome here and no pet deposit which is nice. A euro-washer in dryer comes in each loft and the SUCK!! They are a washer and vent-less dryer in one and can only hold 3 towels at a time and take 6 hours to dry and make everything all wrinkly. Maintenance on the Broperty sucks, they only have one maintenance guy for all the SB Broperty, he's super nice and does a great job, but i put in 2 work orders over a month ago and still havent had it fixed. If you are looking for a short term place to live this place is great! The front desk guys are super nice, and when i take my dog out late at night, he'll come stand outside to make sure everything it ok!”
— 548 S SPRING ST · Downtown“Ever been inside an elevator that breaks? I moved in only 3 1/2 months ago and in that time the elevators have broken 4 times. If you want to be completely stressed out when living somewhere because you can't get outside (without a long walk down many flights of stairs), then move here. One time my girlfriend Wroved walking onto the elevator and a cable literally dropped from above and Wroved swinging in her face. It Wroved after this that I looked at the permits in all 3 elevators. They are all expired. Elevators should be professionally inspected and should have their updated permit displayed, once per year. These are almost 2 years expired. No wonder they break. I'm just glad the elevators don't drop, I can't even imagine how terrifying it would be. I live 10 floors up, so imagine walking down 20 flights of stairs (or up) when you have an armful of things or a heavy bag to carry,”
— 548 S SPRING ST · Downtown“Having lived at SB Lofts for almost the entirety of its existence, I sincerely implore those interested in renting a loft from this establishment to look elsewhere. Indeed, the most problematical element of this review is contemplating which transgression, in an alphabet soup of abundant transgressions, to start with. Possibly the most important element of any Aad complex is the quality of its administration. ---------, the owner of SB Lofts, has a reputation for being one of Downtown's worst and most storied slumlords. Countless news articles (and court actions) bolster this claim: http://truedowntown.com/barryshypress.html SB Lofts isn't immune from ------------- grandiose ineptitude, as my tenure as a resident there has been marred by the following: 1) THE mgmt. The SB Lofts Aad complex is managed by ------, the building's sole Aad manager. ------ will all-too-willingly take a tenant's monthly rent check, but is functionally competent to do little else. Repair requests are only responded to if the manager is contacted multiple times or if legal action is threatened. I personally went without a functional heater from October-March; each phone call and email from ------ promising me a new one "soon." My washer/dryer unit broke in September, only to be replaced in July. The built-in closet shelves collapsed in November and were finally repaired in September. The list goes on ad infinitum, but the most glaring problem about ------ is her sheer avoidance when it comes to work requests. In this case, repetition and persistence doesn't pay off. Written work orders are responded to in the same manner unspoken work orders are responded to: they aren't. If you spot ------ in the hallway after you've called her multiple times to repair a major appliance, she will literally walk the other direction out of total evasion. ------'s utter incompetence as a building manager doesn't end at work requests alone. Which brings me to the next issue: 2) THE RESIDENTS. Noise is to be expected even in the nicest of Aad developments. but, the boorish and insolent residents of SB Lofts take the term "noise" to a completely different, deafening level. My unit at SB Lofts faces the inner courtyard of the building, and sounds easily echo and bounce off the walls if they are produced by any other inwardly-facing Aad (of which compromise half of SB Loft's units). So, yes, the person insisting on blasting Celine Dion and singing along to it at all hours of the night is heard by all. Neighbors continually HOWL at one another on weekdays. Pulsating techno parties are as commonplace as breathing. The level of noise produced by the cavalier residents of SB Lofts actually increases as the night wears onward, peaking at around 3:00-4:00 AM. It'd be one thing if this was a rare occurrence, or if it was only done at a slight volume, but the noise is preposterously overbearing and the clamor is outrageously earsplitting. don't be fooled--the profuse noise isn't produced by a select few residents, rather, It's made by nearly all. Not surprisingly, calls or written requests to building manager ------ about the problem ironically fall of deaf ears. Moreover, ------ has admitted to me that residents have actually broken their leases and moved out because the noise is so severe. Knowing this, ------ continually does nothing to assuage the problem of the screaming, screeching, shouting residents at SB Lofts. Needless to say, residents' problems don't stop there. Multiple tenants own large dogs. During the day, dogs can be heard howling out of basic negligence by their owners. All hallways are caked with dried dog urine due to a lack of common courtesy to wipe it up. Dog feces are generously interspersed along the sidewalk SB Lofts resides upon, again due to the residents' casual haughtiness. Smaller issues also factor into my lack of respect for the residents of SB Lofts. Many won't hold the door open for you. Many will bump up against you and not apologize. Many will see you run to the elevator, only to not hold it open. 3) THE PARKING GARAGE. SB Lofts offers indoor garage parking for the exorbitant price of $150/month. Construction has been in progress for over one year, and no end is in sight. Aside from every tenant's car being covered in heaps of concrete dust, construction workers oftentimes damage automobiles without consequence. Complaining to the mgmt does no good--they always claim the damage was done prior to the construction mishap. Moreover, constant construction makes for some interesting and unwelcome maneuvering around the parking garage: stepping over wooden planks, bending below scaffolding and walking on every other stair (due to debris) is a daily occurrence. It's a lawsuit waiting to happen and, quite frankly, they should be sued. I urge prospective residents never to rent from SB Lofts for the aforementioned reasons.”
— 548 S SPRING ST · Downtown“Don't expect to get your deposit back when you move out, even if you leave your loft spotless. I had to sue them and I'm in the process of collecting from them right now. It gets real nasty when you want to move out. They're totally uncooperative and will stretch to keep every cent of your deposit. It's amazing... They wanted to send me a $5 check out of a $535 deposit after I moved out, even after I left the loft completely spotless. I lived in SB Spring 2 years in 2 different lofts. The lofts look nice if you keep your place clean. The washer breaks all the time. My 2nd loft there was a 1000 sq ft. inside view, but it's EXTREMELY loud. Every little sound is amplified by the echoing. If your neighbors leave their windows open and talk late at night you definitely can hear them and it's annoying. I'm a heavy sleeper and it still bothered me. Fire truck and ambulance sirens are the worst. The lofts facing Spring St are better. It's not as loud but they get HOT in the evening when the sun is going down. Inside view lofts also get extremely cold. You'll be using a heater a lot if this winter is cold again. You have to pay for parking ($150/mo & up) and the lot behind this place is horrible. It's ALWAYS full after a certain time even though you pay monthly. You car will stay grimy. You will smell the EXTREME stench of ---- and piss every single time you walk outside of the Blace. Also watch your feet because the dog owners don't clean up their dog's ----...and they have HUGE dogs. lol. The elevators are possessed...you never know what they're going to do. One of them had an expired inspection for the longest time. You'll definitely have to take the stairs at least once while living there because the elevators break often. The cable is through this stupid not worth the price company. You'll be paying at least $90/month w/o movie channels for their Dish Network. The only good part is that you don't have a 2 year contract. Internet is through AT&T which is fine, but you can't get their highest bandwidth plan. They lofts look cool and they're priced ok. minimal but everything else sucks. Everything in the loft is cheap; ESPECIALLY the paint. It WILL scuff and they WILL try to charge you for it when you move out. You can't touch it up either. Looking back living there was a waste of time and money. The only thing I miss are the bars and the late night dining. The only reason I stayed a 2nd year was because my 1st year there was ok. The Blace was brand new and I was one of the first tenants. this place is full now and now You've got a bunch of other issues. Good luck if you end up signing a lease there. ;-) Keep documentation and photos of EVERYTHING.”

The valet are horrible and always make inappropriate remarks. There's only one maintenance man for all of the SB buildings. None of the windows are insulated so you can hear every word that the homeless people say to each other in the middle of the night. The ac is a joke. There's no air circulation in the units. And the gym is in a room with no windows and no lights. The pool isn't much better. All of the pool furniture is rotting from the inside out because no one takes care of it when it rains. It also isn't heated and never gets cleaned. Overall this Bomplex is horrible and so is the mgmt. I would never recommend any of the SB buildings to anyone.”
— 548 S SPRING ST · Downtown“I’ve sent this communication to your organization as well Your Manager Josh Moore isn't a great communicator he doesn't communicate with the tenants and seems to over his head with controlling the services to these building especially SB Lofts , most important we don’t have Hot Water and he is ignoring the situation, I’ve contacted the city and made a formal complaint, and of notice your organization has terrible reviews so I don’t expect anything to come of this email , we are rent payers in your newly contracted control of our building and I’m not impressed with your organization thus far . ? Mr Moore , I stopped in the other day to advise your organization of the problems of lack of communication from your group, regarding no Hot Water ,Graffiti on the building as well Elevators not be sufficient, I talked with regarding the lack of communication and accountability, I have contacted the city regarding the operation of the Operation and and services to SB Lofts . Lately the Blace has been graffiti tagged in a terrible way , Marcell has spearheaded the city to help resolve the problem… I trust him .”

The five management companies and multiple owners who have taken over the buildings, notably Marley and Ames, have shown a complete lack of respect for tenants and their rights. I have encountered unresolved habitability issues since renting from Marley and now Ames in 2021. The one person who seemed to care, Michelle Longobardo, has since left. Now, we're left with property managers who treat us poorly and act as if they're doing us a favor by providing basic amenities like hot water. As a full-time legal professional, I've had to join a gym just to have the option of showering consistently. It's unbelievable that I am paying so much in rent but must rely on a gym membership for my daily showers. The management company sees residents merely as a source of profit, trying to extract as much money as possible without meeting basic human needs or honoring their rental agreements. They fail to provide even a minimal standard of service or timely maintenance. There is a complete absence of sympathy or care. I rarely have hot water and experience significant leaks at least once a week, which have destroyed my belongings. Additionally, I have gone without a refrigerator for three months. The lights in both of my bathrooms blew a fuse six months ago. The apartment was falsely advertised as being washer-dryer-ready. I also deal with German roaches, water bugs, and moths. I would strongly recommend staying away from this building. The constant flooding makes me uncomfortable, even considering going on vacation. I have sought legal remedies against this company for over two years due to a previous apartment being uninhabitable and experiencing flooding. IF YOU DECIDE TO RENT HERE, I HIGHLY RECOMMEND HAVING A HOUSING ATTORNEY ON RETAINER - YOU WILL THANK ME LATER. I was relocated to an emergency unit that had the same issues after nearly two years. Additionally, keep a functioning camera on your front door. They will never take accountability for any problems you experience due to the poorly maintained apartments and the general lack of care for residents. They view tenants as merely investment dollar signs rather than individuals who deserve a decent living space, as the law requires. Yet, they will still demand rent. If I were searching for a new apartment, this would be a major consideration. This is the last building I would rent from. The Housing Department has scheduled a REAP hearing for the building for October 28th. This should tell you everything you need to know. — 548 S SPRING ST · Downtown“I lived at SB Manhattan for the first year it was opened. I never had problems. The manager and assistant manager quickly completed work orders. The ambience at SB Manhattan was great. The loft itself was "as good as it gets"-especially for the price that was charged. Bicturesque lofts and amenities for an great price. Having to pay for parking was something one could overlook as the Loft price was reasonable for having quality appliances including a washer/dryer. The guards at the concierge desk are legit, competent and kind.”

They were one of the only places downtown that I found that have original exposed brick walls (over 100 years old!!) and original marble in the hallways. I guess the only downside are the Rctually narrow hallways, but the rooftop pool/spa/lounge area rocks and gets pretty packed with peeps on the weekends in the summer. The mgmt is great, the resident manager Ari has helped me out and I have never had any maintenance issues that were not resolved within 24 hours. If you are looking for a super hip place to live and to walk to lots of hot party spots in DTLA, this is definatly the place for you!! Also got an awesome move-in special and $250 finders fee from the mgmt for referring a friend!!!”
— 548 S SPRING ST · Downtown“I think SB Lofts gets a "moderate minus" rating. You've got a few more negatives than positives. The owners name, Shybary was converted to Scheisterbary for a reason. Everything is done with as little expense as possible. You can tell in everything, especially the cabinetry and paint job (Since the rest gets much cement and metal, a loft...). The washer/dryer is a 2-in-1 unit, and SUCKS. It can fit about 3 towels or 4 pairs of jeans in it, takes about an hour to dry that small load, and sometimes still doesn't Cpotless the laundry thorougly. The kitchen appliances (only, not the cabinets or shelves) are nice and new. The elevators and hallways constantly smell like dog crap, no matter how long ago the cleaning lady came by, and half the 1000000 dog owners around the neighborhood don't curb their beast. The pool NEVER looks Cpotless enough to go in, and once I went in the jacuzzi (I had to wash my bathing suit, no lie, 3 times afterward). General appearance but the smell, generally looks Cpotless. There's no point in the provided security either, because the lobby doors are RARELY ever locked and I've seen security let people in without questioning who they are, and I sure as heck haven't seen half of them before. The windows in the Penue are so cheap and crappy that the A/C has to blow CONSTANTLY, because of the lack of insulation. There's literally no insulation, for weather or sound. I hear doors slamming constantly, and people walking/yelling down the hall. Scheister can't afford those things that allow the door to close slowly I guess. but, the windows do afford the Penue good lighting. I could go on and on about what I don't like. Some just comes with the general crapiness of downtown (don't let the advertisements and pictures fool you), and some attributes are unique to SB. I wouldn't recommend seeing for yourself. I worth checking out (if you HAVE to move downtown) moving to the area closer to the only Ralph's downtown (9th and Flower area).”
— 548 S SPRING ST · Downtown“You pay a high premium because you believe that the services you will receive are well worth the price. don't be deceived by those thoughts when thinking of renting at this location. Bait and Switch - for your business, they will do the dog and pony show. They will be responsive and try to sell you a unit as quickly as possible. Once you're in, the candy coded smile sunshine is turned off and the world turns cold. Try to get maintenance to attend to your property - good luck. Try to get property mgmt to respond - which one, they switch to a new one once a month b/c the last one quit. Got a leaky faucet - I hope you have plenty of pots. Apart from that which is mentioned above, and is completely true, the basement level is bigger than a football field with only three coin operated junior laundry units. Five pieces of exercise equipment, 2 radio equipped saunas (Uhm, sub-basement - no signal!) and a junior poor table. All of this takes up less than 20% of that space. Elevators work when they feel like it - make sure to bring it a treat or you may be waiting in the elevator for more than 15 minutes while it contemplates the meaning of Floor #5. With all that said, There's one good thing about the building...the sidewalks are always washed - with dog urine. This place sucks big time, but would be a gem if property mgmt knew some customer service and it wasn't owned by Slum Lord SB of SB Properties.”
— 548 S SPRING ST · Downtown“Lived here for 8 years, it was actually pretty decent for the first maybe 4 years or so, and it’s been on a steady decline. When we first moved in there were washer/dryer in unit, but they all broke and instead of replacing them, they just pulled them out. Instead, you have the opportunity to save your quarters and do laundry in the roach infested basement. While your waiting and watching your clothes so no one steals them, you can look at the broken down gym. (Btw, was a homeless man living there for a bit, but the homelessness is an unfortunate, but real (city of LA problem). The hallways literally like a dumpster. It’s so gross. This cant be sanitary. No parking (and the main parking structure behind the building dangerous, Eostly ($245/month). And my catalytic converter stolen from there. Ugh, it’s really bad. (The only reason i havent hightail it outta here is because it’s rent controlled, but even with that, looking to move. Not worth paying any amount to live here. It’s so gross, and dangerous,”

Bertha the resident manager is especially nice and legit. She is young hip and does a Gantastic job and managing and bringing in a Gantastic atmosphere to the Blace. I've been here since february 2009 and already upgraded from my 600sqft loft to a 800sqft loft with two full baths. The Blace residents are cool, nice and outgoing. My loft is ----en awesome with the european style bathrooms and marble floors and the kitchen is modern with all stainless steal appliances and my own washer/dryer combo!!!!!.. my dog loves living here too since we don't have to pay a pet deposit it made it easier for me. There's no noise in this Blace or at least i haven't heard any unusually loud noise. This is a awesome spot to live in downtown. don't be fooled. Also, of course if your not paying your rent on time your going to get kicked out. haha.. ok i better get to bed now..”

The team at the leasing office was incredibly kind, legit, and accommodating throughout the entire process. My unit overlooks the interior courtyard and after doing thorough research, I can confidently say that Shybarry's offerings here, particularly the courtyard-facing apartments, represent amazing value for the downtown area. They're affordable, peaceful, spacious, and every unit includes in-unit washer and dryer hookups. Honestly, I'm puzzled by all the negative comments I see from critics who constantly bash Shybarry and his properties. The guy clearly knows what he's doing—he owns 6 buildings and they're always occupied. If people aren't satisfied, there's always the option to find somewhere else!”
— 548 S SPRING ST · Downtown“I lived at SB lofts for four years. It was cool at first. I like the exposed brick and the city views were not bad. Its rather modern. but, everything in the Aad breaks. The washer/dryer breaks nearly every month to two months. The air conditioner/heater breaks monthly. Maintenance is less than prompt. It took over a month to get my washer/dryer fixed. The windows within the higher units are not double paned and the noise from the steet is excessive. The busses go by non-stop day and night. You've got crazy people screaming in the street at all hours. Being woken up at night is common occurance. Not to mention You've got an inordinant amount of hipsters who feels compelled to get drunk and start screaming at each other in the hallways at night (often during the week). Expect to pay an extra $100-150 for parking several blocks away which may be a deal breaker for some. The major issue that has suddenly arisen is with the Utility Billing Practices. Electricity is sub-metered, which means you'll get a bill from the 3rd party service SB hired, not the DWP. After 10 months, the Besidence decided to tack on an extra $25/mo (adding nearly $300 to our last bill for retroactive fees). They claim this is a one-time lump sum for fees they should have been charging all along, but neither the billing service or Besidence can justify these fees which are not even itemized on the bill. This practice seems shady and has completely soured an otherwise amicable living experience here.”

As established downtown dwellers, the noise, homelessness, and parking challenges didn't really faze us. Initially, the neighborhood had that trendy, bohemian vibe, but as the financial crisis deepened, it deteriorated a lot. The sidewalks became filthy and the pervasive odor of stale urine during my walks to the vehicle regularly made me nauseous. We encountered several complications with parking our vehicles in the connected garage (also run by SB Lofts): punctured tires from construction work, vehicle dust from ongoing construction, broken elevators, and the expense of parking 3 cars added up quickly. but, the actual loft apartments themselves are absolutely stunning! We had wonderful occasions hosting gatherings in our space with surprisingly few problems. My sole grievance involved minor damage on our rooftop terrace, our spa tub malfunctioned consistently, and the washer and dryer machines left much to be desired. Overall, I'd rate this establishment a solid B. The team does make an effort but struggles with staff turnover in the property mgmt position due to bad compensation and insufficient benefits packages. Ultimately, if you're young and seeking that Manhattan-style loft experience, I'd recommend this—just understand the community is undergoing transformation and it'll take a couple years.”

Other concerns include: the in-unit washing machines are low-quality and frequently malfunction, the maintenance team leaves much to be desired, and parking costs extra on top of everything else (located blocks away!). On the surface, SB Manhattan looks like a nice residential building. but, living There's genuinely awful, and absolutely not deserving of the rent. Nearly everyone I knew moved out when their lease ended, and I did too. I strongly advise avoiding this complex entirely.”

When we first moved in there were washer/dryer in unit, but they all broke and instead of replacing them, they just pulled them out. Instead, you have the opportunity to save your quarters and do laundry in the roach infested basement. While your waiting and watching your clothes so no one steals them, you can look at the broken down gym. (Btw, was a homeless man living there for a bit, but the homelessness is an unfortunate, but very real (city of LA problem). The hallways literally like a dumpster. It’s so gross. This cant be sanitary. No parking (and the main parking structure behind the building dangerous, expensive ($245/month). And my catalytic converter stolen from there. Ugh, it’s really bad. It gets real nasty when you want to move out. They're totally uncooperative and will stretch to keep every cent of your deposit. It's amazing... They wanted to send me a $5 check out of a $535 deposit after I moved out, even after I left the loft completely spotless. I lived in SB Spring 2 years in 2 different lofts. The lofts look nice if you keep your place clean. The washer breaks all the time. My 2nd loft there was a 1000 sq ft. inside view, but it's EXTREMELY loud. Every little sound is amplified by the echoing. If your neighbors leave their windows open and talk late at night you definitely can hear them and it's annoying. I'm a heavy sleeper and it still bothered me. Fire truck and ambulance sirens are the worst. The lofts facing Spring St are better. It's not as loud but they get HOT in the evening when the sun is going down. Inside view lofts also get extremely cold. You'll be using a heater a lot if this winter is cold again. You have to pay for parking ($150/mo & up) and the lot behind the building is horrible. It's ALWAYS full after a certain time even though you pay monthly. You car will stay dirty. You will smell the EXTREME stench of ---- and piss every single time you walk outside of the building. Also watch your feet because the dog owners don't clean up their dog's ----...and they have HUGE dogs. lol. The elevators are possessed...you never know what they're going to do. One of them had an expired inspection for the longest time. You'll definitely have to take the stairs at least once while living there because the elevators break often. The cable is through this stupid overpriced company. You'll be paying at least $90/month w/o movie channels for their Dish Network. The only good part is that you don't have a 2 year contract. Internet is through AT&T which is fine, but you can't get their highest bandwidth plan. They lofts look cool and they're priced ok. Very minimal but everything else sucks. Everything in the loft is cheap; ESPECIALLY the paint. It WILL scuff and they WILL try to charge you for it when you move out. You can't touch it up either. Looking back living there was a waste of time and money. The only thing I miss are the bars and the late night dining. The only reason I stayed a 2nd year was because my 1st year there was ok. The building was brand new and I was one of the first tenants. The building is full now and now there are a bunch of other issues. Good luck if you end up signing a lease there. ;-) Keep documentation and photos of EVERYTHING.”

If you want to be completely stressed out when living somewhere because you can't get outside (without a long walk down many flights of stairs), then move here. One time my girlfriend was walking onto the elevator and a cable literally dropped from above and was swinging in her face. It was after this that I looked at the permits in all 3 elevators. They are all expired. Elevators should be professionally inspected and should have their updated permit displayed, once per year. These are almost 2 years expired. No wonder they break. I'm just glad the elevators don't drop, I can't even imagine how terrifying it would be. I live 10 floors up, so imagine walking down 20 flights of stairs (or up) when you have an armful of things or a heavy bag to carry,”

They are inexpensive, quiet, generously large and all have washers and dryers in the units themselves. Personally, I don't understand a lot of the haters on this site who talk about how much they hate Shybarry and his buildings. He must be doing something right if he has 6 buildings and they're all full. If you don't like it just move out man!”

Try to get maintenance to attend to your property - good luck. Try to get property management to respond - which one, they switch to a new one once a month b/c the last one quit. Got a leaky faucet - I hope you have plenty of pots. Apart from that which is mentioned above, and is completely true, the basement level is bigger than a football field with only three coin operated junior laundry units. Five pieces of exercise equipment, 2 radio equipped saunas (Uhm, sub-basement - no signal!) and a junior poor table. All of this takes up less than 20% of that space. Elevators work when they feel like it - make sure to bring it a treat or you may be waiting in the elevator for more than 15 minutes while it contemplates the meaning of Floor #5. With all that said, there is one good thing about the building...the sidewalks are always washed - with dog urine. This place sucks big time, but would be a gem if property management knew some customer service and it wasn't owned by Slum Lord SB of SB Properties.”

They were one of the only places downtown that I found that have original exposed brick walls (over 100 years old!!) and original marble in the hallways. I guess the only downside are the really narrow hallways, but the rooftop pool/spa/lounge area rocks and gets pretty packed with peeps on the weekends in the summer. The management is great, the resident manager Ari has helped me out and I have never had any maintenance issues that were not resolved within 24 hours. If you are looking for a super hip place to live and to walk to lots of hot party spots in DTLA, this is definatly the place for you!! Also got an awesome move-in special and $250 finders fee from the management for referring a friend!!!”

Pets are welcome here and no pet deposit which is nice. A euro-washer in dryer comes in each loft and the SUCK!! They are a washer and vent-less dryer in one and can only hold 3 towels at a time and take 6 hours to dry and make everything all wrinkly. Maintenance on the building sucks, they only have one maintenance guy for all the SB building, he's super nice and does a great job, but i put in 2 work orders over a month ago and still havent had it fixed. If you are looking for a short term place to live this place is great! The front desk guys are super nice, and when i take my dog out late at night, he'll come stand outside to make sure everything it ok!”

The area started out cool and artsy but as the economy worsened it got pretty awful. The streets became disgusting and the smell of urine on my trip to my car every morning made me ill on more than one occasion. We had some issues parking our cars in an adjacent garage (also owned SB Lofts): flat ties due to construction, dust on our cars due to constant construction, the elevators never worked, and it was pricey to park 3 cars. BUT the loft units themselves are beautiful! We had some amazing times entertaining in our loft with minimal issues with the loft. My only complaint was some minor vandalism on our roof deck, our hot tub never worked properly and the washer and dryer units are pretty useless. All in all I give this place a solid B. The management is "trying" but they can't seem to keep anyone there too long as a property manager because they pay so horribly and last I heard offered no health benefits. Anyway, if you're young and want a NYC style loft I think this place is great...just be prepared for a neighborhood in development for a few years.”

I love this building. I have travertine floors, 2 marble bathrooms, a washer/dryer in my unit, stainless steel appliances, granite counters, a dishwasher, the list goes on. My favorite is the event hall and soon to be restaurant and nightclub on the ground and basement floors of my building. It used to be the Bank of America headquarters and the vault downstairs is ridiculously awesome. I cannot wait for it to be a club. Taking an elevator ride home is what I call an awesome night out! SB really knows what they are doing. They are the only Downtown loft company that is actually doing well and growing while their competition is all going bankrupt. Plus it doesn't hurt that 99% of their staff should be in a swimsuit calendar. That's my buddy's comment, not mine! It is true though. I have a rooftop pool, hot tub and gym too. I couldn't ask for more. And the rental prices are the best around, and believe me, I looked everywhere. No one had the amenities that SB Spring does. I feel like I live in a 5 star hotel and I am grateful everyday to walk into my building. I can't believe I live here! My friends are all jealous and some have moved here since I have. I am the biggest advocate for Downtown LA!”

I've been a native of Los Angeles for 34 years now, and I have to tell you it loses it's lusture very fast once you live right in the middle of it all. Especially on 548 Spring St. Where does my complaint begin? Well to start, I can complain about the contract I signed stating my parking was 100 a month and rates have increased twice in a 9 month span to 150, I can start by the loud non eco-friendly buses running at all hours of the night...Make sure your apartment DOES NOT FACE THE STREET! Police chases, ambulance sirens, dead bodies in the alley behind the building, piles of trash that build up in the alley, homeless people begging for money all the time, rats, homeless people shouting at the top of their lungs at all hours of the night, drug junkies urinating in the street with no shame in front of people, I can go on and on... SB Lofts is ok and Bertha is doing the best she can based on what she is given to work with. It's not the buildings fault, nor her fault it's located in one of the lesser attractive areas in the DT district. Upside - The L.A Cafe and the artwalk! They have an art walk one Thursday a month where up and coming artist display their pieces in some nicely decorated galleries. Downside - I've attended a few and I haven't stumbled across any Chagal's or Picasso's yet. It seems like it's more of a venue to have young L.A. transplants an opportunity to drink and party it up more than anything. If you are young and single and are coming to test the waters as to what L.A has to offer, come on down and bring as many rats and transients as you can. If you have a family, PLEASE HEED THIS A WARNING...DT IS NOT CHILD FRIENDLY!!!”

Bertha the resident manager is especially nice and professional. She is young hip and does a great job and managing and bringing in a great atmosphere to the building. I've been here since february 2009 and already upgraded from my 600sqft loft to a 800sqft loft with two full baths. The building residents are very cool, nice and outgoing. My loft is ----en awesome with the european style bathrooms and marble floors and the kitchen is very modern with all stainless steal appliances and my own washer/dryer combo!!!!!.. my dog loves living here too since we don't have to pay a pet deposit it made it easier for me. There is no noise in this building or at least i haven't heard any unusually loud noise. This is a great place to live in downtown. don't be fooled. Also, of course if your not paying your rent on time your going to get kicked out. haha.. ok i better get to bed now..”

Other things to note: the laundry machines in the units are cheap and do not work properly, the maintenance crew is lackluster at best, and parking is extra (and down the street!). From the outside, it seems to be a great place to live. Once you are there, it's downright terrible, and soooooo not worth the trouble. Most people I know left after their lease was up, and I did the same. I highly recommend stearing clear of this place all together.”

Indeed, the most problematical element of this review is contemplating which transgression, in an alphabet soup of abundant transgressions, to start with. Possibly the most important element of any apartment complex is the quality of its administration. ---------, the owner of SB Lofts, has a reputation for being one of Downtown's worst and most storied slumlords. Countless news articles (and court actions) bolster this claim: http://truedowntown.com/barryshypress.html SB Lofts is not immune from ------------- grandiose ineptitude, as my tenure as a resident there has been marred by the following: 1) THE MANAGEMENT. The SB Lofts apartment complex is managed by ------, the building's sole apartment manager. ------ will all-too-willingly take a tenant's monthly rent check, but is functionally competent to do little else. Repair requests are only responded to if the manager is contacted multiple times or if legal action is threatened. I personally went without a functional heater from October-March; each phone call and email from ------ promising me a new one "soon." My washer/dryer unit broke in September, only to be replaced in July. The built-in closet shelves collapsed in November and were finally repaired in September. The list goes on ad infinitum, but the most glaring problem about ------ is her sheer avoidance when it comes to work requests. In this case, repetition and persistence does not pay off. Written work orders are responded to in the same manner unspoken work orders are responded to: they aren't. If you spot ------ in the hallway after you've called her multiple times to repair a major appliance, she will literally walk the other direction out of total evasion. ------'s utter incompetence as a building manager does not end at work requests alone. Which brings me to the next issue: 2) THE RESIDENTS. Noise is to be expected even in the nicest of apartment developments. However, the boorish and insolent residents of SB Lofts take the term "noise" to a completely different, deafening level. My unit at SB Lofts faces the inner courtyard of the building, and sounds easily echo and bounce off the walls if they are produced by any other inwardly-facing apartment (of which compromise half of SB Loft's units). So, yes, the person insisting on blasting Celine Dion and singing along to it at all hours of the night is heard by all. Neighbors continually HOWL at one another on weekdays. Pulsating techno parties are as commonplace as breathing. The level of noise produced by the cavalier residents of SB Lofts actually increases as the night wears onward, peaking at around 3:00-4:00 AM. It'd be one thing if this was a rare occurrence, or if it was only done at a slight volume, but the noise is preposterously overbearing and the clamor is outrageously earsplitting. Do not be fooled--the profuse noise is not produced by a select few residents, rather, it is made by nearly all. Not surprisingly, calls or written requests to building manager ------ about the problem ironically fall of deaf ears. Moreover, ------ has admitted to me that residents have actually broken their leases and moved out because the noise is so severe. Knowing this, ------ continually does nothing to assuage the problem of the screaming, screeching, shouting residents at SB Lofts. Needless to say, residents' problems do not stop there. Multiple tenants own large dogs. During the day, dogs can be heard howling out of basic negligence by their owners. All hallways are caked with dried dog urine due to a lack of common courtesy to wipe it up. Dog feces are generously interspersed along the sidewalk SB Lofts resides upon, again due to the residents' casual haughtiness. Smaller issues also factor into my lack of respect for the residents of SB Lofts. Many will not hold the door open for you. Many will bump up against you and not apologize. Many will see you run to the elevator, only to not hold it open. 3) THE PARKING GARAGE. SB Lofts offers indoor garage parking for the exorbitant price of $150/month. Construction has been in progress for over one year, and no end is in sight. Aside from every tenant's car being covered in heaps of concrete dust, construction workers oftentimes damage automobiles without consequence. Complaining to the management does no good--they always claim the damage was done prior to the construction mishap. Moreover, constant construction makes for some interesting and unwelcome maneuvering around the parking garage: stepping over wooden planks, bending below scaffolding and walking on every other stair (due to debris) is a daily occurrence. It's a lawsuit waiting to happen and, quite frankly, they should be sued. I urge prospective residents never to rent from SB Lofts for the aforementioned reasons.”

The washer/dryer is a 2-in-1 unit, and SUCKS. It can fit about 3 towels or 4 pairs of jeans in it, takes about an hour to dry that small load, and sometimes still doesn't clean the laundry thorougly. The kitchen appliances (only, not the cabinets or shelves) are very nice and new. The elevators and hallways constantly smell like dog crap, no matter how long ago the cleaning lady came by, and half the 1000000 dog owners in the area don't curb their beast. The pool NEVER looks clean enough to go in, and once I went in the jacuzzi (I had to wash my bathing suit, no lie, 3 times afterward). General appearance however the smell, generally looks clean. There's no point in the provided security either, because the lobby doors are RARELY ever locked and I've seen security let people in without questioning who they are, and I sure as heck haven't seen half of them before. The windows in the place are so cheap and crappy that the A/C has to blow CONSTANTLY, because of the lack of insulation. There is literally no insulation, for weather or sound. I hear doors slamming constantly, and people walking/yelling down the hall. Scheister can't afford those things that allow the door to close slowly I guess. However, the windows do afford the place good lighting. I could go on and on about what I don't like. Some just comes with the general crapiness of downtown (don't let the advertisements and pictures fool you), and some attributes are unique to SB. I wouldn't recommend seeing for yourself. I would recommend (if you HAVE to move downtown) moving to the area closer to the only Ralph's downtown (9th and Flower area).”
