“This place smells like people smoke Crack or some harsh chemical like substances all night. I visited a friend and was to be in LA for 6 months and stayed there. Every night you smell cigarettes and some chemical like smell. Everyone says that the chemical smell is Crack. The stairwells smell like urine and the laundry machines don’t work. Had to relocate after 3 weeks because the smell kept us awake.”

I moved in in February 2020, so it's safe to say I spent more time in that shoebox than I would have liked or imagined. Management companies switched all the time, each with worse communication than the former, so I never knew who to contact or how about things like maintenance requests. Furthermore, when those requests were finally made, it consistently took weeks (if ever) for them to respond. The current property manager is one of the most incompetent people I have ever had to deal with to an infuriating degree. He was rarely in the office and consistently did not respond to any correspondence, including my 30 day notice, which he claimed he never received, and proceeded to take $1600 out of my deposit for a month of rent AFTER I had fully vacated, cleaned the apartment, and returned my keys and garage opener. On top of the poor management, it is not a nice community to live in. I was woken up on multiple occasions before 5am to my neighbor loudly arguing on the phone with her windows open, and her loud conversations wouldn't end until after midnight. I work weird hours. I understand people can be loud at weird times, but this was incessant. Many of the apartments look onto a very small courtyard so you can hear everything, and you have very little privacy. Also it's just not worth the price. It is the quintessential, overpriced, gentrified building. Yes, there was a fresh coat of paint, but it was common for door handles to be missing (trapping me in a stairwell), elevators to be out of service, and to do three cycles on the dryer only to still end up with wet clothes. There's not much in walking distance. There are a few stores and a BOMB taco tent down the street, but for the most part it is a very residential area devoid of green space where you need a car to do most anything. The final straw for this apartment was when maintenance left me without wifi for almost three weeks when I was working from home during a pandemic. I had three different AT&T technicians come out who all confirmed it was in fact a building problem (also AT&T is your only option since not all the units are cable ready). The first thing I did when it was finally fixed was search for new apartments. I'm now in a bigger, nicer, and cheaper apartment with all the same amenities. There are so many apartments in LA, run far away from this one.”
“Where do I begin: - New manager again, Gigi never seen her. I don't think she actually ever works, so really you have no manager - I know her name because she always leaves notes on your door about paying extra fees on your next month's rent. - I've tried calling, she never picks up, and it always goes to voicemail, nothing ever returned - She got rid of all the maintenance forms so you can't ever get anything fixed - Cleaning crew is good so I just go to them directly. You can fire the manager as she does nothing - NO TRASH CHUTE - Trash piles up everyday into the garage because it's impossible to reach the trash bins, so residents are forced to just throw their trash next to the trash bins - I've talked to residents that have lived here longer, and they said it's been closed for almost a year. They will never open it up even though it says closed for "maintenance". They aren't doing ----. - Laundry is new, but it's ALWAYS broken: ERROR CONFIG. Can you please FIX THAT?!?! - Cockroaches everywhere - Poop bags left everywhere in the halls - They got rid of the trash cans in the lobby so basically learn how to live in trash You pay $2000 a month for a one bedroom for this crap. Literal crap. Crap everywhere.”

Only complaint would be noise levels and relatively small parking spots. The place has recently been renovated and along with that came fresh laundry facilities and a gym. Very satisfied.”

That's not what you get at this apartment. The water color is MILKY. DON'T DRINK IT!!! It smells like iron...probably old pipes...Don't let the horrible "renovations" fool you, they aren't fixing real issues. There was a pipe leaking "water" in the garage for about 2 months...they did nothing about it. - Being able to throw away your trash. They locked all the trash chutes. I'd love to be able to throw away my trash, but of course nothing comes easy in this apartment complex! Hold onto your trash for a month. Maybe the chutes will open up! Who knows... Clean water and trash management is a luxury at this apartment complex. BTW, got another manager recently...She seems more competent...than Chris, but we need a lot of changes with this complex. They finally finished renovations...I couldn't believe it. It's so ugly I want to cry. They half painted everything so it looks like a disaster. They were painting the hallway door...and left the door shut to dry so the door got stuck and you couldn't open the door! HAHA you had to walk around the entire building to get out... DON'T MOVE HERE. I went through this disaster and I'm saving you a year of headaches.”

They never answer the phone nor return calls. You finally hunt someone and he "will see what we can do" and does absolutely nothing. Their security plays a similar game. No custodial services at all. The smells, vermin, and wastes has exponentially grown. Excrement left to rot on patios, common areas, and walkways. Three fire scares in one year. Infested. Roaches literally crawling on the ceilings even if you're clean. I have learned of the different species of roaches because it has them all. Large dogs allowed, in addition to the constant yappers. Doors with no functional locks. Squatters. Car break ins. It's a convenient location as long as you're willing to walk, albeit not too far at night without precautions. Building improvements halfway done for months or never finished. Building is literally falling apart and no one fixing it. No sound barriers. Impossible to sleep. They made their own parking places in the fire lanes, making already tight spaces that much worse. Weird old plumbing. Elevator's broke again, hope you like stairs. Washer also broken. They put up notices that you're immediately delinquent on mystery fees (which were not legitimate), and do not give you even a day to pay up. They put up 24-hour notices to enter apartments with <24 hours actually given...about every time. Their utility management biller have to be overcharging. The "some utilities paid" advertisement was a complete fabrication BTW. Moving out was the best thing I ever did.”

They are using the CHEAPEST material and the CHEAPEST remodeling I have ever seen. I'm sure they're making these "improvements" to increase their rent and charge an arm and a leg, but wow is that such a lie. Let me tell you about these "improvements": 1) They put fake vinyl "wood" and they're so cheap that they only put it in front of the elevators. They left the smelly rotting carpet where people don't usually walk to unless you have an apartment there. Come on...your using cheap flooring anyways, you don't want to get rid of smelly, rotting, carpet in front of all the other tenants? 2) Their designer looks to be someone at the management office's family or family friend, because I highly doubt any "professional" would paint the ridiculous red color on the building. And don't even get me started on the teal doors with neon yellow, green, and blue trim...If you want to find this apartment, don't worry you'll see it. It's the tackiest building on the block. Literally if they just left it and repainted the beige it would have looked a hundred times better than what you see now. It's so embarrassing. 3) They decided to change the front doors, and they didn't even manage the time well...We went 3 days without a front door. They truly care about their tenant's safety...There's a door now but no locks. So please, just walk right in! 4) We don't have a maintenance guy anymore, so trash is overfilling everywhere. Lovely. Don't you love trash overfilling all over the floor when you want to get your mail. 5) In midst of all of this horrible "remodeling" they put up a lovely sign that said if you don't pay rent by the 3rd, were going to charge you a $50 late fee. I'm normally okay with this, considering you shouldn't be paying rent late. But, you have literally made living in this horrible complex a nightmare for over a month straight, and you think this is the time to be threatening your tenants with a late fee? How about you put up a freaking front door on the building...and stop worrying about a late fee... So yea, don't move here. Looking at all the materials they're using to "remodel" it's all B.S. No hard wood floors - it's a sticker. No real safety precautions or high end materials are being used. Just a lot of tacky paint to cover up imperfections.”

They are renovating like crazy so it's good. All would we well except for the management. It. Is. Horrible. Chris Kim is the "new" manager and he has absolutely no idea what he is doing - take a look at his office (it's complete chaos). He needs to be fired immediately. He's never at the office. Anytime you go to the office during business hours, he's never there. In the past 3 weeks, I've seen him in the office literally twice. It's become a running joke with residents about when this guy will start working. I think the owners should know how they are being scammed by this guy. When he is there, he is rude, unhelpful, and you can forget about getting any maintenance done at the place. Residents laugh about filling out the maintenance form - it's completely useless. I had a maintenance request to fix the shower head since Nov that hasn't been fixed. I've called and he said it wasn't a priority for them. Lovely. One awesome person is the janitor. He's amazing. Always has a smile on his face, and he's always working and super helpful! He offers to help you take out trash! He deserves 5 stars. That 1 star is for Chris Kim. I'm so happy I'm gone. Haven't got my security deposit yet. Probably won't ever get it. Just happy to be out of here.”

The previous manager supposedly got fired right around the time I was leaving, and apparently she purposely messed up files, deleted files and misplaced files. I am not sure whether this is true or not, because what I know of her, she was actually very good and attentive to the tenants needs. In any case, the new management is absolutely horrific. First, the water/electricity companies were not notified of me moving out, something, the management said they would take care so I got billed for a month after I moved out. When I told this to the new management, Chris Kim, very rudely told me it was my problem and there was nothing he could do about it. When I asked to speak with higher management, he told me that he is the highest management and then hung up the phone on me. My second issue is that I have contacted him 5-6 times about my deposit, and I have still yet to receive it. The apartment is spacious, has hardwood floors but it also has loads of cockroaches. They try to spray the area, but who knows what chemicals they use and what side effects that may bring. Parking on the street is pretty much impossible, and can take 30 minutes circling the blocks to find something. The parking garage is also terrible, there is even a sign on the door that says the garage may contain harmful chemicals that can produce cancer. I would definitely NOT recommend moving into this facility.”

Useless manager, totally. I reported a broken window the day I moved in and thankfully im moving out next week and it still is not fixed 12 months later. Graffiti all over the stair well and garage. A hooker living next door having "company" at all hours of the night. Laundry room was sucks washers dont work and driers dont dry. If you are looking for a slum this is the place for you. I called the managment company Moss& Company and was blown off and treated like a piece of crap. Do not live here!!!!!!!!”

I have been living in this complex for a long time, and at a point, this building was worth the rent: Security in the Garage, building was kept clean and the manager was very nice. But recently, this building has gone to hell. This building is now infested with roaches, the place is always dirty, new manager can't speak English for ---- (she's Korean and when asked a questions, she just says "Ok, ah huh, ok...). Who the hell hires a manager that doesn't speak English in a coherent manner?? Management has been increasing the Rent every year, and I wonder where the money is going to since the building doesn't get fixed. And yes, the water is constantly shut off in order to fix some stupid plumbing that causes the downstairs parking lot to get flooded. the Elevator license has not been renewed since 2005, and the damn thing keeps breaking down (the Elevator doors opened on me in between the 1st and 2nd floor, wtf!!), which causes everyone, including the elderly, to walk up the stairs. Parking is a NIGHTMARE for people with more than one vehicle. La Fayette is getting very overcrowded with new people moving in, that it sometimes takes 30 - 45 minutes just to find parking in the street. Also, since the building is near a busy street (3rd Street) you sometimes find traffic to be unbearable. I am planning to move out of this apartment by the end of the year as I have had it with this place. Only reason I have stayed so long is because I pay very little for Rent since I have been living there for some time. Anyone thinking of moving in here, don't. If you can't take my word for it, go look for yourself and see how horrible this place is.”
