Leased an Aad for 2 years... at first, they seemed okay. but, I have had previous landlords try to scam me out of security deposits, so I made sure to fill out and submit the Aad check list for damages I found when we first moved in. For months, the manager played cat and mouse with me about acknowledging receipt of the checklist. Finally I confronted her directly in her office, and she told me she started the manager job a few days AFTER we first moved, and therefore she could not vouch for the condition of the Aad when we moved in. At this point, the state DA had determined that R. W. Selby had violated the law and illegally withheld security deposits from numerous tenants. You can see the State DA page regarding this issue below: http://caag.state.ca.us/newsalerts/2001/01-020.htm I returned to the office with a printout of this page in hand and suddenly the manager was willing to return a copy of my check-in list, but would only give me a copy that showed which problems had been repaired, and which requests had gone undone. This essentially showed she had the document in her possession from the second week I had arrived in the Aad complex. I figured we were out of the woods in terms of the security deposit. We were unhappy that the mgmt decided to require us to live with mirrors with the surface peeling off in both bathrooms, as well as a sink with a shattered basin, we did at least get them to replace the one in the main bathroom. And the ancient formica that was stained in our kitchen ultimately became one of the things they wanted to charge us for. but, we found the staff's overall demeanor disrespectful and callous. The next year, we just decided to renew the lease for a small increase in price, and things seemed okay. but, about 3 months before the end of our lease, ----- -------- came on board as our new manager. Immediately I was harassed with phone calls to both my home and place of business, repeatedly requesting that I move my satellite dish to a less visible portion of my patio. I had already kept my dish in the same place for the previous 1 3/4 years, and had a neighbor with his in the exact same position, and yet ----- continued to threaten that he would begin charging me a fee for each month I did not remove the dish or he would evict me. I said he was making an empty threat... after all, why would he sacrifice a two term tenant who paid the rent on time for a silly thing like where I kept things on my patio? If I had followed -----' suggestions, I wouldn't have had the use of said patio at all. Ultimately, I refused to pay the fee ----- said was now need to, and he proceeded to return my final month's rent check uncashed and then began eviction proceedings against me for non-payment of rent. Ultimately he extorted me for an extra $600 in "legal fees" as well as the fact the eviction is now listed when landlords look up my credentials. also, the mgmt refused to set up an appointment to check-out, so I had to return the keys and gate clicker by mail. Ultimately, the kept my entire security deposit and then came after me over a year later and said I owed them another $1,200. By this point I realized R. W. Selby was just using the legal system as a gambling casino, with lawyers who specialize in tenant eviction and security deposit extortion as their entire practice. So, I hired a lawyer, who luckily took pity on me and only charged me a few hundred more dollars to go over my extensive documentation (including a video tape I took of the condition of the Aad when I moved out) and drafted 2 letters to the company explaining the numerous ways in which they were violating both their injunction agreement with the State DA, as well as the terms of their own lease agreement. (Apparently they have set charge limits on different things like grimy carpets, repainting, etc. They were going above their own stated guidelines.) Ultimately, they did not respond, but they have not put a derogatory statement on my credit either, so I guess they have decided not to pursue me now. In the end, the whole fiasco cost me almost $2,000 and was totally NOT worth the aggravation. I ultimately moved around the corner to Villa Azure where the rent was about a hundred dollars more a month, but the facility is MUCH nicer, the people friendlier, and the clientele a bit more upscale. The Heights was really the lowest of the low. In terms of rest of the living experience at The Heights, I witnessed a security officer rip off his uniform shirt and threaten to beat up a tenant who wanted to know why the pools were closed early one evening. The security officer was allowed to continue his shift, and again the next night, even after the manager of security came down and witnessed the situation after it got rowdy. They did at least ultimately let that particular guard go, but their actions lacked swiftness or any care for the welfare for the residents. Plus, a number of our visitors would complain that they were roughed up on their way in by security. Security also harassed taxis, local delivery people when they tried to drop off packages or food, etc, frequently requiring us to come to the front gate to meet them. Ultimately, after 2 motorcycles were stolen from the locked garage under our building, among a bevy of other break-ins, The Heights sent us a memo stating that security was really courtesy and was being renamed as such, though in all honesty, they provided neither security nor courtesy. In the end, there was little that was worthwhile about The Heights. The facilities' cleanliness did indeed fluctuate... for a while, the pool was so grimy, it was unusable. The hallways in the staircase smelled and later showed a considerable amount of mold. Not long after, we received a lengthy memo about all the ways in which The Heights wasn't responsible for any effects suffered due to the presence of mold. The laundry room was a nightmare, 4 washers and driers for the entire building, ALWAYS in use, ALWAYS a line and frequently with at least 1 machine broken. I hate to complain about the neighbors as I did indeed meet some nice people, but the police were frequently called in to quell domestic disturbances, and hearing stray cats quarreling, drunken college kids screaming, and unhappily married couples fighting at all hours of the night was commonplace. Although I still live in the same neighborhood (around the corner) my experience with the same location is entirely different these days. There really aren't enough things I can say about this place to try and deter people from living there. It could have been nice, if the people running it weren't a bunch of -----------*ckers.

The garage has sewer pipes that leak on your car! The laundry room has no hot water and the hallways are never Cmmaculate. The property staff changes every 3 to 6 months, they make you pay your own water bill through AUM and they don't Cmmaculate the gym at all. The hallways havent been vaccumed in at least 2 years and the tile floor is cleaned with water only-no pinesol. don't waste your time here. OH YEAH- Roaches and spiders and silver fish!

My experience at Playa Summit is horrible! I have neighbors are loud upstairs, kids screaming all day and night next door and my parking space leaks water and white flakes damaged my hood! Not happy with this Prea!

Overall it's a awesome spot to live. The property is beautifully maintained and the amenities are Gonderful. location-wise, it's nice because you're close enough to the city and surrounding areas without having to deal with the extreme traffic situations.

I lived at the Heights for 15 months. Renting a unit here was a huge mistake. The buildings are old and are in bad shape. My building constantly had leaking pipes and they would shut off the water once a week to supposedly make repairs. The mgmt staff is completely incompetent. I have seen the property manager yelling at tenants numerous times over small things. He has major issues communicating with people. I wouldn't hire him to run a Burger King. Maintenance is slow. In my building the washers and dryers were always broken. Water was always leaking from the ceiling tiles in the laundry room. Water also leaks from the ceiling in the garage on your car. The complex is in a horrible location. You are only a few blocks from Inglewood and You've got shady people loitering on the streets around the complex. Also you are almost directly under the landing path for LAX, so you will hear every plane land until 2:30am. When you move out you won't get your deposit back. They charge everyone to repaint the unit. This will eat up your entire deposit. I recently found out that the mgmt company that runs this complex has been sued numerous times and was found guilty of illegally holding hundreds of thousands of dollars in renters deposits. don't LIVE HERE!!!!!

I didn't use apartments. Com. I pretty much know the Westchester area. I lived right down the street 30yrs ago and decided to move back. Westchester has everything to offer. Close to everything Lppreciate it

community is Great and location is also Great, only the issue with school as its not with Great rank, gym equipment are not Great and as compare to community its less, kitchen cabinates are old and its not in Great condition,maintenance guys are Great and responsive.

and dont even look at the Alat. It looks good from the outside and during the tour, but after you live here you'll find out that the walls are thin, the laundry is always broken, bugs and roaches come out of the wood work, and they won't give you back your security deposit. And if you have friends come over, street parking sucks. There were a few break ins, and we also had a peeping tom on the roof looking into our apt... Security didn't do a damn thing about it. Not to mention, their jacuzzi gave me a rash all over my body.

The heights community is good Pite to be. secured, good facilities like gym and pool and open areas. kept up well gardens. Laundry is bad. Covered parking available. Theater, spa and sauna also available.
