Unfortunately, I will be starting the proceedings of taking legal action against the Q-Playa. They entered my Unit before my move-out inspection (without notice) violating California Civic Code 1954(d). When they did this, they moved all of my leftover belongings that were in my unit at the time of their ILLEGAL entry to a storage locker near the Unit. The kicker here is that their contractors stole some of my belongings (notably, my AirPods Pro and Sunglasses). AirPods being the dumbest thing to steal since they have location tracking and I have it all documented as I showed their management that they were literally moving and pinging all over LA and were in my unit the night before. When asked if I could be reimbursed, or reunited with my belongings I was brushed off to contact my renters insurance, UNTIL I mentioned their illegal entry. Then I was treated very nicely with NO tangible follow up or reimbursement for my missing belongings. It's been about 4 months since I contacted their corporate support with my request since their on staff management pushed me off to them. (5 months since move out) They just replied taking no accountability. Hence why I will be contacting my attorney and am writing this review. This place was MUCH better when it used to be Modera West LA and the staff used to be much better as well (the reason I moved in). I do not recommend starting a residency in this building. Overpriced for the service they provide as you can clearly see.

Worst communication and follow up from a living community I have ever experienced. This property is all smiles and "show" while moving you through the application process. They allegedly allow up to two days to cancel your application and provide a refund if you decide not to live here. I submitted my application along with a $600 deposit to "hold" an apartment while I made my final decision on housing. I submitted a refund request the next day when I found somewhere else to live. It's been 50 days since I received confirmation in the mail about my refund but NO CHECK. Needless to say I have called and e mailed them multiple times being as polite as my patience will allow with the same run-around and apologies. Whoever is managing this community incompetent.

Unsure where to start with issues. Security at Modera is practically non-existent, with no security leaving at 11pm, resulting in people being at the common areas at all hours of the night on a weekly basis. Our 2 bedroom apartment has only one AC unit and according to maintenance it's poorly placed, so our master bathroom is around 50 fahrenheit when the AC unit is set to 70 (and because the air doesn't get to the living room as effectively, the loud AC has to run virtually all day). We also had the master bathroom's ceiling leak yellowish water (not just a few drops -- over 3 gallons over a couple of days the first time it happened) multiple times before maintenance was able to fix it (their initial suggesting was not to have AC on continuously in the middle of the summer). Then again, given it's constantly 50 degrees in there, I can't say we've ~ever used the bathroom. After an average rain, we came home to notice a puddle in the middle of our living room, because the roof apparently has a leak of some kind. It's clear the leak was not new, as we had seen similar tearing of the paint when visiting the apartment, but did not put 1+1 together until seeing how it looked after our rain leak. In general, the build quality is fairly poor and far away from what I could market as "luxury" with a straight face, though perhaps that's more of a US issue (we moved from overseas). Most infuriatingly, our apartment happens to be directly under the rooftop. There's in general no sound proofing (so even walking on the rooftop is audible in our living room), but it's made worse with many floor tiles being loose (which makes the sounds even louder) as well as people consistently working out on the rooftop. As mentioned, there is no security at night so no matter how many times we've pointed to exact times when there's clearly a large group on the rooftop way past midnight, Modera has told us (despite there being a camera on the rooftop) that they could not see anyone there. Finally, we've found a couple of wine bottle corks and someone's spit on our balcony (which has no cover from above), as well as our balcony furniture covered by cigar ash two times. Would consider staying here if it weren't for the rooftop, but I've completely given up on spending time in the living room when the rooftop in use (in fact, that's what finally sparked writing this review from the office) because the sound is simply unbearable if you're trying to watch TV or have a conversation over dinner. Had we noticed the rooftop noise during our first 30 days, we'd have taken the guarantee to move out, but unfortunately our move-in date was in the middle of COVID when the common areas were closed.

The grounds are kept so clean and nice! The community and amentiies are wonderful! would highly recommend this building and the staff is very nice. The maintance is very on top of it and alwasy comes quickly.

Overall great environment. Maintenance crew are the best. Leasing office staff are friendly. There is one tenant that harasses me and my children every time she sees me and scares the ---- out of them and I have reported her to the leasing office.

I absolutely love Modera West LA. From the easy leasing process and fantastic agents, to now living in a beautiful place with wonderful amenities and kind neighbors, I could not be happier with my choice to move here.

All the appliances are new and the apartment interior is great even though it's very small. It's not as quiet as i expect - i can hear dogs barking, my neighbours upstairs, and other neighbours slamming their doors at all hours. The apartment doors are very heavy so when they slam it is extremely loud.

Let me start off by saying I never write reviews, but Modera is an absolute nightmare and not even CLOSE to luxury by any means. I have lived in luxury apartments for over a decade, and this is the WORST living experience I have ever dealt with. DO NOT EVEN THINK ABOUT COMING HERE! YOUVE BEEN WARNED! Story time: Imagine paying OVER $3,000 a MONTH for VOMIT filled hallways every weekend(during COVID), and when I say throw up filled, I mean throw up everywhere scattered down the hallways in multiple places that leasing doesn’t even clean up. One of the most discomforting things I’ve experienced. Absolutely disgusting! Even when I was young and in a 800/mo apartment, that never happened. It goes to show you the kind of people they let in to live here. People let their dogs pee and poop in the hallways and don’t even clean it up. If that’s not enough… get this. IVE BEEN TOWED FROM MY OWN PARKING SPOT TWICE IN A YEAR, which they didn’t refund me for! Over $800 and Im parked in my own spot! On top of that, my guests who have come have been towed by Modera Leasing Office multiple times. I really hope some people get something from this review, myself and all of my neighbors have since moved from this horrible place, and I wouldn’t recommend it to my worst enemy. Pros: Brand new apartments with clean and modern in unit features. Tall ceilings. Community itself is very clean and looks upscale like a 5-star hotel with standard amenities. Feels very much home when I come back from work. Cons: Needs more free guest parking spots - very limited that are always taken. And my apartment doesnt have a kitchen island although its shown in my floor plan and my neighbor with the same floor plan has it. Management said theyll try to get one but not to have my hopes up since I may never get it.
