Do not move in here. I was lied to by a leasing agent about construction next door. They straight up lied to my face on several conditions about the apartment, ongoing construction, other tenants. Instead of doing anything honorable and helpful, they simply resorted to saying, "well better get your move out papers started." A process that nets them about thousands of dollars. And I have been here 1 month so far. So this must be how they treat tenants. Lie, say anything you can to get them in the door, then sweep them under the rug, and hope they move out so they can collect a lease cancellation fee. Unhelpful, dishonorable, I would not recommend anyone move here.

This building is ------, men lingering around the halls and stairways leering at women. No one seems to have jobs. The hallways and outdoors smell like pee and the homeless situation is very unsafe with people sneaking in their " security". I've seen so many people move out and I cant wait until my lease is up to get out of this overpriced dump. The amenities are a joke, the elevators have piss in them daily and things like the laundry card reader go unrepaired for weeks.

things have drastically changed here, for the worst. Right now, for instance? One of the main elevators is out of order, the garage is a construction nightmare and there is jackhammering every day beginning at 8am on a pool update no one asked for (you can be sure it's not for us, but for eaves' board of investors to justify the outrageous rent hikes they apply every single year regardless of how good a tenant you are) ... and that pool -- one of the big draws of living here -- won't be ready until JULY even though we were told in December that construction would only last six weeks. I've lived here for years, and over the past year the entire staff has changed. Some of them are plenty nice, but maintenance requests -- which used to be a HUGE pro of this building -- are suddenly going unanswered or forgotten. When over half the pool chairs disappeared last summer, I asked and was told they were being repaired -- they've never reappeared. Asked that the TVs in the gym be fixed a year ago; still broken. A promised fix on the water pressure in my kitchen sink has been lingering for over a month

The apartment building is well maintained and the staff is extremely friendly. Maintenance work is done quickly and to the highest of standards. However, there have been numerous car break-ins and I don't feel my car is safe, and I wonder about my own safety. (My car has been broken into twice in the past year, and had the window smashed in overnight by vandals once). Additionally, they raise the rents at least $100 or more a year. So it's getting more expensive to feel less safe.

This place is clean, the staff are great and close distance to great places. The parking is great!! There is a parking garage underneath the complex that is safe and secure. If there are ever any issues in the community, the staff are great at letting the whole community know of the issue. Great place overall!

I always talk highly about EAVES Los Feliz. We are very happy to be part of the community . Very professional, outstanding service, secure, and very clean. My pet enjoy the space, very friendly , pet lovers.

I've been living here for less than a month, but I'm extremely happy with my decision to move here. I have no complaints about neighbors, the amenities, the staff... it's all been great. Maybe the one thing I'd say that is a con is the lack of street parking available to residents. My boyfriend and I live together and only 1 space comes with the apartment, so the other needs to find street parking and it's kind of ridiculous that a lot of the street parking is no overnight parking - Wish they had an additional lot, or that the city would expand overnight parking to apartment buildings, especially for the cost of rent!

From the second we moved in, it has been nothing but easy and awesome. The move in was smooth and painless, the signing of the lease and deposit was smooth and painless. The deposit and the lease were also very reasonable and I could tell they weren't just trying to get everything out of your pocket before move in. Anytime we see one of the people on the team, we are always greeted with a smile, wave, and they know our names and our apartments. It feels so personal and like they actually care about each resident. We recommended some friends to this community and they're moving in three doors down from us and Frankie even stopped me in the hall to tell me that they signed the lease and they'll be super close to us! It feels like home and it feels like a community and not just an apartment complex. We are so happy here and we don't see us leaving any time soon!

Do not rent, invest, or work for Avalon Properties. Poor communication with tenants. Anyone that would like more details is free to contact me. The fellow residents are nice and the location is good, but the place is run like a billion dollar company interested only in the bottom line, oh wait!!, It is a billion dollar company only worried about the bottom line. Too bad, because it could be a nice place.
