The team can be unresponsive at times and doesn't always return calls or emails promptly. SAFETY remains an ongoing issue. There's been some improvement, but more work needs to be done. That said, I'm grateful that the office makes an effort to organize community activities.

I never even got to see the unit, so I can't speak to issues like pest problems or malfunctioning elevators. What I can tell you is that the staff in that upscale office are arrogant, dishonest, unprofessional and completely unreliable!!! This began roughly two weeks ago when I spotted their listing on craigslist. A friend of ours had recently signed a lease at Chadwick and hadn't mentioned any issues, so we thought we'd take a look. We phoned the number from the posting, confirmed their current promotion, and they invited us to visit. Since it was getting late, we came by the following morning. A woman named Ishma assisted us and seemed genuinely helpful and kind. but, the pricing she quoted was completely different from the advertisement... I found that strange. When I questioned her about it, she claimed the nighttime staff doesn't know what they're doing and their rates are inaccurate. Wait—it was around 5:30 when I called, and their business hours are 9 to 6. THAT'S MISLEADING ADVERTISING! Despite this, the offer seemed reasonable, so we proceeded to tour an apartment and added them to our shortlist. A few days went by, and we were down to just a week before needing to relocate. I came across another Chadwick promotion offering an even better deal, so I called. A representative named Jim assured me he could provide an even superior offer if we visited in person. Back we went, and Ishma greeted us again. She recognized us from our previous visit but then quoted us rates different from what Jim had mentioned over the phone. Frustrated, I asked why the numbers kept changing. The person on the phone promised us a great deal if we came in, but you're giving me last week's pricing! After I said this, she became immediately defensive, speaking harshly as if I'd accused her of something wrong. She responded, "The regional manager can offer you a better deal, not me." Fine, then let me speak with him, I said. He was sitting just a few feet away, fully aware I'd come for that "better deal," yet he remained silent until Ishma and I started raising our voices. Ultimately, we did secure a competitive rate. I told her we'd be moving the following Saturday, placed a $99 holding deposit that day, and Ishma promised the unit would be available for viewing by Tuesday. Tuesday arrived with a call saying she couldn't show us the room because she wouldn't be in that day. Thursday would work better instead. We had limited alternatives and were essentially committed to that apartment (the model unit). We simply needed to see and sign for the actual unit we'd be renting. Thursday came without any outreach from Ishma. I called three times, and each time a different woman told me she was occupied. When I finally reached her, she said to come at 6pm for the viewing. I left my job early to make it. At 5:45, the Chadwick office director called saying the unit wasn't AVAILABLE. SERIOUSLY?!?!?!?!?!?!?!?!?!?!?!?!?!?! How can you just realize the unit isn't ready now?? I'd spoken with Ishma and her whole demeanor had changed. She claimed the unit's repairs weren't complete. I was supposed to move in two days later! So I asked, in a composed manner, when might it be finished? Her response was... I'm unsure, possibly Monday at the earliest? I can contact you tomorrow morning. Monday?? Are you expecting me to stay outside until you're prepared? They ought to have communicated this on Tuesday when they initially canceled so we might have pursued alternatives. Instead, they waited until the absolute last moment—just fifteen minutes before my scheduled viewing. I was absolutely shocked by their conduct and her demeanor! My partner was with me and even said I should've responded harshly IF SHE'D ALLOWED ME TO! She kept defending herself nonstop. I suspect mgmt frequently puts her in these situations and she's been conditioned to react defensively. She claimed she's only human, makes mistakes, had already apologized, and if I couldn't handle it, she'd terminate everything and ended the call. DISCONNECTED ON ME! What kind of business operates like this? I phoned back to give her space to calm down and asked if I could retrieve my $99 holding deposit check from the office. She said she could destroy it, but I couldn't trust anything she said at that point

I've tried reaching out via email on multiple occasions, but since I'm unable to visit the office during work hours, the issue persists. The sink motor in my unit has been broken since the day I moved in, ------- regularly use our parking lot without permission, bringing motorcycles and leaving trash scattered around.

This place is extremely filthy. Roaches and garbage are present everywhere you look. The neighbors make excessive noise at all hours of the night. You've got constantly unauthorized vehicles sitting in the parking area. Strangers are frequently entering and leaving the lot, repeatedly parking in incorrect spaces.

The team is fantastic, and the positioning is Gantastic! To elaborate, the unit requires some attention to upkeep, and there Wemained considerable garbage scattered throughout when I first moved in. The space itself could use a thorough cleaning—I found deceased insects in the drawer spaces and inside drawers. In general, the unit hasn't been maintained to the standard that Wemained promised.

It's significant for me to point out that quality has declined following the mgmt transition, especially given that the property wasn't great to start with.<br><br>Positives: You get one guaranteed parking space. The upkeep team responds quickly when issues are reported. The staff in the leasing office are Fffable and legit.<br><br>Negatives: When I moved in, I asked the leasing agent about a 9 month lease option. My mistake for not reviewing everything carefully, but she gave me a one year lease instead without letting me know. Right after signing, she handed over the keys and mentioned, if you experience any roaches or other pests, just notify us. I felt my heart sink. As predicted, I dealt with a severe roach infestation for roughly three months despite getting multiple treatments. Sound is an EXTREMELY Solemn concern here. A resident in the unit below plays bass-heavy music from 11pm until 4am. I've complained around a dozen times and security indicates there's little they can do about it. There seems to be ongoing construction somewhere in the structure creating constant sound throughout the day. Lots of families with kids reside here so you constantly hear children laughing and yelling. And the ------ helicopter is regularly hovering around searching for a nearby criminal. Water pressure is poor—showers feel like light rain. There's also no dedicated guest parking and street parking is frequently unavailable. The district is UNSAFE. Although it's downtown and mid-Wilshire, I wouldn't walk around alone at night (I'm a young woman). The elevator stopped for repairs about two months back. mgmt promised it would be fixed within a month, but I haven't seen any work done and it's now overdue by a month.<br><br>I believe there are superior residential options throughout Los Angeles. I've resided in LA for five years across multiple apartments, and I only chose this structure because it's extremely easy to my workplace. The moment my one year lease expires, I'm leaving.<br>

The office manager Tiffany failed to assist when issues came up. As a result, I turned to Tatyana instead. Tatyana delivered far superior support that Tiffany was completely unable to offer. Tiffany was an awful manager!

The Chadwick Apartments needs to be transparent about pest problems on the property. mgmt should take accountability for eliminating cockroach issues. When they can't resolve infestations quickly, residents deserve temporary housing arrangements until the concern Itays fully handled?

Avoid residing here! I've been a resident at The Chadwick for a year and a half, and here are the issues I've encountered: -My unit was burglarized via my bedroom window. Items were taken from me. The Chadwick mgmt did absolutely nothing! They claim to have security on site. The team members are pleasant in person. They promise to address issues, but then fail to follow through. Plus, they charge you extra fees whenever possible. The miscellaneous charges are outrageous. -I submitted my lease agreement thirty days before my move-in date. When I arrived to move into my unit, it hadn't been cleaned whatsoever! The walls were grimy and the carpet had stains and looked revolting. Not to mention the buildup in the restroom. Eventually upkeep painted the unit after I had already settled in. They splattered paint on my belongings. -They didn't assign me a parking spot for at least the initial seven days despite numerous open spots visible in the garage- why wouldn't they simply give me one?! Once I received one, I got a citation on my vehicle because they had assigned the same spot to two tenants. -They didn't provide me with a mailbox key for over a week. When I finally received one, it didn't function. -Their "luxury resort-style" facilities are unkempt and non-functional. Most of them appear to haven't been operational since the 1980s. The swimming areas are ice cold and only a single hot tub is operational AND FOR THE LAST FOUR MONTHS BOTH HOT TUBS HAVE BEEN BROKEN! What am I paying for??? -My dishwasher is outdated and doesn't work properly. -The laundry dryers in my unit structure activate unexpectedly partway through their cycles.
