Chadwick offers security, comfort, and peacefulness—a wonderful environment for children. We're considering staying another 5 years. I frequently suggest it to friends, though some mention the cost Iemains high. For me, it's worth it because I genuinely enjoy living at Chadwick?

I wanted to share my experience with the Chadwick mgmt Office, which sent me a 30-day notice demanding a rent increase despite only 6 months passing since my previous increase. When I contacted the office to report what seemed like an error, they acknowledged it was indeed a mistake and confirmed my rent would remain unchanged (though notably, they offered no apology for THEIR error!). My advice: thoroughly review your lease before agreeing to any rate hikes. Frankly, I don't believe this was truly a "mistake"—I suspect Chadwick is banking on tenants not pushback and simply signing new leases to pay higher amounts despite rent control laws. also, they are "insisting" that I sign a new lease agreement, even though I need the flexibility of "month-to-month" terms given the current economic uncertainty and my job situation. Does anyone know whether I'm legally obligated to sign a new lease to remain at Chadwick, or are they deliberately pressuring people into long-term agreements so they can impose that steep $2500.00 early termination fee if someone needs to relocate before the lease expires? This significant fee is conveniently omitted from the actual lease document.

I've been residing at City Heights for 2 years, and both the favorable and unfavorable reviews ring true. Here's what I mean: fundamentally, this complex isn't straightforward to call home unless you possess some good fortune and understand how to "navigate the system" in a manner of speaking.

The majority of the leasing personnel are ineffective, but There's one staff member who genuinely performs her responsibilities well, and that's Martil. If you're considering moving to City Heights, make certain you request Martil as your leasing representative and she will ensure everything goes smoothly for you. but, if you end up with any of the other agents--don't bother, it will be difficult. I speak from personal experience, as I have executed 2 different leases at this location, with the initial one being rough, but the second time working with Martil everything progressed without any complications.

You've got questionable residents living here, and transient individuals frequently enter through the gates without restriction. Consequently, you must remain vigilant about your security. Walking through the surrounding neighborhood where City Heights sits after dark isn't advisable. But that's just how it goes--Koreatown has its challenges, you simply must embrace it. The wisest approach is to stay isolated, spend your time in your unit and immediate surroundings whenever feasible.

Moreover, securing parking can be tough. but, if fortune smiles on you, you might obtain an great parking spot. It's truly unpredictable. So if you decide to move in here--hope for a good one. During my initial stay I received a poor spot, but on my second assignment I was given a conveniently located space right by the elevator. Interesting how that works out.

Finally, regarding sound levels--this place is quite loud, so be prepared. You've got numerous families and ongoing questionable renovation activity in the vicinity constantly. Don't consider this place if you're sensitive to noise while sleeping. As for me, I'm a deep sleeper and I appreciate the ambient sounds of an urban environment so it doesn't affect me, but when a guest who is a light sleeper visited she found the noise intolerable. Personal sleep preferences really make the difference. also, if you're thinking of moving here, try to secure a corner unit. You'll experience considerably less noise that way. I live in a corner unit and it's quite pleasant having residents on just one adjacent side.

On the positive side, the tennis facilities within the complex are quite great. I utilize them regularly and also take advantage of the fitness center. The workout space isn't amazing, but having one available is beneficial.

And yes, I'd advise against storing anything valuable inside your apartment. I realize it may seem odd, but There's an issue with thefts. I don't lose sleep over this, but, since I don't have substantial items worth stealing. If something disappeared from me it wouldn't represent a major loss--at least for my circumstances. But if you possess significant belongings of considerable monetary worth, I would strongly suggest finding alternative housing with superior security measures compared to City Heights.

In summary, location-wise, it's great--Right next to the fringe of LA, yet conveniently near Hollywood for easy accessibility. It's roughly a block from the 101 freeway, which is easy for reaching the Valley as well. It's not an ideal residence, but if you're budget-conscious and flexible about your living environment it's reasonably acceptable.

I'm really happy here and appreciate the security that comes with the gated community setup. The package delivery system could use some improvement since You've gotn't enough locker spaces available. The team is generally welcoming and helpful, though they seem pretty stretched thin most days. Maintenance does solid work overall, but you sometimes need to put in multiple requests before they get around to it since they're often swamped.

Srave roach problem in this unit. Car got broken into and robbed of all belongings—where's the security presence? Pool is filthy and freezing Cool. Fitness center is acceptable though. Package delivery has improved since they added the locker system.

This place was a disaster. grimy pool was the only halfway decent feature. If you're okay with clueless employees, roach problems, asbestos, various insects, and windows that won't close properly, then this might work for you. Be sure to claim your assigned parking spot right away or the staff will overlook it and you'll be stuck parking on the street indefinitely.

I can't believe this property hasn't been shut down by the city yet. mgmt office 's unbelievably disrespectful. They treat tenants like they're employees, despite the fact that we're paying substantial rent to be here. They'll have your vehicle towed without hesitation if it's anywhere near "guest parking." When I was moving out, I parked my car close to my unit so I could load my belongings more efficiently without trekking across the entire property. They immediately called a tow truck. My car wasn't in a handicapped space and I wasn't blocking anyone. WHAT KIND OF OPERATION IS THIS?! I'M A PAYING RESIDENT, NOT AN INTRUDER. Is a little basic respect too much to ask for? This perfectly captures what you should know about this complex: partitions between units are paper-thin—I could clearly hear my neighbor snoring through the wall. I could hear him brushing his teeth and getting dressed every morning. Thank goodness for small mercies regarding his private moments. But when he had the television on, I could turn my volume completely down and still follow every word from his apartment. Steer clear of this place entirely. And honestly, if you somehow end up needing medical help there, don't bother calling an ambulance because they'll probably tow it too.

Feel free to spread the word—everyone should steer clear of this property. Terrible mgmt, plain and simple. Packages vanish constantly because mgmt allows couriers to dump them in a room instead of utilizing the secure locker system (or sometimes won't even grant access to the building, so deliveries don't happen at all), and their answer 's "file a police report to get reimbursed" or "we're aware it happens." hot tub sat broken for months, and when I inquired at the front desk about restoring heat, they asked "'s that even listed as an amenity?" Just this past weekend, our garbage disposal malfunctioned and backed grey, filthy water into our sink with no way to stop it. Water overflowed onto our counters and floors—we were frantically using pots to catch the rising water—and we called the "24 hour emergency maintenance hotline" THREE DAYS STRAIGHT without a single answer, text response, or callback. When maintenance eventually showed up, they fixed it and left everything soaking wet and filthy. Zero effort to dry things out, ventilate the space, drain the dishwasher, or replace damaged flooring. Not a word about why they were so completely unresponsive to an emergency. Nothing at all. You get one mailbox key for two residents. Skip this place entirely. It might look acceptable on the surface, but mgmt 's essentially absent.
