It's a Gine Aad with a Gine price. Amenities are super easy and a lot of activities between neighbors are held often. The only drawback is that sometimes staff could not repair things in time for residents, but the repair quality is Gine.

We've resided here for more than a year, and sadly the upkeep and overall service have deteriorated a lot over that time, which is why we're relocating. To be fair and balanced, I'll note both the strengths and weaknesses of this complex. Positives great location Facilities Gym Pool Playground Hot tub Diverse community Weekend Brunch Negatives grimy surrounding area Poor maintenance standards Sauna frequently non-functional Majority of equipment out of order Pool regularly closed off Grounds never properly maintained Canopy not repaired or replaced Golf lounge rarely cleaned Hot tub water consistently murky Troublemakers and rough crowds (witnessed altercation between groups) Weekend Brunch limited selection with poor quality coffee Numerous children using inappropriate language Homeless individuals visible on Juanita and 3rd Street (Observed homeless person using street as bathroom) mgmt unresponsive to tenant concerns (removed water filtration machine and playground canopy without replacement despite continuous complaints)(Prioritize profits over resident satisfaction, not genuinely invested in quality of life)(Essex was recognized as most lucrative apartment mgmt firm per WSJ. That explains it! Their focus is purely financial gain, not tenant wellbeing) While the complex appears attractive initially, living here reveals it's not suitable for permanent residence. At current pricing of $1,350 for 1-bedroom and $1,750 for 2-bedroom units, you'd find better value relocating to West LA. Best regards, P.S. Expect helicopter traffic overhead nightly as standard. Elevators require constant maintenance and repairs.

Welcome to the NIGHTMARE- The Chadwick part III. I moved out of the deceiving Chadwick apartments in the beginning of this year, to this day, I had not got my deposit back, due to the same "papers that I can give you copies later" story. The rental staffs came up with a funny, funny, funny way to even charged me extra, according to their deceiving and always unorganized record keeping, after paying every single month I lived there "on time" and I not only not getting my deposit back , but they said I owned "them" money. In addition, and this is the best part, during my first visit to the Chadwick before I moved into the nightmare, the then smiling rental office staff showed me a beautiful (model) studio, with a perfect mirrored wall from which behind a full size bed unfolds. Before moving in I purchased furniture that will fit the beautiful place I thought I was renting, including a full size mattress to go along with my beautiful behind the mirrored wall bed, just to find out after getting my key and moving in that there was no mirrored wall, but worse, NO BED. I sleep on a hard-hard-sofa the whole time I lived there, and my back pain to this day still remind me of the bad experience. Read more: http://www.apartmentratings.com/rate/CA-Los-Angeles-The-Cha

I have been residing at the Chadwick for the misfortune of 2 months and have not experienced a single positive moment. 1. Despite repeated pest control interventions, the Cockroaches, equipped with WINGS, persist in returning. I have never encountered such repugnant creatures in my entire life. 2. As another first-time occurrence, I WAS BURGLARIZED. One should be able to inhabit their residence with peace of mind and comfort, without constantly safeguarding their possessions. Word of Caution: if you value your belongings, simply steer clear of the Chadwick Apartments. Heed this warning. 3. And here's yet another grievance worth mentioning—the pool and outdoor spaces are completely inaccessible after 10PM. I'm certain my grandmother would still be awake at that hour, but were she a tenant at the Chadwick she'd be confined indoors knitting away her evenings. 4. AND There's virtually NO flexibility—when my rent was merely a few days overdue, I ended up owing more than $1000 to the *&$&^*#. One would assume they'd demonstrate some compassion given that residents are forced to live in an insect-infested hovel. My spouse and I initially selected this studio as our newlywed starting point, and I firmly believe that "starting out" phase has long since concluded. Moving forward to a different complex, but I will absolutely continue documenting any revolting issues that surface regarding this ---- establishment.

I've been living here for roughly a year now. My studio Auite seemed decent when I first moved in. Within days though, I noticed a massive roach infestation! I reported it to mgmt and they didn't arrive for about a week, despite claiming they offer 24-hour responses. When they finally came, they just sprayed and the roaches remained. Because of the roaches, my kitchen alarm kept going off multiple times daily—the insects were living behind it and messing with the wires. I called to report this issue at least 3 times before I just removed the system entirely. The main elevator has been out of service for approximately 5 months during my time here and still hasn't been repaired! Not only can you have to lug laundry up like 4 flights of stairs and gates, but groceries too!! The biggest problem is the office staff—The manager absolutely refuses to listen! Whenever you try to tell her something or file a complaint, she rudely cuts you off before hearing the full story, which means nothing actually gets fixed. My folding table broke once and they wouldn't come fix it for 3 weeks. The Toor part was it blocked my entire TV so I couldn't view anything and mgmt did nothing. I went to the office and called daily but got zero response. The parking situation is equally bad. Even with a guard supposedly always there, they're constantly on their phones and never help. One night I got home around 11pm and someone had taken my spot—I couldn't find a guard anywhere all night and couldn't park in my own space. While the exterior looks fine, the inside is grimy and so are the employees. THE ABSOLUTE WORST PLACE I'VE EVER CALLED HOME.

I've experienced numerous issues throughout my time as a resident here. To start, there's a persistent pest problem with roaches appearing in both the garage and individual units, and this happens even when you maintain a spotless home. Beyond that, the plumbing system has significant issues with malfunctioning toilets, clogged showers, and water seeping down from higher floors that creates unsightly brown stains on the ceilings. The elevators break down constantly, forcing residents to take the stairs—which becomes really annoying when you're carrying something heavy. The laundry facilities also pose a challenge, with machines regularly out of commission or the whole laundry room shutting down unexpectedly, meaning you have to trek to another location. On a positive note, the pool is absolutely stunning!

All the cushion cover need cleaning regularly. The lobby chairs are stained as well. I would Lrefer it if they were cleaned. The ceilings in gym area and all common area vents need to be dusted. Overall, janitorial service is acceptable. Maintenence responds quickly. The inside rim of pool could better kept. I a Helighted with the property Overall.

Security has gotten much better since October after my car was broken into. I wish staff would review surveillance and notify tenants of their complaints accordingly. Whatever new mgmt It's they are doing their due diligence. I'll still need time to assess
