Cons: This place is terrible. You can hear your upstairs neighbor's every step. Under no circumstances should you take a north facing unit. On any given night, you are guaranteed to hear one of the following into the late hours: drumming, music, movies, tv, talking, fighting, singing or sex. The sound reverberates in the alley. The maintenance is non-existent. You can call and call and call, and nothing will ever be fixed. The plumbing is old and the water is dark brown. If you do move in, make sure that you get the building manager's cell phone and email address. Also, the pool is situated just off the garage. It's more like a half-pool. I've never seen anyone in it. Finally, the stench from the dumpsters often fills the hallways. Pros: The neighborhood is great. Yucca's burritos are awesome.

Pros: It's pretty quiet inside the apt as the walls are pretty thick. However, you may still hear your neighbor through the bedroom walls. The paint and hallways are clean. Underground parking. The neighborhood. Cons: -pipes are old and rusty so your water comes out brown sometimes. Still not sure if it's really safe or not, but we avoid using that water for cooking. Still have to shower in it as the owner doesn't plan on changing out the pipes or water heater or whatever is making it brown. -3 different managers in 4 months so it was difficult to ask for things to be done. Now it's owned by an outside management co. so there is no on-site mgr. You have to keep asking to get things fixed or don't expect it to be fixed. Even then it takes several weeks or a month or 2. - elevator. Quite a few people have gotten stuck in the elevator and have had to get out without mgm't help but rather firemen. -Laundry- Sometimes it works, sometimes it doesn't. -swimming pool- it's small and you have to wait until they clean it which is sporadic. -pigeons- there seems to be pigeons living on the roof or somewhere on the premise. They tend to leave poop on different balconies. -the apt. was not move-in condition when I moved in. The owner left it dirty and did not fix things as promised.

So there is high turnover at this apartment building because the owner appears to try to do as little as possible. It seems like he wants renters but doesn't care if tenants stay. -3 different on-site managers in 4 months -elevator gets stuck often with people instead. Firemen have to be called. -pay for a laundry card in order to put more money on it to do laundry. Unfortunately, the machine doesn't say that until you try it. Neighbors have noted that some machines work and some just eat their money. I haven't had a problem yet except the laundry room gets semi-flooded sometimes. -brown water in faucets. Have to let it run. We don't cook with it, but still clean and shower in it. Probably old rusty pipes or old water heater. Owner doesn't want to fix it. -Takes a while for mgm't to fix things, but could take a month or two for them to address it. You just have to bug them. Pros: -pretty quiet, but maybe it's because there aren't that many tenants.

My husband, young son and I lived here for two years. We had an enjoyable experience living here and I would recommend it. <br> <br>The apartments inside are much nicer than the common areas of the building. For example, the hallways, stairs and elevator get a lot of use and don´t make a good first impression. However our unit was in great condition when we moved in, very clean and comfortable. We had new carpeting, a new stove and kitchen countertops. <br> <br>The manager and family live in the building and are very nice and friendly people. There is a range of different people in terms of age that live in the building and it made for a nice environment. Our unit face the interior courtyard and noise from the courtyard would get loud if someone had a party, fortunately at the time that was not very often. <br> <br>There is a very small pool on the ground floor in the back, doesn´t get much sun and is not cleaned as much as you would like, but some people do use it. <br> <br>The building is well-situated in Los Feliz, on a wide street that doesn´t get much traffic and is lined with tall palm trees.
