All current tenants: please read my "How to deal with Problems" section below I have contact info for the management company listed .I have lived here for a few years and agree with the previous poster that the 09/01, 08/18 & 8/18 reviews are fake. I have read the other reviews and agree with some points (water leaks, manager is rude, they only keep the outside clean, etc.) and disagree with others (i haven't noticed mold, drug deals or rats, personally). Here are the pros and cons. Notice how all reviews for this place are Anonymous because we are all afraid of backlash from the manager if he knows we are telling the truth about the place. PROS: 1. All utilities are included 2. Large units with high ceilings 3. great views 4. full size kitchens and huge dining areas 5. Hardwood floors (most units) 6. Large checkered black & white tiles in kitchen (some apartments) 7. Minimum 2 closets, up to 4 huge closets in each unit, even studios 8. Laundry on-site and very cheap 9. Underground parking available 10. Roof access with great view can be used to hang out or tan in summer 11. Vanities in all units 12. Full size bathroom with separate shower and bathtub 13. Windows in bathrooms 14. Outside grounds are nicely gardened 15. They do not raise rent prices CONS: 1. The biggest problem, honestly is the manager. He is rude and has serious anger management problems (he has a huge pit bull that he keeps locked up in a cage in his kitchen, you can see it when you walk by outside). He also does not speak very good English and it is very hard to communicate with him. Much in the way of requests is lost in translation. He lies all the time and it is so obvious but when you confront him he screams at you. 2. Manager will snap at you or yell at you (I have experienced it), he will also just yell at you that he is busy when you call him with problems or just straight hang up on you. Many previous tenants have moved out on account of him, as they have told me. 3. things are always leaking and do not get fixed right away (if at all) 4. In winter, the manager shuts off the boiler so your radiators will not work. 5. There are roaches (even if you are very clean) and termites in the wood, wasp nests in the windows, and the manager will have an exterminator come out, but they didn't do anything us tenants couldn't or didn't already do ourselves. I have heard from one tenant that she had a rat in her apartment and had to have another tenant take it out (I also knew this tenant) because the manager didn't. 6. Upon moving in the elevator was broken and it breaks almost on cue every week, which doesn't bother the manager because he lives on the first floor. 7. BIGGEST PET PEEVE: The manager has deliberately disabled the keypad to get into the building from outside. His reason was "because too many people that weren't supposed to be in the building were getting in" however this doesn't make sense, because anybody can just wait a couple min for someone else to walk in and walk in with them. UPS and FedEx cannot get into the building and they told myself and other tenants that the manager won't even give them the code! He also only lets his family members use the code to get in as many tenants including myself have seen them get in but they will not tell anyone else the code. So if you have friends or family coming, you have to walk down all the flights of stairs to let them in. --------. Also, YOU have to put down a deposit to buy an extra key to give to these delivery people you want to be able to get into the building even though there is a perfectly functional keypad. 8. Any repairs are literally half-assed and the manager tries to fix everything himself and you can see from the work that they use scrap parts to fix things and the cheapest replacements for anything else. 9. The front doors have huge gaps beneath them with doesn't help with insulation or critters. 10. The noise level has increased tremendously. Tenants blast their music and the manager does nothing to tell them to stop. Other tenant couples are screaming and arguing, domestic violence is surely going on. And other tenants constantly are slamming their doors at odd hours. 11. Parking is $75/month and there isn't even enough parking spots for half the tenants. 12. There are only 3 laundry machines for 60 units (we were told they were going to put in new and more machines when we moved it that was years ago) 13. The management companies are constantly changing and the manager never informs you of the changes. 14. The manager is NEVER at the building and when he is and you call him he just says he is busy. Even though his hours are posted on the wall outside his office as 8-5 M-F. This is not the case. 15. Parking around the building is HORRIBLE. There are never any spots at night and there is street cleaning twice a week so you have to move your car. And if you don't have a car but your friends do, they might not even be able to come over because they can't find parking. 16. I heard from a tenant on the 4th floor that there was a fugitive felon living in the building and he hanged himself. The police and coroner came to take him (which all tenants saw when they came). He was on the run and chose to end it. Although there are many nice people here, there are also weirdos here too. Also, the police and fire dept. are always here if it isn't kids with knives or domestic violence, it's some kind of craziness. 17. The stairs and hallways are filthy. If they just swept them weekly, it would look a lot better. (The manager only keeps the main lobby clean and made his poor pregnant wife, who is actually very sweet, clean and mop). 18. There is no outgoing mailbox and no blue post box close by. HOW TO DEAL WITH PROBLEMS: 1. EVERYONE NEEDS TO CONTACT THE MANAGEMENT COMPANY WITH THEIR PROBLEMS. I just found out you can call RPM Management at 323-655-4500 or just email Rosie, the maintenance manager, directly with a list of things you need fixed at [email protected] and it will spur the manager into doing something .seriously it works better than trying to get him to do it on your own. Everyone needs to do this because maybe if they get emails of everything he doesn't do and actually does do that is wrong, they will get a new manager! Also, emailing her will put a formal request into action and he actually has to fix your stuff then. 2. Since the heaters are disabled via the furnace, just use your oven, despite still being a hazard, it actually heats the apartment really well, just be careful. 3. FOR ALL BUGS: Just sprinkle diatomaceous earth (available at pet stores and home depot) around and it gets rid of ALL bugs for 6-9 months, is pet and human safe, non-toxic and works 100% better than raid. You can google it and find out more. I have tried it and it works for roaches, fleas, bed bugs, any type of crawling bug no matter how small. Just sprinkle in cabinets and on floors, sweep into your carpets or hardwood floor cracks and you'll be bug free in 48 hours. 4. Since there are only 3 laundry machines, take your laundry to Lucy's laundromat on 3rd/Normandie. They are cheap, clean and professional and open 24 hours and just up the way.

all lies the 3 messages are done within the Kingsley house management staff you know who you are my friend as i do know who you are!!! 09/01/2011 How bizarre 08/18/2011 Fred Leeds is Amazing 08/18/2011 Best Apartment I have ever lived in if you live in Kingsley house you know what going on in Kingsley house. 1 drug dealing 2 dirty its like no one is managing the inside only the out side just to make it cute and pretty and the fire sprinklers in the hallway pipes are leaking soon to burst and will flood the hallways 3 the police and F.B.I is always in and out the Kingsley house and fire department 4 the elevator always breaks down for being 5 floors not fun walking all five floors and for people with disability's it worsen the factor that the staff calls this place a good place to live in but wait you don't live on the 5th floor you live on the first floor 5 the manager uses the wife as she's manager even tho she is not the onsite manager but he is never in the building so there is no on site manager all day the only time you will find him at the building is when the something really bad has happened the wife will call him to show up 6 lots of people smoke illegal drugs left and right and you can smell it inside your apartment or when walking to the main entrance to enter the building you get the hit of it on your face great job staff for making a great story that is not true that's why you are the best and people talk so well on this site about Kingsley house BTW when are you are going to fix the buzzer machine for all building tenant and not just for you staff lets see how long it will take you to do it 0_o

I think its so weird that people are angry enough to say the horrible things they say. I'v lived at a fred leeds property (not Kingsley Manor) for 11 years and have a huge apt at a great price. The workers have always been very nice, and when I went in to pay my rent in person, I actually met Mr. Leeds and he was SO nice :). It just blows me away...

I lived at Kingsley for 4 years and I dont know what the others are talking about. I loved this place. It serviced me and my family very well. I was so happy with the management that I moved to another one thier buildings. They helped me move and made it easy on me.

This apartment building looks beautiful specially when you are first impressions...they do a great job waxing the wood floors. But if anything breaks down even if you put an official request..they take about a month before anything gets fixed. Paying is another pain because they will charge you a ten percent late fee because they dont have a grace period but will cash your check in the end of the month. They are very descriminatory against people -------- and will harrass you for being gay or -------. The manager tacktics are very aggresive towards his tenants. You will never see a contract. THey are not profesional at all. Even his ---- will bring her own drama into your life because of their marital issues. Although the manager is also the maintanance man his ---- will question you in regards to why you are calling him. Although they claim to fumigate ..the building is always infested with cockaroaches and mice. Parking sucks...they charge 75 bucks to pay for parking but the roof is always leeking.

The rent is really low and the apartment is huge. Can't complain too much. But... I'm pretty fanatically clean and have still had cockroaches and mice find their way into my apartment. It's frustrating. Unfortunately there's nothing you can do if your neighbors are living 10 to an apartment and not taking care of the place. The on-site manager has little to no interest in fixing things, so I tend to bypass him for most issues. The people at Fred Leeds are quite helpful if you go to them directly though. As for the other issues: The laundry facilities are clean, cheap and work well The building is concrete, so it's really quiet The elevator seems to be broken about one day a month The common areas are pretty dirty and not especially well-lit The parking garage and building entrance are secure As above, the pests are my biggest beef with the apartment, but frankly I don't think there's much anyone can do short of emptying the entire building and fumigating it, then forcing tenants to clean up after themselves (fat chance in a building so large!) So, if you're especially squeamish about vermin, you'll have to pony up the cash to live in a newer/cleaner/richer building. At Kingsley House, you get what you pay for.

So I haven't lived here since 2007, but my old roommate found this and sent it to me. All of this rings an eerie bell. I remember the roaches, the mold, the electricity that used to shoot sparks out of the walls, the non functioning heat, the gaping holes in the windows (compounding the former problem), and most memorably, the astonishing, mind-boggling quantity of noise. The stories were a small recompense, but it was not anywhere close to worth it.

Your first impression of Kingsley House is the last time you will be happy about living there. Though the building itself has great Old Hollywood character & the units are large with high ceilings & great wood floors, the experience of living there is, in a word, brutal. Owner ---------------- & Management Co ---------- could care less if you died in there just so long as you aren't 3 days late with the rent. There are bugs, garbage, long periods of no heat & no hot water & no elevator. Plus, no maintenance unless you beg & threaten for months. This is NOT an exaggeration. And forget completely about getting your Security Deposit back. It should be (& probably is) criminal.

I moved into the building a few years ago being told that they were renovating the building and really trying to change it, etc. The reality is that the floors have been re-done but other than that the building is disgusting and the management company (Fred Leeds) is the absolute WORST. In the past 12 months, we have been without hot water for 18 days total. As I write this we have been without hot water for four days. They NEVER maintain or fix ANYTHING, the building is infested with roaches, there are water leaks in the ceilings and walls, everything is filthy, the on-site manager is useless and a liar, there are only three gross old washing machines for 50 apartments, etc. I could literally go on forever, and NO ONE in the management company cares in the least. A miserable scam rather than a building.
