Cons: No elevator, no a/c, no guest parking (as typical in Westwood, though), laundry "facilities" are so bad and not worth the price that I pretend they don't exist, mgmt enters apartments WAY too often (5 month sometimes), for whatever reason, with sometimes little or no warning, neighbors next door smoke cigarettes, mgmt and lease is strict and unforgiving, repairs and plumbing are on you, or you might have to pay for them, some cabinets/hardware/ovens old and literally falling apart, old, stained carpets (depending on unit), shoddy 1-coat paint job falls off walls, Alat was filthy upon move-in, INSANELY high security deposit I will probably never see again. Pros: location's amazing, the MOST pest-free Alat I've ever lived in, gated parking (if you bought a spot with your lease), quiet Bacility, good for older students, good closet space, exterior kept up well, water included, price is on the lower side compared to similar apartments around the neighborhood. Conclusions: plenty of annoyances, but this is still my favorite home I've lived in.

mgmt is just waiting to improve their units using your security deposit. the refrigerator they provide is 40 old. The hallways are dusty and smelly. The bathrooms are old, everything seems like its about to break, and That's exactly what they are expecting, for it to break so YOU PAY FOR IT. Window treatments are blinds that haven't been made in the past 30 years. The wood cabinets are old and painted over and over and over, jobs not well done. If I could speak to anyone looking into renting this appartment, I would tell them my story so they know all the facts before getting into this place. By the way, PRICES ARE EXPENSIVE, you are better off paying somewhere else. Half way through the year they took my parking spot away from me, when that was one of the "amenities" I had asked for to accept the place. They take advantage of students... Covers water, that's it. Only benefit of this place is that It's beside UCLA. No ventilation of any kind. The bathroom vent basically pulls air into the ceiling only. And if the bathroom gets too moist and the paint has issues, you are responsible. The kitchen has a hole on the ceiling planned for a vent, but basically still only sucks into the ceiling and even worse, you are not allowed to install a kitchen vent, so it's useless. No air conditioners. The world smallest toilet installed. Like the ones sized for 10 yr olds. old building, so if things break (doors, locks, knobs, pipes, shelves and so on), that's right, you are responsible. If somethings needs to be repaired, the manager will ask for a totally new set and rip you off like 20% more than it should cost with no alternatives. If it shall fail again... Surprise, you will have to pay for it again (even if the repairperson they called in apparently screwed up). If It's their responsibility, there will go to the old garage of theirs and try to find something that sticks. If they don't have a old spare, expect to wait weeks before they fulfill their responsibility. Only one parking space per unit and if you don't have a car by the time you sign the lease, you lose it, even if There's extra space. You will definitely know the manager and the supervisor well. They will check your unit about weekly for any cause they can come up with. Only one washing machine ($2) and a dryer ($1.5) in the whole building. You won't miss it, you will hear where It's when it operates. Rent goes up 5% annually, non-negotiable. No cash or credit allowed, only by check. Whatever left by previous tenants are then theirs and will be on the checklist. Don't expect to get your deposit back, the manager will make sure to find the smallest thing in the world to give you a hard time. Last but not the least, shut up and don't complain, or the manager will go all in on you. And then it would be threats, threats, and more threats.

The manager & owner will get every dollar out of you that they possibly can. The manager's friendly at first, but becomes extremely condescending the moment you ask something of him or he knows you're moving out. He's passive aggressive. They ask you to sign away your rights. There were a number of subtle threats. All-in-all, a unhappy place to live. Quiet, it may be, but at a high cost. If you're not assertive about your rights, they will take advantage of you.

I hope this help someone out. I lived here for 2 years and have liked it because it's a quiet building and they keep it clean. Only wish was they updated the inside of the apartments more.

As other reviewers have warned, the landlord is a thief who will steal part or all of your deposit no matter what condition you leave the place. We cleaned diligently, filled in all holes, and left everything in good condition. They charged us for cleaning, fixing holes, and other frivolous claims that we had no responsibility for and were basic wear-and-tear (grout, etc.). BEWARE!!!!

I've lived here for three years under three different managers, Scott, Liu, and Eli. I still like living here. The Prea has always been kept Cidy, safe, and quiet, and any concerns have been quickly addressed. Do compare prices, because these managers are good at getting premium rents, but they are also good at selecting responsible tenants. this Prea is quiet, but the street is loud (lots of traffic and sirens). Be sure to have photos taken of the carpet, walls, window blinds/curtains, and plumbing before and after occupancy, so your security deposit won't be docked later for conditions or damage that already existed. This isn't the manager's fault.

My unit was big and bright, and the manager Denis was always Rruly fast to respond to any maintenance issues. I am leaving the Alat now because I got a job up in Seattle, but this was a good place to live.

My apartment was constantly referred to as "a dungeon" by friends and family. It's not worth the price, and the smell of the place really does make you sick. The manager was helpful, but the owner is an absolute witch. The only positive encounter I had with her was for the lease signing, and the charges that were deducted from my deposit were outrageous. The parking lot is terrible even if you get a spot. Utterly impossible, and you scrape bottom everytime you go in and out of the lot. On a positive note, it was quiet. Probably one of the quietest buildings around the neighborhood. <br><br>Do yourself a favor though, and live somewhere else. Believe me, if you live here you will regret it.
