They will make the building look aesthetically pleasing on the outside and new units will have modern appearance. Note recent high turnover with management companies at this property, therefore the name of the complex and reviews are removed each time. Repairs and improvements are only done to keep property afloat. Expect at least an additional 70 per month on top of base rent due to price gouging from 3rd party water, sewer, and online payment systems. You will be paying the costs of consumption for other residents who have 'all utilities included' in their leases from years ago. - Current management: FPI Mgt

Where do I even start? From the day my husband and I toured the apartment we saw dead cockroaches on the floor, we immediately asked if this is an issue and the person who gave us the tour said "absolutely not, we just renovated this unit and it hasn't been occupied for 3 months" which is sorta normal with construction but why wouldn't anyone clean it up but whatever, we brushed it off and moved in. Day after day we were finding more and more roaches showing up we couldn't open the patio door we couldn't open certain windows because they crawl in between. We told management and the best answer they gave us was "we can't do anything about it, the apartments are built above a sewer line". I am very clean and for reference I clean with Dettole which is what they clean hospitals with. To give you my daily routine, there is usually a roach or two on the fire door just going to my apartment, there is few roaches by the door and I have to jump everywhere, I developed so much anxiety in that place and I still have PTSD from it. When I open the apartment door I had the spray next to the door knob that way it was right next to me so I can spray whatever is moving. The minute I turned on the lights DOZENS of them start moving away and the hunt begins. This is not a way to live. This place needs to be demolished. People shouldn't be living like this. I lived there for a year and I have so much anxiety now and I've NEVER been that person to get anxious over seeing a bug. I developed a serious fear that I'm gonna have to live with now wherever I go. The picture attached is day 2 of moving after clearing out and I'm not exaggerating 37 roaches from behind the furniture. This was the stash behind one of the bookcases alone. Mind you we move our furniture when we clean so this must've happened in 3 days considering the last time I cleaned and the move. So disgusting.

If you like cockroaches then you will LOVE living here! Over 100 in my apartment alone. Crawling on my clothes, across the floor, AND the added benefit of management saying there's nothing they can do because I didn't take videos of them as it happened. Really excellent place. Oh, and my car has been broken into and my packages constantly get stolen. Top notch if you're into that kind of thing.

Worst apartment complex ever. We've been living there for 6 years and they never renovated anything in the apartment. We're living with a bathroom filled with mold, bedroom with mold too, we have cockroaches crawling all over the apartment and now mice !!!!! We had mice last year, we had to call the health department etc for the managers to finally decide to do something about it and now again we have mice running through the kitchen, the living room AND IN THE BEDROOMS !!!! They still don't want to do anything about it. For the price we pay we shouldn't live in these conditions so please consider before moving in this complex !! They renovate the whole outside of the residence (to attract the people) but as soon as there's a problem in the apartment, it's another story.

I have a mouse problem in my house and they told me to wait 5 days until they can come and take care of it. They used to send someone as soon as there was a problem but the new management of this building really don't care about the residents and there well being.

On September 1,2011 Jones & Jones issued a 90 day "Change In Terms" memo stating that the only way you can pay your rent is on line and if not you will be evicted.This is a assault against the elderly,low income and long term tenants who pay regularly . A series of demonstrations, press conferences and now lawsuit documenting the illegality of this actions has not caused Peggy Jones the owner to change her stubborn attitude.Truly a 1% percenter with distain for the 99%.Beware if you move in cause they will change the terms of your agreement without your consent. Also is located next to a fire station and 7-11 so theres always a lot of noise and traffic.

I lived in this apartment complex for 27 years and raised my children. The reason that I moved was due to severe plumbing problem; feces from the city lines was backing up into all units on the ground floors creating a health hazard. Apparently the owners were unable to correct the problem. The units remain with a fowl smell at all times. They began renting to undesirables after the 1994 hearthquake. Management began forcing long time tenants out of the property in order to bring in section 8 participants; after all these changes the property became an haven to drugs trafficking, vandalism, and criminal activities that included murders. The appearance of the complex is very deceiving. The owners need to clean house and revert the property to working class people who appreciates the ammenities.

this is not the place for many...there was one professional manager here, who has since left, since that person left, there has been NOTHING but uncle tom's, hoods and hoochies in this office. They DO Not follow instructions, they do not clean up, they do not FIX anything. Plumbing is HELL, recently, tenants spent 2 nights with out hot water, and they didnt even tell them what was going on. they let any car in the building park ANYWHERE. This owner only wants the money, and they have the nerve to act like they call the dam shots on if they keep you or evict you. THE OWNER IS A PLANTATION OWNER AND RUNNER! THE PLACE LOOKS LIKE A PRISON ON THE BACKSIDE OF THE BULIDING. HORRRIBLE!!!!

I have lived there for 5 years. The appartment is speacious for the price when i moved in, managment has been raising the rents so high, it is not so cheap now for other stuff you have to put up with. I wouln't recomend it. There was a shooting incident that took place few years back at the parking lot and my car got several bullets which costed me $$. Thanks god I have my life. Managment keeps changing and they all are unproffessionals. But the most important thing you need to know is that, the rent may be a little cheaper than other safe areas but you will end up paying it on the High Electric bill. Because hot water is not included, your electric bill wil be higher by $90 to $120 than other appartments i lived in LA area. I have even talked to DWP thinking it is a mistake, but other residents have the same issue and it is the hot water heater that is killing us. On more thing there are a lot of teenagers in the compaund run around makign noises and sometimes trouble. Watch out around X-MAS times there will be a lot of muggers @ gun point. Even the maintenace guys got robbed few years back. All in all for couple of hundreds more, it is best to live in other area of LA. There are lots of security in the building, but they look like the neighborhood thugs smoking **** and talking loud at night.

I have lived at Woodlake for 5 years and the management staff has changed 6-8 times. The management staff is extremely unprofessional, inadequete, uneducated and all need to be fired. Management is the reason I am moving. You have to call them 5-10 times about the same thing to get something done Besides the roaches, the interior of my apartment is nice and extremely spacious (1 bedroom at approx 800 sq ft)and nicely laid out - this is my reason for staying so long. However, I can no longer deal with the management. They charge tenants $51 for routine maintenance repairs (e.g. unclogging a drain), are rude to the tenants, and made a mistake posting my rent to my account and served me a 3-day notice even though I have never paid my rent late in the 5 years residing here....just a few examples. The maintenance crew are nothing but bandaid specialists. They hire immigrant workers who speak little English and only paint over problems. I have had about 10 reocurring problems due to them not being PROPERLY fixed initially. The neighbors are very loud and ------, cussing and screaming at all hours of the night, smoking weed, and leaving trash ALL OVER the premises. Stay away from ANY Jones & Jones Management Group, Inc. property if you want to live peacefully!
