This is a new building with many good features but it also has drawbacks. There is a very nice gym and swimming pool. There are nice entry-to-mid-level kitchens from Italy but they could have been designed a lot better. The only storage in the bedroom closets is one shelf on top of a cheap hanging rail. There are dozens of food and other deliveries made every day but only 4 makeshift parking spaces, which always seem to be occupied. There are only 4 guest parking spaces for 300 apartments. I am disturbed constantly by my upstairs neighbor who pounds loudly on the floor with each step she takes. In the day, it sounds like a gym class. She wakes me up at all hours of the night, as late as 4 am. I am also disturbed almost every day by her loud TV. I am constantly disturbed by the piercingly loud backup alarms on delivery vehicles between the ARQ and VOX buildings and car alarms which go off frequently in the VOX parking. Loud fire alarms go off regularly in the VOX building. Metro trains drive by every 12 minutes in each direction. A one-man-band entertainer sets up between the ARQ and VOX buildings every Thursday and plays between about 5 pm and 8:30 pm. The volume is much too loud for the venue and the constant noise is really disturbing. Thankfully, this nuisance stopped in November because it was too cold for these “entertainers” to perform outside. However, I have no doubt that they will be back in March. A have a really nice view, but it also looks over hundreds of air conditioners, and I do not like the noise they make. There are other noise issues which were not adequately addressed by the on-site management. The resident services manager, Mila, is rude, confrontational, and not at all helpful. The community manager will never apologize for this. I expected good service, especially considering the high rent. The piercingly loud sirens and foghorns of fire trucks, paramedics, police and other emergency vehicles hurt my ears and disturb me at least 12, and as many as 24 times every day. These are not vehicles which just pass by the apartment. The noise starts when these vehicles are a mile away, and they must slowly make their way through the traffic. There have been shoot-outs on S La Cienega Blvd. between police and suspects. The noise from automobiles, SUV’s and motorcycles with loud modified exhaust systems is a constant nuisance and wakes me up at all hours. I bought expensive noise-cancelling ear buds and also headphones, but even these cannot block out the noise. The corner of S La Cienega and Jefferson Blvds is the venue for late night street takeovers with noisy automobiles doing donuts, squealing tires and burning rubber. Management agreed to terminate my lease early and offered a little slack with rent. However, it came at a price: I would need to agree to never apply to rent in any Greystar managed community. This would not normally be a problem for me, but they own or manage more than 800,000 units, so it is hard to avoid them when renting. The second condition is that I must agree to never post anything negative about them, or I would be responsible to pay their Lawyers fees to remove the posts. Maybe this is why there are not that many negative comments. The building has 4 long (6 foot) gas fireplaces which burn 24/7. This is an enormous waste of resources and pollutes unnecessarily. It seems that the average expected employment of a concierge is about 7 days, so there is an endless stream of new people at the front desk. It is a pet friendly building, but they tell owners that they should not allow their dogs to enter the only park on the property. I have seen all of my previous neighbors move out rather than renew their lease, and this tells me something. Water and gas bills are shared. This may have been OK in 1980, not in the 21st Century . My water and gas bills are double my actual consumption. Other residents have asked if I think the cost of the 24/7 gas fires are included in our hot water heating bill. I deposit 3 small trash bags in the chute every month and my bill is $ 32 + a $ 5 "administration fee". I have a dedicated electric meter and the bill is correct.

It's been great overall, but there are some areas for improvement. In addition to what I listed above, I would say that the security that stands out front does not do much in terms of controlling the flow of traffic. There are always cars parked in front of the building with hazards on, which is very frustrating given that there are only 2 lanes. There should also either someone directing traffic, or a stop sign at the end of the driveway because there are often people pulling out and into the Whole Foods parking lot and the ARQ parking lot at the same time and there have been MANY near accidents.

The onsite Office team, Concierge, and Maintenance have been great since moving here last year. The community provides an elevated experience, the location is in the middle of LA so I can get to the beach, downtown, BH, etc in 20-30 mins on most days. Looking forward to more retail/restaurants opening hopefully soon but it’s been great having Whole Foods next door.

building lags on window cleaning and spider infested we were sold on unlimited parking which is a LIE and they constantly threaten to tow cars away. We were sold on having a great building to host people but we're actually only allowed 2 people which is ridiculous. Mia ruined my birthday and embarrassed me in front of my friends when I had people over and she made everyone leave and feel super uncomfortable.

ARQ is a building that is geared towards the future. Walking distance to everything that you need, but everything you need is already covered in the building, from meeting rooms to remote work areas, rooftop hot tub, and a staff ready to help you 24/7.

Construction build is generally better than most LA developments. For the rent though, the finishing touches could be better (i.e., dishwasher installed but not bolted in place, grout for tile in showers fall off after a few showers). Overall, building is quiet enough to work from home.

It was a very easy and smooth transition . I moved from another state and they were very patient and helpful . The building and amenities are beautiful. I love all the different lounge spots and the Wi-Fi provided. I utilize the work space on a weekly basis. The pool is lovely as well.

my experience with the Arq is amazing they always and top of everything , the keep the building always nice and clean. Very processional. Staff at the Concierge desk. Is very accessible to school park, public transportation and local entertainment.

Did not respond to my complains , including cleaning windows , people bringing pets in rooftop , even in the pool area , etc… People are smoking weed on common area.. management should take complains seriously , do follow ups and resolve issues
