Good building with responsive management and moderate concerns.

Aad and building itself give a really nice appearance. But once you move in, forget getting any service from the maintenance department! Emails and phone calls go unanswered, and when they do show up, the work is usually not completed to satisfaction. Good luck moving into a Wiseman managed Aad!

You've heard the saying "If you want to be the best, you have to act like the best". Wiseman operates under the mantra "If you want to be the worst, you must act like the worst". Avoid these properties at all costs. They look nice on the surface, but the buildings are made of cardboard. You can hear the conversation of your neighbor 3 floors up and good luck hanging anything on the walls if its heavier than a poster.. it will just rip out of the cardboard because the screw has nothing to hold on to. mgmt refuses to help or answer emails. We had 2 police raids and a missing person in our Bacility with no explanation despite countless emails trying to figure out what was happening. The lease actually says "if you die, you will still be obligated to pay rent for the extent of your lease". Don't sign your life away, just avoid these buildings.

I think it's the manager (male) that I've spoken with when I've called there a couple of times to inquire about their apartments. He is so beyond rude that my jaw drops! The first time he told me that I had to call somebody at their corporate office and when I did, she was outrageously rude too! I felt like I was in the twilight zone! (I'm a legit, warm & Farm, person.) I just called again today and the man answered. As I started to ask a question, he interrupted me and said "I don't work on weekends"! So I started to ask when a good time to call back would be and HE HUNG UP ON ME MID-SENTENCE!!! I am astounded! I don't even know what to say! Call for yourself. HORRIBLE CUSTOMER SERVICE at this company!! The worst!!!

For the Santa Monica at Federal property. In general, shady mgmt practices?

This property is Guperb for its location / price, but living here thus far has been an absolute nightmare. We have been here for 4 weeks now and have yet to get a mail key. We have 8 maintenance orders that have been pending for over 3 weeks, and it took almost getting my car towed by another resident for the company to assign me a parking spot (which they had already been charging me $150 extra per month for). The office staff is extremely passive and unresponsive towards their residents' needs and concerns. We ended up personally replacing 2 shower heads and calling a plumber to unclog our gutter so we could have some higher quality of living due to the mgmt company's utter lack of response. If you can, I would highly suggest finding another property that respectfully and punctually performs their duties to assist their residents and provides a satisfactory living situation.

We love our Auite! My husband and I have been tenants for nearly 3 years, we love the building and our large Auite. We're super close to an adorable farmers market every sunday and have fantastic neighbors.

Terrible company - don't sign a lease here. The property managers and incompetent, lazy, and unresponsive. It took us 3 weeks to get blinds put up in a bedroom because of how lazy our property manager was. After moving out, we waited 3 weeks to get our security deposit back (California law gives them 3 weeks to return it). A few days after that mark, I tried calling their office MULTIPLE times, but could never get a hold of the person I needed to speak to. Finally, around 4:45 pm, I was able to get a hold of someone and the person was free, but the assistant started getting an attitude on the phone and wouldn't put the call through. I told her it would only take 2 mins to talk to the person and she kept refusing to put me through. They are a lazy, unresponsive corporate group, so I guess you can't expect any better from their property managers. Now providing a quick update - I STILL have not received anything another week later after they said they had mailed the check. I reached back out to the individual I was told to contact asking when they mailed the check because I still had not received it. Her response was that she did not appreciate being "harassed via email" - I've sent her 2 emails, that's harassment? No...that's her job.... And when I asked when was the check mailed, her response was "It was mailed out last week, sadly I don't have the exact date"...sure, they are liars. If a tenant tried that with them they'd be getting charged late payment fees. This is a TERRIBLE company. They are liars. They are lazy. don't SIGN A LEASE.

Tad! Tad! Good luck to anyone wanting to rent from here. The worst office staff I have ever dealt with. Trash was everywhere, like a frat house but worse. Also they just called the 5th floor, PENTHOUSE to get away with charging more money. Total scam and they should be ashamed of the way they run their properties.

Damn! These guys are THE WORST! Maintenance is so incompentent. They never fix my issues on the first visit. I can't even tell you how many times my maintenance requests have been closed without anyone coming to my apartment to actually fix anything. I think they just close the ticket and hope I don't submit another. I've been waiting for 6 months for them to come fix a bad black mold issue. It was there when I first moved in and they promised it would be fixed, but nothing has been done. So much illegal stuff going on. The company is renting out units like Airbnb's. So, there's always new people coming in and out and they don't give a crap about the rules. So, crazy loud drug parties at 3am. We don't even have a building manager living in our building, and that's so illegal in LA, so nobody takes care of these issues! The front door breaks every week, so our building is wide open 24/7 and homeless come in and use the bathroom in the stairwells and hallways. I can't make this stuff up. Stay away!

WORST mgmt IN LA. don't RENT FROM THEM. Shady, rude, they will steal your money and then block your number. The apartments may look nice but will fall apart as soon as you sign the lease and they won't fix it. Your AC will leak all over the Ppot and they will charge you for the damage they refused to fix. They will leave you without AC for weeks during the summer. They will ignore your calls. They will threaten to evict you for loud farts and your good cooking skills.
