I have been living in this apartment for 12 years and have seen many owners and managers. The building was purchased a few months ago by a new owners and the current managers are no longer being used. They have been fixing a lot of small things to the common areas, however this apartment is not what it used to be. The new owners are hard to work with, always seems annoyed when you call, hard to talk to, and on top of it they are raising everybody's rent considerably. I've even heard of them raising a lease that's only a year old. This apartment had very little turn over and now everybody is moving out. It's sad.

Times have changed, and so have rents and management companies in this neighborhood, to the benefit of renters. The current (start of 2010) conditions at Terraces at Sunset are envied by other renters. Modern building, good tenants, quiet, loads of amenities and location is great. Where else do you get a fireplace, large closets, newer appliances and built-ins, plus a gym, sauna, and two parking spaces in a security garage near Sunset and Hollywood Hills at the current rent rates? On-site management really means on-site, with a resident manager in the building, though a larger professional company oversees the property. Cleaned and landscaped weekly, maintenance on staff for repairs or emergencies, and a pretty blvd. with palm trees located just off Sunset. Overall, I find that people who write ranting comments about this place were trouble tenants on their way out, so future tenants will benefit from their departure. There's always a story behind a story, and I think discerning readers know that every apt. building is going to have occasional bad seeds, or good people who create a bad experience for themselves. Then they rant about it, for revenge against a system they weren't able to cheat their way around. This is a professional, quiet, upscale building but in a cool, hip area. Some tenants have been here 20 years or more, so those are the people who know what the neighborhood used to be like, and can vouch for the current positive status.

i lived there two years and the drama queen actress that was the manager was fired before i left for doing a bad job, so i heard. i didn't feel cozy or safe there and the neighbors were loud and the manager kept sticking advertisments for her comedy shows on my door and everyone too. the building is okay but i did not like management and most of my neighbors. i think too many actors live here and they always need to be dramatic and crazy. the walls seem paper thin. dogs barking all the time. place smells.

Small over priced apartments with neighbors who don't care. This is no community. Next time, management should try spacing their self-praising reviews out over a few months. But it just shows how stupid they are and how stupid they think we are. Avoid this place.

The building is very well maintained. I really can t complain about anything. It s quiet and the neighbors are very easy-going. I can t believe that some people wrote absurd comments about that building. The current management is just great and efficient. Right now, this building is going through a condo conversion and I am even thinking about buying a unit there.

Have lived here for approx. 3 years. Motivated to write this because the negative comments are, in my view, totally unwarranted and, perhaps, giving the building a bad rep., which has no basis, in my experience. The old property manager, Stratus, was good. the folks who have managed the building after them, for the last 2 years are better. The resident manager is totally on top of things. If something needs repair, it is, generally, done by the next day. The building itself is immaculate. There is no noise. The people who live here are friendly and considerate. The location is killer. If this wasn't the case, I woudn't be writing this and, certainly, woudn't remain living here. Have never done this before. But, just wanted to set the record straight. Who knows, you may end up being my new next door neighbor. If so, I think you'll feel as I do.

Terraces at Sunset is the best building where I lived thus far. The current manager is simply great! She is extremely efficient when it comes to the maintenance of each appartment. Moreover, the aisle is clean all the time and the lobby is nice. She responds to our email or phone call right away and always finds solutions for any problem. Also, the neighborhood is fun. I love this building, which is located in a beautiful street full of palm trees.

A very nice building. Renovated a little while back and still looks good. Staff really cares about the place. I find the neighbors here much friendlier than other buildings -- I think it's because a bunch of the residents have lived here a really long time and new people quickly fall into being friendly themselves (MUCH different than other buildings I've lived in where it's like everyone is afraid of each other). Other posts about noise from the nightclub and weird building noises are pretty much true, but that's just apartment living, right? Noise from neighbors? Not really a problem and management jumps on it right away when it happens and someone complains -- that's great to have in a building. Love living here.

Don't be frightened off by the old negative reviews. The building was sold and the old manager that scared people was fired. Hey, he woke me from a dead sleep at 3:00AM to tell me I was being too noisy. He had issues -- the building does not. It's on one of the nicest streets in Hollywood and in a great location. Hollywood and Highland is an easy walk and the Strip is just outside your door. If the safety of living in Hollywood is your concern in this building you have secure gated parking, security doors and security cameras on all the floors. The outside lights are always working and the plants and trees are cut back. Rents are less than any of the buildings on adjacent streets and the staff is super nice and helpful. There are about a dozen people in this building who have lived in this place for five years or more. If that doesn't tell you how great this building is in terms of those other revolving door Los Angeles apartment buildings then nothing will.
