"Appalling management and apartment scams , “fraud”. They take your details, then claim the apartment isn't available and only expensive ones are left, then demand compensation for refusal!!! Disgusting!!! Be cautious!!!"

I lived here for 3 years. Paid 100k to Hillcreste communities and I have lived in horrible conditions. Management was beyond awful. Our apartment was super dirty when we arrived and now that we moved out, we get charged for cleaning services. I know for a fact that Hillcreste was going to remodel the whole apartment so they could make it nicer and charge way more money to the next tenants. Basically, they are going to make a mess with the apartment but they expected us to leave it clean? One of the reasons we moved out is because they accepted people with a dangerous dog that tried to attack our 2 year old son and 4 months baby. We let them know about it but like always, they answered with "We will contact you about it" (They always said that but never contacted back with any solutions). We have had for months a laundry machine that was destroying our clothes. We had the worst stove ever that every time we cooked, we could smell gas in the whole apartment... We had neighbors smoking weed and management didn't care about it (never replied to some of our emails complaining about it). When I knew Hillcreste was going to charge me with cleaning services I said I didn't agree with it and I explained why. Management, once more, said they would let me know if they could remove that fee. Of course, we just got the check and you know what? We got charged for cleaning. Beyond ridiculuous. Be aware, many of these google reviews are good because Hillcreste always send surveys to tenants asking to make a survey (and leave a review) with the chance of getting a $500 dollars gift card. This company is horrible.

I have been living in unit 5204 since 2009. I have lots of reviews to write about this place. All the reviews will be based on my personal experiences as well as observations. Let's start this series with my most recent observation regarding one of my neighbors. One of my neighbors is an 80 year old retired school teacher who has dementia. She has been at HillCreste for 15 years. I sometimes help her with small things such as computer and electronics. Both of us have been subjected to steep rent increases during the pandemic. My increase was more than 8%. She has always been fearful of rent increases whenever a lease renewal was required. Both of us have been getting the short end of the stick whenever we signed a new lease, 5% to 8.5% annual increases even during pandemic when rents in LA had dropped 10% to 20%. Two months ago when she wanted to renew her lease she asked the management to have her carpet professionally cleaned after 15 years. Jennifer, the property manager, rejected her request. My neighbor decided to move to one of the vacant apartments, with hardwood floor, on the same floor. I told her about the vacancies on our floor which were listed for rent on HillCreste's website. Newly listed apartments were around $2500 to $2700 on the website. She inquired Jennifer about vacant apartments in building #5 and their reduced rents which were $400 to $600 less than what we old timers pay. Jennifer deceived her by telling her that those rates were only applicable to online applications. My neighbor's computer is a dysfunctional 20 year old computer, running on Windows2000, which has no access to internet. She doesn't surf the web on her phone. She doesn't know how to view listed vacancies on HillCreste's website. A few weeks later I learned from her that she was moving to another apartment on the same floor. She asked me to help her hook up some of her electronics in the new apartment. I asked her about her new apartment and her new lease. She said that she signed a TWO YEAR lease for $3050 which was about $500 above the rent for that specific unit on HillCreste's website. This is how HillCreste and Aimco, a real estate investment trust, treat an 80 year old tenant with dementia; by scamming her.

Hardwood floors at HillCreste are one of the cheapest, if not the cheapest in the market, and they completely lack any sound insulation. I don't recommend living her at HillCreste but if you are interested in renting an apartment here, make sure your unit is located on top floor which is 3rd. Cheap hardwood floors, amplifying every tiny sound, make it unbearable to live on 1st or 2nd floor. My neighbors on the 1st and 2nd floor agree with this assessment. I hear Toilette Flush, shower, water running down the pipes, foot traffic, and ... from the apartment above me.

Very poor management and leasing office, slow to respond, all they care about is money. I was deceived by the leasing agent who advised to extend my lease term when I signed up for an apartment instead of extending it toward the end given I was not sure about my move out date. Never told I would still be financially liable if I decided to leave before the the extra days I extended for.

"Great place to live ! Had a problem with the drain in the kitchen and the response to my service request was super fast and the problem was fixed on the spot. The apartments are modern and clean and the grounds are well maintained. Great central location and quiet neighbors . I highly recommend living here if you are looking for a nice community to live in."

I have had the opportunity to live at the Hillcrest for the past three years. After moving around throughout the country I have seen many different apartment communities and until now have never really felt at home. Our apartment is maintained with a simple user portal for every maintenance request from dishwasher to replacing a light bulb. The apartment is beautiful and all common areas including the pools, the fire pits, and the gym are always clean and updated. Coming from Landlords that would never answer the phone to a user portal with most things being fixed in under 24 hours is pretty amazing. Norma and her team that run the complex are amazing. Approachable, hospitable, and overall people that want you to feel happy coming home. I couldn't ask for anything more.

After months of looking for an apartment we finally found the perfect fit at Hilllcreste apartments! The amenities, the staff, the features & the inside of the apatment are all 5 star excellence! We are very happy with our new home!

they literally have to Doberman Pinschers that run loose through the hallways and bite other dogs and probably humans. This is an unsafe building and management doesn't do a thing about it. They must be being paid to keep their mouths shut. they will be facing lawsuits. The building reeks of pot all of the time so don't be fooled by the no smoking signs. Be careful where you're walking because there is dog excrement everywhere! the management must be making $10 an hour because they could care less. the garage doors are always broken and left open for vagrants to come walking in and make it very unsafe. Aimco properties are all run like this, it is a shame. Do not waste your time or money moving in to Hillcrest.

The staff has always been very friendly yet professional.. The maintenance staff has always been very professional, Friendly and prompt with my request. I rarely know I have neighbors because I really hear them but b ecause my apartment faces Pico Blvd , I hear traffic noise throughout the day and night .
