My wife and I lived at Brent Manor apartments for 2 years. The apartment we had is actually our favorite we have ever had. there was great natural lighting, nice flooring, and a full kitchen, even though it was a studio we never felt like we didn't have enough room. we rarely could hear our neighbors, and in general it was a quite setting, which was very important for both of us as we were in grad school. Its impossible to beat the location and price especially for someone going to UCLA. you can take the bus or drive anywhere very quickly and there is lots of good food spots and fun things to do in the area. The absolute best part about the complex is the management staff. Troy is the resident property manager and he was extremely responsive and helpful for anything we needed, he always does everything with a positive attitude and a genuine smile, couldn't ask for more!

I lived there for three years, though it's not the prettiest apartment I've lived in, there's nothing wrong with the place. The manager is always helpful and responsible, and I felt quite safe living there. The only thing that kinda bothered me was the thin walls. On the other side of my bedroom wall is someone else's kitchen, therefore I can sometimes hear my neighbors' chatters when they were doing dishes at midnight. Overall, it's not a bad choice you're staying there for a year or two.

Hi Tima! This place is terrible. Read the other reviews. The staff leave positive reviews to inflate the score of this terrible place. I lived on Brent Manor Apartments for a year. Overall, I had a good experience living on these apartments. It is close to UCLA, super markets, coffee shops, and free-ways. I loved my studio apartment because it had a lot of windows, and it was very spacious. There is a pool and a table outside, where you can study or hang out with friends. The manager is on site, and he is very responsive to your needs! If anything needs to be fixed, they would do it right away. The building is always clean, and I didn't experience any disturbance from neighbors. The only negative is that the apartments do not have an AC. It gets really hot during the summer; but you can buy an AC and put it on your room.

The new manager, Troy, is great, but that's about it. I had the worst time of my life living at this place. The supervisor, T. Schwada is rude, racist, and greedy as hell. Save yourself from a living nightmare. If you still wonder why this place has only a couple of fake good reviews, let me give you a quick summary of the things that I hated the most: --The rent is crazy expensive. I understand this place is close to UCLA, but it is insane how much you will pay to live in this dump. --As other reviewers noted, they do random inspections all the time, just to make sure that you are not breaking one of the 17000 rules on the contract. It's inconvenient and annoying to the same extent. It feels like living in a dorm, being checked all the freaking time. --When you actually need help with plumbing or any other kind of emergency, then the manager is nowhere to be found or will charge you for things that were already falling apart. --Given how thin the walls are and the fact that the windows have no isolation, the winter is horribly cold, but nothing can top trying to sleep here without sweating your soul out throughout the summer. --Let's talk about the most ridiculous rule I've ever had to endure in California: "Any guest will be considered an unauthorized permanent resident if such guest shall reside in the premises more than 7 consecutive days. In no event shall the premises be occupied by all guests combined more than 14 days in any one year period." And if you are thinking, "there is no way they can know how many guests I've had this year", oh, dear, think twice. The last manager seemed to keep an account of the number of guests and days they visited me. Most of my guests were just friends that didn't even stayed in. But the manager was just hunting all of my guests to increase my rent the 10% they charge you per each "additional tenant." This was just beyond absurd. --If you don't get an assigned parking space, they will assure you that street parking is easy, but it is actually a nightmare. Looking for a spot could take me in between 5 to 35 minutes. Sundays are the worst; once it took me almost 1 hour to get a spot, and I had to walk for several blocks back to my apartment at 12 am. --Everything in this place is old. Nothing can hide the fact that most of the furniture is as old as the building. Moreover, if you travel for the weekend or just don't use the sink often enough, you will get orange water due to the rusty faucets (as other reviewers noted). But they will advertise the apartments as newly renovated. --Don't even bother cleaning the apartment when you move out. They will charge you for EVERY single LITTLE thing, including a ridiculously expensive cleaning and repainting fee of the whole apartment, even if you barely lived there, as I did. ----I could go on for days, but if you decide to rent here, you will be the one adding complaints to this list.

UPDATE: as another person has noted here, the two positive reviews on 8/10/2017 and 6/15/2017 are likely fake ones made up by the landlord lady herself ----------------------------------------------------------- My advice for you is to look elsewhere. The on-site managers (who live in the only apartment that has AC unit installed) are usually nice people and they helped out a lot. HOWEVER, when it comes to any critical issues like signing leases, disputing rent or special emergency situations, you are dealing with the landlord lady. She is very stingy/picky and extremely RUDE. Here are ONLY a few examples: 1. when there are stain on the carpet in the apartment hallway, she insisted we caused it and charged $50 for cleaning 2. when moving out, she video taped while she inspected the apartment. She kept yelling how dirty the apartment was (while it was completely clean) so she could get her voice on the video saying the apartment is "dirty"---she eventually deducted around $2700 from our deposit to fix the 20-year old bathtub and the broken oven that was broken on the first day we moved in (we do not use the oven). 3. While my car was parked in the spot assigned by the apartment, the window of the manager's apartment hit the AC unit and broke, falling directly onto my windowshield and hood, caused $2200 dollars damage to the vehicle. The landlord lady was EXTREMELY RUDE in refusing taking any responsibility of the damage 4. our apt came with two tandem parking and the landlord lady would literally yell at you if she sees your friend's car was parked there on a Saturday afternoon. However, when she visited the property, she parked her Audi on my roommate's parking spot and it blocked my car from getting out, I have to wait 20 min for her to show up and I was late for class. OTHER REASONS YOU DO NOT WANT TO LIVE HERE: 1. No AC. It gets hot in west LA during the summer. AND the landlord lady does not allow you to install your own AC (she reasoned the electric wires are too old to take the additional usage. If it is true, old electric wire is another reason not to live here.) 2. Only 1 washer and 1 dryer available for BOTH buildings (around 30 apartments). Often time you have to wait a long time. They are EXPENSIVE: 2.25 for a wash, 1.25 for a dry. 3. The amenities of the apartments are VERY OLD and in poor quality. the heater unit smells like burning plastic ALL THE TIME. the cabinets are from 40 years ago and everything in the kitchen is very outdated. I could go on and on, but I think I've made the point: DO NOT LIVE HERE.

I had a really good experience at this building. The manager Troy has only been here for a few months but he is really nice and always willing to take time to talk if I ever had an issue. The apartment was big and super clean. Never had to wait for a repair to be done - very fast. Location was perfect for going to school at UCLA. A really good westside location.

Pros: just around the corner from Coffee Bean and yogaworks, and my apartment was super clean when I got there, and the building is really quiet. Great street parking if you don't want to pay for a parking space. Close to UCLA and the bus lines. Really convenient. Cons: was not a problem for me, but no partying or smoking.

I understand most apartment reviews will be negative because people tend to only write reviews when they have negative experiences. However, I have lived in quite a few different apartments in my day, and when compared to Brent Manor Apartments, I can honestly say...why did I ever complain about my old apartments? They were nowhere near as terrible as Brent Manor! This is really only a good option if it is your last minute option. In other words, you need to rent a place NOW and you need this particular location and you don't have time to look around. Then yes, rent at Brent Manor. Otherwise, you really should choose a different complex, even if it is more expensive. The place is so, so old and needs such a renovation, making the rent pretty unreasonable. The windows don't work well, there is no insulation in the walls (cold in the winter, unbearably hot in the summer...so if you are unlucky enough to get a room without a breeze, you'll learn to suffer). The faucets are very old with no aerators (and none that we could find online that would fit it), so water splashes everywhere. If you don't use the sink for a day, the water comes out ORANGE, as in laced with rust and copper. The staff here make you uncomfortable. There is something about the lady that owns this place that makes me very uneasy. This should be the greatest deterrent to renting here, because you cannot trust her. It's hard to put my finger on it, she acts nice and smiles a lot in person, but you can just tell something is fake and off about her. She will raise your rent every year by the maximum legal amount, regardless of what kind of tenant you are. She will take your security deposit, regardless of what you do to clean the apartment. The onsite manager is nice, but like another reviewer said, he does what he is told. He is just there to keep his job. You can't count on him to fix your problems or stick up for you. It's hard for me to come up with any positives. The only one may be location, it is close to bus lines that are convenient for going to UCLA, Santa Monica, and for heading east down Wilshire.

After two years now, I finally find this forum. I wish I have found it two years earlier. For everyone considering this apartment, kudos on looking online first. I took a 1 bed, 1 bath because I was looking for apartments last minute and had to settle without considering. For the price I pay, I could have found better places elsewhere. If you want to live here, then you better like these: 1. Noise. LOTS OF IT. Seriously, the walls are so thin that it feels like drywall. I can hear all 3 apartments that are connected to mine (left, right, and above). It's worse especially on Thursdays or Fridays when people get the weekend to watch their shows. Not to mention, it feels like I'm listening to "Happy Feet" and Jerry Springer at the same time. Also, Federal Avenue is one of the main streets between Brentwood and West LA. You are going to hear ambulances, fire trucks, and police cars with their sirens on at least once a week in the middle of the night. If you are lucky, you get to hear all at once and not individually for the next three hours. 2. The staff. The old manager, Kevin, was a prick. The new manager, David, is seemingly nicer, but he just does what he is told. The real problem is the supervisor, Tima S. If there is ever a real-life emulation of a two-face person, she is it. She will make herself seem nice and friendly, easy-going, and pretty much your friend at first. Once you sign the contract and move in, she changes that. She goes from being your friend to making sure you know she is your boss. My friend at the 1235 building (there's two that are part of the same complex, but separate numbers- the other one is 1243 Federal Avenue, where is where I am at) said that Tima was so assertive about when her mother was leaving. She was moving into the apartment and her family was with her to adjust to the change. She said how the rental agreement noted that any visitor can only be there a certain number of times in a year, and Tima was constantly asking how long she was saving. Also, I've heard from other people that moved out that she essentially robbed them of their security deposit. The security deposit is one additional month, and they got less than half that back afterwards. It wasn't because their apartment was messy and trashed. I've been there and they were cleaner than any college student I've seen. 3. Poor excuses of a facility. The laundry room is downstairs in the 1243 Federal Ave. building and it is just disappointing. There is one dryer and one washer servicing about 20 units on both buildings. You can imagine the insane lines for just doing laundry. By my third month, I realized that it was easier walking 6 blocks to the Laundromat on Santa Monica Ave. to do it than to wait there. It was also half the price at the Laundromat, since the dryer is weak and it takes three cycles to dry. 4. Random reasons to enter. Personally, I don't have an issue since I don't have much to care for in my apartment, but I know for others this is huge. On an average year, there was probably one entry a month. Maintenance, checking the smoke detector, inspection, and all the water outages (they would enter after every single outage to make sure faucets aren't on during outage). 5. No parking. If you ever want parking and not have to worry, then be prepared to pay extra if there is even space available. They say street parking is great, but it is not. The streets have cleaning and if you forget to move the car, that'll cost you. If you park on Federal Ave., then be prepared to see occasional bumps and scrapes, and no cameras to show as evidence to your insurance company. Lastly, pretty much everyday is terrible traffic from noon to late night, since the 405 ramp is half a mile away from here. So bottom line: Don't waste your time and money here. I did my search last minute and thought it was convenient to be here, but for the price and location, I am sure I could've found somewhere better down the street. My girl friends that are undergrads at UCLA were looking around the same street and the street behind (Barry Ave.). I went along with them and saw the buildings they were going to rent. For pretty much the same price, about a $50 difference up or down, they got a better deal with thicker walls and a more quiet environment.
