I've lived at for almost 6 years, since the building first opened in 2020. The building was brand new back then but is still very nicely maintained and everything is generally in good condition. The staff is nice and attentive; both the maintenance folks and leasing office are immediately responsive. I've lived in DTLA for 15 years and I didn't know what I was missing without a giant patio or 24/7 front desk security. Highly recommend 1133 Hope!

Management has changed frequently over the years. Their level of professionalism has significantly gone downhill and money appears to be the main priority of the owners. Cars have been stolen from our garage and packages are now being stolen as well. Random strangers have followed my car up the parking ramp late at night. There is only one security guard and he has other duties to attend to besides manning the desk 24/7. Management claims they are not hiring additional security and their solution was to "hold food deliveries" in the main lobby now to ensure our safety. When I asked who would hold food deliveries and monitor the front desk late at night when security stepped away, they had no solution. Instead, Darryl, the management representative, responded "security is never away longer than 3 minutes." Security are human beings and obliviously step away longer to use the restroom or take their 30min break. I do not know where "3 minutes" came into play. In fact my question to management was not how long they were gone, but who was monitoring the front desk. Every communication I had with this particular individual felt defensive in nature and not supportive at all. One year ago, I asked about new safety features being installed and was told elevator key fobs were pending approval. I followed up with Darryl again and was told the same exact response. Attempted multiple times to ask when we expect an update on these pending approvals now that a year has passed, I was then told "We have reached out to the elevator company. They gave us the prices but unfortunately as just the Management Company we do not make those types of decisions. It is up to our owners." Clearly we are not pending approvals. Sounds like the owners do not want to pay for extra security, but they do not want to directly say it. I asked our management multiple times what are some alternative security options to ensure our safety as we continue to wait for said approvals, but was given no resolution. Instead I was received with condescending and passive-aggressive responses each time. Darryl responded with "We apologize if it's not happening how you'd like it to." Then when my fiancé asked to speak with his boss, he then responded "I have no boss. No one is the boss of me, on the other hand I do have a manager. And there is no issue with me assisting you; its my job." Not sure why he responds in this manner. A boss and manager are the same entity. He refused to provide us with his manager's information. The lack of professionalism has drastically changed since I first moved in three years ago. I am definitely not renewing my lease here. I no longer feel valued as a resident and secure at 1133 S Hope Apartments. Even if no security features are being installed, at least hire competent and professional employees. To future residents, move in at your own risk. This is my own personal opinion and encounter dealing with Tripalink Management. If you want to feel belittled, unsafe, dirty, and dangerous, please move in.

Generally, the actual apartment is nice. The only cons are that the walk-in closet is on the small side and the only smart feature is the nest thermostat. The amenities are ok. They would look much nicer if some additional effort was put into the decor. The maintenance team is good and always responds quickly. Major cons and why I would not renew my lease: - Building does not feel safe. I won’t go into details here but there is a lot to be done that one would expect a “luxury” building to have in terms of safety precautions. - At one point, the garage door was broken. As a resident, I didn’t hear about it until an email was sent saying that a car was stolen and all they offered was to “remember to lock your car doors” and that they were waiting to hear back from the owners about having additional staff on at the gate while it was stuck open. - The management of the building is unresponsive and unhelpful. I’ve lived here for 7 months now and have consistently reported during this time that one of the floors above mine regularly runs a hose to clean off their balcony which splashes all of their dirt down my balcony. It was so much water that the balcony was not useable whenever they did it (more than once a week). I was able to see which floor it was coming from, so kindly spoke to the neighbor and they said they would stop, but they did not. I attempted to talk to them again but they refused to answer the door, which is when I began reporting to management months ago. Video evidence was provided by myself and other residents. It has also escalated to them throwing pet waste down the balcony which has been reported on more than 1 occasion. Obviously, no one wants a nightmare neighbor, but I have been reasonable in understanding that the building may be limited in what they can do as far as how quickly someone can be removed from the building. My concern is that I have reported (and I know other residents have too) for months and the last time that I spoke with the office manager about them throwing animal waste down, she said “since we can’t prove that they’re doing it, all we can do is clean (the affected common area)”. Also, cleaning the glass on the balcony is a challenging task which never remains clear more than 2 days due to them running water down and dirtying all the units below. When I asked about my balcony space and reimbursement for cleaning services, I was told that they would need to ask the owner, and as expected, I never heard back. Every time, I report the office manager says the residents deny it and that she will connect with the lawyers, but this has been months with no resolution or communication from the management. The only solution I have currently is to keep cleaning up after them which is gross and unacceptable. - Again, management does a poor job with returning messages in the portal or returning phone calls. I understand that not every problem can be solved immediately, but I would expect good communication at minimum.

I love living here! Thick walls, I cant hear my neighbors. In-unit washer and dryer is very convenient. All units have balconies. I have an assigned parking space, which is great! Front desk staff is very friendly.

The management team and staff at 1133 South Hope are the best part of this building. They are so helpful and courteous which makes living here so enjoyable. In addition the apartments are spacious and new and the amenities are top notch. 1133 is more of boutique apartment building due to less apartments per floor which makes it feel like more of a community than some of the other buildings in DTLA.

So far its been a pleasant experience, not much or anything to complain about. Everything is well maintained and the staff are very professional, nice, and well-informed. 5 stars all around for everything.

I'm having a good experience as a resident at 1133 hope. It is quiet, safe, and clean. Location is convienviet. The leasing staff are helpful but sometimes didn't respond to my emails. People are quiet and respectful.

A beautiful place to live in the heart of downtown LA. Located in South Park where it is more clean and quiet. The view from our unit is so beautiful facing the skyscraper buildings of downtown. The skyline is so wonderful to look at anytime of the day. Our unit has a great spacious floor plan and brand new stainless steel appliances. The building is modern and new. The staff is so friendly and helpful. They make you feel welcomed and at home.

Modern but also warm new building. This area is heart of the downtown with great location. Markets, restaurants and shops within walking distance. The staff makes you feel this is your home. Strongly recommend to anyone looking for a home in heart of downtown.

What a beautiful part of LA to live in- where youre able to walk to get around, youre a stones throw away from great shops and cafés, and your neighbors are respectful and friendly! What I love most is the view- a room with a northern aspect is treated with a sprawling vista of downtown LA against the San Gabriel mountains.
