I seem to have had a different experience thus far in this property. While not located in an extremely safe neighborhood, I've found quite a lot of camaraderie between neighbors both within the building and in the surrounding area. Just be aware of your surroundings when walking around and you'll be fine. As far as maintenance is concerned, I have had a couple issues with my unit, but they have been addressed to my satisfaction in a relatively timely manner. I have never felt that my concerns or needs have been ignored. Management, too, has been very cooperative and easy to deal with. The noise level with neighbors is, contrary to most reviews, virtually non-existent. Rowdy people outside, however, can occasionally be an issue, but we live in a city. That happens. One big problem is the lack of available parking, but if you shell out a whopping $35/year to the city, you get a parking permit for zone 64 and those spots are usually pretty open. Another downside is a lack of dishwasher and garbage disposal, but hey, this is an old building! I made my choice to sacrifice a couple conveniences for charm and location. It is very centralized with easy access to major highways and the subway is just a few blocks away. The property is also easy walking distance to Runyon Canyon, and just a 5 min drive from Griffith Park. Overall, I have been very happy living here, and I would recommend it to others (in fact, I have!)

This place is a total nightmare.. management does not care about tenants AT ALL. They will try to charge you for things that are not your responsibility when you move out. They will also find a way to charge you late fees on your checks even when you payed on time simply because they don't like the way you wrote it out ($85 dollars). If you have an issue and need to contact management they are only available through email, if you call you will get an earful. Walls are paper thin so you hear everything, helicopters flying over your head every 15 minutes throughout the night.. homeless people picking through the garbage and sleeping on gated property cops don't care even if you complain. Car alarms constantly going off. If your locked out of your place it's 35 bucks to get let in. 25 bucks for key replacement. No parking. No sleep. Aggressive dogs not on leash will attack your pooch and nobody here cares. I cannot stress enough to stay away from this place. I've seen 8 tenants move out in the past 6 months and I'm moving out as well.. if you do decide to leave be prepared for the Manager to leave you a bill of things you are not responsible for, and a threat to add you to collections. I have always payed my rent early and followed all rules but management will always find ways to get you. BEWARE

I lived there from 1990 to 2006 when the rents were still cheap there and it sounds like the building was in better shape then than it is now !

Don't be fooled by the slick exterior, management is indifferent to tenants needs and could care less. Bedbug infestation is horrible. Instead of treating the building all at once they just spray individual apartments that complain. The bedbugs then just move to another apartment, perhaps yours. Cigarette/pot smoke abound in the corridors and on the balcony fire escapes. Cleaning crew is only at the building once a week, prepare to dodge dog doodie, vomit,beer bottles,transients sleeping in the stairways, and abandoned couches in the hallways of the building. You have a beautiful exposed wood beam ceiling, however there is nothing between your ceiling and the neighbors above and in addition to the paper thin walls you will hear everything. Most of the tenants in the building are noisy and inconsiderate, the building has a nice fountain by the entrance.... too bad the tenants and thier friends use it as an ashtray or to dump thier beer. The building doesn't have any amenities other than a laundry room in the basement, you never no what you'll find in there. Clothes are frequently stolen unfortunately. To sum it all up, it's a party building and the residents reflect that. Apartments are overpriced compared to other buildings on the same street. If your from out of state move to west hollywood, a little more expensive but a much nicer area.

This building must be cursed. Every time I walked in our out of my unit someone new was moving in or out. The place always smelled of marijuana which to me is not a turn on at the entry of my building. Management was horrible in my opinion. They even requested that I pay them $35 for any after hours communication, for serious concerns. Ridiculous. The tenant upstairs was louder than anything I have experienced before and why I moved out and constantly stayed elsewhere. It was even worse than living next door to a lawnmower repair shop, which I do now. If you can even imagine a guy that plays electric guitar at 3am while, keeping time by tapping his shoe on the hardwood floor. Of course, the management decided to let me handle this on my own even though they were previously aware of such situation. They asked me to call LAPD every night to handle the situation. Personally I think that LAPD has much better things to do than manage their building for them. Don't let the new paint deter you from what is actually going on there. Lack of management and poor decision making skills from the owners. It really could be a nice place but, the safety concerns I had, noise issues late in the night and a rude and impersonal management made this unit unbearable to live in.

This is a great building in the 1930's style, and the apartments are reasonably sized. However, the trade off is an apartment manager who could care less, and a majority of noisy, ignorant tenants. If you don't mind navigating dog mess in the corridors, being atytacked by one tenants pit bulls that roam the corridors, neighbors playing loud music at all hours of the day and night and drug deals going on in and around the building, you'll love the Palm Court. There is only on-street parking, which is near impossible, so plan on using public parking two blocks away.

Great manager when I first moved in..he disclosed there was a murder that occurred in front of building...I still moved in....some guy got shot for his hubcaps?They fired him and got this girl who seems unconcerned about bldg in any way...She has the only parking space...doesnt even let other residents use driveway for loading purposes..there is a tow away sign and its enforced. High floors have nice views...however, no common grounds....no sundeck or place for residents to chill besides their apartments.....back way overwatered and like a bilge pump of dog poop , and slime...not somewhere you want to hang out! Had a small dog didnt feel safe though- The laundry room is filthy and I once went down to see a bum sleeping in it...drug addicts, derelicts, etc stay in the cheaper studios and the high paying renters have to deal with them. Nothing gets fixed without getting a "passive dont bother me"from management.Renters are treated like a nuisance . Non responsive- they ignore you and walk right past...dont say hello....arent friendly...evasive and smug...never apologize to residents if there are major problems...electricity went out in building 3 times while i lived here...no one was in charge... residents had to wait outside building for repair people..emergency lights didnt work...we were crawling out from 5th level stairways in pitch black...it was terrifying!!!!(manager was on vacation)... Workers in building are nice but create alot of dust and leave hallways with holes in floor....the basic credo here is DEAL WITH IT....travel at your own risk...race car driving landlord pops by now and then to add a new fixture , like hidden cameras throughout bldg, feels like they are designed to SPY on residents for sense of power purposes instead of protecting us...strange fringe types wander in and out all the time...there is no security at all... Forget service of any kind here..youre on your own, ceilings cracked, utilities paid by you, serious desire to get rid of residents so they can hike up the costs and turn one bedrooms into two bedrooms...leaving you a 4 x4 living room...absolutely no parking in the street unless youre blessed by the gods, neighborhood is fringy and full of partiers over weekend smashing into your car drunk...close to high end hood..great for walks...good location if go up street...really bad if you wonder south! Rent was continually hiked and neighbors were less than amusing...transient, drug addicts, drunk men hanging in the bushes around this hood....sleeping on discarded couches in and around this place! Would be great if the management cared and there was parking....but just not the case! Trying to be slick from exterior...hides poor management, and blatant disregard for tenants.

Beautiful brick and mortar building circa 1934: large units with hardwood floors, 10 foot ceilings, saltillo tiles in kitchen, original hexagonal tiled floor in bathroom. Its a rent-controlled building, so currently rent goes up 3% a year. Thats the good part.<br><br>The rest is all bad: the owners are only in it for the money, and ownership and management have changed once a year since I moved in in 1999, going from bad to worse. They focus on questionably cosmetic upgrades, without addressing serious problems such as safety, faulty wiring and plumbing. They seem to be trying a decorating scheme on all vacated apartments, but unfortunately this includes ripping out some of the original details like the tiling. Management is rude and unresponsive unless you point out their legal obligations. The current resident manager is the personal assistant to the owner, so you have no recourse when she fails you. Managing the building is of secondary importance if not third or fourth. Fines of $35 are charged for locking yourself out, calling before 10a or after 6p unless its an emergency, &c. By the time you move out youll be well acquainted with the Los Angeles Department of Housing, the Rent Stabilization Ordinance, and how to file a complaint.<br><br>While Hollywood is being Disneyfied, it is still a sketchy neighborhood. Im a single female whos never been assaulted, but Im vigilant and cautious. My $5000 car has been stolen twice, and more expensive ones get broken into all the time. And when the police asks what the heck you are doing living in that neighborhood anyway, you know its time to move out. The front and back doors of the building are either broken or propped open most of the time; anyone can walk in whenever they want. There are fewer drug dealers than there used to be, but you can still score on the corner if you want to.<br><br>Its a pet-friendly building, and the owners had the brilliant idea of installing beige carpeting in the hallways. The management doesnt invest in carpet shampoo, ever. The stains are bad; the smell is worse; the lice are worst.<br><br>Common areas are not kept up: laundry machines are often broken, patio space is used as private parking for management or storage while units are being refurbished. Improvement projects remain unfinished for up to a year.<br><br>The population of the building is young-rocker-from-Iowa-just-moved-to-LA-to-be-a-star. They move out as soon as the year lease is up, hopefully to better grounds. The management clearly doesnt care about the building, and the tenants follow suit: dog owners dont pick up after their pets, including inside the building on that beige carpet.<br><br>The walls and floors/ceilings are paper-thin. When you sneeze, expect to hear a Gesundheit from your neighbor. You have beautiful hardwood floors, but so does your upstairs neighbor. Pray they are considerate, but my experience with my 5 different upstairs neighbors tells otherwise. My current nightmare gets up @ 6a to stomp around before she puts on her heels and stomps around some more. Polite requests, gifts, and finally threats made no difference. Also hope you dont have an aspiring guitarist next door: youll hear every note.<br><br>There is no parking, and if you come home after 6p any day of the week, expect to cruise around the block for three miles before finding a spot 2 blocks away. There is a public parking garage where you can park for a monthly fee of ~ $50. New clubs are popping up daily, which also affects the parking situation. Youll want a copy of the Hollywood Bowl schedule so you know when parkings going to be tougher than usual. Also keep in mind street closures for events like movie premieres and the Christmas parade.<br><br>On one side of the building is the crappy building mentioned by the other reviewers. On the other is an old-folks home, which really isnt that bad. Those that are deaf play their TVs loudly, but on the whole theyre more considerate than the people living in your own building.<br><br>If youre looking for a place to stumble back to after hitting the Hollywood bars and nightclubs so you can pass out to the point of becoming deaf, this is the place for you as long as you can afford the now-hip-neighborhood rent. This place was worth it in 1999 when I moved in for $650. Knowing what I know now, I would never move there for the $1295 theyre charging for the same unit in 2006. A paint job in designer colors doesnt justify doubling the rent. Some units dont get hot water reliably. Others have gone for months with gaping holes in their bathroom ceilings not being repaired.<br><br>Bottom line: if you manage to find a parking space and make it into your sanctuary safely and without gagging in the hallway, you might get some peace and quiet if you live on the top floor, as long as you dont need anything from the manager, including a functional laundry room.

I moved in here in 2001, I'm leaving next month after two years of terrible management which included renting to a number of residents who were raided by the LAPD Narcotics squad- at least, 40 times- 17 of those last year, alone.<br><br>Postage stamp apartment singles are being rented for 1500 bucks, and 1 bedrooms for 1900 in a neighborhood where singels generally go for 1100, and one beds go for 1500.<br><br>No parking, no gym, no pool. The maintenance staff is surly, and NOT helpful. the manager is literally having an affair with the married owner, a new father. This place is scummy.
