THIS BUILDING IS ACTUALLY 1321 North Las Palmas Avenue between Fountain and DeLongpre in LA 90028. THE BUILDING MANAGER ---- ------ --------- IS A SEXUAL PREDATOR/RAPIST WHO HAS BEEN ARRESTED AND DEPORTED MULTIPLE TIMES FOR NUMMEROUS CRIMES. HE WILL SEXUALLY HARASS AND ASSAULT ALL SINGLE WOMEN IN THIS BUILDING, AND THE OTHER "BUILDING EMPLOYEES" WHO ARE HIS RELATIVES, WILL ATTACK YOU AND STALK YOU AND HARASS YOU TO GET YOU OUT OF THE BUILDING IF YOU ARE AN AMERICAN CITIZEN SO THAT THEY CAN MOVE THEIR RELATIVES THEY TRAFFIC IN FROM OTHER COUNTRIES TO LIVE AND WORK HERE AND DEAL DRUGS. There are 11 underground units with no windows or ventilation in which drugs are cooked, made and sold out of, in the basement of the building where they frequently steal cars. If you move here, prepare to be attacked and harassed and raped, even if you are MALE. The building is also filled with TOXIC MOLD from DECADES of roof leaks and improper ventilation that -----------, the corrupt owner refuses to repair. She doesn't care who she kills in her buildings. She has dozens of buildings in the state of California and she is killing Americans inside them, and employs gang members and thugs who have keys to women's homes and property.

This is a great place for the price. The new property management team is great! When I need things in my apartment fixed, they make sure it gets done right away. Tip: If you are nice to them, they will be nice to you. The apartment I have is really spacious compared to other apartments and the price is great. I love the modern look.

I've lived here 2 and a half months now & when we first moved in the hot water didn't work in the upstairs bathroom, our fridge had no shelving, and the garage wouldn't work. After 3 weeks they finally fixed the hot water. The garage was "fixed" three times, yet right after maintenance left stopped working everytime, until my roommate finally tied a shoe string to make it work. As for the shelving in the fridge, 2 and a half months, and still nothing... The second month I gave a check as our form of payment, they didn't take the check out for 3 weeks, after having asked them to multiple times. The only competent person in the office is Penny, who's never there. As far as additional staff, I haven't seen one last more then 3 weeks, and if you try speaking with them they tell you they need to ask Penny first. 3 weeks ago we had our toilet upstairs break with the sewage water leaking into the pantry, tried the emergency service number given to us by the office, and they told us they don't work on our complex. The next day we told them the issue, and again, 3 weeks later, they haven't even come to look at it, and that's not for a lack of effort on our end. I've had neighbors ask me if I'd like to buy anything from thong underwear to drugs. Plus, they are constantly asking for money. The neighbors don't walk their dogs, instead let them do their business on the balcony & then they pour water on it & sweep it over the edge into the walkway. This was also addressed with management & yet nothing was done. Plus, unless you're parking in the garage, don't expect to be able to park within the complex. My roommate works nights, and has only been able to park in the community 3 times. There's maybe 30 spots in whole for about 100 homes. They reel you in with the good price, but the problems on top of problems & the grief it causes once you live there is not worth it. Please take it from me. Also, just to add validity to this review, I am a good, quiet, on time paying tenant.

I moved my family in on jan 2009 and the management is terrible. we have gone 2 weeks in the summer without air and now we are 2 weeks in the winter without heat they promised to bring us space heaters instead they brought excuses my 3 year old and 7 year old are now sick my daughter is 5 months pregnant and its frezing in here but they expect you to pay your rent by the 1st with no exceptions by the 2nd its late and you owe a fee Don't move here no matter what they promise when things break they stay broke kitchen sink leaks they told us don't use that side its been 6 months. We couldn't lock our front door called them put in an order 2 months later I fixed it myself the only way it was getting done there's too much to list break your lease its $2500 I have 3 months left don't know I might see them in court.....

Horrible management... when I first moved in the management company was great. Howver the new management and maintenance are absoloutely unprofessional. They were supposed to enter my apartment to fix the garage door opener.. (by the way my computer was stolen due to the garage not closing).. I got home after work and found a mess on my kitchen floor.. all my paper towels gone.. my rugs wet and a white powdery residue all over the apartment. First of all they are trying to get over because they are supposed to be replacing the broken dishwasher( which never worked)but instead flooded my kitchen trying to fix it. The mess they left infuriated me and I would tell anybody to never move in here. I have alot of friends looking for nice apartments to live in but I will definitely not encourage them to move in here.. and oh yeah... I referred a family member that moved in 4 months ago and still have not received my referral incentive... DONT RENT HERE.. slobs and unprofessionals.

He lets the building run to the ground. Has made billions off of defrauding a class of people called RENTERS.

We've lived here two years and think it is a great place to live. The grounds are kept, there is security cameras and whenever we have had a problem, the landlord is always there to help.

My husband and I started renting in August 2009 from this apartment. It is only October and we are looking to get out of the lease early. The management is useless when it comes to anything. Our outlets work when they want and maintence cant fix them. There is a HUGE cockroach problem that doesnt get fixed. We also had a ton of problems with the area gang called the Diablos. They broke into our car and apartment along with soliciting everywhere in the neighborhood. Pool is always dirty and yard is full of garbage. They have tried to evict us 3x now by saying we have not paid full rent and when we show them proof they no longer want to answer our calls. Terrible place to live, I highly recommend looking elsewhere.

I lived in the apartments at 1223 Las palmas and Palmilla apartments. They are owned by the same people and are side by side each other.. Yet they are night and day.. I lived at 1231 for about 2 yrs ..It was a great apt.. Oliviu was a great apt manager!! It was clean and nice and liviu would fix anything if there was a problem.. I liked it soo much that after 2 yrs of living at 1223 I decided I wanted my very own apartment there. I moved to 1231 Palmilla PAts and was soo happy nice place.. Liviu was still the manager.. As I stated I lived in these apartments for years!! Never had a problem. NEVER... The place was kept clean inside and pout.. NO GARBAGE, NOT EVEN A CIGARETTE BUTT ON PREMISES!! Now u can walk by and see the diff.. tehre is always newspapers and bottles spread through the bushes. They changed management to some pervert. He sexually assaulted me. When I politely turned him down. Her stopped taking care of my apartment and began ahrrasing me on a daily basis . I even have phone records where in one day he called my phone 78 times from the company number. DUH!! This apartment is a choice,. If u are a guy poor a couple its not bad! It is overpriced though. I live at hollywood and highland with a pool in a 2bdrm for 1300 less than living in my 1 bdrm there.. ANyways if ua re a man or couple than u are fine but if u are single young cute girls beware. ia m not the only one angel did this to. I lived in those apartments for years never saw peopel move the way they did when he took over. Half of both bulidings moved out.. Most being female Most complained he was a perv!Its sad though for him to be this way as he has cont5orl over u. He can do thing s to u and ifg u say no all he has to do is say u didnt pay rent. I paid by money order but one month he refused to cash it uneless I slept wiht him. I had lost hard copy couldnt returen so I just had to pay my rent 2 times in one month sad HUH? but since angel will not let u know anyhting baout his superiors there is nothing u can do other than sure or keep filing charges till they arrest the perv! My place even caught on fire due to electri problems he wouldn fix.. I went 4 days in the complete dark the electric compnay said my landlord had to fix.. it eventually caught on fire .. he then fixed. I was terriofied. Next my screen fell out of my bdrm wqindow.. Never got replaced. Next my toilet broke. SEAT Came off and everything >. NO TOILET> then the kitchedsink NO ktichen sink, no toilet, no electricity LOL>. I literally went wihtout a toiet or kitchen for 3 months until I moved.. It was horrible.. And he told me tright in front of my friend hey all u had to do was give me a chance and we could of made it work. I felt I shouldnt of had to compromise myself for a place to live! Be careful girls.. I am a athletically fit girl.. BUT ANGEL IS STRONG ESPECIALLY WHEN HE DRINKS. he has threw me in a wall and tried to put his hands in places before where even I could barely stop him.also IF HE IS DRINKING HE WILL USE HIS KEYS TO GET IN UR APT. He did this 2 me twice... after he left the club all drunk! The place is a dirtbucket now though.. they advertise fitness center.. THERE IS NOT ONE >> NO JAcuzzi they advertise.. NOTHING >> please be aware lots of pics are old pics.. i will put pics of this place this week!!
