I love the location of the building and the layout of my apartment. I have a large 2 bd 2 ba and since it faces away from Hollywood Blvd. it is very quiet for the most part. In my 11 years living here I have personally (out of pocket) paid to replace older fixtures and upgrade a few things in the apt. I've had 2 cockroach issues over the 11 years and both times it was corrected fairly quickly. Plumbing is really in need of an upgrade, never had issues with toilets, but water often comes out brown from the faucets and showers. The water pressure in the second bedroom is pretty bad, but completely fine in the master bedroom. I've never had any issues with the on-site laundry, although the units are a little old. Generally speaking, the manager keeps the building clean and free from rif-raf. There are many tenants here who have been here for a long time and it's a pretty good group. I think some updates on the plumbing, elevator and bathrooms would really help make the place feel nicer. For the rent range, it is in a great location and a pretty good deal. Overall, I love living here, I just wish the plumbing overall and the water pressure in 2nd bedroom was better.

There are frequent plumbing issues. This is the main problem. The senior citizen managing the place has no power to handle MZL's neglect of the bld's plumbing issues. It is a great building, tho old, but I will leave as soon as financially possible due to the plumbing issues.

This building with its management is horrible. Sure, there are a lot worse in LA but this one has a unique funk attached to it.<br>It is only feet away from the never ending traffic of Hollywood Boulevard.. all day.. all night.<br><br>Management NEVER fixes anything in a prompt manner. This little lady runs the place and whenever she feels like she is at fault she tries to laugh it off or simply go out of her way to ignore you or your calls.<br><br>I have had drain problems over a year. Rotting wood all over the place. Roaches, ants and other bugs vary from day to day. The elevator is a death trap waiting to happen. There are only four washer and four dryers for the ENTIRE building. People constantly take your things out and leave them .. sometimes even taking your things out to use your cycle for their own wash.<br><br>On paper, this building sounds great, but there are huge problems happening every day. Because the rent is low, undesireables are moving in every day. I understand in the 70's, it was a place to be, but now it is a place to get the hell away from. If you are considering moving in, reconsider. There are many other places if you take a second to look around a bit.

I am extremely happy with my apartment except for attitude toward asking for assistance. I had no working heat and I persistant plumbing problem upon moving in that took 4 months to get fixed. Not only should this have been done prior to move-in, the building manager stated she was tired of my notes left for her. If phone calls were returned and problems taken care of, notes would not be necessary. I would like to live here a long time but this makes it very difficult. Now, I am in a situation where they have been doing major renovations on the unit next door to me. I understand this has to be done but it has been a solid month of power saws and pounding on my walls, making it impossible to work here. Sharon Bautista/Apt.#401
