I am a close neighbor to unit ---. In the summer of 2023, the fire department was called to break down the door after another tenant noticed a putrid smell coming from the unit. They found a dead body. According to my girlfriend, who called me in tears, the firemen entered the unit and quickly ran out gagging and told her that it looked as if the corpse had been dead for a month. Needless to say, the smell that emanated from the unit and into the hallway was horrible and did not go away after the coroner removed the body. Because this person had no next of kin, management said that they legally were unable to enter the condo to clean whatever was causing this smell. Instead, they graciously hung fly tape in the hallways to capture the hundreds of near bumblebee sized flies that the unit had gathered, leaving the dead insects hung for weeks. They also sprayed bathroom air freshener in the hallway. I am now writing this review eight months after this unfortunate event. The smell from the unit is less potent, but on days where the temperature outside rises above 70° or it rains, the putrid smell emanating from that still uncleaned unit becomes unbearable. People who visit me know to plug their noses in the hallway. Because this tenant’s estate has yet to clean the unit since this poor person’s death eight months ago, I am writing this review because I think anyone considering living in this unit should be aware. Apartment common areas smell strange and during the summer, it is EXTREMELY HOT, NO AIR CIRCULATION AT ALL, Which explains the strange smell. #2 They offer free yoga at runyun canyon at 6 p.m. THEREFORE, there is NO street parking available until around 7:30~8:00 p.m. DURING the week and NONE EVER DURING THE WEEKENDS. Most of the tenants are elderly and very grumpy (you know what I'm talking about, those awkward elevator rides) Speaking of Elevators..... The elevators are HORRIBLE! For the amount of HOA fees we pay, couldn't they do something about the elevators? Plumbing is a NIGHTMARE here and if you want to get ANYTHING fixed AT ALL, you have to get it approved by HOA who NEVER picks up their calls or returns yours the SAME DAY. SO if you have an emergency, GOOD LUCK! THE LANDLORD IS A TERRIBLE PERSON, HE IS RUDE, HE'S THREATENING, and THE BUILDING OFFICE IS OPEN FROM 8 A.M. - 5 P.M. IF THERE WAS A PACKAGE DELIVERED THAT REQUIRES YOUR SIGNATURE, IT GETS SENT TO THE BUILDING OFFICE. IF YOU ARE LIKE ME AND YOU WORK FROM 8-5 YOU WILL NOT BE ABLE TO GET YOUR PACKAGE UNTIL SATURDAY. I've lived in the building for the past 5 years and I absolutely love it here. Yes, it's an older building, but I wasn't looking for something fancy and chose it for it's charm and excellent location. My apartment happens to be much newer and renovated, so it does depend on the unit itself and the condition in which the owner has kept it. Some are old and original 70's kitchens, etc, others are completely remodeled with all the upgrades you'd find in a newer building. The demographic of the building was older originally, but it seems to be getting younger and younger with more couples and families moving in. Parking is no problem because I have 2 spots, but not all have 2 parkings as mentioned by someone else. Even guests have no problem. It's busy because of Runyon canyon, and I remember driving across town and parking right outside this building! but there are constantly people coming and going so you'll always find a spot. I can walk to absolutely everything - which I love in LA. And Runyon is literally on your doorstep.

I moved into the building in 2006. It is not perfect, but I still love it and I am very happy here. I think it helps that I live in a top floor end unit. Prior to living here, I lived in an apartment for the first time in my life (just down the street on Hollywood Blvd) and I swore I would never live in anything other than a top floor unit after that. I have absolutely no problems with noise. I am off the courtyard and when my windows are open I can hear activity from other units off the courtyard, but never to the point that it bothers me. The building is mostly older russian immigrants. In the two years I have lived there I have NEVER been woken up from noise or not able to fall asleep. Parking is great, every unit has two tandem parking spaces and visitor parking is better than most neighborhoods. There is no permit parking in the area, so everything is fair game. The only issue is the buildings proximity to Runyon Canyon which draws a lot of hikers to the area who are always looking for parking. The building has a nice pool, deck for sun bathing, two work-out rooms, a sauna, and jacuzzi. And the west side of the building sits on Camino Palmero Street which is one of the most beautiful streets in Hollywood with very large grass parkways on both sides and the largest most beautiful palm trees lining both sides of the entire street. The surrounding homes are multi-million dollar homes. The historic home across the street on Franklin and Camino Palmero is the original home of Samuel Goldwyn (the G in MGM) and the home next door to him is the house used in the Ozzy and Harriet TV series. And Sheryl Crow lives one street over to the West. Safety is great. That end of Hollywood is very safe with low crime. Casa Palmero is not a luxury building and I knew that when I moved in. So, I knew I would have to deal with some negative issues. But it is well worth it. When you walk out the front door, you are about a two minute walk from the entrance to beautiful Runyon Canyon and ten minutes walking distance from the first view point in Runyon which looks out over all of Los Angeles from the Hollywooyd sign, to Century City, to downtown, to the ocean. Such a short walk to an amazing LA view. You are also less than ten minutes walking distance from Mann's Chinese theater, the Kodak, Hollywood and Highland mall and all the other attractions in the area, including the subway to downtown or to Universal City Walk. And the building is not too far from the Highland Ave on/off ramp to the 101 which is convenient. Overall, I love it! I love being home and I love living in the heart of Hollywood. I plan to live here for many more years!

This is a condominium complex so you rent a place from an individual owner. So first I will review the complex. The building is built very poorly. You can hear everything. You will hear people walking on hallways and above you, you will hear TVs and radios from other units even if they are not played loudly. The condominium association in its letter to residents indicated that the most common complain is noise. They indicated to expect all that I described above. Moreover, If you will live in the place facing courtyard expect to hear snoring, coughing, people having sex, and the worst are phone ringers as early as 6:00am. The windows are very old so closing the windows does not reduce noise at all. Also we could smell cigarette smoke in our apartment it gets through ventilation system and through gaps in windows when people smoke in courtyard (it happens often). We had seen roaches in hallways and in the courtyard. As to repairs and management it depends on the unit owner. The landlords of my unit were completely unreliable. The unit is owned and managed by mother-daughter team. Daughter who live far away owns a unit and her mother manages it for her. When you have a problem she will tell you to repair yourself. They will do something only when you get really aggravated or something happens. For example, the shower doors were leaking, they did not repair it for half a year. They partially repaired it after I slipped on water and fell. It took certified mail and hard conversation to fix it. Also owners of this unit had improper floor in the unit and the neighbor from below complained to them to replace it. The owners ignored it even though they knew that she harassed us, by yelling, pounding on walls, etc. Owner and her mother just called the neighbor crazy. Condominium management did not want to get involved and was sending us to owners. Police was saying that it was civil matter. Anyway, even if the floor is replaced now the neighbor continues pounding on walls and calling security for nothing. I do not recommend this apartment. The unit I lived in is 327.
