Love this building. The landlord is very cool and lenient when it comes to paying late rent, as long as you tell her in advance, she'll do her best to try and work something out. Sometimes service is a bit slow, but there's only one maintenance guy working here full time. It doesnt have recycling bins, which kind of sucks. Most tenants have been here for Years! Most of them have dogs too!! Very pet friendly building!! Overall, 5 stars!

This is a large building & it needs to have a live-in manager on the premises & they do not. The person they refer to as the "key holder" clearly tells you she does not want to be bothered with problems in the evenings or weekends, its not her job, she holds the key for the fire dept. Tenants dogs ---- & pee in the hallways & elevator & there's not questions asked by management. The walls & ceilings are paper thin, you can hear all noise from above you. They should not give tenants on 2nd & 3rd floor the option of having Linoleum in Living & Dining room, makes it amplified noisy for people below. The building manager's reply for issues happening in the evenings & weekends is "I dont care what happens here after I leave, its not my problem". They have some kind of a contract with Direct TV & they push it on you. They never tell you - you can have AT&T's fiber optics via your phone line because there's nothing in it for them, I took on Direct TV & regretted it.. AT&T is much better & they give you a huge discount for having TV, Cell & home phone. I would not recommend this building to anyone after my experience there.

Badly managed building, paper thin walls. Building manager (Women) has no civic sense, can be rude, unprofessional & does not want to hear any complaints that are to troublesome for her. Entry glass doors not cleaned daily, Elevator room glass windows 2nd & 3rd floor not been professionally cleaned for 10 years from out side. The front & back trash shoots are frequently jammed with trash often on weekends, you have to wait till Monday for them to be operable, trash shoots are very narrow. The landlord is cheap, no cleaning crew comes to clean bldg weekly, hallway carpets not shampooed. You pay market rents but dont get same appreciation in return. Upon numerous complaints from tenants about cars being vandalized over the years finally, the owner installed cameras in garages years later in 2010. The building has a very high turnover, very transient. Homeless people hang around across the street & harass tenants, front units are extremely noisy. Building desperately needs to be painted from outside, landlord wont do it. Bldg needs a new manager. Maintenance guy should only do maintenance work, bldg needs cleaning crew twice a week & carpets shampooed every four months. I am very happy where I live now, was a miserable experience at Poinsettia Club Appts.

This place used to be ok a few years ago, but it's gone straight downhill. First off, this place is dangerous. In the years I've been here I've had to call the cops 4 times. Once for a neighbor who was jacked up on PCP and screaming at 2 o'clock in the morning, and 3 times for homeless people sleeping in the stairwells and parking garages. Also, the new management has been horrible the last 3 years. Every time you ask for a repair (big or small) you are ignored for weeks and if the job is ever done (after a lot of pestering) YOU have to clean up after the workers. Apartment also tries to stick you with lots of fees not covered in the lease. Leaving this Hell hole.

We've lived here for 2 years now. The rent is quite reasonable for the area, and given the current economic troubles, they cut the standard rent increase in half. The manager who has been here for the past year is excellent and genuinely seems to care about the tenants. Tenants tend to be quite friendly and most have dogs. There are a few problems. There is enough garaged parking for residents, but street parking is very difficult for guests. A new complex is about to go up across the street, meaning construction noise might cause problems in the near future. The space between floors seems thin, as noise from the floor upstairs carries through easily. Aside from these concerns, you get a good apartment at a good rate. EDIT: In the past year, the building has again gone down the drain. Prices are now much higher than the surrounding area, and management has become utterly unresponsive to problems. We're leaving as soon as we possibly can, and judging from the scores of moving trucks, so are a lot of other people. Avoid this place like the plague. Oh, speaking of plagues, it turns out there are bugs in the walls, and quite possibly mold.

I lived in this building for two years. In year one, my air conditioner broke right at the beginning of the year. This was not a problem since the temperature was relatively low. however, I went ahead and put in a request to have it fixed, and never received a call back from managment. A month later, I tried again... still no response. Eventually, 6 months and a legal threat later, they finally replaced my air conditioner at the end of September. In general the management is non responsive and down right rude! There were three different managers in the two years that I lived there and all they did was complain about how bad the previous managers were! One manager actually did take an interest in improving the building and added a fitness area. However, another negative is that he put the entire building on dish network, so you cannot use any other cable service. Also, dish network requires you to sign a one year agreement however my lease expired in less than one year, so I was stuck with having to try to get out of that! Also, right before I moved out they raised the rent 25% for month to month, 15% for a 6 month lease, and 10% for a one year lease. This was a substantial amount and it was done with no warning! When I did finally get out of this place, the landlord said that he had to disconnect the electric bill because they are on a system where a tenant can shut off the electric but it doesn't actually turn off, it is simply switched to the management companies account. In his words... this meant that I could have shut it off before my move out date and I could have made the management company pay for part of a bill that was really my responsibility. Therefore, he said that as part of his final paperwork, he would take the electricity out of my name as of my move out date. Cut to 8 months later, I receive an electric bill saying that I owe $125 for a time period that I didn't even live there. He never shut it off like he said he would and now I have to deal with this too, as there is a new manager who wasn't around when I lived there!!!! What a mess!!!! Please do not live here, it's not worth the headache!!!!

Overall, not too bad. My major complaint is with the noise from upstairs; every step is heard with a resounding thud. The only other thing is that the bathroom is only accessable through the bedroom.<br><br>The management is good as is the maintenance. When I needed a new dishwasher and garbage disposal I got new ones installed in a timely manner. Parking is okay, it gargaged but there is absolutely no place to park for guests. They recently added a fitness center as well making the rent increase a bit more than expected. But for what you get and the location, you can't beat it.
