I'm writing a review because I just sued this landlord and won. Sued because when you move out, you're entitled to your security deposit back. Well, they charged for things they're not allowed for, furthermore, they try to get you to AGREE to things they know they're not allowed to charge for; like painting, carpet cleaning even when there is NO DAMAGE TO THE UNIT. They are ONLY ALLOWED BY LAW to deduct for DAMAGES to the unit, so unless you take a hammer to the walls and cause structural damage to the wall, they are NOT ALLOWED TO DEDUCT OR EVEN INCLUDE THAT PROVISION IN THE CONTRACT. I didn't just get my deposit, but also punitive damages for bad faith withholding. Have the unit professionally cleaned yourself and they can't deduct for that (they usually charge $160 for that.) I wouldn't advise living here, and if you do already, don't worry about that provision of the contract you signed; by law you can't write up a contract that is unenforceable; I knew it when I signed it because I wanted to live there because I'm a law student.

Like anywhere, there are good and bad things about this place. It has most amentities, but it also has nasty earwigs throughout the building that management is not willing to do anything about. For me, this is really disgusting. The rent is reasonable; however, expect an increase every single year. The place can be a bit noisey, depending on who you get stuck above you. Management is useless here as well. Basically, if you keep the place as-is when you move in, you will be fine. If you need management for ANYTHING, forget it. The manager is rarely in the office, the property management company will do nothing to compensate you for any issues or do anything to increase the quality of the apartment. The neighbors are are an unfriendly bunch, so if you like to keep to yourself this is the place. Good luck in your search

I lived here for over 2 years. I wouldn't recommend living at the back of the building as the alley behind is a magnet for loud kids/homeless people and the building on the other side tends to be louder than the actual Sierra Fountain building. As for the management. They are very helpful when you can get a hold of them.

I have lived at Sierra Fountain for a year and 1/2 and REALLY enjoy this building. I feel very secure here, the apartments have incredibly high ceilings, and the management is great. The location is fantastic and the neighbors are very quiet and respectful. I highly recommend living here!!
