The leasing office was full of rock stars this June. We have lived at Park La Brea for 10 years (we clearly like living here) but were interested in moving into a renovated unit. The unit that fit all of our criteria happened to come available and within days we had the deal signed & are currently living in a much-upgraded apartment from our previous one, and we really loved our old place. Alice, Eve & Ryan were all incredibly helpful, and they made it all happen under the worst of circumstances - pandemic leasing cannot be easy.

Thieves !! They are charging me for unreturned parking permits "stickers" -_-" which I have returned and have a receipt for that and an email from Cristina Gomez in leasing office confirming that she has received them. Still, no body replies to my emails to fix the mistake in the charges !! I also had a water leak in my unit from that 80 years old radiator in my room which they never came to fix and water caused damage to their carpet brown mold grow on it and i was unable to occupy the room after that .... thats why i left and did not want to renew the lease and now they are also charging me for carpet shampoo to clean that mold !!! I am not paying for that it is the landlord responsibility enough that caused me to suffer from "uninhabitable condition" in my apartement and drove me to leave still i was decent enough to pay you your rent and not withhold it until you fix the water leak which was my legal right at that time and I can still claim it. You are Scammers and Thieves PS: Park La Brea is badly infested with coackroaches please run away don't rent there.

When I first moved here with my roommate, we had to move in a hurry for both of our jobs post college. The price was right for what it was in the area. but little did we know... they told us we would have an ac unit (but did not specify how old: ours was from the 70s and was so dusty, it hadn't been turned on in years). it gets painfully hot when the weather is above 75 degrees because the windows in the complex are not tinted, and radiate heat (think: 1950s classroom windows). the maintenance team takes forever to get back to you on urgent issues (we had on and off roach issues, other bug issues, tub draining issues, sink issues, etc. despite being clean and orderly) the worst was with the smoke detectors: only their maintenance team can take care of them, so for 2 days straight (through the night) the incessant beeping lead us to stay elsewhere for the night. the laundry facilities were disgusting and constantly under repair, and never supplied laundry cards, therefore we had to do laundry elsewhere. at least one of the elevators would be down, every week. speaking of elevators: good luck getting any furniture in the building because the only elevators available are the ancient passenger elevators. we had to hand carry our mattresses up the stairs (to the 6th floor). the complex is just too large and outdated to properly accommodate people. the parking/patrol officers are rude and useless: good luck having people over because they are very picky about who gets let in, let alone your guests finding parking (they suspect visitors are airbnb renters, which is illegal). parking is not included and is offered at ridiculous prices since there is not enough space on property for guests + residents. i've had packages stolen from the 'secure' mail rooms. the whole complex is very unsanitary, and it really showed during the COVID-19 pandemic: they 'upped' their sanitation by actually cleaning common areas that were seldom cleaned. the walls are very thin and you can hear most everything in the complex (wether it be a baby crying in another building or a dog barking in another complex). it might seem convenient and nice to be near the grove and what not, but it feels like you are living in chernobyl-era dorms.

he most inefficient people work here. TINA the ACCOUNTANT is the laziest from all! She refuses to do her job correctly. After over a year, I'm still waiting for her to fix some unlawful fees charge to my account. MAINTENANCE, many times I waited MONTHS for them to fix something. PARKING, you have to pay $70 for a reserved parking and many times your spot is taken by someone else!!! Elevators, they are always broken!!! POOL and GYM $20 per day per person.Around the laundry room is infested with cockroaches. EVEN DURING THIS PANDEMIC THEY ARE STILL TRYING TO CHARGE EXTRA FEES. The windows are single-pane so you can hear all the noise coming from the traffic and your surroundings.

Warning! If you are looking for a nice place to live, PARK LABREA isn't it. I recently signed a lease to move into park labrea. I toured unit "which was a mess" and was told it would be cleaned, detailed and ready to move in. A week goes by and I go to see my unit to start figuring out where all my furniture etc will go. The unit was not only filthy, but smelled like cigarettes and weed. I was horrified. I immediately notified property that I will be breaking my newly signed "1 week" lease. I was then informed that I would owe over $2,000 dollars just to break lease. I was beyond horrified. I went back a few days later signed paper work that was faxed to be and came to deliver a check in the amount I was informed would be owed. Not one person was in the accounting office. I waited for over 2 hours and still no one. Finally a man from another office came over and said he would take my paperwork and that I would need to drop check into "check bin" I asked for some sort of receipt or proof that I paid and he said, and I quote, "park labrea doesn't give receipts" I took videos and photos of me putting my check into this bin. Another week goes by and I receive a letter stating I now owe around $800 dollars more, the reason stated was "check scan fee". This has not only been such a horrible last couple weeks for me, but also traumatic. Park Labrea is one scammy filthy, run down facility!! Do your research better than I did before even thinking about moving to this horrid place!

Park La Brea you should know that they have ?very poor management?.

Alice in the leasing office really welcomed us and made the entire experience so positive. I was already impressed with the apartments from a previous visit, but she definitely went out of her way to make me comfortable. She respected the budget I gave her, and her humor and smile made the experience 10x better. In addition, she was extremely kind and responsive when I disclosed that I had negative experiences in the past with being unable to see the apartment before I moved in, and not only did she set up an appointment for me to see the unit, she went out of her way to ask how everything went and there's anything I need fixing that she can put in an order for to have the apartment in tip-top shape before I move in. If you're looking to check out the apartments, hunt down Alice! The apartments are large and spacious, and while they're not brand new, they are probably one of the best deals you can find in Los Angeles considering the quality of the apartments, the safety of the complex, and the convenience of the location. You're walking distance to the Grove and Farmer's Market, and to a Walgreens, UPS, Post Office, Bank of America, Luxe Nails, LACMA and the Tar Pits, and several grocery stores (Whole Foods, Trader Joes, Ralphs). I typically drive to the grocery stores, but even then they're all a quick 1-3 minute drive. It's only about a 5-min drive to Larchmont as well. I live in the towers on the south side of PLB. The paint job is done okay, and appliances have been fickle once in a while. The elevators do break down here and there, but they're usually really good about fixing it within a day or two, nothing that leaving your apartment a few extra minutes earlier couldn't solve. Parking can be a hit or miss, but even on the most packed nights, I always find spots just a minute/two-minute walk away from my building. This is better than I could hope for, considering how most complexes in LA only have street parking or you have to pay a crazy amount for. If you have trouble finding parking, you can always get a spot for about $50 a month, which again is nothing compared to a lot of places in this area. Overall, I love living here. It has its ups and downs, but I love the neighborhood and I love calling this place home.

TERRIBLE! You are completely misled during the Leasing process. Staff and Management is not responsive to very important issues. I called patrol 10 days ago, they have yet to show up. You have to solve your problems yourself here. IT IS VERY VERY OBVIOUS THAT ALL EFFORTS AND ALL BUDGET GOES TO ACQUIRING NEW RESIDENTS FROM OUT OF TOWN AND DO NOT KNOW THE AREA WHO WILL LIKELY MOVE OUT QUICKLY BECAUSE THAT IS HOW THEY MAKE THE MOST MONEY. This is a turn and burn complex and a 20-year resident will NEVER be the priority that a PROSPECTIVE RESIDENT IS who's walked into the leasing office for the first time. PLB Staff is also rude, I have been scolded publicly by one manager in front of other employees in response to a simple question about rent remittance. And they are incompetent, you are given wrong info, misleading info, or sometimes straight up lies by omission. BUGS, RODENTS, TRASH ISSUES, GROUNDS ISSUES, ACCOUNTING ISSUES, GUN VIOLENCE, DRUG DEALERS... PLB IS PLAGUED WITH IT ALL. And the third party service providers they hire to manage these items are TERRIFIC, but because of the aforementioned priorities, these teams are understaffed and overworked. There are over 4,000 units and over 11,000 residents. There is only so much they can do. (They also dislike Park La Brea.)
