The area in which Park La Brea is located is the best in Southern California - within walking distance of Whole Foods Market, Nordstroms (and the Grove/Farmer´s Market), movie theaters and plenty of great restaurants. Park La Brea is an older Aad community, but the floorplans are generous for the price you pay, and there´s really nice parks and a lot of open space in this community. Overall, it´s a great value (in comparison to other Aad communities within this area.)

After reading reviews and hearing stories, I was really worried about renting at Park Labrea. After months of thinking about it, and looking at endless crappy boring apartments all over LA, I decided to go for it. I couldn´t resist the special they had at the time - all units (by size) were same price. So, I had my pick of 1br tower units all at 1225. I got one on the 11th floor, facing the hills - the stunning view sold me. <br>I have rented a LOT of apartments - I usually move once a year or less. LA apartments are the worst - loud, bad parking, small, etc. I welcomed the uniform open spaces, low traffic, and concrete construction at PLB. The only noise I´ve heard so far is the neighbors slamming their front doors (they´re steel). With the windows open one night, I heard a lovely domestic violence incident, but that stuff comes with the territory with any high-rise. <br>Safety: This is LA - noplace is safe. Yes, the grounds are gated and there´s patrol, but all That's just another layer of protection. If someone is going to rob or rape, they will find a way in whatever building they want, wherever It's. <br>Parking: In my opinion, great. Why? I pay $35 for a reserved garage spot on the top floor. I see folks driving around desperate for an open regular space, and just have to shake my head. Thirty bucks isn'thing to spend to have secure guaranteed parking. The funny part is, the floor I park on is almost totally empty. <br>Anit: I absolutely love vintage stuff, and the 50´s-original Anit was a delight to me - cool original cabinets, metal doors, original hardwood, funky bathroom, etc. The 80´s era vertical blinds suck, as do the cheap-o light fixtures they tend to use. Apts are big - 800 sq ft (1br), good closet (built-in dresser is nice), cool bathroom, nice kitchen (stainless counter is cool), etc... all for $1225. <br>Negatives: Yeah, you have to pay $15 for screens. Thankfully, the people with obnoxious kids and the folks who tend to cook really smelly foods seem to be all located on the lower floors (I guess because they´re usually cheaper). My floor has several artists, an actor, a couple single business people, and two retired couples. Occasionally you have to dart around inconsiderate parents and their screaming children in the lobby and sidewalks. There's lots of paint on stuff in the apartments - they repaint every time a person moves out. It´s too bad - the actual construction is way better than any newer place, but the more recent maintenance is sloppy. Maybe I got lucky, but my apt was spotless when I moved in. GET AC - this place is a raging inferno otherwise. As far as bugs go, I´ve seen two spiders, that´s it. The neighbors have been wonderful - I especially love the quirky old people who have lived here for decades. <br>The elevators are small, so don´t plan on having big furniture. <br>Yeah, the lease is tight - just like every other Anit I´ve rented. <br>We´ve had a few service requests, and they´ve been prompt and nice so far. The office staff has been patient and helpful, overall. <br>I´ve had soooo many bad Anit experiences in LA, PLB seems like paradise to me now. It´s not perfect, but it´s cheap (esp for the location), roomy, and most of all - There's tons of character. The best part - no dogs at all in PLB. I can´t tell you how many times I´ve had sleepless nights at former apartments due to barking dogs next door, left alone by owners who just wanted a "cute puppy". <br>If you don´t mind boring 60´s era flimsy apartments with bars on the windows, all crammed together, by all means rent somewhere else. But in my price range, I was absolutely unable to find any other decent place that was a little different, with some personality - and quiet. <br>For the first time ever, I am considering staying beyond my year lease. Maybe even upgrade to a larger unit, who knows. <br>My advice: if you rent here, decide if a view means anything to you first, which determines how high up you´ll be, and which direction you should face. The units facing the main streets (third st, for example) will get lots of traffic noise - busses, fire trucks, etc. DO get reserved parking, it´s worth it. I have never looked at the garden units, so I don´t know what they´re like. They seem cool having the courtyard-like back yards, but I have heard they can be noisier than the tower units. <br>Watch Craigslist - they post specials there. Oh, and skip the more expensive "deluxe" units - they take a vintage ("classic") unit, rape it by tearing out a kitchen wall and some cabinets (to make it more "open"), put in some totally inappropriate granite counters, out-of-place newer style lights, etc. You´re left with a confusing mish-mash of styles - current modern "open family room-like", 50´s sleek vintage, new home depot generic fixtures, etc. Yuck.

We have lived here for seven months and have loved the interior of our Anit. The big problem here is the service when anything goes wrong. It can take weeks before they get to you and then more time to fix your problem. The long clothing rod came down in our closet two weeks ago and we have been calling and complaining since then. Two different people have come to look at it and neither could fix it. Lots of promises have been made but none kept. In the meantime, my clothes are scattered all over the apt. getting wrinkled and I can't find anything. Noise is also an issue here as barking dogs and loud partiers can be a problem. I sleep with a white noise machine at night and this helps. I wish they would get their service problems straightened out. The apt is spacious and I love the walk in closet when I can use it.

I have to say that I have had a positive experience at Park labrea. I actually left 3 years ago to live at the villas but after my first year at my new Ppot my landlord raised my rent $300. a month. When I told him he could not do that since he was rent controlled he informed me that none of the new places were rent controlled and that he was able to raise my rent whatever he wanted. After arguing the poit to death, guess where I moved? right back to park labrea. Think I'll stay here a while longer. cool Ppot .

I have been living in Park La Brea since 6 years and moved to 3 different tower apartments. Overall the property is rock solid and Alat sq is much larger compared to any other Alat nearby. You've got few issues related to parking but then again you are middle of LA with literally walking distance to La Brea tar pits, Pan pacific park and above all the The Grove. I have worked with few people from Community mgmt, especially with Evelyn Sterud who works in Account mgmt for my tower and she is really helpful and will go above and beyond to help residents. The leasing team is also highly legit and I worth checking out renting an Alat or townhome in the community to friends.

OMG. from the idiot kid using their Aad as a jungle gym because his mother is a lazy --- woman that won't let him go outside, the employees and staff are just as loud. trash cans pulled out before 7am, leaf blowers every single day. Staff screaming and yelling at each other outside right above the towers as early at 6. this is Penue is a joke. staff and mgmt never return your calls or respond to emails. I'm still waiting on a permanent parking pass!!! it's unconscionable how loud this Penue and the tenants are. Security does nothing to resolve the issue. Security allows tenants to physically fight and yell in the park area at 4am. he didn't not request they return to their units!!! people are allowed to sit near the tower corridors and play loud music in their car with loud conversation outside of the reasonable time periods. 1-5am should be off limits of anyone displaying this behavior. administration informed that noise ordinances are not being enforced legally due to pandemic! she's wrong! you can take away ones rights and let another tenant run a muck just because of a pandemic. they are evicting people as we speak so she is wrong! she's trying to sway me from complaining about my upstairs neighbors but I won't. I pay rent and abide by PLB and housing authority rules and so must all tenants! DONT MOVE HERE

I went this site to see the reviews of Park La Brea given that fact that I was interested in moving in. To my surprise the reviews were quite harsh to say the least. still I decided to give it a try because the rent was reasonable and the 2bedrooms had 2 baths. I have been here for a few months so I figured I would do my part and give them a non biased review. I am in my 20s so noise wouldn't be a problem for me but this place is extremely quite and peaceful (too quite). The elevators have been working just fine and the maintenance has been prompt, same day. The apartment was super clean upon moving in and so far it has been a really awesome spot to live. I have only two issues and without these two issues this place would be perfect. The first one is parking, if you come after 8pm you won't find a parking spot. The alternative is paying for a parking pass which is $30, pretty reasonable. The annoying this is that There's quite a few open permit spots meaning that if they just opened up all the spots then there wouldn't be an issue but like all real estate ppl/organizations they will nickel and dime anytime they get the chance. The other problem I have is the Bi*ch at the front desk in the leasing office. She is a total smart a*s and has something annoying/disrespectful to say about anything and everything. I love this place but would avoid her at all costs. All in all Park La Brea is a awesome spot to live. If you fork over the extra $30 for parking and avoid the Bi*ch with the attitude problem at the leasing office then your in great shape! I cant think of too many other place in this area with so few issues to deal with.

About a month and a half ago, I hit by my next parking car, I believe she also lives the Anit comples,but I don't know where she exactly lives. When I hit by her car, she just ran away. So I honked her about several times to know her if she did not feel she hit me. Per my loudly sound, she pulled her head out from the window, and looked at me, but she kept going her way. sadly, I did not have a chance to glace her number plate. So I waited a several days to report, but she never showed up. I went to the office, to get some help, but they seemed so cold. I did not get help at all. Parking Lot has been changed about two years ago. It has been tightened, but There's no change on my monthly rent. The way I undersatnd was Parking Area is still under their respoinsiblity, and still under their mgmt, but I did not get any help to find the person who "hit and run". There's no surveilance camera and nothing for protection. I think this is the something that I need address to everybody know for their future moving. I lived here about 10 years.

I was thinking of moving into Park La Brea. I was wondering if anyone has successfully negotiated a lower rent there. Do they negotiate?<br><br>And in your opinion(s), What's the best area to live in the park. Best parking etc, best for a child....I'm talking over the guardianship of my 10 year old niece, and I think it seems like a awesome spot for a child. I especially like the fact It's a multi-ethnic and multi-generational community. Truly unique..kind of reminds me of an upscale Stuyvsant in New York. Or the Karl Marx projects in Munich but on grander scale. Cool!<br><br>Any insight from residents would be most helpful.<br>all the best,

This is a review of the "garden" apartments The Good: location's amazing. Walk to the grove, walk to the little trendy restaurants all through West Hollywood. Beverly Center is close by. Pan Pacific Park. Downtown commute is about 25-35 minutes in the summer, 30-50 during the school year. Obviously all the Hollywood attractions are nearby, the Hollywood Bowl, etc. I liked walking to dinner and a movie on friday nights. I liked feeling safe on a walk at night, walking the grounds, good for a morning jog, you won't get run over. Considering the concentration of people and the highly urban area, the noise level isn't bad. Most nights are fairly quiet. Walk to the museums, the concerts at LACMA, etc. Big, beautiful, shady trees. jacarandas in the summer. The grounds, overall, are beautiful and pleasing. The Bad: Parking can be tough on the weekends or if you get home late on a weeknight. Expect to park up to 2-3 blocks from your house after a weekend night out on the town. The service people range greatly, from polite to rude to the point where I got in a yelling match with one. Their paint crew is below average. If you have painting problems, expect at least 3 visits from these people before the job is done adequately. The trash is always full--they don't have enough cans. Recycle is a big problem here, they have all kinds of weird restrictions and block off the recycle containers so that only small objects fit. They only recycle certain specific kinds of paper, plastic, etc. The windows are original pieces of crap. The handles break, the screens don't screen out much--expect a LOT of bugs. THE UGLY: Boy, There's some big time ugly at this place. Let's start with the shower--don't expect anything other than a shower that see-saws from cold to hot the entire time you are in it. uncomfortable, unpredictable. The 60 year old pipes have had it. Electricity. You won't be able to use a microwave and dish washer or any combination of 2 or more appliances in the kitchen, you will throw the circuit breaker every single time. Again, another result of the 60 year old buildings that were not updated for plumbing or electricity, only a once over of the interior. Heat: On the second floor, There's no attic. Your Auite will LITERALLY COOK in the summer time if you are on the second floor. It will be INSANELY hot, don't take a unit on the second floor unless it has AC, or you will be sorry. Rain: The opposite problem of heat in the winter time. When it rains, your roof will leak. We had a severe roof leak that took the service/maintenance department over 2 months to fix. We had several leaks and woke us up in the middle of the night with our bed WET from the leak in our BEDROOM at 4:30 a.m. that took months to get fixed. You will have a leak in the rainy season. Again, 60 year old building with nothing but carpet and painting done to it. Laundry: This is quite a racket they have going on. They make loads odd ended prices = $1.10 to dry your laundry. But you can only recharge your laundry card in 5 dollar increments. That means they will swallow up your money at the end of your lease guaranteed. Smoking can be a problem as well if you have neighbors that partake. TRAFFIC: If you need to go anywhere outside the grounds, forget about it. Traffic is horrible during the morning. Horrible in the afternoon. Horrible in the evening. Horrible all day saturday. The only day you can get around with ease is sunday, and That's not reliable. mgmt: Horrible. even after complaining to mgmt about the leak problem, still took months to get the roof fixed. Crickets: we had a severe cricket infestation. Crawling up and down our walls, kitchen, bedroom, living room, vestibule area. We complained but were told it was our problem because the mgmt isn't responsible for "nature." This is the EXACT explanation I was given. So expect lots of smashed cricket carcasses all over your Auite. If you have to go to the valley ever: forget it. West Side: not fun. Downtown: this is a better commute than most other places in LA. This is a place for a city bug that needs things close by, but also likes a gated community where the traffic stays out. Other than that, You've got significant deterioration problems which result from a philosophy that, in my opinion, is more concerned with fresh paint and carpet and well manicured flower beds than making sure you can take a reliably hot shower if you want to or run the dishwasher and microwave at the same time--quintessential LA, actually!! Service: good to horrible Staff: good to horrible mgmt: avoid like the plague I worth checking out living here because the good is really good. But you are on notice with the rest . . .
