I have been a resident at Park Fifth for 3 years and have been Valet’ing my car all that time and Armen and his team have always been the utmost professionals. My car has always been safe and well taken care of! Great work Armen!

Jennice divers , she is works at the office, came down at 9:40. But usually office opens at 9am, she came down 40 minutes late. So I went into the office to get help with the documents, but she was very rude and annoying and told me to send them by email , so I sent her an email as I wanted. But after 3 hours, I didn't get a reply. jennice divers was no help at all and is too lazy and doesn't want to work. I think this apartment will get a bad review because of her. All the staff members except jennice are nice

Expect low class service quality from staff at lobby, the staff alternate often and many of them are part time, I remembered as a resident there, there was this dark skin dude at lobby, just absolutely show no respect whatsover, and the strangest thing is one time, he was following up from the lobby through the elevator and up to my floor and even watching me entering my unit, that was creepy enough and absolutely for no logical reason I can think of, only to prove that the staff (not sure if it is only that dude) was fearless, respect-less, inappropriate, not only his attitude was like totally treating you as non-existent, but wide and fealess and follow you to your home door, I am so worried I have to move out asap, and I have to use external double loclks at my unit door at all time, be warned moving in here, this is absolutely no beverly hills, just a low class, non-safe place, that costs you lots money, but delivers low class quality service.

In all seriousness, Bozzuto Management will be the downfall of Park Fifth Apartments. If you are thinking of moving or renewing: DO NOT sign a lease until you read this. I've been a resident at Park Fifth for 6 months, and while the building boasts many attractive features, my experience has been marred by a series of management failures that have significantly impacted my quality of life. The building offers excellent amenities, including a well-equipped gym, a relaxing pool area, and modern apartment features. I love the rooftop fireplace, the hot tub, and pool. It's the epitome of luxury in the heart of DTLA. Residents have access to "free" EV parking (with a big caveat), keyless access, built-in Nest thermostats, modern appliances, and a view of Pershing Square. Park Fifth has it all! My partner and I love the layout of our corner unit. The central location to DTLA is convenient for accessing downtown hotspots like Grand Central Market, with numerous shops, restaurants, and cultural attractions nearby. The building is also conveniently located near the highway without excessive highway noise (aside from the low-flying LAPD helicopters which are the norm these days). The positives end here. Let's pull back the curtain. Step right up, folks, and behold the magic trick Bozzuto Management performs daily at Park Fifth: turning a five-star living experience into a gourmet meal served on a dirty plate. 1. Who Needs Notification Anyway? My car was towed FROM OUR GARAGE due to management's incompetence. I received no prior notification, leading to a $502.84 towing fee and $15 for a Lyft ride. Bozzuto failed to update vehicle registrations properly, confirmed by the front desk. How can management fail to update vehicle registrations and justify towing a resident's car without prior notification? 2. Weed & Cigarettes: Bozzuto's Signature Scent Ongoing smoking complaints (weed and cigarette smoke) pouring into our unit remained unresolved for months despite numerous emails and calls. Management's inaction on these complaints has been frustrating and unacceptable, causing me and other residents considerable distress. Why did it take months of emails and calls to security for management to address smoking complaints? 3. Who Needs Safety When You Have Rottweilers? There was an incident where two aggressive Rottweilers, an unauthorized dog breed, lunged at me and another guest while cornered in the elevator. Despite emailing management about this traumatizing situation, they NEVER followed up. This highlights a serious lapse in enforcing pet policies and ensuring resident safety. 4. Park Fifth's Lobby: The Drug Den of Pershing Square I have video of a random woman strung out on drugs just after emerging from the lobby bathroom. In this video, the front desk does NOTHING. I included images of her looking for a lighter, and doing yoga! This demonstrates a significant breach in safety and certainly freaked out my parents who were with me. Side note: I also encountered two random non-residents who found their way into the elevator to "hang out on the roof for fun". Why does the building have security? 5. Why Bozzuto's EV Parking Is Perfect for Ghosts Behold the next magic trick Bozzuto Management performs daily at Park Fifth: turning a promise of green energy into a wasteland of broken chargers and empty EV spots, leaving residents with very limited options. Valet often has a line and did not charge my car as requested, leaving me with a low battery at the start of my work trip. I was forced to park in (what I thought was) a spot reserved for EVs. But, in fact, a spot reserved for ghosts, because they are always empty. I was admittedly at fault for parking in a reserved spot, but since they failed to register the car of their own resident, they called the towing company on me, not realizing that my car was mine. 6. Broken Garbage and Recycling Chute I learned a previous tenant in the building caused a grease fire causing irreparable damage to the garbage and recycling system. There is no way to recycle your garbage, other than venturing into a dangerous active garbage room where residents are expected to haul their recycling. The system has not been fixed because I was told the electronic components would cost them $40k to replace. Final Thoughts: There are ongoing, severe issues with communication and management responsiveness. Despite the building's great amenities and prime location, the management's utter failure to address these significant problems has turned living here into a constant nightmare. Future AND current residents should be aware of these problems and should give you a much better sense of what you're getting into. I hope this review helps others make an informed decision on whether you make this your new home, or not. Reilly and Tom - a sincere thank you for all your help, you have been incredibly attentive, and have had great experiences with you, and want people to know that.

I'm furious with management. They towed my car for illegal parking without even notifying me. The problem is, the place I parked was acceptable for the previous management, and I just parked there for only 10 hours. I mean, seriously??? Both my roommate and I was at home, but they neither sent us email or call us for real!!! On top of that, the gearbox is broken, and the door has been pried open when we took back our car. We need to pay thousands of dollars to repair it. Why can't they just inform us instead!!! Even worse, some cars' window is broken by homeless this week, but the management said they did not have any responsibility for this.

Overall: Park Fifth used to be a very good place to live when it was under Greystar, but there was a sudden shift when Greystar sold it to Bozzuto. Pros: -Location – The location is amazing as it's right next to the highway, and if you have fast track, you can get to the airport within 15-20 mins. You can also get to Hollywood within 15-20 minutes on a good day. There are a lot of places to eat, and grocery stores are not far away. -Tenants/Residents – The tenants used to be friendly and relatively clean. -Leasing Office/Staff – They used to be nice, friendly, and attentive if you had a question, problem, or concern. This was under Greystars direction before they transitioned to Buzzuto. -Pets – The people used to have good pets and clean up after them. Apartment – This is probably the best feature of Park Fifth. The place is nice, clean, and has great views. Security – It's okay in the daytime, but at night…. Parking – You have a designated parking spot for an additional $200 monthly fee. Mail Box- The deliveries are secure, and they will send you a passcode if a package needs to be delivered. The additional mail room for oversized packages was nice and used to be organized under Greystars's direction before they moved to Buzzuto. Elevator – They have three elevators, which is great because if one breaks down, you could wait a while. Cons -Price – I am paying around $4000 in rent a month. I would expect the place to have much more room for that amount, but it's small. Also, for all the issues that continue to happen, they need to drop rent below $3000 as the amount I pay for rent doesn't match the quality that Park Fifth has been offering lately. -Leasing Office/Staff – Under Greystar, the staff was very friendly, and many acknowledged you with a hello and tried to get to know the residents by name. If they didn't know the residents by name, they would at least try to see who you are. When Buzzuto took over in March, the staff didn't speak to the residents, and the front desk staff didn't speak either. Also, at night, the security doesn't answer the phone like to use to under Greystars direction. The final straw for why I decided to leave Park Fifth was that I went downstairs to collect my packages. Larger packages are stored in the giant mail room, so I went to the front desk and asked if he could open the large mailroom door to find my package. The first thing that came out of his mouth was, "Well, do you even live here?" I asked him, "Why would I ask you to open the mail room door for a particular unit number with the main mailbox key in my hand? I told him that he should ask that question differently next time." He started saying something about his arm being broken, which doesn't have anything to do with me. He then opened the door with an attitude, and when he opened the door, all the residents' boxes were disorganized and all over the place. I told him I would wait until the mail room is organized adequately as the large mailroom never looks that bad under Greystars direction. -Location – The location is close to SKID ROW, and something is always happening. When you open the door, the front of the building smells like the sewer because everyone is outside the building next to the bus stop. It doesn't help that a food truck is there, which attracts many people from SKID ROW. Also, the traffic can be bad during rush hour. Tenants/Residents – I noticed a lot of people have moved out that were friendly. These new residents don't speak to each other and have bad attitudes. Also, leaving trash outside their apartment door instead of going to the trash shute is unacceptable. You must be very lazy to leave your trash outside your apartment. Also, multiple residents have told me that the dogs use the bathroom anywhere, and these new residents would leave it. At first, I thought it was maybe an accident, but then I started to see dog urine and poop often. That is so unsanitary. If you cannot clean up after your pets, you shouldn't have any. There have been multiple times when the signs in the elevator tell residents to clean up after their pets and keep them on a leash. Other residents I spoke to have also been having many issues with the new residents. Also, strange, smelly liquids are always spilled in the elevator. Pets – it's not the pets but the residents that have pets. They let the pets use the bathroom anywhere without cleaning it up. Other residents I spoke with notified me that the dog park has not been cleaned, and they have to take their pets to different places to use the bathroom. Apartment – This complex seems to have a water and air conditioning/heating problem. I have sent multiple tickets regarding this issue, which only gets temporarily fixed. Security – Security used to be friendly at night, and I felt safe. Now, I don't. Also, you will be lucky if they answer the phone if there is an issue. Parking – Since they use a dual parking structure with another complex and allow public parking, someone always parks in my spot. Also, there are so many random people parking in the garage that it has caused safety issues. Mailbox – The big mailroom used to be organized, and the front desk staff was happy to help. If you ask someone to open the mailbox room, you will likely get an attitude. Also, there are boxes everywhere that are hard to find anything. Elevator – That middle elevator always breaks. Just be prepared that you will be waiting a long time if it breaks down. Overall: I used to enjoy coming home to this place, but it didn't feel like home when that transition happened from Greystar to Buzzuto, especially with all the issues going on and me paying $4000 a month for this level of hospitality. On a positive note, Riley is one of the best apartment staff from the Greystar team.

The broken trash door’s automatically close and open function remain not fixed for over a year Some Maintenance’s manner has dropped to below zero after management changed Management needs serious improvements Neighbors are nosier than ever and the management does absolutely nothing about it. Not luxury at all. Management Below average.

The smoking of other residents indoors, as well as their butts frequently ending up on my patio/balcony continues to be an issue. As well as pets off leash/urinating/defecating outside remains an issue.

I am a new resident here at Park Fifth and I’d be lying if I said I wasn’t nervous about this being my first time living in an apartment let alone a high rise apartment building. That being said, here at Park Fifth, we have been welcomed with open arms since the beginning. All aspects of moving in were a breeze and seamless and as well as continue to be. The amenities are out of this world (the coffee machine being one of my personal favorites). I’m reminded everyday that we made the right choice in choosing the Park Fifth Tower as our home for the next 15 months.
