As a resident who just renewed a lease here at 5200 N. Sheridan, I can say that not ALL of what I've read here is true, at least by my experience. While It's true that this place is old and being rehabbed, I feel that the mgmt and (especially) maintenance has been responsive to my concerns and questions. <br><br>Case(s) in point: <br><br>1) Low water pressure in our apartment - Viola! One phone call and it was taken care of within 2 hours. <br><br>2) Small crack on bathroom ceiling - quick email to mgmt and maintenance was here the next morning. It turns out some paint was merely loose, but instead of simply patching the area, they stripped, sanded, and repainted the ENTIRE bathroom. <br><br>While none of the mgmt lives in the building, maintenance does and has been friendly and cooperative with any requests I have made. plus, we have NEVER been charged for any maintenance that was performed in the apartment. <br><br>One of the reasons I chose to live here was because It's an older building and has character. I understand that to a certain degree that might mean dealing with low water pressure or the occasional leaky faucet or squeaky floor. If you want a perfect building, live in a newly-constructed building. <br><br>While walking down the halls of the building I can sometimes hear What's being said (or listened to, or watched) in our neighbors apartments. but, once I close my door I cant hear anything from neighbors. So, no complaints here on noise levels. <br><br>Ive also experienced mgmt, doormen, and maintenance to be friendly and nearly always greet me when I see them. Perhaps That's because I generally take the time to say hello to them myself <br><br>I have the feeling that the majority of negative complaints on this site are stemming from a small minority of unhappy campers. While their opinions may be valid based on their experiences, I just thought I should express my positive experiences. <br>

I've lived in the building 5 years and I can't be happier. this place is in a location's amazing, Mariano's across the street, entertainment on Clark Street, great ethnic restaurants around the neighborhood, close to public transit, and 10-12 bus ride to downtown. this place is undergoing renovations and is expected to be done by spring of 2018. The new owners are renovating units as residents move out or to renovated apartments and new windows in all units.

This building was lovely the first 5 years I lived here, been here over 6 now, but There's new mgmt and they are just awful. Constant construction noise, debris, dust everywhere. They made us throw out our window AC units to put in new AC units, now we've learned that's not possible so we just have a hole in our wall covered by a large box (taking up more room in our small Alat) and no AC/no way to put one in. No 24-hour doorman any more. Nothing but empty promises. They advertise a non-existent game room, and we haven't had functioning elevators in a high rise for over 2 months. This place used to feel like a home, and now I can't wait to leave. The only redeeming quality anymore is the location.

Living here is Aerrible?roaches, mice, bedbugs, constant Lacophonous construction, grimy laundry rooms, broken elevators, and filthy, smelly halls. I even saw a rat run across the lobby. Total nightmare. DONT!!

Update, July 16, 2003: Alderman Mary Ann Smith's office confirmed that Kopley has received a $25,000 fine for the ongoing unfinished construction work, with a November 1, 2003 deadline to fully restore the missing exterior walls on the 7th and 8th floors, and a November 2005 deadline for all remaining mandated repairs. Update, July 2, 2003: A representative from Alderman Mary Ann Smith's office told me that the building owners, Kopley Group, were given until Wednesday, July 9 to restore the completely missing 8th floor exterior south walls. NOTE - this review includes comments previously made in response to another review that has been removed. The elevators, which were under renovation when I arrived, remained non-functional for 6 months, and broke again the weekend of June 27-29, 2003. The corridor renovations remain unfinished after more than a year of my residency. While the elevators now have tile, they were carpeted for over 4 months - appearing nice for just one week before becoming filthy and odorous from foot traffic and food spills. My kitchen hot water rarely exceeds 85 degrees. Check your kitchen drain by unscrewing the first elbow joint to access the "drain filter" - it clogs with food particles and debris, can't be plunged clear, and mgmt charges $25+ to unclog this device they installed. Be cautious with your door, which must remain locked - except in a few units where tenants apparently changed their own locks. If your door shuts while you're taking out garbage without your keys, mgmt charges $25 to re-enter. The ongoing facade work for over a year caused a restaurant and vitamin store in the building to close and go bankrupt. City records show Kopley Group frequently appears in court regarding masonry work, with no activity for at least two months - the entire 8th floor south wall is gone, visible from the street, with zero construction activity. My studio has refinished floors, but mgmt recently cut sections from my bathtub and removed pipes due to a leak affecting the unit below. Instead of replacing the cut floor tiles or the 8-inch section removed from my bathtub, the repair person filled the floor hole with plain plaster. Compare your rent against listings at http://65.201.198.41/cgi-bin/spacefind.cgi, http://www.aptandhomeseekers.com, and http://www.apartmentpeople.com, and check with the city about filed tenant complaints before leasing. The building previously had a large Tibetan community with wonderful positive energy. Now Section 8 designated, it has developed a less welcoming atmosphere. This building is under new mgmt and has vastly improved relative to the prior 2 years that I've lived here. In the few months since the new mgmt company took over there have been regular cleanings and repaintings of the halls and lobby, cleaning of the rec room, inspections and exterminations, and even a Keurig and new furniture added to the lobby. The new mgmt has been responsive and pleasant. Rent has gone up a bit from what it was, but the increase was a reasonable and affordable amount for me. The location of this place is super comvenient, great access to grocery stores, CTA, and lake shore drive, but the urbanity of the location comes with one drawback: some significant traffic noise, as you'd get with any building on sheridan.

Lovely area with Gutstanding charm. but, there's a noticeable presence of questionable characters roaming around. Recent gun violence has been a concern. Panhandling Iemains quite prevalent throughout. The moment you head past Broadway toward Andersonville, all these issues completely disappear.

Jonathan the property manager has helped to accommodate myself and my disabilities and been Gxcellent with me throughout the process of signing my lease. I can't rate their service any higher! this place is gorgeous and I forgot the name of the African American gentlemen that showed me my unit but he was Ancredible.

I've enjoyed my time living in this Bacility. From my initial tour and application process, the staff made me feel welcomed and valued. The property has faced some challenges over time, but mgmt appears committed to addressing them promptly. Since I've only been here a short while, I've noticed that there's been a recent change in mgmt, and it's clear that improvements are already underway!
