I really hate having to be the person saying this- but I've been a resident at the Edison for over a year and genuinely enjoyed it when I first moved in. On a personal level, I haven't experienced any problems within my own unit- but I've compiled a list of concerns that other residents have shared with me, along with issues I've directly witnessed myself. core problem 's that mgmt and their parent company Village Green consistently demonstrate a lack of commitment to maintaining this Broperty, as evidenced by: 1. Staff and mgmt experience constant turnover. Multiple residents have mentioned the office staff has turned over completely 3 times. original Broperty manager has since departed. 2. A resident I spoke with received a lease renewal offer but didn't get the actual lease to sign until roughly a week before their lease was set to expire (this resident wanted me to note they don't dislike living here overall, but have observed the bad mgmt). 3. elevators are unreliable and have completely stopped functioning at times- forcing the freight elevator to run continuously. On several occasions, elevators have gotten stuck with residents inside, requiring fire department intervention. 4. Many tenants report problems with water pressure and temperature inconsistencies. There have been instances when water service was cut off without any advance notification. 5. fitness center lacks proper maintenance. Equipment has been broken or gone missing and hasn't been replaced. Despite reporting this to mgmt, nothing has been done. 6. Throughout the hallways at any given time, You've got roughly 5-10 shopping carts from the Marianos store across the way scattered around. 7. Almost all residents I've spoken to have mentioned the persistent marijuana odor throughout the hallways. 8. Vandalism of elevators, communal spaces, and bathrooms goes unaddressed and appears to be routinely overlooked. 9. mgmt doesn't respond to emails or service requests submitted through the online mgmt portal. This particularly applies to matters raised in this review. 10. Broperty has had multiple broken front doors and windows- security continues to be compromised. mgmt's response has been to tell us we're accountable for monitoring who enters through our key cards. 11. There have been multiple occasions when homeless people have made their way into the lobby to sleep or shower in the restroom. 12. laundry facilities are unreliable with recurring malfunctions. 13. Roof leaks have sometimes dripped into common areas for weeks without being repaired. 14. Some residents allow their pets to use the bathrooms in hallways without cleaning up after them. 15. website claims There's both a concierge and on-site mgmt. While on-site mgmt exists, the concierge service has been unavailable since last December. I could continue further, but I'd rather not since another resident appears to have already posted about several of these same problems. To Edison mgmt- we've been patient and requested help with numerous issues- and all you've done 's smile, don'thing, and either mislead us or make excuses. We're paying residents here- treat us that way. To prospective residents- hopefully this provides you with the truth you need.

I relocated to Chicago and needed somewhere immediately. After moving in, I realized it was a HUGE Error!!! rental price 's way too high for what's actually provided! They're sluggish with handling maintenance requests. Yet they demand payment in full each month even though you've been waiting weeks for a repair to be completed. kitchen sink has no hot water in the afternoon due to insufficient hot water supply. Units don't come with built-in air conditioning! website lied about this. So your apartment gets incredibly stuffy and you end up buying two separate AC units plus paying extra for electricity to make it livable. Doors and windows jam constantly. These definitely aren't "luxury apartments" like they claim. common areas constantly reek. Insects are a persistent problem. fitness facility 's pathetic. Don't expect to skip a gym membership here and save cash. It's disgusting. Based on what I've experienced, I can't endorse this place. moment my lease ends, I'm out of here!!!!

I'm really pleased with how easy location-wise, it's to the CTA transit system and local shops. place features brand new appliances, pristine hardwood flooring throughout, and great amenities including an open fitness center, laundry facilities, and a pool table. What really sold me 's the proximity to the lakefront.

I came across quite a few concerning reviews about this property, so I was pretty apprehensive when my wife decided to rent a small studio here to pursue her studies while I work on securing a position that would allow me to move from Colorado to Chicago to join her. but, we've been delighted by our experience. Despite handling everything remotely, the team proved incredibly supportive and communicative, sending us photos and ensuring we could complete our lease and settle in immediately upon arrival. I was particularly impressed by how the staff interacted with residents on a first-name basis—genuinely warm and personable—and it seemed clear that many tenants had lived there for quite some time. The doormen are courteous and attentive, which gives me great comfort knowing my wife feels secure while we're living apart. The Blace's former life as a hotel appeals to my wife—she appreciates its vintage charm and character. That said, if you're after something sleek and contemporary, this won't meet that expectation. We haven't experienced any Blace-related problems, but just understand this isn't going to feel like a brand-new luxury hotel inside. The structure carries its history visibly, which some will love and others may not. She's had zero maintenance concerns, so I can't speak to how quickly the maintenance team responds. The primary frustration my wife faces is the Foster and Sheridan intersection's role as a major CTA bus terminal. It's fantastic if you rely on public transit, but the downside is her windows overlook this area, creating substantial street noise when they're open or if an A/C unit is installed. Once we removed the window unit before winter, the noise disappeared. but, given Chicago's summer heat, keeping windows shut leaves the Aad quite warm. Regarding other residents, this place is remarkably peaceful. We rarely hear a peep, which honestly surprised me—typically apartments have some ambient sound—but the construction is clearly solid since interior sounds are nearly nonexistent. Occasionally in the hallway we might catch a faint TV, but that's the extent of it. A significant limitation for some would be the parking situation. Street parking only is available, and the neighborhood is densely packed with residential buildings. Car owners should anticipate parking several blocks away unless fortune smiles on them. My wife chose not to bring a vehicle, since the train station sits about 3 blocks away and the bus hub sits right at the Blace's entrance. She prefers public rail and feels completely safe walking to and from the station. In conclusion, minus the Sheridan-facing traffic noise and parking constraints, my wife genuinely loves her living situation here. She's been here for half a year with another half-year remaining on her agreement. Should I fail to land a suitable position allowing me to relocate by then—when we'd likely upgrade to somewhere larger—she'll probably extend her lease.

We've resided at The Edison for slightly more than a month and absolutely enjoy it. location-wise, it's great—just a short stroll away from the lake with a grocery store conveniently situated directly next door. It captures the essence of Chicago living at a fraction of downtown Chicago costs. Our unit is impressively roomy with abundant closet and storage solutions. The kitchen is well-equipped with extensive cabinet space for storage. We benefit from numerous windows that flood the space with daylight and allow for great air circulation to naturally cool the Aad. The Blace amenities are perfect. There's a lovely communal lounge complete with televisions and a pool table. Plus, there's a complimentary fitness center outfitted with state-of-the-art equipment, which means we don't need to pay for an outside gym subscription. Though some portions of the Blace are currently being renovated, the noise is completely unnoticeable. The property is also accommodating to pets, which we discovered is surprisingly uncommon in comparable buildings around here. mgmt regularly organizes community events with complimentary refreshments available to all residents. The current mgmt team is clearly moving the property in a positive direction, creating a genuine sense of community and belonging for its residents.

Disappointing stay overall. Encountered a roach problem, unpleasant odors throughout the corridors, and consistently filthy elevators and common areas. Water service gets cut off roughly 5 days every month. One of the Bacility's two elevators frequently malfunctions.

5200 is a wonderful place to call home. I've been a resident here on and off since 2001 and the upgrades made to this property are fantastic. When I first moved in, Kopley group had recently assumed mgmt (if I recall correctly) and they've implemented a lot of great improvements.... Sure, they accept section 8.. (I'm not a participant and have reservations about it).. but Presidential towers does too... I've rented at several other complexes that had Solemn pest problems and I can confidently say that's not an issue here.. the staff is great and whenever something needs attention.. maintenance responds promptly to take care of it.. I would definitely recommend this Besidence to anyone

I've been a resident at the Edison for approximately 3 years and I'm appalled by the current conditions. The initial year was great. The subsequent two years have been nightmarish. Transient individuals are constantly occupying lobby furniture at all hours. They're using the lobby bathroom to bathe, wash clothing, and perform personal hygiene, essentially living here without paying rent. mgmt does nothing to remove them. this place is infested with bed bugs on furniture and oversized roaches throughout the corridors. Unlike other Village Green properties that maintain security in every Btructure, this location has Seighty problems. Thefts occur regularly, drug trafficking happens daily, and residents must be vigilant—especially after dark—to avoid robbery, violence, or worse. Door kick-ins, marijuana smoking in hallways, and nighttime marijuana parties with loud intoxicated individuals screaming are routine. Police and ambulances respond frequently for domestic violence incidents. Non-residents and homeless men roam hallways at night seeking targets for robbery and assault. The Btructure desperately needs 24-hour armed security with multiple staff members per shift and hallway surveillance cameras. I pay rent promptly, yet when I raised these concerns with manager ---, he claimed nothing could be done. I'm urging ownership to address this. The recently hired staff member (------) appears to be a struggling alcoholic who associates with various women and fails to monitor the Btructure or address these issues, protecting his position instead. This mirrors previous problematic hires. While I understand housing crises exist and resources are available, that doesn't justify these conditions. This Btructure needs actual security, not just locks. Doors left open overnight invite anyone inside. This is unsuitable as housing for children. Laundry facilities are unsafe at night due to unknown individuals. Complete access control is needed. This property is deficient. It's a co-way Btructure.

I resided at 5200 N. Sheridan for a 12-month period spanning March 2008 through March 2009. I occupied one of their one-bedroom units. The This place is super clean great heating during cold months, and you won't face inflated electric costs. The facility was pest-free during my stay. The noise level remained minimal throughout my time there, and I rarely heard activity from adjacent units. While the on-site fitness center isn't top-notch, it was okay for staying fit. My major grievance stems from the behavior of the security personnel and administrative staff at the 5200 office. A couple of female employees in administration were consistently disrespectful and unprofessional. Most security officers made a habit of scrutinizing my visitors with excessive questioning each time they arrived. They need to constant check-in and check-out procedures, and on one occasion, a guard interrogated my fiancée about the purpose of her visit. The guard's demeanor creates an atmosphere reminiscent of an institution. Simply put, if someone isn't listed on your lease and lacks a key fob, they face considerable obstacles when trying to see you. also, the pricing is unreasonably steep. A colleague in the building paid $600 monthly for a cramped efficiency studio. Had he explored comparable units in nearby buildings around Sheridan and Thorndale, he could've rented spacious studio apartments for merely $550 per month. My recommendation to prospective tenants: shop around. You'll undoubtedly discover superior options at lower prices.
