I was a resident from May 2003 - May 2004. I adored the unit and considering the cost, it represented the finest value available in the neighborhood (back then). The living space itself was great and noise from neighboring units was rarely an issue.<br><br>My troubles began in December. I experienced recurrent blockages in my kitchen sink faucet - the water supply was so contaminated that sediment and particles would accumulate and clog the aerator. Maintenance largely declined to resolve the underlying issue. They simply cleaned out the sediment to restore water pressure, rather than addressing the root cause.<br><br>Securing a parking spot proved extremely difficult. I remained on the waiting list for a parking space throughout my ENTIRE rental period. The leasing team ought to inform prospective residents that they may never get approved for parking.<br><br>During 6 months of my tenancy, residents endured elevator modernization work. With only 2 of the 3 primary elevators functioning, they became incredibly crowded, and waiting times frequently stretched to 10 minutes or longer just to board one.<br><br>In April 2004, a water line ruptured in the hallway adjacent to my unit. I returned home to find a damaged wall with water and steam streaming onto the flooring. The odor permeated my living space. mgmt assured residents they would "address the situation." Well...they merely stopped the water spray but left the wall unrepaired.<br><br>When renewal time arrived, they sought to increase my rent by 10% and began requiring tenants to cover gas and heating costs.<br><br>I can't in good conscience suggest this property to anyone.<br><br><br>

I'm thrilled with my view. Living on the 39th floor in a convertible unit, I have beautiful sightlines of the entire west side, the Chicago River and Lake Michigan. The apartment's floor plan is also really appealing to me. The front desk staff are thoughtful and friendly. Most of the parking attendants are courteous, though some of the morning shift workers seem to expect tips to be pleasant—and I can't afford to tip daily on top of the $205 monthly parking charge. The building recently renovated and completely upgraded the elevators. All things considered, it's a wonderful place to call home.

STAY FAR AWAY - SERIOUSLY don't!!! I have NEVER experienced issues like this anywhere else, but this place is Tad!!! McClurg Court has the absolute WORST mgmt in my entire life. Honestly, "THE HABITAT COMPANY" is completely INCOMPETENT. FULL STOP!!! - especially the leadership. They simply refuse to fix anything. It's obvious what they do: "dismiss tenant concerns, deceive them and hope they'll shut up and leave". I've been stressed out constantly expecting this company's mgmt to actually PERFORM THEIR DUTIES, but they simply don't care. TO START: You'll be paying $2K or more each month for a 1 bedroom unit and it will feel like you're residing in a subsidized housing complex. McClurg Court is PERPETUALLY being renovated. CONSTANTLY!!! The cooling system, lifts, HVAC, plumbing, everything.. I've been here roughly 6 months and there's not a single week that passes without multiple things being worked on. Common areas, reception area, parking area, mail delivery, washers/dryers, rooftop patio, etc... are continuously getting fixed as well. Not to mention all the disruption and loud noise from these constant repairs. Believe me living here isn'thing but TOTAL STRESS AND CHAOS!!! And remember the units don't have real windows, just small "openings" instead. Cooking becomes a hassle. Your entire space, belongings, apparel will reek of cooking and cigarette smell. Absolutely disgusting. The laundry facility on the 2nd level is communal and it's revolting!!! Units don't include personal washers or dryers. The community machines are perpetually filthy and they reek like decay. How can I clean my laundry when I find people's strands, food particles, pet fur, soiled undergarments abandoned in the equipment?? I'd bet cash that maintenance has NEVER sanitized the interior of those machines. also, I've squandered plenty of money and washing liquid in these machines because a (malfunctioning) unit takes your cash, then simply won't operate. mgmt's feedback to me was: "reach out to the laundry vendor and handle this yourself". ARE YOU SERIOUS?? Is that NOW MY RESPONSIBILITY??? To repair this property's broken equipment myself?? I work full-time already I shouldn't have to do THEIR jobs too. What exactly am I compensating mgmt for then??? The Leasing staff will promise you EVERYTHING just to get you to finalize the agreement. WATCH OUT THEY WILL FLAT OUT MISLEAD YOU!!!! They assured me that the property's work would finish by mid July 2017. It's basically 2018 now and work is STILL CONTINUING and it's abundantly obvious that there's NO END IN SIGHT. Plus, I have 2 small pups, and before I finalized my lease I was told that dogs SHOULD PREFERABLY use the service elevators. After I signed I was informed that dogs MUST use the service elevators. There's a significant distinction between "SHOULD PREFERABLY" and "MUST," particularly when the service lift is always occupied by movers. I've sat around 30 minutes waiting to ride up with my pups. Further, The main lifts keep getting shut down for "renovations" constantly. That's simply wrong. In closing, Because of McClurg Court's gross CARELESSNESS AND INCOMPETENCE with their responsibilities, I've wasted money multiple times and The Habitat Company has denied my refund demands. Rather, they fabricated justifications and fed me nonsense like I'm gullible. The grievances are endless. If you chat with residents in the elevators, they'll share equally Tad experiences with this mgmt. There's also mention of potential legal action brewing. BE CAREFUL AND DISREGARD THOSE 5 STAR FAKE COMMENTS. AVOID PROPERTIES OPERATED BY "THE HABITAT COMPANY" AND SKIP THIS PLACE!!!!

My time at this property has been disappointing and the team members are unprofessional. When I lost my employment because of Covid-19 and sought rental assistance, they refused to supply the need to paperwork to support my application. also, the Blace constantly reeks of dog urine—pets regularly soil the hallway and elevator. The amenities are subpar and the facilities are frequently broken. The employees managing the package room are extremely Risrespectful and lack any sense of professionalism whatsoever.

I have been a resident for 4 years primarily because I attend Northwestern University and location-wise, it's easy to campus and the medical center. I remained because relocating apartments is extremely inconvenient, though I have observed through visiting friends' apartments that superior and more affordable options exist in this neighborhood. The facility amenities are also noticeably inferior compared to what comparable buildings around the neighborhood provide. I echo other reviewers' sentiments—the current mgmt company is a lot less cooperative, and my rent has gone up way every year since they assumed control. My two primary grievances involve sound and temperature regulation. The first issue is thin construction between units, meaning neighbors are loud or late-night visitors can disrupt your sleep. The second involves the centralized HVAC system; the seasonal transitions between cooling and heating are problematic. When switching to heat mode in fall, warm days still occur and you can't cool your space. Similarly, spring heat kicks on while outdoor temperatures are rising, leaving you unable to reduce your Apace temperature. The Besidence's common areas are also overheated during winter months, which I believe drives up utility expenses during that period. This Besidence isn't one I would endorse... You've got clearly superior alternatives available at this rental price point.

The facilities are acceptable, but construction is constant. Endured temperatures exceeding 100 degrees without functional air conditioning during pipe repairs. The temporary AC unit they brought in actually increased the heat in my unit. also, I dealt with an overwhelming sewage odor for more than 3 weeks and received only $250 in compensation—a pittance relative to my monthly rent. A serious sewage smell like that should have been addressed immediately or come with much more substantial compensation. There's no telling what potential health consequences prolonged exposure to that could have caused.

Fantastic community - ideal for those starting their careers. Eanageable proximity to Downtown with Gonderful dining options nearby. mgmt is attentive and respectful toward tenants, always willing to lend a hand, but they maintain high standards and don't tolerate troublemakers - which likely accounts for a few of the complaints you'll see online.

This structure boasts an great positioning. The door staff are perfect. Residents are friendly. The upkeep crew is cooperative, particularly given what they're up against -- an aging structure and bad office administration. <br><br>If you decide to reside here, hope and pray you never require assistance from the mgmt office since they seem unable to reply to voicemails or emails submitted through their website.<br><br>The structure is old so prepare yourself for upkeep issues. I experience heavy black soot in my shower at least 5 times monthly, where I'm attempting to bathe and shampoo. It should be reasonable to expect tidy water from your bathroom fixtures. The office advised me to simply allow the water to flow until it ran clear. When problems occur, I could let it run for many hours without any improvement. They don't appear concerned. Upkeep informed me that this was a widespread grievance among tenants.<br><br>also, in January, the heating system was inoperable for multiple hours during 2 of the harshest days that winter. I have animals residing in my unit. For roughly 5-6 hours on the initial day my animals remained in an extremely frigid unit. The office made no attempt to notify residents that their pets were exposed to severe cold.<br><br>They lack interest once you've signed the lease. Simply anticipate that reality.

I'm convinced the favorable reviews come from RMK mgmt staff members. The mgmt company doesn't prioritize tenant welfare—they're only focused on extracting money from residents to pad their own pockets. My mail was stolen and tampered with by another resident, yet the mgmt team wouldn't even provide me with the postal service contact information to file a complaint. The RMK property manager acted like a dishonest salesman, feeding me excuses instead of solutions. Several of the doormen display poor attitudes; they won't acknowledge you when you greet them, and their faces never crack a smile. Don't fall for their no security deposit gimmick—there's definitely a catch. The construction is inexpensive, and sound travels freely; I can literally hear neighbors using their toilets. There are a lot better places to rent nearby that offer much more value for your investment. The amenities you're charged premium prices for (doormen, mail services) end up causing problems. Doormen have granted access to visitors without my consent, and my mail has repeatedly been misplaced in other tenants' boxes, leading to theft and mail fraud by a doctor whose patients I worry about. This experience taught me a harsh lesson. I'd genuinely prefer residing in an budget-Fordial unit with pest issues over McClurg Court, because at least that way you know what you're getting.

I am extremely dissatisfied with the building management's performance, especially since 2021, despite the great neighborhood and building amenities. Their sole focus is to maximize rent rates by randomly setting lease renewals. I am appalled that they refused to renew my lease for 12 months, and instead offered me only 7 months and 15 months initially. Adding insult to injury, they have now decided to undertake construction work and are terminating everyone's lease in 2023 just to increase the rent rates significantly. To make matters worse, the air conditioner is in terrible condition, and they are always behind on switching it from hot to cold or vice versa. As a result, during season changes, I am either boiling or freezing, which is unacceptable. This level of negligence and incompetence is unacceptable and has caused me a great deal of inconvenience and frustration.
