I lived in this building for one year. I loved the location, being close to the red/green/orange lines, the Metra electric line, museum campus, and being so close to the loop. There's a Jewel Osco behind the building, and its close to a Target, Whole Foods, movie theater, and lots of shopping options. I didn't enjoy the variety of smells. Apartments are okay. They have dishwashers and a built-in microwave, which is nice. The walls seemed fairly insulated. I only heard my neighbors a couple of times, and that was only when they were REALLY loud. The gym equipment was usually broken down, but the pool was nice. It was only closed for service once when I lived there. The worst part was the smells. My neighbors frequently cooked grilled onions and garlic, and those smells came right into the kitchen along with cigarette smells. There's a trash chute by the elevators, but for some reason other residents couldn't be bothered to open the chute, so they left their trash sitting on the floor and the odor filled the entire hall. The apartment is heated and cooled by a single unit (just like at a motel), so you have to pay for A/C and heat. I had to keep my unit off a lot to save money, which meant I hundred under a heavy blanket during winter evenings. Overall, the apartment was okay, but not great, and certainly not worth the rent they're charging now.

here's a few reasons why this building may not work for you: 1 - only 2 out of the 3 elevators work, if you're lucky...usually it's just one. And it's the freight elevator that has been out of service for a month now - so have a good time moving in/out. 2 - only 2 out of the 3 treadmills work, if you're lucky...usually it's just one. 3 - the leg machines have been taken out of the fitness room, so it looks like just arms and cardio for you. They called it a remodel but I didn't notice anything different except for missing machines that haven't been replaced. And the A/C unit sounds like it's going to explode every time it turns on. I don't think they even painted for the "remodel." 4 - the pool's been closed for no apparent reason since February. Although probably a good thing because it's disgusting. 5 - the hallways to the apartments have never been cleaned, I'm talking both the tiles and the carpet. 6 - there are always broken machines in the laundry room. Some not always with a notice so you will put clothes in a dryer that ends up not drying at all, or in a washer where the clothes don't even get wet. 7 - even the handicap front door to the building is broken. 8 - I think I still have the original bathroom fixtures from the very first year of the apartment building. 9 - they claim to have guest parking for tenants, but of the three times I've asked I've been denied the opportunity. Without being given any suggestions. 10 - the bike room is so packed with bikes that you CANNOT get to yours. Better luck bringing it into your own apartment if you can. 11 - gotta love the bubbles that cover the laminated windows. 12 - my A/C unit in my apartment is kept together by silver duct tape.

I am pretty picky, and really like nice stuff and while there are a few complaints I have about the building, overall I find living here completely satifactory. The neighborhood, the relatively low cost, the convenience, the views, and the aesthetics (of the upgraded units, at least), more than make up for my complaints. But here they are anyway: The walls are thin - sounds and smells from other units will seep into yours on occaision. Welcome to city living. The demographics of the residents are a bit interesting - from college students to elderly folks (of which i am neither)... But I like the diversity. I've never had a problem with management, but then this isn't my first apartment and I don't require alot of hand holding. My maintence requests have always been filled same day, and if I need something from the office they are not hard to get a hold of. The door staff has always gone out of their way to help, as well.

I love that the staff decorated for christmas! Nothing tops coming in from the snow and hearing christmas music and seeing the staff hanging ornaments around the tree. Its little things like this, that make 1212 a really nice place to come home to. Also, free hot cocoa in the morning on cold days (well actually everyday) is so sweet of them. I'm about half way through my lease and I think I will defiantly be renewing it again for next year. I don't want to give my place up. I have lived all over the south loop and I haven't found a better value than 1212. I also have to say how impressed I have been lately by the maintenance staff. Anytime I need help with anything, no matter how small, they are at my door within literally ten minutes to get the job done. I'm used to having to wait days and sometimes weeks to have something fixed at other places I have lived, but at 1212 someone is with me within minutes. Some parts of the building could use a new paint job but overall I would totally recommend 1212 to a friend. My only major complaint or advice would be, dont go down to the 24 hour Subway after midnight, it can get a little creepy. Its nice to have a quick place to eat nearby but the last few times I have gone later at night, I was rushing to get back inside the secure part of the building. (Dont worry, the rest of the building is locked from Subway customers but still just a heads up)

The new manager at HYde Park Tower supposedly came from 1212-Glenda Coleman. What can we expect from her? By the way, everyone I know who lived at 1212 hated it.

I could write about the dirty pool, skeezy hot tub, dark dangerous lockerrooms, crappy health center, expensive parking, broken machines, smell, and filty laundary room... but I won't. My biggest problem with 1212 was/is the Managment. They have fools for staff who give different answers to different people at different time. It's a CONSTANT run around trying to track down accurate information but it's a waste of a run around beacuse in the end they default to putting some pitbull on the phone who says 'it's my way or my way, deal with it.' And I was/is because I have (gratefully) moved out of 1212 and still the hassles continue. May you be graced with patience and a legal team if you take a chance on a killer view. ps: the perk? Really friendly worth doormen. Yea, that makes my rent worth it-right.

I am incredibly picky about where I live. Its hard for me to find a place I'm happy with that I can afford. Twelve twelve has really impressed me. What stands out the most so far are the people here. The office staff are patient, respectful and honest people. The concierge are inviting, friendly and upbeat. The custodial staff are quick on their feet and happy to help. Everyone who works here seems to love their job, which fills the building with a positive energy. The neighbors are friendly in the elevator but quiet once inside their apartments. Its a nice community. The hallways need a makeover but once inside the apartment I get lost in the view, the walls are bright and warm and the carpet is cozy soft. I feel so comfortable in my studio. Its the perfect size. I have more closet and cabinet space than I know what to do with. I do wish there were drawers in the bathroom but I was surprised to find that the shower head is adjustable to different water pressures. I really enjoy the pool. Its clean and well kept. I go in the hot tub every night and there is usually never anyone in there. I hope in the future we will have windows put in and they'll rethink the florescent lights. The locker room is spooky too but its nice to have somewhere to change and rinse off. There isn't any good bike parking but people have found ways to store bikes in the parking garage along the fence which works I guess. The laundry room is a good place to meet people. I'm surprised so many people leave their laundry baskets and detergent in there. To me that means people trust each other here and feel safe here.

I lived in the building for 2 years. Totally disgusted by service and amenities. Corridors stink and walls are very thin. Sometimes its like having the neighbours in your bedroom. It becomes a nightmare in winters when cold air gushes in through uninsulated walls and improperly installed heater in the wall. I moved out after realising it was totally not worth the money they are charging and service they provide. The management is also not competent at all. God help you if you plan to stick around. And do not expect to get that deposit back.

I just recently moved out of this building after 3 years, I moved because of a new job in a new city, I want to tell everyone what a good building, what a good staff and a excellent front door staff this building have. I will miss everyone there and if I ever come back to Chicago I will come home to this place.

I have lived in this building for 3 years now, I must admit that when I first moved in things were a little hectic and the elevators was horrible but for the past year or so this building has gone through a reall big change. The elevators has been replaced the staff is really nice and helpful, I think the building overall is a nice place to stay.
