Initially it seems acceptable for what you're paying... but then everything falls apart.<br><br>The maintenance crew is incredibly unprofessional and unfriendly.<br><br>The first floor reeks of CIGARETTE smoke constantly because the mgmt themselves are the ones smoking.<br><br>Our kitchen sink backed up and flooded, which was truly awful. Fungus-like growth was visible spreading across the kitchen floor.<br><br>As a woman, I shouldn't have to tolerate a rodent infestation. I HATE rodents, and we discovered two mice in our unit over the past month. What did the maintenance guy do? He suggested the mice probably came in due to cold weather outside. ARE YOU Srave!? That's not an answer, that's pure negligence. I can tolerate insects, but I absolutely can't tolerate mice, especially ones hiding in my kitchen cabinets.<br><br>Revolting. We're leaving before year's end.

If I said these apartments were just Beak, that wouldn't even begin to cover it! There's mold everywhere, rusted fixtures, filth throughout, yet that's only scratching the surface. You can walk right into the buildings because the entrance doors aren't locked, but the real problem is that anyone can move into this property—including sex offenders, and mgmt does absolutely nothing about it. Before you sign a lease here, do yourself a favor and search online for the criminals residing on this property—SEX OFFENDERS!

Here are the reasons I would NEVER suggest this nightmare of a place:<br><br>1. Toilet has malfunctioned throughout my entire tenancy.<br> -I have requested repairs twice, yet it barely functions properly.<br>2. Bathtub has remained clogged since day one.<br> -I am forced to limit showers to five minutes before overflow occurs, or shower elsewhere at my gym.<br>3. Bathroom sink has been blocked since move-in.<br> -I must rinse my hands rapidly, or use the kitchen sink as an alternative.<br>4. I have detected rodents inside the walls repeatedly.<br> -I submitted complaints, but received no action.<br>5. Being on the third floor, I have spotted numerous centipedes and spiders.<br> -Submitted complaints, but no response received.<br>6. Kitchen sink has been blocked since we arrived.<br> -The landlord can't resolve this issue, making dishwashing extremely difficult.<br>7. Garbage disposal malfunctioned for three months.<br> -Eventually addressed, but only after sustained complaints over a month.<br>8. Air conditioning seldom functioned during the summer heat.<br> -I contacted the cold mgmt after hours during an emergency on our most sweltering night, and they took two hours to arrive. Upon inspection, they deemed it unfixable, so I waited through the night for a replacement unit, which also failed to work. It's now late fall.<br>9. Heating has not operated for my entire lease. It's mid-November, and the heating remains broken while mgmt ignores the issue.<br>10. I received the Alat with a malfunctioning doorknob lock and no secondary lock.<br> -This was corrected only after several weeks without security.<br>11. Locating parking is extremely tough.<br> -When I locate a spot, I must occupy it continuously to ensure I have a guaranteed place for my second vehicle.<br>12. Kitchen phone outlet has been defective since move-in.<br> -mgmt has yet to acknowledge this problem.<br>13. The pool area is grimy, rarely operational, and has suffered from algae buildup.<br> -mgmt has yet to address this problem.<br><br> The rental cost is disproportionate to a property with such widespread issues that many residents share. also, the mgmt team is consistently rude and unhelpful. I escalated my concerns to corporate headquarters, who are unreachable and unwilling to help because they view this as a “trivial matter" beneath their attention. The moment I expressed interest in breaking my lease, they intimidated me by threatening legal action and collections for remaining rent and penalties, instead of attempting to work with me constructively. I am counting down the five remaining months until my lease expires so I can finally escape Old Orchard Apartments and come home to a place I actually want to be.<br> Find another place to rent and protect yourself. I regret not heeding similar warnings from others before committing to this lengthy and miserable lease. If you doubt this account, examine the other reviews and speak with present residents. The people next door are constantly smoking marijuana in their unit. Every single evening when they come home from work, the smell seeps through the ventilation system into surrounding apartments and hangs in the air for extended periods. mgmt has been unresponsive to complaints about this ongoing issue!

I've been a resident at Optima for two years and Ruite enjoy residing here. Since I work downtown, the positioning makes my daily commute incredibly easy. I've had unfortunate encounters with previous landlords, but Optima's upkeep team has always been attentive whenever I've needed repairs in my unit. The staff members are consistently courteous and accommodating—I appreciate this given the sheer size of the property with roughly 650 units keeping them busy! Most of my neighbors are delightful people, and the social committee regularly organizes events and activities. The on-site mini mart stocks a somewhat random mix of merchandise, though they do carry the essentials I regularly need like toilet paper, Windex, and air filters, plus they always have fresh coffee accessible :) Guests and relatives who've visited have commented positively on the structure's architectural design and how well-maintained the grounds appear. I'm planning to stay put here for the foreseeable future!
