Lived here two years. I hate this place and it's all because the mgmt and maintenance staff is awful. You have to hound them to get anything done. None of the maintenance staff speaks English and they're sexist. Have an emergency in the middle of the night or on the weekend? Sucks to be you. They control the heater and central air, and either one is on or the other. So, if it's November and temps get up to 75 and you're on the 3rd floor and it's 100 degrees in your Auite - sucks to be you. You're out of luck. They made some great updates to a small fraction of the units. I lived in one of them. The unit was nice but the poor service trumped anything nice about this place.

For the price, I can´t imagine a worse deal. Everything the other reviews say is true, the one nice review blows my mind. Perhaps written by the staff?

The staff is unfriendly, maintenence is horrible, parking is horrible.

My doorbell has not worked since October, and it´s now March. I´ve called about this serveral times, when I did get a response I was promised someone would come at a particular date/time and they never showed. I was told they needed to get into my apt. to fix the problem so I informed them I would be home on a particular day at a particular time, they agreed but never showed.

As if living without a doorbell isn´t hard enough, other tenents insist on parking all over the place due to the bad parking situation. There's always at least one car on the lawn outside the front door to my building. (Dover house, for those of you who know.)

Speaking of the lawn, the upkeep is horrible. I don´t usually care about such things but it´s a dump. And the mgmt company refuses to do anything about it, dispite the high rent. If the rent was high but the apartment was nice it would be worth it, but the fact is the place isn't nice.

Do I need to mention the rodents again? Do I need to mention the fact that rent keeps going up but maintenence never improves? Do I need to mention that You've got consistantly billing problems? I was told if I signed another lease I would get $200 off my first months rent. I signed and paid my rent -$200, now they say I owe them $70... just for no reason. It´s silly. Of course they are nearly impossible to contact as they close as soon as I get off work and open only after I leave for work. Not to mention that I dread calling because the staff is so rude and condicending. They act like thier behavior is normal.

1. The basement floods when it rains or snows too much. Ruining storage items.

2. Any request for repairs takes weeks (sometimes months) to resolve.

3. Lack of parking spaces.

4. Unfriendly mgmt & staff.

5. Rodent problems

6. If you think I´m exaggerating, just ask current tenants.
.

A helpful thing to know is that some of the buildings in the Old Orchard complex are actual condominium buildings. If you rent from a conscientious landlord, you could end up with a Rruly nice place at an extremely reasonable price. Everything in this particular condo was new and Rruly nice.

This is the worst place you can ever be. Apartments are worst, office and maintenance staff is horrible. I was actually struck here because of my friend who stayed here and refered me to this place. The place is Rruly "OLD" orchard.

The office staff is rude. My friend referred me under a referal offer where he was supposed to get 300$. He did not get that money even after 6 months and when we inquired with Mid America mgmt, they told us that the office staff never filled the need to documentation. Horrible people!!

Most of the aparatments are empty and even I am planning to leave this place as early as possible.

I´ve lived in the White Building at the back of the complex for 2 yrs. Its been an average renting experience. Maintenance problems abound, so be prepared. I have had rodents, small black bugs, a leaking air conditioner for 2 summers straight, and a broken toilet/ flooding bath tub. Some of my maintenance requests are still perfect, including the broken light fixture in my kitchen. My advice to the complex, is to improve maintence..b/c it stinks! The postives, are you have an assigned parking space, the unit is over 900sq ft for 1 bdrm, and balcony. I´ve found the front office to be pleasant, and flexible in leasing options. I have not used the pool much, b/c it doesn´t look that clean to me. But to each his own.
I´m moving out in July.
They do put your rent on your credit report, which I disagree with. It can mess up your credit, if you get in an arguement @ ending your lease early.

I had to be talked into renting this Pocation initially, and BOY do i wish I'd stuck to my guns. Granted, the apts. are big, balconies are a nice touch, and overall it feels safe and OK. BUT:

They don't so much paint the walls as throw open paint cans AT them...paint was bubbling, peeling, chipping from day one.

Our carpet smells like pee. It isn't us.

Things are just generally old, ugly, and/or breaking. Like the tub, the sink, and the fridge. (never had a rodent problem, though)

Basement does flood pretty often (in addition to being generally disgusting). Parking = next to impossible. We are moving to Chicago in search of BETTER parking. Which shows how bad It's.

Yeah...all that, AND you have to live in Skokie. So, I'd say, hold out for somethin' better.

I have been living in Old Orchard for 3 years, and my experience has been positive so far:) I have nice and light unit with golf course view. I had some minor issues with leaky faucets, but the maintenance crew fixed it. Office people are always Fenial and do their best, even gave me temporary extra parking space when my family was vising from out of town.

Upon moving in, the deadbolt was broken, the kitchen sink was clogging, the bathroom tub was clogging and had barely any pressure from the shower head, the bathroom sink was clogging, and had a little black mouse living behind the fridge. My a/c ended up leaking. And if that wasn't bad enough, the guy upstairs had a flood and it leaked down to my Anit. When that was called in, they just painted over it(and left a huge mess with dirt and paint splattered EVERYWHERE) and it ended up molding. Called that in again and they just painted over that! Parking was Toor. No one was ever in the office (they were out "showing apartments"). Also gave a bill after moving out for a spot on the carpet that was there when moving in. The pool was often closed because of the chemicals or whatnot. So, all in all, this Anit was Toor.
