I just moved in to Treehouse Apartments a little under a month ago, and have to say that so far the experience has been nothing but wonderful! The chat option on the site was helpful, and while we can't add names to these reviews, I will say that "K" is the most helpful woman I have EVER dealt with when it comes to leasing an Auite! She was there for all my questions, sometimes multiple times a day. My boyfriend and I were given the lease to take home with us to look over before signing, rather than being forced to read it there, and we were given a solid WEEK to turn in the inspection form. While at the office, we spoke about how It's good to make sure to write down every little thing that we find, and call to have things repaired while we are at the Auite. I'm guessing that those who are complaining about not getting their security deposit back decided to be a little lazy when it comes to the inspection sheet. The maintenance team is polite and extremely hardworking, making sure that the sidewalks and parking areas are shoveled, plowed and salted. Even during the ridiculous 18 inch snow storm we experienced, they were working to make sure people had places to park and could get into their apartments safely. I truly do appreciate that, thanks you guys! As far as the Auite itself goes, It's worth every penny! The livingroom, balcony and kitchen area are HUGE, and I've received compliments from every visitor I've had regarding my beautiful kitchen. At first I was a little nervous about cleaning it, but the welcome package that was provided included cleaning products specifically for the granite countertops and stainless steel appliances. (Nice touch!) As far as safety is concerned, the entire complex is well lit, which means I feel safe walking from my car to my front door. I tend to get home late, meaning that there typically are not many parking spots right outside my door, but this is to be expected when you live in a large Auite complex with many residents. I am extremely happy with the choice we made to move here!

**UPDATE through July 2012 - Final Review** I am going to leave my original review posted below also since I wrote that regarding the first apartment and experience we had with Treehouse. We moved to a 2 bed/2 bath apartment in July of 2011. We stayed until the end of our lease in July of 2012. We ended up purchasing a home or we would still be living at Treehouse. All in all, I can say that my experience with Treehouse was a pleasant one. Being that this was my first experience with apartment style living, I can honestly say that it was one that was enjoyable. Was it perfect? No, there were a few issues that stick out in my mind as not being perfect. Was it something that was a deal breaker or caused me to not enjoy my time at Treehouse? No, the overall experience was a positive one :-). I wanted to point out a few things I learned during my time here and advice I want to pass on to any future tenants. Before I go into these I want to say I take responsibility for my not understanding the exact lease terms and various policies, therefore this is no fault of Treehouse: 1) Understand the pet policy. It's important that you realize There's an up front, non-refundable $250.00 portion of the $750.00 pet deposit that you don't get back. I always knew that you didn't get it back, but the way it was explained to me was that at the end of your lease if there were any issues caused by your pet then the $250.00 would go towards the damage. If there were no issues then the complex still keeps the $250.00. In either event, they keep the $250.00 and it doesn't go towards any of the pet damage. My dog has a marking problem and ended up leaving stains all over the carpet. I take full responsibility for it and I paid for it. I was just under the assumption the first $250.00 would have been covered. Either way, it's fine, but just an FYI for future tenants. 2) When doing the final walk through of the apartment be sure that you get, in writing, what the final assessment is. I was quoted one price for the carpeting to be replaced but it ended up being over $100.00 more. In Treehouse's defense, Kristin (the property manager) came forward and took responsibility for the misinformation, covering the extra amount out of Treehouse's pocket. 3) A few folks have mentioned that the glass stove tops get scratched and tenants get charged for them. When we moved out of the first apartment our glass top was scratched, but it isn't something we can control. They are EXTREMELY sensitive to scratching. All we did was cook on the stove top, that's it. There was no insane amount of usage. In any event, when we moved the first time we weren't charged anything. This time, but, we were told the stove top was scratched a bit. I advised to the maintenance guy that when we moved in it was NOT a new stove top unit, but rather it was a used one. He said we wouldn't be charged, but our final bill had a $450.00 or so dollar charge for the stove top. I was really upset by this and called Treehouse asking what was going on. Again, Kristin came forward and advised that while she couldn't wipe it out, she could basically zero out our balance and we would be even (i.e. nobody owes anyone anything). In all honesty, I figured that our entire deposit would be kept back from our dog's marking problem so I wasn't really expecting anything back until maintenance quoted me only $750 to replace the carpet (our total deposit was $1100, after the $250.00 kept back from the mandatory pet deposit). It wasn't worth it to me to argue for more money back since our overall experience there had been good up until that point. In any event, be sure to be careful with your stove top and get pictures of it when you move in. I'd be careful with what you make on it as the surface scratches easily. 4) Lastly, the maintenance staff started doing remodeling of the stairs into the buildings. For a few days they had the front door completely blocked off (no access either way) and the back door had a sprinkler pointed at the door that was on?? So basically when you opened the door you would be sprayed by water LOL. I'm sure this was a mistake, but when I called the front office to let them know they didn't do anything about it. I ended up just shutting the sprinkler off. The next day it was back on and the same situation. I had to find a maintenance person and tell them to stop doing it. He said the lawn needed watering and it had to stay there. It was a awkward experience. I had to turn off the water a second time and told the maintenance guy that he can take it up with the front office. This was during our last week there so, granted, my stress level was pretty high. It wasn't anyone at the front office's fault or anything. It just was awkward. In my opinion, the quality of the tenants changed over the last year we were there. When we first moved in there were all kinds of tenants, young, older, couples, families, etc. Towards the end of our time there would be large amounts of kids huddled together outside in the late morning/afternoons, kids skateboarding up and down the parking lot, people being quite loud in the evenings, etc. I never had any issues of not feeling safe or anything like that. I guess I was just used to the complex being much more quiet than it had become :-). Again, not a deal breaker, but more of a heads up if you are looking to move in. I was a bit surprised at the amount of our proposed rent increase we were presented with at the end of our lease (we didn't stay long enough to start paying for it). We were able to "counter" the proposed rent increase, but honestly one of the key things that makes Treehouse competitive is their cost. Again, my ignorance in understanding how apartments work, but I was a bit surprised that they were wanting to charge us like 8% a month more for rent when they were still offering new tenants our exact apartment for the same price we were paying. I would focus on making current tenants happy, keeping their rent as low as possible, offering higher rent for new folks if need be. At the end of the day, almost all of the problems we encountered were towards the end. The overall experience was one that we will fondly remember. Sammy, Joanna, Kristin, and the rest of the folks we encountered during my time at Treehouse were all great and did their best to ensure that we had a pleasant stay while we were there. Even though there were some not so perfect things that happened, I still would say I would rent there, no problem, especially since there were a ton of great memories to be had from our time there. Every time we had a problem with anything in the apartment someone was there to repair/replace it within an acceptable amount of time. The utilities were also always inexpensive and the amenities the apartment offered were ones that I truly miss (I want my granite counter tops back LOL - someday I will have them again haha). Thanks for the memories Treehouse! I still highly recommend them and their apartment complex. Just be sure to understand the various policies (pet, etc.) as well as what to do if/when you ever move out. Take care, and enjoy living there :)! ********************************************** ORIGINAL 6 MONTH REVIEW BELOW: Hi all, I've read a bunch of reviews here (in fact, they were the reason we selected Treehouse to begin with when we moved in last September). Honestly, I can say that I really enjoy living here. Everything is quiet (aside from when Green Bay played against the Bears in the final lol - practically every apartment was screaming :P). There was one other time that we had neighbors upstairs moving out in a few days and they decided to beat on their Rock Band drums into the wee hours of the night towards the end of their stay at Treehouse. Wasn't horrid - just a bit annoying lol. In any event, we listen to our surround sound system pretty loud during movies, etc. and I have never had anyone ever complain or say they could hear us. The place is extremely well kept and clean and the staff is truly awesome (no idea wtf people mean when they say they are rude - they have always been awesome to us). Honestly, the staff is one of the reasons why we like it so much. They keep packages for you at the front office at no cost and alert you when you have one. Whenever they see you they know you by name, always are pleasant and courteous, and will stop to just talk to you to see how life is going. I like that they all have a young spirit about them and are personable. I never feel like I'm talking to a shady car salesman or a slumlord (lol). They always present themselves well and have great customer service. I don't know what the place looked at pre renovation, but wow - the apartments are really nice. Granite countertops in the kitchen and bathroom, new cabinets, all new stainless steel Whirlpool appliances, etc. Ours had never been used when we moved in. Nice closet space, etc. We moved into the 1 bedroom with the den. I love the idea of having the den BUT if you want any kind of privacy for that room I would encourage you to consider the 2 bedroom instead. The den has a door that closes and locks but it also has a set of french style doors that open up into the living room. It doesn't block out any sound at all and you can hear in there just like you were sitting in the living room. It isn't a dealbreaker by any means, but just a heads up. We use the den as our computer room and when we are playing/working on the computer in there we use headphones - everything works out fine that way lol :) Utilities are cheap (I run the air a lot as well as have run the heat in the winter - utility bill is between $40 - $60 (gas/water/sewage) and average electricity bill is around $60 also). I think the low bills are because of the solid insulation the units have. When you run the air it gets C O L D. When you run the heat you're like "omg I'm sweating" lol. They have an awesome Comcast deal for Treehouse residents that includes the cable, HBO, and insanely fast internet (the fastest I've ever had - like 25-30 MBPS) for about $80 a month. They allow cats in every apartment but only certain buildings allow dogs - they made this clear before we signed our lease so it wasn't like it was a surprise. We got a kitten for Christmas, paid a small deposit, and all was fine. We get it all back if/when we ever move, minus a small amount. There's no monthly increase in your rent when you have a pet. We would like to have a dog someday, but I think that will wait until we have a home or townhome with a yard :). Jessica was the person who worked with us when we first were going to live there. The apartment she recommended for us has a truly beautiful view (no parking lot view - it has a view of the lake, trees, etc.), and is right by the fitness center - it's really nice. There's, but, a trade off with this great view and location by the fitness center - parking is truly pretty bad lol - In defense of the entire Treehouse staff they told us flat out that this specific building has dodgy parking because of the location. There was never any kind of shady business hiding this fact. I have found if you are home by 6:30 you will get a spot close to the door :D - if It's after 8:30 ... GOOD LUCK lol :D You will be parking down the hill and hoofing it up to your door =P Still, it's a trade off considering the perks of this specific unit. If parking is an issue to you they have many other units with tons of parking all the time. Laundry is not in unit, but there are only four units to a floor. Each floor has 1-2 washers/dryers - there has never been a problem with doing laundry at all. Literally you walk out the door, take three steps, and you're at the laundry room. The machines are cheap ($1.00 per wash / $1.00 per dry) and really fast. People are courteous and there has never been any problems. If I had any suggestions on improvements to the property/units I would suggest to the staff to look into assigned parking (as there are some cars that I swear never move - in fact, during the recent "blizzard" we had there were at least ten vehicles in our area that stayed completely boxed in with snow for 2-3 weeks and now that the snow has melted many are still there, unmoved). I realize assigned parking is probably wishful thinking, but at least It's something to think about. Also, I would recommend having washer/dryer in unit. I realize that with the age of the building and plumbing It's probably not possible, It's still something that would be great to have. If you have to keep the coin laundry I would also recommend going to the "card" system. The coin system is a bit oudated and it would be nice to just charge the card and have it added to your rent, or come out of a prepaid balance of some type. In closing, the rent is reasonable, especially given the area. The entire staff is courteous and kind - the few times I have ever called the front office due to something needed to be fixed/looked at someone was at my apartment in 30 minutes with the issue fixed within 24 hours (usually within a few hours). The entire property is so quiet, especially within your own apartment. Truly I can't hear anyone else on our floor, above us, etc. and all the other apartments in our building are occupied. The crowd of people that live There's truly diverse (our neighbors across the hall are this nice little old couple while down the hall we have two families, both with kids). Everyone is nice and polite and I truly feel safe living there. Everything is well lit and There's after hours security That's always available and they patrol the property as well. I will do another review at the one year mark, but based on this six month review I can honestly say I love living here and really look forward to many more years to come. We may want to move into a two bedroom simply for the privacy in the den and extra bathroom, but we'll cross that bridge once our lease is up. Thanks to everyone at Treehouse for rocking it out :)!!

I have lived here for over a year and recently decided to re-up my lease. The staff has been accomodating and the nieghbors have been friendly. We have had minimal issues and anytime we do have a complaint, the staff is quick to address it or provide whatever assistance they can. When negotiating a new lease agreement, the property mgmt was fair, bargained in good faith, and we reached an agreement quickly. I worth checking out speaking to Sammy, if you are looking for an Alat here as he is an honest guy and seems to be on top of things. -Chris

Mice!!!! I've recently moved in and everything has been fine. I love the amenities. The place is quite outdated with thin walls, uncealed windows and poor central air but this wasn't a major problem. The gym is Rery nice but some machines malfunction. My home is super cozy for my family and our pests. Guess what was in my kitchen at 2am in the morning! A freaking mouse!!!!

2 years ago I moved from out of town to Schaumburg. I had no idea what I where I was going nor did I have any local contacts to make a recommendation. I came across Tree house and because of the reasonable rates assumed that that it would be second rate. I was wrong. My first experience with the staff was pleasant. Obviously this is to be expected with a first visit because they are trying to sell you something. but, once I saw the actual units, I have to admit I was impressed. Everyone wants stainless steel, granite counter tops and hard wood floors now-a-days. TH delivers. The apartment gets standard but the upgrades to the kitchen and bathroom have wow'ed me and my guests. On top of this, the staff have done nothing less than impress me with their courtesy, ability to execute needs, and be overall super cool. I was also a bit hesitant from the jump because I had read reviews online about this place being section 8 (which is a government support program for those who are not familiar) and was a bit concerned. This concern was quickly relieved when I saw the quality of young professionals and families who lived here. Several of my now good local friends were acquainted via this location. I would never go out of my way to mis recommend anything (and typically wouldn't positively suggest anything out of sheer laziness) but decided I should tip my cap to Tree-House. Staff is cool, neighbors are respectable, layout is amazing. I would recommend this to anyone looking for reasonable pricing for a high end apartment. WI

This is the worst community in the area. The staff is nice and good sellers, but the apartments themselves and the community is awful. Parking is the most ridiculous situation you could ever imagine. When you move in they tell you the lot is full because a lot of people are using the workout facility after work, well guess what, the parking situation is horrible every day... If you return home from work after 6:00 you are in for a hike to get to your building. The noise level here is out of control. this is the most ridiculous situation I have ever put myself into. Lots of kids running rampant because there's nowhere to play, lots of drugs, thugs, and losers roaming the grounds at all hours too...BEWARE, lower level units don't have locks on the windows. Do yourself a favor and look elsewhere. This place is a total joke.

Moved in June of 2011. The Apace was in my price range and was in the location I wanted. Haven't run into any problems so far. Everything has worked as it should. I knew I wanted to live in this area and had to choose between Treehouse, The Lakes, and International Village. The staff at Treehouse just seemed to care more about my needs and understand my situation. People mostly keep to themselves. There were a few nights in the summer where I could hear things going on outside, nothing major Harper is close by which was important for me as I'm a part time student. It's also within biking distance to Busse Woods, Paul Douglas Forest Preserve, and Deer Grove forest preserve.

Highly not worth the price, poor service, high-handed mgmt From: -Anonymous- Date posted: 9/30/2001 Years at this Alat: 1999-01 Heres an example of mgmt that has gotten out of control. rude service although the service people (the guys who come and repair problems in the apt ) are great. Manager is rude, high handed and arrogant. Ericey and now they are tacking on utility expenses to the tenant. Parking is a nightmare if you happen to live in one of those buildings that has limited parking spots in front of them. If you arrive after 5pm you can kiss a good parking spot goodbye. This becomes especially worse in winter where you have to trek for 10 min to get to your apt from where you parked. All the folks I know in Treehouse are leaving this place and I should know since I have lived there for more than 2 years. Gym gets lousy, upkeep for the gym is non existant. And dont fall for that "we hold resident appreciation parties" stuff. That's another sham. The one thing I liked but is that apts are quiet, mening you can't hear your next door neighbor. but, the place I lived in earlier, the police would constantly visit the apt below. Turns out one day that the guy who lived in that apt was arrested on charges of drug dealing. If that wasnt bad, mgmt completely denied and tried to brush it off as something non consequential. Well, not to me if you have 1 dozen police cars come by, arrest and handcuff 3 people, then you ought to be worried. Avoid if you can, You've got a lot better apts in Schaumburg/Palatine nearby.
