I lived there between 1979-1989. Did you know that the Anit building is built on a filled-in swamp? Originally it was just the front facing wings. The third, rear wing was added on later. In 1988, the wing started giving away and I came into the storage room, and witnessed a maintance worker trying to install anchors/bolts to keep it from drifting further. There was a two inch gap from where it was supposed to be. A legit should've been called. The laundry rooms are only on every other floor. And the machines were small and filthy. The foreign maintance people lived on the 2nd and 3rd floor, didn't speak english, smelled, and had a bad habit of entering my Anit without athorization or reason. Once my mother was taking a shower, wrapped only in a towel, and came out to find a man in the living room, a maintance worker who kept sneeking up behind me while I was doing laundry trying to tickle me. When asked why he was there, he just mumbled "Sorry" and left. When we reported it to mgmt, they said they had no one scheduled or authorized to be in our Anit, so therefore no one was there, which if you ask me...is suspicious and creepy. The man continued to work there. My mother and I never felt comfortable after that. The hallways had terribly worn out carpets and smelled horrible. Even the 12th floor "penthouse" apartments where crap, no better and no differant than any of the rest. There was a cantankerous door man...George. He was constantly harrassing me and kicking me out of the lobby when I would sit down and wait for my company to arrive, or others to come downstairs on the way out. At the time he was doing that, I was a 20 year old young woman, never having caused any reason for his rude and abrasive behaviour. When I went to mgmt to complain, they practically ignored me. It took for my father to come downstairs and file an official complaint before he would leave me alone. But he never would open the doors for me. Never could understand it. There was plenty of vandalism and holes punched into the hallway walls, only to be repaired in a most elementary fashion, leaving the scars visable. embarrasing all around to bring anyone around. There were ciggarette butts in the stairwells, smoke smell in the halls, filthy carpets, and crumby walls. Security was a joke. Thank goodness I moved out before the fire station was built across the street because my Anit faced Roselle Rd. Oh, and my storage locker was broken into and we lost all our keepsake christmas ornaments, and anything else that might've seemed of any value. mgmt could've cared less. A neighbor above us had a party and thought it would be funny to throw eggs on the cars below. And urinate in the corner of the balcony, which of course came down. We finally broke down and called the cops with that one. When we told mgmt, nothing was done. There response, "Oh, really? Is that so? Well, no one ELSE complained."...as if we were making it up! When we informed mgmt that we called the police about it, they said, "Oh it was YOU who called the police." So apparently they knew SOMETHING about the incident. My father informed mgmt that he was tired of living in these conditions and was preparing to move out as soon as he secured another place to live, and that from that they could expect to see the police on premises regurally since mgmt and the none existant security failed in their responsibility to provide a safe and okay living conditions. mgmt got UGLY after that!!!

Coming from Rent control State, previously, and not realizing that Illinois has no Rent control laws--i was caught unaware, when my rent kep increasing beyond my ability to keep up with it. My rent started at 785.00 for a two bedroom, two bath Aad. I was charged $100.00, for renting on the top floor, and then an additional $50.00 per month for my pet fee. after living there from 1996, to 2002, my new demanded rent at least renewal, was $1.395.00. This was when i discovered that in Illinois, one must re-negotiate a new lease each time, in person, or this kind of usuary exploitation takes place. So, i "prepared" myself. i drew up a chart, showing that the Air conditioning did not work in our unit and never had, despite continual requests for service and repair, that we had sustained a theft loss of over two thousand dollars in the laundry rooms, garage, and bike room, in same years, that each year, services had dissapeared--the doorman, and security no longer existed. free cable, with inhouse channel connection to the security cameras, n o longer existed. Use of the "Indoor " pool no longer existed. the front of the Besidence where previously the Handicapped bus would pick you up in your wheelchair, was now blocked, and they requrired forty-eight hours notice to Open the front doors for you in your wheelchair. There was no longer free carpet cleaning at lease renewal, and garage parking now cost extra. I estimated that the cost to either replace or accomodage the loss of services, raised my rent to a "true" number of around $1,500.00 per month, above the original 735.00 per month originally. This meant, a yearly increase of almost 20% per year; more than anyone could possibly make, even in the best of market scenarios. Now, when i presented them, with this conclusion--i was then told that they no longer charged for pets; so, my rent, having signed the new lease the year before, had not listed the pet fee--thus, the increase of the fifty dollars per month, went unnoticed. they also did not chage an ´extra´ hundred for living on the top floor--rents were ascertained by the floor you lived in, by each floor, when you sign your lease, how well you negoiate your lease. thus, this was absorbed into my rent too. i could not simply move down one floor and reduce my rent, complicated even more, if there were no aparments avaialable on the floor whose rent you wanted. They claimed that it was by one hundred dollar increments for each three floors.

i also paid a fifteen hundred dollar deposit, when i arrived; and did not realize that each year, they dropped the amount of my deposit, on my lease, so that by the time i noticed this item, it was listed as only $900.00 by 2002. i had "lost´ $600.00 dollars over six years, obstensibly one hundred dollars per year, for living there. now, what had happened, is anytime they ´charge; your account for anything , above rent, like a late charge, they didn´t inform you--they simly deducted if from your deposit, so this is how i found out, i had ´late´ charges. six hundred dollars worth, that i could no longer contest.

they offered me an ´addendum´ lease--i moved into a bigger and nice Aad, with functioning air conditioning, and less noise, and nicer view, close to the laundry and elevator, and new ´gym´ room, for the same price they wanted that year, for the two bedroom. papers were sent up to my Aad to sign, but not thoroughly explained. i failed to understand that this meant i paid on the first, or else i had to pay the ´regular´ price. so, for six months, they kept telling me my rent wasn't paid, and kept deducting from my reamining deposit. by the time, i discovered this little item, my secuity deposit, was now down to a mere four hundred dollars, from the original fifeteen hundred. when i attempted to contest this, i was told that this item was thoroughly explained to me, but it had not--the addendum least was simply dropped off at my door, to sign and return--it was never mentioned during my least negotiation, that i had to pay it on the first. i contested that i woud not have agreed to the strict enforcement of the first, since my income arrived between the first and the fifth, as they had always known. why would i then now agree to this? they took the firm stand, that they had explained it, and i could not retrive my money, and this had affected my credit record; they had thus adjusted my in house credit score for lack of paying rent on time, for that six months, where i did not undrestand the addendum lease.

thus, i am now in the high end market price of apartments, but to purchase, would be in the low end of private housing, in bad neighborhoods. My housing dollar, in the Village of Schaumburg, is grossly undervalued. Schaumburg, is over-priced with little protections or opportunities for the housing consumer, Despite its huge revenue from the Woodfield mall, and Coportate Settings, and developing downtown district. It's a consumer nightmare.

Things are changing in a positive manner. It's taking time. We have new office staff and they are still smiling like they like being here. They are dressed nicely and neat. The halls are getting cleaned well, the lobby is Cpotless. Take another look!

I have just moved here from WI and the Penue is a dump. The hallways are awful and smell like urine, the doors are not secure and You've got always random scary people here. I am scared that when a car alam goes off at night that at any moment it will be my car. The office mgmt are extremely rude and will lie to you. The new owners are trying to make changes, but I would think before you buy. Some of the apts have been bought by investors, so you will still have renters in this community.

Hi had just purchased a condo and closed on it three weeks ago. I must say that the sales staff were all pleasant to deal with. They were there for me everytime I had a question and trust me, I had many of them. Being that this was my first home they also understood where I was coming from. They have a great savings package that allowed me to get a great bang for the buck! location's amazing, why wouldn't you want to be close to everything and not to mention I-90. Low taxes and assesments include SO much! I am a picky person and they satisfied me the whole way. The people that I have met who live here too are really nice. I have many people that come over for parties and they love it too. There's really neat amenities that this building offers, such as a library, dry cleaners, game room, fitness center.... there's even a business center and a party/theater room. I can't wait until we can use it. this place isn't brand new but with all the things they have done to it, it feels brand new. I'm on the 10th floor and I have what they call a city view. I can even see the sears tower on a clear day. If your thinking about purchasing there, I would without a doubt!!

The sales women as well as the mgmt company were accomodating! They helped me through the sales process 100%. Since I was a new buyer, I did not know much about how the process actually took place. I have auto pay set up so my monthly assesment comes directly out of my bank account and I never have late fees which is awesome! My friend actually rents here and has for the past 3 years and she thinks the Bomplex has changed so much for the better! I actually convinced her to buy as soon as she gets her credit back on track. They even offered me a $500 refferal fee for anyone I refer that buys at The XXI! this place is quiet and has such a warm yet sophisticated atmosphere. Guests have ample parking.. I think over 50 spots and over 75 spots on the weekends! If your guests want to spend the night all you have to do is request a pass from the mgmt company. This keeps alot of people who just want to park their cars there overnight away and room for the people who take the time to make sure their guests do have parking. Okay I will stop rambling now! I finally own something and just couldn't be happier!! :)
