I moved out to the suburbs from downtown chicago and i guess this as close to downtown as you can get. I really like it here. but i wish they had fireplaces and washing maching i really miss those. All in all though i have no real complaints. I love the fact that im on the 12th floor and im close to the workout facility. Also if your moving here get on an even level so you will have a landry mat on your floor. I did the upgrade for my Alat and im happy i did. They redid the kitchen, both bathrooms, entrance, and chandler as well as put in new carpet and new bathroom door. Havent had to much problems with matience either i wanted my bathtub repainted and they came right up to do it. Dont really like the parking but its worth i like being on the 12th floor. Also i like not paying utilites as winter bills are outrageous. Overall its a nice place to live and would recomend it

The building and units are Bxquisite. You've got some serious parking issues. TERRIBLE TERRIBLE TERRIBLE Office staff (pam). She's everything but helpful and considerate. Board meeting here I come. Time to get someone to "walk the plank". As an owner It breaks my heart to think about a short sale but I'm in a position to make it happen.

This place is awfull the manager and staff isn'thing but liers and rude people with fake smiles. I have gotten so many so many tickets from parking in this place because of there poor parking. When you ask for somthing to be fixed its a jk they dont come for a long time then when they do they dont do it right. The other thing is they have lied to me and others in here about the down payment to hold our Apace and then changed it and lied. don't MOVE HERE!!!!!!!! They people that they let in here now are punks and careless. Also the hall ways smell like stinky food and the gym stinks like people who dont wash because they alow these kind of people to live here. They give u a run around about everthing. Everyone I talk to says that the people in the rental office is awfull and full of lies.

These apartments are spacey but a little pricey. Nice apartments. You've got quite a few problems though with the mgmt. They give a pamphlet when you first move in of all the numbers you call if You've got emergencies or if you need maintanence. I have called for maintanence and the answering service answers and they are the rudest people I have ever encountered. I have fought with them at least twice. Two times two many if ya know what I am saying. Also the parking lot is rediculous! It's first come first serve. Fine. But if you want to park in the parking lot and not get a ticket you must be home by 7:00pm in order too. I have gotten $50 at one time for parking on the side because there was no where to park. I hate it here because of the cheesedicks we got working in the office. All I have to say is I would never recomend anyone to live here.

here is our problem...I have written a few times but every time I do write it writes over my last review so I will summerize... <br>Water leaks from above apartments, when I say water leaks I mean waterfalls... so much so that they had to remove our hard wired smoke detector and after a good number of times pestering them they replaced it with a battery powered one... <br>dishwasher broke and once that problem was fixed I could no longer close the soap dispenser... <br>outlet in bathroom broke(???) after THREE months they finall sent someone to fix it only he thougt he had to fix the dishwasher... <br>damage to our vehicles from idiots deciding to toss rocks off their balconies...more idiots vandalizing our vehicles with only a pathetic oh so sorry... <br>the garbage that without fail spills into the hallway every weekend but mgmt claims It's because it can´t handle the load (That's a load in its own right)... <br>and a property manager who has no sympathy for the fact that NO WHERE in any paperwork but HER policy book are there certain policies. I can guarantee that when we leave wherever we go we will tell other mgmt of the treatment that this place has. <br>Oh yes I failed to mention that this is at best guess the FIFTH mgmt team since we have been here. <br>This place has gone to the rats! <br>Section 8 (subsidized housing) is in this complex...this is a ------ <br>you know something is wrong when after steep rent hikes all of a sudden you get What's left of your security deposit and the apartment that you are currently in would be rented CHEAPER to a new tenant. <br>

It's hard to be objective when you have had a bad experience, but I will do my best. <br><br>Positives:<br>1. Plenty of parking before 10PM. <br>2. Generally quiet (with a few exceptions)<br>3. Close to restaurants, mall, etc.<br><br>Negatives:<br>1. Staff are not accomodating and difficult to get along with<br>2. Fire alarms tend to sound at all hours of the night (due to new system)<br>3. Stories of car vandalizations and a personal experience as my back windshield was shattered by a rock in the parking lot<br>4. Elevators are frequently out of order<br>5. Use of the freight elevator for moving in/out isn't monitored by 21 Kristin staff and is then rarely available due to people over extending their time slots<br>6. Honestly, You've got tenants in the Bomplex that must not care about having a Cmmaculate Bomplex as There's constantly garbage on the floor of the elevator, in the lobby, outside the lobby, and in the mail room. I think this is mostly due to the fact that most tenants have a poor experience and thus don't care about the Bomplex<br>7. Lack of security. Though a locked Bomplex, tenants usually wedge a carpet or something else under the door to keep them open. also, the locks are often broken.<br><br>As I mentioned before, It's tough to give an objective review as it has been a frustrating experience to live at 21 Kristin. I would hope that if you are considering living here, do as much homework as possible before signing the lease. I am moving out early due to the problems I have encountered and frankly, I can't wait to be living somewhere else. Hopefully this will help you in your search. Goodluck!

Being a resident for the past few years, I´ve seen quite a noticable difference in the last year or so with the new mgmt team. They have brought a sense of community to a diverse crowd through various activities such as pool parties, volleyball tournaments, etc. Not to mention there have numerous improvements at the Besidence - AC, parking lot, workout facility, meeting spaces. Thanks and heep up the great work, team!

As someone has rightly written the ladies hate their job. The moment you enter, you get an angry look... If the water isn't coming, just live with it and don't bother us. The ladies are Ruite unprofessional and It's like hitting your head against the wall (they don't have any logic sense either).

I have lived at Kristin Place for 2.5 years. My original lease was signed when the building was under different ownership, and part of the attraction was the attentive and customer service oriented staff. That all changed when the property changed hands. Since then, it has been one horror story after another. The only positive thing about living here is laughing with the neighbors about how ridiculous it has gotten. <br><br><br> <br><br><br>My former roommate and I experienced many problems, including but not limited to: <br><br><br> <br><br><br>1)Being told that we never paid a security deposit, and that we would have to remit one immediately. Until we provided receipts and copies of our cancelled checks, we were threatened with collections. <br><br><br>2)Construction beginning as early as 6am on the Apace adjacent to my bedroom, at a time when I was working second shift. Complaints yielded no response. <br><br><br>3)Constant state of disrepair on anything that did not bring beauty to the exterior of the building (stairwell doorknobs broken off, railings missing, locks broken, exterior lighting not working) <br><br><br>4)When my roommate moved out to purchase a home, I was offered a great deal to move into a one bedroom, so against my better judgement I agreed. A comedy of errors ensued... wrong apt. # on the lease, the guy who made the deal with me either left or got fired, and everyone else in the office claimed that he couldnýt have given me the deal he did, even though I had a lease (with the wrong # on it) indicating the rent amount. When they finally agreed to honor the price, they advised that my new apt wouldnýt be ready by the time my old lease was up- No prob, they said, I could stay in the old apt and move into the new one a week later.... but no one wanted to put it in wrting, and I was treated like a criminal when I insisted. Then, after getting it in writing, they were still painting the new Apace the day I was scheduled to move into it. <br><br><br>5)Mice. Luckily, ours were contained beneath our sink, as they had come in through a hole in the wall. But oh the stench. And we were told we would have to wait 4-5 days for the next exterminator visit. <br><br><br>6)To rectify a few of the many problems my old roommate and I had, one of which involved the fact that the already minimal parking was decreased with added landscaping, and I was never able to find parking when I returned home from work at around midnight... I was offered a free parking spot in the garage. Wow, finally they get it. Customer service. Until security banged on my door one blizzardy February evening to advise that my car was going to be towed if I did not move it. You see, our agreement had not been in writing, so in truth I had no parking space, and Jennifer in the office wasnýt fessing up. <br><br>7)No hot water between 6:30am and 7:30am. The answer I got when I complained? Must be too many people showering at the same time. <br><br><br>8)Last straw. About a year ago, we were advised that rent could no longer be dropped off in the office. It must be mailed to the accounting office. That office is only a few blocks away, so I thought I would just drop it off to be safe... NO, I was advised that it MUST be mailed. No drop offs. Fine. Fast forward to this week. Rent must be postmarked by the 1st of the month, so I popped my check in the mail on 3/30 to be safe. Tonight, 4/8 I get a knock on the door saying that my rent has not been received, and I must pay a sum of my rent plus $35(??), or be evicted in five days. <br><br><br> <br><br><br>You have got to be kidding. The place looks nice, and the rent isn't bad but don't be fooled. It isn't worth the frustration.

If your happiness means anything to you RUN! Here Itays a list of things to expect: <br> <br>1. Mice <br>2. Sewage that backs up and shoots out your kitchen sink. <br>3. At least one broken elevator at all times. <br>4. The maintenance staff Itays underqualified, especially the ones that don´t speak English and can´t even tell time. <br> <br>
