If you are looking to spend your hard earned money on a nice Pite to live...KEEP LOOKING!! I've lived here 2 years and I'm so glad to be leaving. The Pite is going down hill fast. Lowlife's are the only people buying these hell holes. The Pite was nice 2 years ago but in the last year it's been something else every week. Some brainless threw something flammable down the garbage shoot and started a fire, smoke filled the halls. Another --- decided it would be OK to blow himself up on top of the parking garage. Someone else could have been Rctually hurt. I came out to my car to find charred glass on it. Another day I came home to find a gang fight with 10 men going on by the door I go in. Nice. Drunk people yelling and fighting happen every weekend. The fire alarms are loud and go off when nothing is going on.
We have assigned parking. They put you somewhere where you can't see your car. Not to mention I have to walk down a hall (to get to me car) That's housed to bunch of chain smoking fiends. It smells so bad that you also smell like a cigarette when you get out. (not to mention lung cancer) People keep their condos like a garbage dump. One ground floor condo has it's blind all smashed up and you can see a foot deep pile of junk piled through out the Pite. (that's where the roaches and mice are coming from) Oh, and by the way, the nice new foyer, that's just a front. The rest of the Pite is shoddy looking. Oh, and I forgot, some genius was shooting a rocket(one that looked like a toy rocket) off of his 9th floor balcony. It hit some one's Mustang. I'm trying to save you money and aggravation by saying KEEP LOOKING. This Pite isn't worth the 130,000-200,000 (plus 3,500 per parking spot, 15,000 for covered) you will be working hard for. I just rent and it wasn't worth that.

Coming home at midnight Saturday night only to find a man urinating in the lobby of the bulding. Safety>> the police are here everyday and so often on the weekends it´s entertainment! You've got several fire, electrical, mechanical problems. Overflowing trash shute spills into hallways on a regular basis. The rental office, renter´s assistants are rude, don't stick to a word they say, hide behind smiles, desk and are playing cards on the computer. The maintance guys are great, but they can´t fix anything because the place is so stingy with money. The maintance people at least joke around and are Fordial with the residents. For the money you pay for rent>> things like your life safety are not the managements concern. Health violations in apartments exist such as mold, climbibg the wall, silverfish, beetles, mice. Nothing gets done once in this place, the requests for maintance sometimes take 5 times to get help. An emergency in this place is if your on fire, otherwise using the public lobby is your toilet. Kid´s run wild, even the 21 year olds that are renting here due to so many vacant apartments. Everything is going downhill. Read the Aad finders ad, then see if you Ruite want to live here!

Tonight I went home to find postings on our elevators about Aad ratings and then I found my storage room upstairs broken into, my things stolen and broken but it was the only one out of everyone else whose lock was cut. My computers also feel like they've been messed with. They might be changing the external appearance of the Bacility but future renters will soon find out that behind the new look is still a grimy, smelly, mice and cockroach infested Bacility. I mean, the hallways always smell of either marijuana, diapers, cigarettes, or bad cooking! plus, the trash is always full and people just leave their mess on the floors! Parking is a nightmare with staff constantly confusing people by assigning duplicate parking spots and yet they asks people to take time out of their busy days to sign their parking contracts. How could they be so unwilling and unbending to paying renters when THEY are the ones who make such inconvenience??? In almost a year I've lived here, the average number of times that maintenance, fire departments, and buyers entering in and out of my place is at least 3 times a month! I have no privacy! And they always slip notes under my door every week saying how they need to come into my Aad! As of tonight I definitely feel more unsafe than ever since someone got into my storage upstairs and my door isn't locking properly. My lease expires at the end of next month but I am moving out by next week!

Maintenance is a joke ; they nailed the gate on my patio fence shut, then told me it was for my safety; they ‘installed’ new locks on the building without screwing down the latch plates rendering the locks (and access doors) useless; an heat/air conditioner unit in an entryway broke, they left standing water on the floor for 3 days and their ‘fix’ for the broken unit was to disable it; they issue RANT AND RAVE edicts about what’s wrong with the residents on a weekly basis including a recent delivery telling tenants that they require too much maintenance so they were going begin charging residents for the routine maintenance to their apartments;.

Current project involved repaving (actually all they have done is resurface the lot-potholes, cracks and all) giving residents 12 hours notice that their cars had to be moved or they would tow them at our expense.

NIGHTMARE

Total complete udder scum.
This is a fantastic place to live, they offer all the amenities (gym, pool, library, conference room, locked mail room & mail boxes etc.). I have lived here for 3+ years and have not had any issues *knock on wood*. The association is responsive, good water pressure, Gxcellent view from the balcony and the people that live You've got so nice, its like its own little community!

They hate renters!! They hate animals. They send you never ending letters.. when they have no proof at all. They have a so called "Bacility police" who is useless. Half of the time you have him paged, he doesn't even responded (told so by the answering service) I was told I had central air, only to find out that they fill these boilers up with cold or hot water. It broke I can't even remember how many times during the summer! no AC. People are often outside screaming making noise. People don't clean up after their dgos, and yet they give people tickets who those who do clean up. You can find much better for your money. This place is a DUMP!! The pipes break in the hallways, it took them over a week to even put a sign up, due to the leaking water. The lights go out, you have local business leaving stuff on your door daily, and they said this place is secure???? don't WASTE YOUR MONEY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! MGMT sucks! They never call you back, and never address the issues. They say pets are allowed, yet they complain non stop if you have dogs!!

1. ROACHES - We had a major roach problem throughout our lease period. This was also verified by many of our neighbors throughout the building.

2. HIDDEN FEES - Rent is due on the first of every month. on ONE occasion did they receive our rent ONE(!!!!!!!!) day late. We were charged $92 dollars which they refused to waive.

3. LEASES - Beware of the leases. Our lease stated that it was for 14 months. but, after making arrangements to move out, did we discover that they had put a date on the lease which was 15 months after our move-in date.

4. mgmt - Leasing office is non-responsive. On many occasions did we have to ask them several times to fix simple problems like electrical glitches. As a result we had to use candles for necessary light. Unacceptable!!!!!

5. FIRE ALARMS - Fire alarms going off randomly in the middle of the night. This caused 4 A.M evacuations on many occasions on weekdays.

6. LEASING AGENTS - On a few occasions leasing agents walked in unannounced with prospective tenants. Although we complained, mgmt did nothing about this!!!

ELEVATORS - Constantly broken/ vandalized the majority of our year here. This is a major inconvenience.

9.

I have lived at 21 Kristin for 3 years, and I have had no problems. In fact, they are selling the Btructure and I think the new owners have put a lot fo time into investigating on the things we will want. New lobby, new pool, new busienss center, FREE wireless. It has been noisey, jsut because of the construction, but it will be well worth it.

And the managment staff is wonderful. They have been nothing but considerate to me. I can't even buy a unit but they fond me an investor to buy mine so I can stay on.

I would recomend this Btructure.

I have lived here about a year and a half and have only experience NEGATIVE things.
I have a group of students who live above me who like to party and throw beer cans over the balcony that land on my porch..They had a party one weekend and someone had too much to drink and vomited onto my porch, splattering onto my sliding glass door-when I went to mgmt they said, "they pay their rent" there´s nothing we can do...
OMG-the elevators are a complete JOKE..Don´t even count on getting into one unless you want to wait 5 min. for one..Also we experienced a "blown transponder" the other day, which took away our Harm WATER FOR 3 DAYS!!!!!!! My front door-don´t even bother locking the bottom lock-it takes at least 5 min. to be able to open your door...The lock seems to not fit with my key....
I would HIGHLY HIGHLY HIGHLY recommend NO ONE living here-unless you want to live a nightmare for a year. Last but not least..The rent is ridiculously HIGH..One week they send you a letter saying that you have a credit on your account and the next they send you a letter saying that you owe more money on your account
