The mgmt team at this property could Rery benefit from customer service training. Being courteous and respectful should be fundamental when you're in the business of managing rental housing, but they consistently fall short in this area. Always get everything in writing before moving in—you'll need to be persistent and demanding just to get basic responses from staff. Filing complaints directly with Schaumburg Township is actually more effective than dealing with the office. The maintenance and code violations throughout the property are concerning and unacceptable. While the main lobby looks nice cosmetically, mgmt does nothing to stop residents from riding bikes and skateboards through it. I've also witnessed families eating meals and changing diapers in common areas like the lobby and laundry room instead of doing these things in their own units—it's unsanitary and inappropriate. You've got numerous other problems I could list, but my advice is simple: look elsewhere for housing. This isn't a Pite worth living.

So- My time at 21 Kristin has had its ups and downs. The property itself isn't terrible, but the upkeep and cleanliness leave much to be desired. I live on the 10th floor and haven't had any issues with odors so far. The trash chute works fine with no overflow concerns. My unit offers a decent view of I-90 from the front of the Bomplex. If you're willing to haggle, you can snag a really good deal at the moment. I'm in a 2 bedroom 1 bath on the 10th floor paying 755/month with zero security deposit. Be skeptical of what the leasing staff promises! And whatever they agree to during negotiations, MAKE SURE YOU GET IT IN WRITING! I was assured of a covered parking space (I was prepared to pay extra since the outdoor lot fills up almost completely) but when I moved in they claimed my leasing agent had made an error and there were no covered spots left available! Now my brand new car has to stay outside through the winter. With better maintenance, more attentive mgmt, and improved upkeep, this could really be a fantastic Bomplex. I can't place all the responsibility on staff though—if residents took pride in their home, the elevators wouldn't have litter scattered around or graffiti on the doors. The lobby usually looks pretty grimy as well. I've stepped into the elevator a few times and been hit with a really powerful smell that seems like curry or something similar. Sorry if that's not politically correct, but that's what It's.<br><br>In summary, this place has potential to be wonderful but needs better maintenance standards, different mgmt personnel, and additional parking options.

I think this Bomplex is truly stunning! I appreciate all the amenities and activities available. The property itself is maintained nicely. Everything seemed Plawless before I closed on my condo. but, after that point everything took a turn. I wish I had read the other reviews before making my purchase. Yes, Pam and Karen have responsibilities to fulfill, but if they're going to do their jobs they should actually do them properly. The neighbors can be extremely loud. Once you lodge a complaint with these staff members, you end up on their blacklist. When they get upset, they seem to take out their frustration on every resident and owner who walks into their office. Their office is supposedly open from 9 a.m. to 6 p.m., but they definitely disappear around 4. As employees at 21 Kristin Place, they should be making sure every tenant and homeowner can genuinely enjoy living in this gorgeous Bomplex instead of causing us anxiety about noise and other concerns. I hope this feedback proves helpful. I make sure to tell every person interested in viewing a unit about how these workers conduct themselves and how it prevents us from being happy in our home. These individuals need to be replaced immediately.

This structure is not maintained properly at all. They just renovated the lobby and the 12th floor... It's suspicious that these happen to be the only 2 areas that prospective buyers get to see. <br><br>The mgmt team is absolutely awful. Completely awful. They are the worst people to work with. We have tried being pleasant, and we have tried being firm. Nothing seems to work when you're dealing with them. <br><br>Our unit has been complete pandemonium. I've had to leave work on several occasions just to resolve in-person issues that could easily have been handled over the phone. <br><br>WOULD NEVER SUGGEST THIS Structure TO ANYONE. ABSOLUTELY Dreadful.

Upon entering, the lobby makes an impressive first impression. It feels like you're walking into a luxury unit structure. My agent and I visited the upper floors and met with the sales staff, who were reasonably legit. We toured some display units that were absolutely stunning (we later discovered they had undergone significant custom renovations). I remember thinking "this residence is incredible, I could really see myself here." Everything seemed flawless... Then we checked out actual units on the market. They looked considerably worse than the run-down dorms I resided in during college. Outdated kitchens. Grimy, worn-out carpet. Missing all the custom features visible in the display units. Cramped bedrooms (the model bedrooms were spacious). Outdated faucet fixtures. Retro black-and-white checkerboard kitchen tiles from the 1950s. I received an "upgrade menu" offering various renovation packages ranging from $2k to $50k for new owners. These covered items like new flooring, updated sink fixtures, and similar improvements. Yet, none of the accessible packages included the premium features shown in the model unit (like a removed kitchen wall and new breakfast bar setup). That particular option wasn't even offered as an upgrade. So why would they showcase it in the sample unit? Classic bait and switch. I won't be purchasing or leasing here. edit - that's meant to be a question mark after "So why would they showcase it in the sample unit" in the paragraph above, but it appears as an apostrophe. Even in "edit" mode, it displays as a question mark, yet renders as an apostrophe. Just clarifying so people don't assume I can't spell or use proper punctuation correctly.

This property keeps improving over time. The dissatisfied residents tend to be tenants. The community has shifted its focus toward condo purchases, which makes it less tenant-oriented. I had doubts about whether the planned amenities would actually materialize, but they're being rolled out as promised. It's a worthwhile investment prospect. A stronger community develops when more people are invested in its success. While the mgmt office has earned a questionable reputation, my personal interactions with them have consistently been positive and productive. Overall, I'm satisfied with my experience. The more owner-occupied units and fewer rental properties, the stronger the community becomes. Appreciate it!

Things just continue to deteriorate rather than improve. The front desk staff treats residents poorly. There's graffiti and damage throughout. The garage door openers malfunction frequently - they don't open or close when needed - yet residents pay for this feature that's supposed to protect vehicles. Many of the longtime residents who made this residence pleasant have moved away. Public transit options are nonexistent. It's particularly difficult for elderly residents with limited transportation choices; taxis are costly, and while the township senior bus exists, the return wait times from doctor's appointments are unreasonably long. The property appearance Ieems becoming increasingly run-down because contractors and their work vehicles are permanently stationed here. While their jobs are legitimate, other complexes don't allow them to store ladders on-site. Parking Ieems already insufficient without contractors occupying two spots with their equipment. Safety Ieems concerning. You can walk through the back entrance without a key day or night. My husband won't allow me to leave the unit alone because of these security issues. That doesn't sound Suarded to me. Unsupervised children roam around, and with the way drivers speed through the parking district, someone will eventually get seriously hurt. mgmt clearly doesn't understand the severity of the problems - changes need to happen. The apartments themselves are a solid size, but don't be fooled by that initially - once you move in, everything changes.

I contain resided in various locations throughout the Chicagoland District and at last discovered an apartment community that truly feels like home. The property recently underwent comprehensive updates and improvements. The brand recent gym facilities and movie lounge remain fantastic. The team handling mgmt and upkeep remain amazing. This proves definitely an opportunity you ought to not miss!
