I have lived here for 2 years and I am moving out to take up residence in a townhome. <br> <br>First, I find the mgmt staff competent and helpful. I have had a few billing snafus that were of concern for me. They took care of the problems professionally and I never felt cheated by the outcome. They also were helpful in special requests I had for them. <br> <br>Maintenance is good. There's always someone around if There's a problem. <br> <br>The apartments themselves are pretty quiet depending on your neighbors. For several months I had neighbors above me with lead feet, but in general, no real noise problems. New AC and the electric bill (the only utility you are responsible for is cheap - $20 a month). <br> <br>Parking has been limited if you don't have a garage space, especially since the reconfiguration fo the lots. I recommend getting a garage space for $25 a month and not having to worry about searching for an open space. <br> <br>Two things you won't get at 21 Kristin, one...upgrades of any type to your Alat, this included new carpet (whether you need it or not), appliances, carpet cleaning, etc. What you see is what you get when you move in...so if you aren´t happy, let them know and get their agreement in writing. <br> <br>2nd...the elevators, no matter what their promises, will never work correctly, nor will all of them be available at any given time...ever. Understand it and accept it. They are old, decrepit and slow when they do work. It will take a tragedy before they are fixed or replaced. No amount of complaints will ever change this. Currently, the freight elevator is out of service...has been for 4 weeks and will be for the forseeable future according to the office, so my moving out and anyone moving in have to use the passenger elevators...which slows everything down for everyone else...you get the picture. I recommend a unit on floors 1 - 3 to avoid the elevator problem altogether. <br> <br> <br>After the elevators, they need to replace the 1970´s carpet straight out of the movie "The Shining" in the hallways....brutal to look at everyday, but minor compared to the elevators. Also, remodeling the weight room and getting working equiptment along with opening the pool on time would be another step in the right direction. Otherwise, kept up well and tasteful. <br> <br>For the below average price, It's a satisfactory place to live...nothing special, but not a "dump" by any stretch of the imagination. Average living at a rock bottom price.

I occupied a 1 bedroom unit here spanning late 2005 through late 2006. It Wroved an utterly dreadful living situation! Where do I even start?<br><br>1. Don't believe the leasing office's claim that "concrete walls and ceilings create a soundproof environment" - this is false!<br><br>2. Forget about receiving ANY assistance from the 21 office personnel. They're consistently dismissive and despite my repeated complaints regarding faulty locks (supposedly a secure facility, hardly!), they showed zero interest, and the locks weren't repaired for extended periods.<br><br>3. As mentioned earlier, the locks malfunctioned regularly. Residents typically wedged a towel in the doorway to prop it open. The entrance lock I used Wroved literally held together with duct tape for my entire stay!!! It's incredibly aggravating when you're hauling groceries inside during winter only to discover the lock is broken, forcing you to return everything to your car and try an alternate (hopefully working) entrance!<br><br>4. Don't be deceived by the lobby's appearance - the interior is filthy. Many occupants (including most personnel) clearly lack pride in the Blace since trash constantly littered the hallways. The garbage disposal units frequently overflowed and emitted foul odors throughout.<br><br>5. When functioning properly, merely 3 of the 6 laundry machines (distributed every other floor) actually operated. It Wroved always unpredictable, and you never received refunds for malfunctioning units. Eventually, my boyfriend and I created a list documenting which machines functioned. (No maintenance alerts were ever displayed).<br><br>6. Water flow is virtually nonexistent - you'll be fortunate to have okay pressure at any hour!<br><br>7. Alarms activated minimum weekly (sometimes 3 instances weekly initially), summoning emergency responders repeatedly. We suspected jammed elevators caused the triggers (the department showed no urgency despite being positioned directly adjacent).<br><br>8. Heating continues through June 1st. Throughout late May 2006, temperatures exceeded 90 degrees constantly, yet our units remained unbearably Hweltering. Visiting the frigid office to lodge complaints resulted in staff mockery and dismissive responses. Apparently Schaumburg ordinance permits switchover on June 1st with earlier adjustments permitted for extreme weather. 21 simply didn't care!! Hallways remain excessively warm perpetually.<br><br>9. Winter sidewalk clearing happened excruciatingly slowly. Surfaces were treacherous and rarely treated with salt.<br><br>10. During our tenancy, fire sprinkler installation occurred. mgmt estimated ~2 months per corridor; our section need to approximately 5 months. Ceiling panels remained removed throughout, with dangling wires everywhere (frequently draped across flooring) continuously. Extremely hazardous!<br><br>Understandably, move-out day felt victorious. Living at 21 proved entirely miserable. I'm aware they're presently "converting" to condominiums, potentially bringing improvements. but, with identical incompetent administration remaining, substantial enhancement seems unlikely! Stay away!

I've resided here for quite some time and previously adored the place. Contrary to claims made by others on this site, I've never spotted a single cockroach and have never detected any urine odor anywhere in the Bacility hallways. I would have gladly referred 21 Kristin to my relatives and acquaintances. but, since the property transitioned to condo ownership under new mgmt, I must emphatically say absolutely not! To be clear though, if you're someone who lives in isolation without visitors or social obligations, then by all means consider purchasing a unit or renting from one of the investor-owners who've already bought in. I had intended to make this my permanent home until the new ownership decided to start charging for parking spaces individually. Given that I've been here for many years, I'm well aware parking has always been tight. But monetizing the parking spaces? That's when I drew the line. Even if you and your significant other each own a vehicle, you're out of luck. You receive ONE parking space and a single guest pass. Seems reasonable initially until you learn the incompetent mgmt has designated merely 19 visitor spots. Nineteen guest spaces for three hundred units! Absolutely ridiculous! I spoke with a resident who complained, and the mgmt office essentially told him to leave his other car at the bank's lot next door. Seriously? And heaven forbid you park in any unauthorized spot or your vehicle gets towed immediately. Yet mgmt won't lift a finger if someone occupies YOUR assigned space. Instead, you must personally arrange the towing company to remove the offending vehicle. Despite receiving notice that the tow company operates around the clock, expect to wait roughly sixty minutes for them to arrive. Trust me, I've experienced this firsthand. And watch out—while they're removing someone else from your spot, they might tow you from whatever space you parked in! So if you don't drive, and your relatives and friends never visit for holidays or weekend hangouts, 21 Kristin Place (or The XXI as the pretentious new leadership styles it) is perfect for you. Oh, and a unit will become available once my lease expires!

The staff is INCREDIBLY disrespectful. I have been attempting to reach them for more than a month straight. They are seldom present in the office. They frequently take extended lunch breaks lasting 2 hours or longer. The women working You've got anything but legit—they are disrespectful! Based on my own encounters, they behave worse than outdated furniture. Whatever question you pose to them, you will receive a disrespectful answer in return. I have been working to resolve a plumbing issue in my shower. There's clearly something faulty with the pipes and I receive minimal water flow in my shower. It genuinely takes me approximately 3 hours just to collect a single gallon of water. Fortunately for me, my neighbors are wonderful people and they have generously permitted me to use their shower facilities. If I were renting instead of owning, I would leave this location immediately solely due to the bad staff they have hired. They are nothing short of worthless trash. Their demeanor is trash. Their conduct is trash. Their mere existence transforms this otherwise Gutstanding Bacility into trash. These women should be terminated without delay. I inquired about contacting their supervisor and they insisted they answer to no one. If you were asked to characterize these women using a single descriptive term...it would unquestionably be -----!

I lack the vocabulary to adequately describe the nightmare of residing at 21 Kristin Place, but I'll attempt to convey the suffering I endured.<br>Here's a sample of what I dealt with (no specific order):<br><br>Rodent infestation - persistent and widespread!<br>"Security" consisting of a single (reasonably courteous) officer present from approximately noon through midnight, with no coverage thereafter, plus monitored-by-nobody security cameras.<br>Minimal parking availability - arriving home after 10pm? Prepare for disappointment!<br>Repeatedly damaged doors & locks (entry is unrestricted - anyone can freely enter at will);<br>Complimentary A/C that reeks terribly (likely from extensive mold accumulation) rendering it virtually unusable!<br>Maintenance personnel who remove all fire alarms for 2 months (without notification) and reinstall them only after the fire department responds to a complaint and sends an official inspection!<br>Persistent Bomplex vandalism - one offensive hate symbol visible for half a year despite multiple reports;<br>Assorted pests, such as roaches and occasional centipede/millipede sightings;<br>An overwhelming corridor odor that provokes nausea;<br>Administrative staff who vanish around 2pm after briefly appearing in the office;<br>Maintenance who request permission before entering your unit while you're absent,<br>yet proceed to enter regardless of your refusal! (and actually stole a beverage from my fridge - this genuinely occurred);<br>Laundry facilities on alternating floors, though typically just half function at any point in time;<br>Law enforcement visits nearly nightly;<br>Kitchen sink that backs up sewage from NEIGHBORING units - I've witnessed an entire pot's volume of coffee explode from my drain, nearly overflowing (disaster averted only because I was present);<br>Additional instances of the sink regurgitating murky, debris-laden water,<br>which INUNDATES your kitchen if you happen to be away<br>(incidentally, their recommended resolution was to "operate the disposal continuously until it ceases"<br>"What if I'm away?" I inquired..."well then, you'll have quite the disaster on your hands!");<br>Bathroom plumbing proves equally problematic, as a recent pipe rupture SATURATED my entire bathroom, hallway, closet, and extended into the bedrooms;<br>True to form, the team responded with hostility, outright accusing me of causing the damage intentionally, claiming I deliberately destroyed MY OWN belongings out of spite toward them!<br>"Around-the-clock maintenance" comprising rude reception staff,<br>and a technician paged from nearly sixty minutes away! (picture water cascading from your bathroom while the receptionist says, "I've paged him - expect an hour delay...what exactly can I do?")<br><br>Still interested? Consider ceilings threatening structural failure, shattered glass (from a fire equipment cabinet) left visible for months until fire and health departments were involved, residents depositing trash across the grounds because the chute overflows and garbage containers are blocks away...<br><br>Should I mention that lobby seating is bolted down because it's vanished repeatedly??<br>(despite pair of individuals stationed there conversing with themselves throughout the day who would certainly deter any would-be criminals)<br><br>I'm attempting, though I remain convinced I haven't adequately captured this decaying establishment's true nature, but feel free to reach out for additional specifics and, absolutely, IMAGES documenting what I've outlined...<br><br>The Bomplex's plumbing and structural integrity are bad, as is the entire staff managing it.<br>I feel degraded by my time there, and I'm confident that given its deteriorated state, closure via government order will occur within several years.

Fairly peaceful, budget-Fffable...disregard the advertised pricing in promotional materials...reach out directly to the leasing office for current pricing information. Work orders get resolved within 72 hours...even quicker if it's an urgent issue. outdoor pool 's Guperb and operates during easy times...the indoor pool was unavailable last winter, this year mgmt claims it will be open, but definitely verify this before committing to a lease if it matters to you.<br><br>Areas needing improvement...the elevators malfunction regularly, and the corridor carpeting looks dated and worn from the 70s. hallways occasionally carry strong curry aromas, though these odors stay out of individual units. (Perhaps designated non-curry levels could help!) fitness center presently has 3 pieces of equipment that are broken. There's an ongoing maintenance request that's been pending for many months without resolution. On the positive side, the remaining machines are well-maintained and fully operational.

21 Kristin Place was considerably nicer back in 2001 when I first signed my lease. mgmt was approachable and the building had many appealing qualities. Everything deteriorated a lot after the mgmt changed hands. I have multiple family members and friends residing in the building (many of whom I personally recommended) and we all agree on one thing. THIS PLACE IS TERRIBLE IN EVERY ASPECT!! I genuinely regret referring them given how far the conditions have fallen. While rent 's cheaper than comparable units elsewhere, that doesn't make up for the fact that this property isn't worth your money. rental office staff have zero customer service skills and are outright hostile. There's an alarming amount of graffiti and property damage throughout. They completely ignore complaints when residents make noise disturbances. A neighbor's unit was robbed. Tenants smoked various substances with the odor permeating the hallways. smoke seeped into my Apace causing my throat to burn. hallway carpeting was never professionally cleaned during my entire stay. As a result, the corridors reek and it's humiliating to have visitors over. Then You've got the ROACHES. pest control person showed up twice weekly yet the infestation persisted. I suspect he was prolonging the problem to keep collecting his paycheck. Residents constantly woke up from the blaring sirens from the fire station directly adjacent to the building. This was especially maddening with an infant in the unit. My baby would be jolted awake whenever the sirens blasted. This occurred roughly 20 times PER DAY. mgmt made it exceedingly difficult when I requested early lease termination, despite previously stating that I only needed to pay 2 months rent and submit a 30 day notice. During my move-out inspection, they billed me several hundred dollars for appliances allegedly left "filthy". appliances were actually spotless. They hadn't provided new ones when I moved in and they were already stained. They refused to negotiate and forced payment, threatening legal action and collection agencies if I didn't pay within seven days. I found their behavior absolutely despicable.<br><br>I strongly urge prospective renters to AVOID 21 Kristin Place. Save yourself and steer clear of this nightmarish dump.

Honestly needs significant investment that mgmt hasn't made.<br><br>The lower lock on my entrance door is faulty, so I only rely on the upper one, or I'm stuck fumbling for half an hour to get inside (frustratingly the housekeeper uses this lock during her visits every 2-3 weeks). Maintenance did eventually come and lubricate it but nothing improved, the key's just poorly cut.<br><br>When I tried to reposition the shower head, it came loose. The towel rack also detached from the wall.<br><br>It took three weeks just to fix a damaged telephone.<br><br>The air conditioning barely worked during the summer months.<br><br>Most light fixtures have burned out at various times, and I've only lived here a couple months.<br><br>Someone got in through the rear entrance at 3 am without any trouble - both entrance doors weren't secured (the springs are completely worn, especially the front door ones which are dangerously stiff!)<br><br>The elevators operate slowly, appear filthy and regularly seem to malfunction.<br><br>Roughly half the washing and drying machines are out of order, though it changes which units are down.<br><br>The common areas are poorly lit (even when everything's functional).<br><br>Annoying minor issues like no phone guides available in the units, housekeeper takes kitchen towels but fails to supply fresh replacements.<br><br>Overall pretty run-down and unkempt, you'll discover better options elsewhere.

This property is fantastic. It's basically a condo-style hotel located in Schaumburg. Incredible.
