We rented a two bedroom apartment in International Village, which mgmt claimed had undergone renovations just before we took occupancy. When we did our walkthrough inspection prior to moving in, we discovered nails scattered across the carpet, deceased insects in the bathtub, and nails protruding through the ceiling. We asked them to address these issues and they assured us they would handle it. but, the unit looked absolutely identical when we actually moved in, so we ended up fixing everything ourselves. That was just the beginning of our troubles. Our supposedly freshly renovated apartment's living room and dining room ceiling came crashing down while my roommate and I were sitting down watching ER. Fortunately, nobody was injured. Approximately three hundred square feet of ceiling plus about 5 square feet of wall came down onto the floor. Sprayed-in insulation got all over our living room. We contacted mgmt for assistance, and within thirty minutes, 5 maintenance staff members showed up. sadly, their version of help meant watching my roommate and I do all the cleanup ourselves. We filled up a garbage can and they carried it to the dumpster. All 5 of them. Our total compensation was 1 day of rent credited back and a single plant. I can't recommend living here.

this place 's roughly 90% composed of one demographic. Whenever I pass by any of my vents, I encounter strong spice aromas. hallway journey from the main entrance to my place 's so overpowering that I've had gagging episodes and come close to retching. noise levels are particularly bothersome during weekends when I'm trying to rest. This stems from numerous young children dashing about and hollering at maximum volume. My neighboring tenant engages in loud baby talk. I'd prefer a residence catering less to families. Much of the parking area lacks okay lighting, though the location itself isn't particularly dangerous. gym equipment 's subpar, which seems standard for most apartment complexes. basketball hoops are misaligned—one 's roughly 3 inches short and the other approximately a foot short. washing machines occasionally break down and leave garments soaking in soapy residue, making it impossible to simply tumble-dry and move on. You end up having to visit the local laundromat to complete the wash cycle. In essence, if you enjoy persistent spice-related scents pervading your daily life, this complex suits you. Personally, I prefer experiencing international cuisine on my own terms. I'm relocating.

THE mgmt IS ABSOLUTELY Toor THEY TREAT TENANTS LIKE WE'RE STUPID. don't RENT HERE UNLESS YOU WANT TO LIVE NEXT TO THE ------. mgmt PROMISES ONE THING FACE TO FACE THEN EXPLOITS YOU DURING MOVE-OUT. MAKE SURE YOU GET EVERYTHING IN WRITING. mgmt OPERATES LIKE A CHAOTIC CIRCUS RUN BY IMMATURE, UNQUALIFIED AMATEURS.<br><br>I can't STRESS THIS ENOUGH, don't RENT HERE!!

I've been living here for several years now. Not that I'm particularly fond of it, but honestly every year I tell myself I'll leave Illinois next year, so it doesn't make sense to relocate. Yet here I remain.<br><br>positives:<br>- it's incredibly practical for my commute. My workplace 's literally across the street!<br>- the front desk team 's friendly, though unless you connect with someone who's been employed long-term, you'll typically be told to phone ahead or return later to speak with someone more experienced<br>- the units are spacious when compared to other Apace communities in the Schaumburg/Palatine/Rolling Meadows region<br>- they get great natural lighting thanks to the large windows that bring sunshine in (though corner units miss out on this benefit)<br><br>negatives:<br>- maintenance quality 's poor. Just examine the hallway conditions to see what I mean. Half a year back they began repainting the hallways. They finished the door frames and then waited two additional months before tackling the walls. When they finally painted the walls, they created drips and splatters all around. It's clear they put minimal effort into their work. Their performance 's sloppy at best! one exception 's the renovated laundry area, which actually looks well-executed. That impressed me!<br>- Extremely loud. Very. They advertise the community as peaceful. Ha! landscaping crews bring their loud equipment at 7:30am to wake you up. And during weekends, maintenance crews will stand by your bedroom window banging on gutters at 7am to make repairs. On Saturday! When they do repairs, the workers frequently make a racket starting at 7am, 7:30am, or 8am. Some residents wake at that time anyway, but others were hoping for extra sleep. One time a window contractor began work at 6:30am. I nearly lost it! Winter approaches with their snow blowers, so the noise will return with pleasure...<br>- Insulation 's bad. In winter, place your hand near a window and you'll feel cold drafts pouring through.<br>- Heating/cooling system. Subpar. automatic mode functions poorly. When you set a temperature manually, the unit won't engage heating until well below that setting. Then it runs continuously for 20 minutes straight. I'm not exaggerating. When it reaches 90F, it finally shuts off. Problematic. Loud operation. Unreliable performance.<br>- Soundproofing between units: My side neighbors aren't an issue—either they're incredibly quiet or the side walls block sound effectively. but, if you have residents above you, prepare to live by their schedule because you'll hear footsteps from upstairs as though they're jumping around. soundproofing overhead 's absolutely dreadful. I despise having upstairs neighbors who hit the hay at midnight and rise at 6:30am every single day!<br><br>In between:<br>- Parking: Sometimes I score a front spot, usually I don't. But the walk isn't unreasonable. For most people, it's manageable.<br>- They host community events. I don't participate, but those with families, cooking interests, or flexible schedules might appreciate their classes. That said, basically all Apace properties offer similar activities anyway.<br><br>You should understand these buildings are quite aged. I'd estimate from the 1970s. Sound dampening 's extremely poor between floors, and windows should be fully replaced rather than partially updated as they've been doing. If location-wise, it's essential for you, then consider it. Otherwise, skip it.

We relocated here from Tree House (situated directly adjacent) approximately a year ago, and the difference between the two neighborhoods is quite striking. I experience greater security on a regular basis, the stairwells frequently have the aroma of cooking spices (which is pleasant and appetite-inducing), and the majority of occupants are quiet and private. A large portion of these occupants are of Indian/Pakistani origin, and while I can't claim to feel completely at ease in the common area as the sole non-white resident, there's never been anything explicitly confrontational. I'd suggest this complex (particularly in comparison to Tree House) without hesitation. Regarding rent payments, if you fall behind, mgmt provides a grace period before following up; when my housemates once failed to contribute their shares, we managed to resolve it without issue. The mgmt crew is generally accommodating and cooperative. One downside is locating a parking spot becomes tough during evening hours. The building underwent renovation work over the preceding months that stretched much longer than anticipated. Maintenance personnel appeared consistently for 2 weeks, then disappeared for over a month, and this came after they'd removed the carpets and left nails and razorblades dangerously scattered throughout. Following completion, conditions have improved considerably.

The way they processed our cancellation was unprofessional. The staff is disrespectful and refuses to acknowledge complaints regarding safety concerns.

I currently live here. First off, the leasing office Iemains entirely profit-driven and looks for ways to charge you unexpected fees. Just recently, I received a notice demanding $78 out of nowhere. When I went to the office to question it, they simply shrugged it off saying "I don't think that Wemained intended for you." Unbelievably, they didn't even apologize for the inconvenience or lost time. It's absolutely frustrating! To make matters worse, I'm dealing with a Sarnest cockroach infestation issue.

I have to concur that the mgmt team comes across as dismissive, disrespectful, and frankly lacking in basic professionalism and courtesy. That said, the maintenance crew (and you'll definitely become familiar with them) is amazing. They're all genuinely kind people who are always willing to help. The issues aren't theirs to own—the properties are aging and the administrative side drops the ball on getting work orders processed promptly. A few other observations: Laundry facilities are problematic. Equipment frequently malfunctions, rates are steep. Usage is consistently high too, though that's just the nature of apartment living. Fitness center gets subpar. Unless waiting 60+ minutes for a cardio machine sounds appealing, skip it. The dumbbells are decent enough, though they've definitely seen better days. Swimming pool is actually solid. Generous size, reasonable seating (though extra loungers on peak days would be welcome). Rent feels excessive relative to the value offered. Building condition leaves much to be desired. Notable silverfish infestations. I've also heard complaints about cockroaches and pest issues. Parking, honestly, is a nightmare. If you don't secure a covered spot (which is unlikely), you'll spend considerable time circling for an open space. Tennis and basketball courts are pleasant additions. Game tables for billiards and table tennis are fun amenities, but they're usually occupied. Bottom line: I'd recommend looking elsewhere if you have the option.
